The small, boring and dysfunctional patio space this client inherited when they purchased their home is now replaced by outdoor room experiences that better meet the entertainment needs and expectations of our client. The built-in masonry sofa and fire pit is always the hit of every party! The old mismatched dated planting areas have been removed to make way for current colorful succulents, natural grasses, and blooming perennials. The water hogging mowed lawn areas that were always being eaten by rabbits is now replaced with artificial grass that looks so real that the neighbors were reminding our client they could only water once a week due to drought restrictions!

Words cannot describe the level of transformation this beautiful 60’s ranch has undergone. The home was blessed with a ton of natural light, however the sectioned rooms made for large awkward spaces without much functionality. By removing the dividing walls and reworking a few key functioning walls, this home is ready to entertain friends and family for all occasions. The large island has dual ovens for serious bake-off competitions accompanied with an inset induction cooktop equipped with a pop-up ventilation system. Plenty of storage surrounds the cooking stations providing large countertop space and seating nook for two. The beautiful natural quartzite is a show stopper throughout with it’s honed finish and serene blue/green hue providing a touch of color. Mother-of-Pearl backsplash tiles compliment the quartzite countertops and soft linen cabinets. Beautiful large format tiles with a touch of modern flair bring all these spaces together providing a texture and color unlike any other with spots of iridescence, brushed concrete, and hues of blue and green. The original master bath and closet was divided into two parts separated by a hallway and door leading to the outside. This created an itty-bitty bathroom and plenty of untapped floor space with potential! By removing the interior walls and bringing the new bathroom space into the bedroom, we created a functional bathroom and walk-in closet space. By reconfiguration the bathroom layout to accommodate a walk-in shower and dual vanity, we took advantage of every square inch and made it functional and beautiful! A pocket door leads into the bathroom suite and a large full-length mirror on a mosaic accent wall greets you upon entering. To the left is a pocket door leading into the walk-in closet, and to the right is the new master bath. A natural marble floor mosaic in a basket weave pattern is warm to the touch thanks to the heating system underneath. Large format white wall tiles with glass mosaic accent in the shower and continues as a wainscot throughout the bathroom providing a modern touch and compliment the classic marble floor. A crisp white double vanity furniture piece completes the space. The journey of the Yosemite project is one we will never forget. Not only were we given the opportunity to transform this beautiful home into a more functional and beautiful space, we were blessed with such amazing clients who were endlessly appreciative of TVL – and for that we are grateful!

Spaces are tight in most urban areas. This townhome is no exception. There was nothing horribly wrong with the way the home was laid out, it just did not serve the needs of the family. The kitchen was tucked up front and forced into a small space, making it difficult for multiple people to be in the space at the same time. The homeowners also wished to upgrade to professional appliances. Due to size and mechanical code restrictions, this was just not possible in the existing space. The back of the townhome had a large living room and good sized dining room. Off this space is a shaded deck and swimming pool, which are used all the time. Traffic always ran from the outdoor entertaining space directly to the kitchen in the front. Not only was this inconvenient, a mess was dragged in from wet swimmers. To alleviate these challenges, we moved the kitchen from the smaller space at the front of the home to the larger space the under utilized living room furniture occupied. This allowed us to curate a large kitchen that fits all their needs, wants, and aesthetic desires. Now there is plenty of room to cook, relax, and bustle about. We also added a wet bar next to the patio door in the dining room. Right by the door is a beverage cooler from which guests may grab beverages and snacks without dragging the outside in with them. Being the homeowners and designer are all members of the creative community in the Twin Cities, it was important to incorporate the work of local artists. This kitchen is fully curated with all Minnesota products (with the exception of the appliances, which are manufactured in Wisconsin). The cabinets and countertops are from larger local companies, while all the other features are hand made by near by artists. These artisan products include a custom stainless steel range hood, black powder coated table base and fireplace mantel, hand made tile for the backsplash and fireplace surround, wood elevated island table, and wood panel backsplash at the bar. Hand made tiles had previously been installed in the existing kitchen. The color of these tiles is no longer available. It was the home- owners desire to preserve these tiles somehow. We cut the tile off the walls and soaked the drywall from them. We then installed them in the powder room as a feature behind the vanity and mirror.

THE SETUP Our journey began with a familiar face — Alicia had previously transformed the client’s mother’s home, establishing a trusted relationship that naturally led to this personal project. The client desired a kitchen that truly reflected her own style while facilitating seamless entertaining. Design Vision: The original kitchen, segregated from the dining area by a wall, hindered the flow of interaction and space. Our client envisioned a unified area where she could engage with guests in both the kitchen and dining room simultaneously. Moreover, the space lacked a central island, relying instead on a floorplan anchored by cabinetry in a u-shaped layout. Design Objectives: Open up the space for an airy design conducive to entertaining large gatherings Modernize the kitchen to be both stylish and functional Integrate the design with the home’s new black-framed windows and doors Relocate the cooktop to a central position to enhance usability and interaction Design Challenges: Removing the wall between the kitchen and dining room would necessitate the rerouting of existing HVAC ductwork that services the upper floor Limited pantry space in the existing kitchen The existing u-shaped layout of the kitchen restricted functionality and storage options Insufficient space for wine storage The client desired a raised-furniture look for the island, but without showing a new downdraft vent THE RENEWED SPACE Design Solutions: We added a second HVAC unit to the upper floor and rerouted the existing ductwork in that wall Created tall pantry pullouts on either side of the fridge to maximize dry goods storage Designed a long island to facilitate cooking stations and dining moments Created a stylish open display cabinet for wine Engineered a dual-design island with a footed floating aesthetic on one side, and a full floor reach on the other to conceal the new downdraft ventilation. Paired with the newly opened adjacent dining room featuring a wet bar, the kitchen has become a stylish and highly functional space for cooking and entertaining. Following a large baby shower hosted by the client (which seamlessly accommodated an 80-person gathering!), it is clear that the new design not only meets but exceeds the needs for hosting and everyday living. This project was a harmonious blend of the client’s vision and Alicia’s innovative design solutions, resulting in a kitchen that truly embodies personalized elegance and functionality.

Due to by-law restrictions, we couldn’t replace any of the side windows without obtaining a permit. We were faced with three small, mismatched windows all installed at different heights. Our solution? We added ‘cheater windows’ – real windows fitted with an opaque film, installed solely on the exterior without going all the way through. This modification helped make sense of these tiny windows and significantly improved the overall appearance. Can you spot the cheater windows?

It's not everyday that we get to radically transform the heart of a home. There are often restrictions that keep the kitchen in the kitchen. These clients wanted a vaulted kitchen ceiling, which would have required major roof reconstruction. That is until it was decided to use an adjacent part of the home that already had a vaulted ceiling. The kitchen is now more connected to the living and dining areas, they have a walk-in pantry that better uses the low-ceilings, and with added storage space. Like the clients said we "blew their minds!"

Completed in 2011 this 4 BR, 3 1/2 bath custom home is situated on a very tight urban infill lot in Northern, Virginia. Our clients were relocating to the D.C. area from New England and wanted to retain some of the New England vernacular they were familiar with in their new home. Due to heavy zoning restrictions, stylistic CCR's and a large program of almost 7000 sf, our design response is a modern take on a traditional hipped 4-square. We intentionally kept the skin and form of the building simple in order to contain cost and allow for a higher level of interior finish. The main level employs our favorite Great Room scheme that merges cooking, eating and entertaining into one seamless space that flows onto an expansive deck overlooking the rear yard. The entry elevation welcomes guests with a traditional front porch and stone path that passes by a small rain garden. The basement accommodates a guest room, media room, exercise area, and full shop while the upper level orients 2 kid's bedrooms, a Jack-n-Jill bath and the master suite toward a territorial view of the rear yard. All of this program is housed beneath a hipped roof that minimizes the scale of the house while presenting a thoughtful appearance toward the street and neighbors.

A Gilmans Kitchens and Baths - Design Build Project (REMMIES Award Winning Kitchen) The original kitchen lacked counter space and seating for the homeowners and their family and friends. It was important for the homeowners to utilize every inch of usable space for storage, function and entertaining, so many organizational inserts were used in the kitchen design. Bamboo cabinets, cork flooring and neolith countertops were used in the design. A large wooden staircase obstructed the view of the compact kitchen and made the space feel tight and restricted. The stairs were converted into a glass staircase and larger windows were installed to give the space a more spacious look and feel. It also allowed easier access in and out of the home into the backyard for entertaining. This beautiful house in an amazing neighborhood was originally built with an underwhelming kitchen. The remodel of this space involved changing a few things to allow the kitchen you see here. We changed a sliding door to a smaller single swinging door, enlarged the window, removed a non-load bearing, decorative column and a flow restricting half wall. All off those changes as well as stealing 6.5' of the 3 car, garage allowed this kitchen to become this homes star of the show!!

This comprehensive main floor remodel transformed a dated early-2000s home into a warm, distinctive space tailored for modern family life and effortless entertaining. Located in Northwest Indiana, the home’s renovation included the kitchen, living room, dining-to-sitting room conversion, office, mudroom, and laundry—each space reimagined with layered detail and a cohesive design language. The project’s primary goal was to move away from builder-grade finishes and create a home full of character and comfort. In the kitchen, we reworked the layout to improve flow—removing a restrictive peninsula, extending the island for added seating, and designing a custom hood and cabinetry plan that worked around existing structural beams. A warmer palette of earth tones and neutrals reflected the clients’ personal style, while upgraded lighting, a statement range, and a larger pantry elevated functionality. A double-sided fireplace connecting the kitchen and living room was redesigned to feel more intentional, with cohesive materials used on both faces. In the living area, a previously underwhelming wet bar became a standout moment with deep green cabinetry, a wine fridge, and built-in storage—adding both function and sophistication. Throughout the project, structural limitations and narrow footprints presented design challenges that were met with custom solutions—from a uniquely shaped island to intentional lighting plans that worked around ceiling beams. The final result is a highly personal, connected series of spaces that support both everyday routines and meaningful moments of gathering—infused with warmth, purpose, and a relaxed sense of luxury.

20 Fabulous Pool Designs Under 600 sq feet of Water Surface Area Custom pools are a much-desired amenity in Southern Nevada, however in accordance with the 2022 water use ordinance, new residential pools may NOT exceed 600 sq ft of water surface area. The square footage includes a total of the pool, spa, and any infinity-edge troughs where applicable. And, there is also a ban on independent water features. Paragon Pools’ VP & Chief Design Executive Joseph A Vassallo, CBP provides 20 pool designs under 600sq ft as an inspiration for homeowners. Excerpt from the SNWA website: Residential pool size limits Ongoing drought and climate change conditions continue to affect water levels in Lake Mead – Southern Nevada's primary water supply. As a result, the federal government declared a shortage on the Colorado River, reducing Southern Nevada's available water supply by 8.1 billion gallons, and additional reductions are expected in the coming years. To help manage these water supply constraints, the Southern Nevada Water Authority approved a resolution in July 2022 that supports a 600-square-foot surface area limit on new residential pools. The Las Vegas Valley Water District and other local jurisdictions approved this change shortly thereafter with rule and code changes. This measure will help reduce consumptive water use associated with evaporative water loss, targeting savings from the top 25 percent of new pools constructed.
