Nestled at the end of a long flag lot driveway in Amagansett, NY, a young couple purchased the property with intentions to construct a second home for their growing family. A home that would not only be comfortable for the immediate family but also serve and grow on busy summer weekends to accommodate extended family, friends, children and guests. The tight lot along with the sizable program culminated in the building envelope being pushed to every limit, restriction and regulation one could imagine. The resulting architecture possesses a traditional Hamptons cottage exterior juxtaposed with modern elements that help break up the single mass. Centered on the entry façade is a large double story window that shrouds the floating switchback staircase on the interior. A bluestone patio wraps three sides of the home, which, in the rear, leads to a small in ground pool with a frameless glass railing. In the interior, custom white washed white oak floors run throughout the home as well as on the floating central staircase. For a more modern style of living, the open living, kitchen and dining area serve as one large entertaining space. In an area surrounded by sprawling Mcmansions, this tightly knit home functions more similar to that of a large NYC apartment by serving the perfect balance between maximized form with the right amount of function given the strict parameters. Large glass sliders open the living and dining rooms to the backyard patio and pool creating harmony between the indoor and outdoor spaces. Shaker style cabinets in the kitchen pair with a more contemporary staircase softened by the warmer wood tones of the vertical slats that surround it.

The owners of this historic house on a promontory surrounded by water asked Morpurgo Architects to maximize ocean views while expanding their home for their growing family. Conforming to The Rhode Island Historical Preservation and Heritage Commission’s requirements, our modifications to the existing structure are sympathetic to the original Stuccoed Mission-style and contextually in keeping with neighboring historic homes. This challenging site presented numerous constraints, including adherence to oceanfront setbacks and environmental and zoning regulations. We overcame imposing restrictions to develop a dynamic plan that fulfilled the clients’ programmatic and aesthetic needs. The kitchen was identified by our clients as the focal point of family activity. We maximized this lifestyle concept by developing the kitchen into a spacious living area with commanding views of the water. Renovations to the third floor allowed Morpurgo Architects to create an outdoor space offering a panorama of the historic surrounding communities.

The confined kitchen and unused hall closet were too restricting, so walls were removed to open the space. Recessed and undercounter lighting were replaced with LED fixtures. 2016. "African Room" Interior Design Project by #OxaKovalli. The most exotic of all existing styles is the African style. A passion for the unfamiliar is so human. Decorating the interior in the African style excites the imagination and creates a sense of touching a mystery, something special. Maximum exotic and grotesque, it breaks the clichéd notions of how the interior should be. To give your home an African flavor, a global rearrangement of the apartment to arrange not necessarily. This style - is the very embodiment of dynamics, expression, and pounding vital energy. A neatly chosen game of contrasts can achieve an interesting visual effect in this interior. For example, for decorating the room, you can choose warm, soft, muted colors: sandy, terracotta, pale, the color of melted milk, ochre, or wood bark. Against this background, the items of decor, curtains, and drapery of saturated hues will look very impressive: scarlet or lemon-yellow finishing cloth of upholstered furniture, orange fixtures, and motley carpets with characteristic ornaments. In terms of colors, the African style imposes the only restriction: you should not use synthetic, fluorescent colors.

On a quiet cul-de-sac not too far from downtown San Luis Obispo lies the contemporary craftsman styled Clausen Residence. The challenges that accompanied this project were what, in the end, made it so interesting. The buildable area of the site is very small due to the fact that almost half of the property is occupied by a biological open space easement, established to protect the creek that runs behind the lot. In addition to this, the site is incredibly steep, which lent itself well to a stair stepped 3-story floor plan. Strict height restrictions set by the local jurisdiction governed the decision to bury the garage in the hill, and set the main living space on top of it, accompanied by the children’s bedrooms and game room further back on the site. The 3rd floor is occupied fully by the master suite, which looks down on the back yard below. Off of the great room is a vast deck, with built in barbecue, fire place and heaters, ideal for outdoor entertaining year round. The house, adorned in lap siding and true craftsman details is flanked by gorgeous oak trees and the creek beyond.

This full property landscape design and build presented Pro-Land with the opportunity to creatively work with existing grades, while considering the restrictions of an abutting conservation authority. Keeping this in mind we were able to optimize the views of the greenery around the property, while creating a functional outdoor entertainment area. The client wanted a classic design for the front; flagstone walkways to tie in with the colors from the house and an entry wall frames the front door. The goal in the backyard was to create various areas for entertaining, without sacrificing play spaces for their children – the size of the property made accommodating their wishes fairly easy. A sports court, pool with water feature, cabana, and outdoor kitchen ensure these homeowners don’t have to go far for their next vacation.

The small, boring and dysfunctional patio space this client inherited when they purchased their home is now replaced by outdoor room experiences that better meet the entertainment needs and expectations of our client. The built-in masonry sofa and fire pit is always the hit of every party! The old mismatched dated planting areas have been removed to make way for current colorful succulents, natural grasses, and blooming perennials. The water hogging mowed lawn areas that were always being eaten by rabbits is now replaced with artificial grass that looks so real that the neighbors were reminding our client they could only water once a week due to drought restrictions!

This project was completed in a high-rise condo in Beltline. The unit had shared plumbing stacks and strict work-hour restrictions. The objective was improving ventilation and modernizing finishes without altering plumbing layout. Board approval documentation was submitted prior to construction.

Earlier this year we completed a kitchen, lounge and bedroom refurbishment on behalf of our lovely client, and felt honoured to be called back to also refurbish their dining room into a cosy snug area recently. When designing the space, we wanted to repeat similar materials, colours and themes that were in the other refurbished areas so that our client's property had flow and harmony. We replaced the flooring throughout the house and incorporated a gorgeous sisal rug made from the same material as the main lounge and had the space painted in the same colour as the hallway and had a feature wall installed to provide tantalising texture. Before doing this, we had the side window safely boarded up so that wall lights could be installed and so that the room regained it's symmetry. Previously, the window provided only a restricted amount of day light due to the neighbouring property obstructing light, and hence, was redundant of it's primary function. We decided to install wall lights each side of the television to provide additional lighting that did not obstruct the view of the TV. Overall, the space was transformed into an indulgent yet gloriously cosy room, perfect for snuggling up, watching a film and welcoming those winter nights in.

The super spa is a massive 5-tier raised spa that is beautifully wrapped with glass tile on the spillway and is complimented with porcelain waterline tile throughout the pool to blend in together with the natural stone presented throughout the backyard as well. For this couple, planning to move back to their rambler home in Arlington after living overseas for few years, they were ready to get rid of clutter, clean up their grown-up kids’ boxes, and transform their home into their dream home for their golden years. The old home included a box-like 8 feet x 10 feet kitchen, no family room, three small bedrooms and two back to back small bathrooms. The laundry room was located in a small dark space of the unfinished basement. This home is located in a cul-de-sac, on an uphill lot, of a very secluded neighborhood with lots of new homes just being built around them. The couple consulted an architectural firm in past but never were satisfied with the final plans. They approached Michael Nash Custom Kitchens hoping for fresh ideas. The backyard and side yard are wooded and the existing structure was too close to building restriction lines. We developed design plans and applied for special permits to achieve our client’s goals. The remodel includes a family room, sunroom, breakfast area, home office, large master bedroom suite, large walk-in closet, main level laundry room, lots of windows, front porch, back deck, and most important than all an elevator from lower to upper level given them and their close relative a necessary easier access. The new plan added extra dimensions to this rambler on all four sides. Starting from the front, we excavated to allow a first level entrance, storage, and elevator room. Building just above it, is a 12 feet x 30 feet covered porch with a leading brick staircase. A contemporary cedar rail with horizontal stainless steel cable rail system on both the front porch and the back deck sets off this project from any others in area. A new foyer with double frosted stainless-steel door was added which contains the elevator. The garage door was widened and a solid cedar door was installed to compliment the cedar siding. The left side of this rambler was excavated to allow a storage off the garage and extension of one of the old bedrooms to be converted to a large master bedroom suite, master bathroom suite and walk-in closet. We installed matching brick for a seam-less exterior look. The entire house was furnished with new Italian imported highly custom stainless-steel windows and doors. We removed several brick and block structure walls to put doors and floor to ceiling windows. A full walk in shower with barn style frameless glass doors, double vanities covered with selective stone, floor to ceiling porcelain tile make the master bathroom highly accessible. The other two bedrooms were reconfigured with new closets, wider doorways, new wood floors and wider windows. Just outside of the bedroom, a new laundry room closet was a major upgrade. A second HVAC system was added in the attic for all new areas. The back side of the master bedroom was covered with floor to ceiling windows and a door to step into a new deck covered in trex and cable railing. This addition provides a view to wooded area of the home. By excavating and leveling the backyard, we constructed a two story 15’x 40’ addition that provided the tall ceiling for the family room just adjacent to new deck, a breakfast area a few steps away from the remodeled kitchen. Upscale stainless-steel appliances, floor to ceiling white custom cabinetry and quartz counter top, and fun lighting improved this back section of the house with its increased lighting and available work space. Just below this addition, there is extra space for exercise and storage room. This room has a pair of sliding doors allowing more light inside. The right elevation has a trapezoid shape addition with floor to ceiling windows and space used as a sunroom/in-home office. Wide plank wood floors were installed throughout the main level for continuity. The hall bathroom was gutted and expanded to allow a new soaking tub and large vanity. The basement half bathroom was converted to a full bathroom, new flooring and lighting in the entire basement changed the purpose of the basement for entertainment and spending time with grandkids. Off white and soft tone were used inside and out as the color schemes to make this rambler spacious and illuminated. Final grade and landscaping, by adding a few trees, trimming the old cherry and walnut trees in backyard, saddling the yard, and a new concrete driveway and walkway made this home a unique and charming gem in the neighborhood.
