This project, located within the Camino Del Mar 'beach community', posed an interesting challenge. The project sits within the low lying areas of the San Dieguito River flood plain which required that the building finished floor be set at an elevation 7'-0" above the existing grade. Our goal in dealing with the flood plain requirements and the floor area restrictions was to create a simple, efficient plan that would maximize light, air and privacy, as well as have a strong connection between indoor and outdoor living. We have chosen durable materials appropriate to the neighborhood context that would perform well under a marine environment and satisfy the client's desire for an "autheticity of materials" with a contemporary aesthetic.

The owners of a riverside summer cottage decided to add on and convert their house into a year round residence while maintaining the home's relaxed and welcoming atmosphere. The home was blessed with a ton of natural light, however the sectioned rooms made for large awkward spaces without much functionality. By removing the dividing walls and reworking a few key functioning walls, this home is ready to entertain friends and family for all occasions. The large island has dual ovens for serious bake-off competitions accompanied with an inset induction cooktop equipped with a pop-up ventilation system. Plenty of storage surrounds the cooking stations providing large countertop space and seating nook for two. The beautiful natural quartzite is a show stopper throughout with it’s honed finish and serene blue/green hue providing a touch of color. Mother-of-Pearl backsplash tiles compliment the quartzite countertops and soft linen cabinets. The level of functionality has been elevated by moving the washer & dryer to a newly created closet situated behind the refrigerator and keeps hidden by a ceiling mounted barn-door. The new laundry room and storage closet opposite provide a functional solution for maintaining easy access to both areas without door swings restricting the path to the family room. Full height pantry cabinet make up the rest of the wall providing plenty of storage space and a natural division between casual dining to formal dining. Built-in cabinetry with glass doors provides the opportunity to showcase family dishes and heirlooms accented with in-cabinet lighting. With the wall partitions removed, the dining room easily flows into the rest of the home while maintaining its special moment. A large peninsula divides the kitchen space from the seating room providing plentiful storage including countertop cabinets for hidden storage, a charging nook, and a custom doggy station for the beloved dog with an elevated bowl deck and shallow drawer for leashes and treats! Beautiful large format tiles with a touch of modern flair bring all these spaces together providing a texture and color unlike any other with spots of iridescence, brushed concrete, and hues of blue and green. The original master bath and closet was divided into two parts separated by a hallway and door leading to the outside. This created an itty-bitty bathroom and plenty of untapped floor space with potential! By removing the interior walls and bringing the new bathroom space into the bedroom, we created a functional bathroom and walk-in closet space. By reconfiguration the bathroom layout to accommodate a walk-in shower and dual vanity, we took advantage of every square inch and made it functional and beautiful! A pocket door leads into the bathroom suite and a large full-length mirror on a mosaic accent wall greets you upon entering. To the left is a pocket door leading into the walk-in closet, and to the right is the new master bath. A natural marble floor mosaic in a basket weave pattern is warm to the touch thanks to the heating system underneath. Large format white wall tiles with glass mosaic accent in the shower and continues as a wainscot throughout the bathroom providing a modern touch and compliment the classic marble floor. A crisp white double vanity furniture piece completes the space. The journey of the Yosemite project is one we will never forget. Along with the primary Galley workstation in the kitchen, the homeowner requested a glass rinser for ease when she has company! THE SETUP Our journey began with a familiar face — Alicia had previously transformed the client’s mother’s home, establishing a trusted relationship that naturally led to this personal project. The client desired a kitchen that truly reflected her own style while facilitating seamless entertaining. Design Vision: The original kitchen, segregated from the dining area by a wall, hindered the flow of interaction and space. Our client envisioned a unified area where she could engage with guests in both the kitchen and dining room simultaneously. Moreover, the space lacked a central island, relying instead on a floorplan anchored by cabinetry in a u-shaped layout. Design Objectives: Open up the space for an airy design conducive to entertaining large gatherings Modernize the kitchen to be both stylish and functional Integrate the design with the home’s new black-framed windows and doors Relocate the cooktop to a central position to enhance usability and interaction Design Challenges: Removing the wall between the kitchen and dining room would necessitate the rerouting of existing HVAC ductwork that services the upper floor Limited pantry space in the existing kitchen The existing u-shaped layout of the kitchen restricted functionality and storage options Insufficient space for wine storage The client desired a raised-furniture look for the island, but without showing a new downdraft vent THE RENEWED SPACE Design Solutions: We added a second HVAC unit to the upper floor and rerouted the existing ductwork in that wall Created tall pantry pullouts on either side of the fridge to maximize dry goods storage Designed a long island to facilitate cooking stations and dining moments Created a stylish open display cabinet for wine Engineered a dual-design island with a footed floating aesthetic on one side, and a full floor reach on the other to conceal the new downdraft ventilation. Paired with the newly opened adjacent dining room featuring a wet bar, the kitchen has become a stylish and highly functional space for cooking and entertaining. Following a large baby shower hosted by the client (which seamlessly accommodated an 80-person gathering!), it is clear that the new design not only meets but exceeds the needs for hosting and everyday living. This project was a harmonious blend of the client’s vision and Alicia’s innovative design solutions, resulting in a kitchen that truly embodies personalized elegance and functionality.

The clients original kitchen was a dark, dated, and constrained space which they wanted opened up to include a window, more functional work area, a bench seat and wet bar. We were restricted to maintaining the Post on the island, however managed to check all the boxes and created a very Bright and Beachy Farmhouse feel. The clients now love to spend time in this functional kitchen ,cooking, entertaining, and relaxing with a good book.

HUGE transformation! The homes in this area quintessentially have smaller kitchens that dining rooms. In addition, there is no open floor concept so traffic flow is restricted. In this design, we choose to take over the dining room! The fortunate part is the sunroom on the backside of the home was conditioned as part of the home, so the furniture and space plan transformed this room into the "dining room". What a beautiful thing to have on the backside of the home where the view is great (future pictures to come!). The improvements and challenges were to remove the wall between the kitchen and the formal dining room (which was rarely used) and then extend the kitchen into that space. !! This is a great challenge because it changes the flow, original architectural patterns to the home! We (client included) the plan achieved just that with some sacrifices -- but honestly, with so many more rewards. I received an enquiry from a property in Crowthorne to come and survey an unknown Flagstone Floor in a converted barn that was ready to be rented out. The owners where concerned the stone was letting the rest of the property down due to it being dirty and heavily stained, particularly around the kitchen and entrance areas. If your selling or renting out a property it really needs to look its best if you want to achieve a good price. Having spoken over the phone we agreed a date for me to pop over to complete a survey. From further inspection I confirmed the stone was in fact a Sandstone, it was also clear that the sealer protecting the stone from ingrained dirt had worn away and was now allowing dirt and staining to ruin the appearance of the flagstones. It was a large floor so I measured up so I could work out the quantities of cleaning and sealing products needed and then walked the customer through the cleaning process. Later that day I sent over a detailed quotation which was accepted, and a date agreed for my return. I should mention this work took place during the Covid restrictions, fortunately being a rental property, I was able to work in the property alone. To deep clean the floor and remove the ingrained dirt and staining I used a strong dilution of Tile Doctor Pro-Clean. It is sprayed onto the floor and left to soak in for five minutes before agitating with a Black scrubbing pad fitted to a weighted buffing machine. The resultant slurry was then wet extracted away using a powerful high-pressure van mounted extracting system. This action cleaned up most of the stone nicely however certain areas where heavily stained, particularly in the kitchen area where food and drink stains were more apparent. To tackle this, I applied a stronger cleaner/stripper product called Tile Doctor Remove and Go this time allowing ten minutes for it to soak in before scrubbing the surface with a very coarse 100-grit soft milling pad. This took quite a few attempts each time extracting the slurry away and then inspecting the floor to see if more work was needed. Happy the stains have been removed, I then focused on renovating the surface Sandstone after the application of the coarse pad. This involves the application of several finer grit burnishing pads which close the pores and adds a subtle polish to the Sandstone. As I started with 100-grit pad it was necessary to gradually refine the surface with an incremental series of pads that included 200, 400 and finally 800-grit pads. Then to ensure a uniform finish across the floor I continued the 400 and 800 grit pads throughout the property. Water is used to lubricate the process and this turns into a fine slurry that is rinse extracted as before. The cleaning process took up the whole of the first day and I am pleased to say the Sandstone floor looked very clean after I had finished. The stone was then allowed dry off overnight with the aid of an industrial air mover and I returned later the next day to apply a new protective seal. In the meantime, my customer had been over to check out the floor and were over the moon with how it looked and wanted to keep the finish as natural as possible. With this in mind, I applied Tile Doctor Ultra-Seal sealer to the Sandstone throughout, only two coats were needed. This is a premium sealer that is almost invisible and works by penetrating the stone thus preventing dirt from becoming ingrained. Once done the floor looked very clean and much brighter than before, it now had that wow factor which will help it attract a good yield in the rental market. The trouble with rental properties of course is making sure the tenant uses the right product to maintain the floor and not a typical supermarket tile cleaner that are only designed for use on Ceramic and Porcelain tiles. In fact, these types of cleaning product can slowly strip the sealer off the floor so it’s always worth checking the label before purchasing. Fortunately Tile Doctor sells a product called Neutral Cleaner that is ideal for maintaining sealed stone floors, so I left them with a complimentary bottle and recommended they get some more to leave under the sink for the new tenant. This 1975 split-level home in a wooded area of Reston, Virginia, is home to a growing family of six. Needless to say, space was at a premium and they needed more of it. So they turned to Michael Nash Design, Build & Homes to create a second-story expansion. With limited ability to expand the footprint of the home due to lot restrictions, the design team created a 25’ x 35’ master suite addition to be placed over the existing first floor. The space would be located above the living room, dining room and kitchen, creating a private and secluded oasis for mom and dad. The children would have the home’s three middle level bedrooms and a bath of their own. A New Master Suite A new custom wooden staircase leads the homeowner to the doorstep of what she now calls her “heavenly space.” It’s a large master bedroom complete with a seating area, vaulted ceiling and skylights, and a beautiful Bordeaux-finish maple wood floor. Bright color paint was selected for the walls to complement the wood flooring and bedroom furniture. The new 11’x12’ master bathroom offers a spa-like experience. The new bath touts a large shower stall with a built-in bench and storage niches covered with flagstone tiles; a soaking whirlpool tub; and a long double vanity with granite top and fancy fixtures. Exterior Ties It Together Like any large addition, this one required exterior renovation to make the addition look like the rest of the home. New vinyl siding and architectural shingles replaced the old cedar siding and run down shingles on the original structure. A new front porch with half-stone columns and pillars maintains the home’s cottage look. A new double car garage replaces the original carport. Both are a big part of the home’s new front elevation which greatly improves its curbside appeal. The end result of this project offers everyone in the family a place of their own. The children have new bedrooms and the parents have their sanctuary in their new master suite.
