After half a century of exposure to wind and weather, this unique home at the Point Richmond shoreline was in dire need of complete renovation. The original mansard was removed and the new exterior takes its cues from the Craftsman interior of the home, featuring a new façade with lap siding, an accent gable facing the street, and a deep overhang facing San Francisco Bay. This reconfiguration makes the most out of the interior vistas, and it also opens up the bay view from the street. The project passed the Point Richmond Neighborhood Council, the city design review, as well as the SF Bay Conservation and Development Council with flying colors.
The owners set ambitious environmental goals and allowed us to follow through with a design for net-zero energy performance, meaning that the home could produce the annual power consumption from the rooftop solar system; the gas line was disconnected. Improved insulation and window upgrades go hand in hand with highly efficient heat pumps for space heating and domestic hot water. The bath fans recycle heat from the exhaust air, and the incoming air goes through a filter for improved indoor air quality, notably during wildfire season. The home also received substantial seismic upgrades.
Interior remodeling focused on the kitchen and master bath, while for most other rooms the challenge was to preserve and refresh the original character. Kasten Builders was the general contractor and got this home ready for the next 50+ years with a tremendously reduced carbon footprint.

The main building is an 8500 sq ft single level structure with an expansive exterior flagstone patio. We designed and constructed the building, and also built the hardscape and water feature. Allegheny Design Services from Morgantown WV performed the structural engineering and we worked with Cole Burrell of Charlottesville VA for the landscaping design.
The interior of the building contains quite a few interesting features and spaces. The main event space is about 3000 sq ft, and is connected to a commercial kitchen. Custom copper light fixtures were built by Molly Must, a local artist. There are also custom wooden light fixtures in the hallways and conference room, built by local woodworker Ryan Brady. We built wooden sound dampening panels to improve acoustic quality in a few of the large rooms.
The building is heated with an in slab hydronic radiant system powered by a geothermal heat pump. In-floor radiant is one of the most comfortable ways to heat a building and when combined with a geothermal heat pump, is highly efficient. The building is also designed for passive solar heat gain in the wintertime, with large south facing windows. We added awnings on the south and west sides of the building to prevent overheating from the sun in the summer.
A 90 kW rooftop PV solar system will provide most of the electricity consumed by the building, if not all of it. We’re hoping that the project ends up being net zero or better - we’ll know after a full year of electric bills. It’s a grid tied system, so any excess electricity produced will be sent into the grid. The building is fully electric - HVAC, water heating, and the commercial kitchen are all propane/natural gas free.

Pacheco-Robb Architects dismantled an existing spiral stair and replaced it with a cable-rail system—a nautical nod—which is noteworthy for the way it meets code; by running a contiguous oak banister for the entire length of the stair, they were able to avoid having to add a second railing, which would shrink the already narrow stairwell.
Upstairs, a tight bedroom with gabled ceilings was addressed by adding a solar-operated skylight with built-in shade, plus minimalistic furnishings. Structural changes in the master bedroom included eliminating a closest to widen the room, and reconfiguring a bathroom to fit a small walk-in closet in lieu of a long, thin hallway.
The formerly unfinished rooftop deck is now accessed via a six-foot door that opens more than 90 degrees. Azek decking was laid over the rubber roof, and two-inch stanchions were located around the rail’s outer edge. By opening the floor plan and streamlining the aesthetic, the place now breathes.
