To give potential residents a sense for what their custom home could look like at The Bluffs, Blue Heron partnered with Cantoni to furnish a model home and create interiors that would complement the Vegas Modern™ architectural style. “We were really trying to introduce something that hadn’t been seen before in our area. Our homes are so innovative, so personal and unique that it takes truly spectacular furnishings to complete their stories as well as speak to the emotions of everyone who visits our homes,” shares Kathy May, director of interior design at Blue Heron. “Cantoni has been the perfect partner in this endeavor in that, like Blue Heron, Cantoni is innovative and pushes boundaries.”
Utilizing Cantoni’s extensive portfolio, the Blue Heron Interior Design team was able to customize nearly every piece in the home to create a thoughtful and curated look for each space. “Having access to so many high-quality and diverse furnishing lines enables us to think outside the box and create unique turnkey designs for our clients with confidence,” says Kathy May, adding that the quality and one-of-a-kind feel of the pieces are unmatched.
rom the perfectly situated sectional in the downstairs family room to the unique blue velvet dining chairs, the home breathes modern elegance. “I particularly love the master bed,” says Kathy. “We had created a concept design of what we wanted it to be and worked with one of Cantoni’s longtime partners, to bring it to life. It turned out amazing and really speaks to the character of the room.”
The combination of Cantoni’s soft contemporary touch and Blue Heron’s distinctive designs are what made this project a unified experience. “The partnership really showcases Cantoni’s capabilities to manage projects like this from presentation to execution,” shares Luca Mazzolani, vice president of sales at Cantoni. “We work directly with the client to produce custom pieces like you see in this home and ensure a seamless and successful result.”

Set on 88th Street in Manhattan's Upper East Side, this four-bedroom residence was created by merging two separate condominium units into a single, cohesive luxury home. The result is a sprawling, artful space defined by confidence, color, and a deeply personal design vocabulary.
The project represents a full-service interior design engagement: spatial planning, material selection, furniture sourcing, artwork curation, and complete project coordination. Nearly every element was specified and placed by Mazen Designs, with furnishings sourced largely through Roche Bobois.
The home unfolds from a striking cross-shaped hallway anchored by a custom T-shaped rug that guides movement through the space. To one side, the primary bedroom suite. To the other, a flexible home office that doubles as a guest suite, and a tranquil secondary bedroom. Straight ahead, a streamlined kitchen opens to a formal dining area and beyond that, a dedicated media and Mah Jong room designed for relaxed gathering.
The palette balances jewel tones with crisp whites and greys. Bold in intention but disciplined in execution. A Maya Romanoff wall covering and curated artwork complete the layering of texture, light, and silhouette throughout. The clients arrived hesitant toward color. Through open dialogue and a shared trust in design as storytelling, they left with a home that reflects genuine courage and clarity.

After many years of careful consideration and planning, these clients came to us with the goal of restoring this home’s original Victorian charm while also increasing its livability and efficiency. From preserving the original built-in cabinetry and fir flooring, to adding a new dormer for the contemporary master bathroom, careful measures were taken to strike this balance between historic preservation and modern upgrading. Behind the home’s new exterior claddings, meticulously designed to preserve its Victorian aesthetic, the shell was air sealed and fitted with a vented rainscreen to increase energy efficiency and durability. With careful attention paid to the relationship between natural light and finished surfaces, the once dark kitchen was re-imagined into a cheerful space that welcomes morning conversation shared over pots of coffee.
Every inch of this historical home was thoughtfully considered, prompting countless shared discussions between the home owners and ourselves. The stunning result is a testament to their clear vision and the collaborative nature of this project.

Introducing the innovative Lakehouse style, designed to inspire with its motivational architecture. This duplex house features massive studio walls, ensuring year-round comfort by keeping the space cool in summer and warm and dry in winter.
Upon arrival, a large screened porch provides a serene view of the lake, setting the tone for relaxation. Inside, the main floor boasts a well-ventilated multipurpose space with a fireplace for cozy gatherings. The spacious kitchen is equipped with a butler's pantry, eating counter, and a screened back porch for enjoying meals outdoors.
The fully furnished bedroom on the main floor offers two large windows for natural light and a walk-in closet for ample storage. A shared bathroom on this level includes a separate bathtub and shower, single vanity sink, and all necessary amenities.
Downstairs, an adorned large space and two additional well-decorated bedrooms await, sharing a bathroom with basic services. With three bathrooms in total and fabulous amenities throughout, this Lakehouse promises residents complete satisfaction and comfort in every aspect of lakeside living.

The dryer vent. Who is thinking about cleaning the dryer vent when we clean them every time we do laundry, right? Let me share with you what I discovered this weekend. I spent some time outside this weekend trying to do two things at one time. 1. Enjoy some of the sunshine 2. Spring Clean.
Spring Cleaning
As Spring cleaning is well underway, it seems like the leaves never went away from the Fall. In every corner of the home, there’s a pile of leaves wet and stuck to the ground. However, on the back side of the home, the leaves made its way from one side to the other. I knew this was going to take a while.
As I reached the half way mark, I remembered that a family member was inside washing a load of laundry. I could hear the low sound of the dryer running. But wait…the flap is barely moving.
Dryer Vent Cleaning #1 Benefit
Let’s first discuss the #1 benefit of a dryer vent sweep. You get done with your laundry faster and your dryer unit lasts longer. If the dryer vent isn’t cleaned once per year, the hot moist air remains in the dryer and venting system. It takes longer for the dryer to complete its job. And…not very good for the life of your dryer unit either. Infrequent dryer vent service shortens the life of your dryer unit as it needs to work harder and longer to dry your clothes. The moist air can also get trapped in your clothes and leave a musty smell. All that work, and you’re right back where you started.
Dryer Vent #1 Problem to Solve
The issue of dryer vents is a real one. According to the National Fire Protection Association, about 13,000 home dryer fires are reported each year. 34% of those fires are caused by lint. Now that’s not to say that you don’t clean your dryer vent. You do. But lint has a mind of its own. Some light and fluffy lint gets past the lint trap and accumulates in the duct that leads to the outside.
More Problems with Dryer Vents
Because we want you to be fully armed with information, here are some additional problematic signs that can cause a dryer vent fire.
Clothes are too hot to touch. Remember, there’s a cool down before you take the clothes out. When that’s still too hot, that’s a sign the dryer vent is clogged.
The room with the washer and dryer, it’s also too hot.
The dryer vent flap or slats outside isn’t working properly. If you also notice in the picture, lint and debris begin to make its way out of the slats or flap. That’s pretty full.
Smell the dryer sheet. If you notice it doesn’t smell like the dryer sheet, there’s a clog.
What Can a Homeowner Do?
To begin, to check your dryer vent outside. Is it working properly? Is there anything overflowing outside? Next, throw in a load of laundry. Does it smell musty? A little or a lot? Is the dryer overly hot in the cool down? Is it running longer than it used to?

The 2019 Showcase revisits the historic “Le Petit Trianon” Mansion located near the landmark Presidio. The home’s massive and richly appointed kitchen space was inspired by the French country manor of Marie-Antoinette. The kitchen design concept is a collaboration between Interior Designer Jamie Belew and Architect David Armour who adapted the home’s original service kitchen to create a contemporary Catering Kitchen and Service Lounge. Longtime principals of their respective interior design and architecture firms, they came together over their mutual admiration for this archetype of classical Beaux-Arts design and shared vision for retaining its traditional structure while updating its flow, functions and finishes to meet the needs of contemporary entertaining.

We began this beautiful project at the pre-build stage with our clients and managed it from beginning to end. This project is luxury condo living on a golf course. Our client loved all shades of blues, and we incorporated them in each and every room throughout the home. The classy furnishings and cozy decor create a warm, inviting ambience.
