Located in the Midtown East neighborhood of Turtle Bay, this project involved combining two separate units to create a duplex three bedroom apartment.
The upper unit required a gut renovation to provide a new Master Bedroom suite, including the replacement of an existing Kitchen with a Master Bathroom, remodeling a second bathroom, and adding new closets and cabinetry throughout. An opening was made in the steel floor structure between the units to install a new stair. The lower unit had been renovated recently and only needed work in the Living/Dining area to accommodate the new staircase.
Given the long and narrow proportion of the apartment footprint, it was important that the stair be spatially efficient while creating a focal element to unify the apartment. The stair structure takes the concept of a spine beam and splits it into two thin steel plates, which support horizontal plates recessed into the underside of the treads. The wall adjacent to the stair was clad with vertical wood slats to physically connect the two levels and define a double height space.
Whitewashed oak flooring runs through both floors, with solid white oak for the stair treads and window countertops. The blackened steel stair structure contrasts with white satin lacquer finishes to the slat wall and built-in cabinetry. On the upper floor, full height electrolytic glass panels bring natural light into the stair hall from the Master Bedroom, while providing privacy when needed.

This project combines two existing studio apartments into a compact 800 sqft. live/work space for a young professional couple in the heart of Chelsea, New York.
The design required some creative space planning to meet the Owner’s requested program for an open plan solution with a private master bedroom suite and separate study that also allowed for entertaining small parties, including the ability to provide a sleeping space for guests.
The solution was to identify areas of overlap within the program that could be addressed with dual-function custom millwork pieces. A bar-stool counter at the open kitchen folds out to become a bench and dining table for formal entertaining. A custom desk folds down with a murphy bed to convert a private study into a guest bedroom area. A series of pocket door connecting the spaces provide both privacy to the master bedroom area when closed, and the option for a completely open layout when opened.
A carefully selected material palette brings a warm, tranquil feel to the space. Reclaimed teak floors run seamlessly through the main spaces to accentuate the open layout. Warm gray lacquered millwork, Centaurus granite slabs, and custom oxidized stainless steel details, give an elegant counterpoint to the natural teak floors. The master bedroom suite and study feature custom Afromosia millwork. The bathrooms are finished with cool toned ceramic tile, custom Afromosia vanities, and minimalist chrome fixtures. Featured in Dwell, Hacienda Granada is an eclectic modern residence designed by Working Holiday Studio that subtly combines the Spanish influences of a Mexican hacienda with Scandinavian minimalism and features All Weather Architectual Aluminun custom windows and doors.
Carlos Nuade and Whitney Brown run Working Holiday, a multi disciplinary creative studio based in Los Angeles that boasts a portfolio of several renovation projects across Southern California.
Originally built in 1962, the 2,762-square-foot residence with 4 bedrooms and 2.5 baths was not the couple’s dream home but they saw potential in its vaulted ceilings, ample-sized kitchen, backyard pool and large garage and more importantly, they found a space where they could infuse with their own personal history and distinct taste. "Our style is very modern and minimalist," Carlos explains. "But we still wanted to include some of the warmth, accents, and tones from traditional Spanish architecture."
Carlos and Whitney chose All Weather Series 5000 casement and fixed windows with SDL's to infuse the home with the Hacienda vibe. They replaced the existing patio entry door with expansive Series 8100 Multi Slide Doors that connect to the living and dining room. The couple opened up the kitchen by adding an All Weather Series 7000 French Doors and repositioned the island so you can see into the house when they are cooking. They also reshaped most of the interior doorways, creating arches to enhance the Spanish-Mexican vibe.
All Weather was honored to be selected for Hacienda Granada because Carlos and Whitney treat their projects like showrooms and they only bring on brands they like and curate the space accordingly.

In general, Bryan and Connie Rellinger loved the charm of the old cottage they purchased on a Crooked Lake peninsula, north of Petoskey. Specifically, however, the presence of a live-well in the kitchen (a huge cement basin with running water for keeping fish alive was right in the kitchen entryway, seriously), rickety staircase and green shag carpet, not so much. An extreme renovation was the only solution. The downside? The rebuild would have to fit into the smallish nonconforming footprint. The upside? That footprint was built when folks could place a building close enough to the water to feel like they could dive in from the house. Ahhh...
Stephanie Baldwin of Edgewater Design helped the Rellingers come up with a timeless cottage design that breathes efficiency into every nook and cranny. It also expresses the synergy of Bryan, Connie and Stephanie, who emailed each other links to products they liked throughout the building process. That teamwork resulted in an interior that sports a young take on classic cottage. Highlights include a brass sink and light fixtures, coffered ceilings with wide beadboard planks, leathered granite kitchen counters and a way-cool floor made of American chestnut planks from an old barn.
Thanks to an abundant use of windows that deliver a grand view of Crooked Lake, the home feels airy and much larger than it is. Bryan and Connie also love how well the layout functions for their family - especially when they are entertaining. The kids' bedrooms are off a large landing at the top of the stairs - roomy enough to double as an entertainment room. When the adults are enjoying cocktail hour or a dinner party downstairs, they can pull a sliding door across the kitchen/great room area to seal it off from the kids' ruckus upstairs (or vice versa!).

After – Kitchen Renovation: Open, Timeless, and Move-In Ready
The kitchen was fully remodeled to create a more open and connected layout. The outdated two-level countertop was replaced with a single-level peninsula, enhancing the sense of space and improving the flow between the kitchen, dining, and living areas.
Neutral tones were used throughout, featuring white cabinetry and matte black finishes on hardware and lighting. The same light luxury vinyl flooring runs continuously through the home, creating a cohesive and spacious feel. The cabinet layout was reconfigured to improve functionality, and modern appliances were installed to bring both style and efficiency.
With clean lines, timeless materials, and a versatile design, this kitchen appeals to a wide range of buyers or renters—modern, beautiful, and ready to enjoy.

Scott and Janet of Elgin have had four design to build renovations with Advance Design over the last decade. We got the chance to sit down and talk with Janet about her experience working with Advance Design on so many different areas of her home. Starting with her kitchen in 2009, Janet proclaimed, “The reason we kept coming back is because our first [renovation] went so extremely well, exceeding all of my expectations.”
Since their kitchen renovation with Advance Design ten years ago, Scott and Janet have also worked with Advance to remodel their master bedroom, their power room, a wet bar, and most recently their master bath. Having renovated practically every major room in the house with the team, we asked Janet what made her experience with Advance Design so special. “We went with Advance Design because we trusted them so much more, their experience, and everything that they brought. We were confident they were giving us what we wanted for the money we were spending.”
For their most recent renovation, Scott and Janet clearly knew what to expect going into their master bath renovation. They were familiar with Advance’s step by step design process that epitomizes the “Common Sense Remodeling” philosophy applied in every project Advance creates. After once again experiencing the careful budgeting analysis, the pointed design meetings, and the clear documentation that leads up the a thoroughly managed installation, Janet’s simple summary of their experience is this; “The word I would use to describe the process is – collaboration!”
Working closely with Advance Design kitchen designer Michelle Lecinski, together they were able to develop a new master bath design that not only worked with their investment goal, but also made sense for their lifestyle. “Oh Michelle, my designer! I connected with her immediately. She spent time getting to know us, our lifestyle, even the setting of our house.” The threesome had a great experience designing and producing yet another successful project together.
When it came to their new project plans, Scott and Janet were interested in creating a relaxing “spa-like” experience in their master bath. One of the many ideas Michelle introduced during the design process was installing a Kohler Alteo series showerhead for a rain-like shower experience. This designer showerhead, mixed with the warm ambiance of the lighting and pebble accent running throughout the shower make for what Janet calls a “luxury spa essence”. From the oversized glass sliding door to the recessed niche for accessories, each special detail was considered and implemented intentionally so as to create the maximumly optimized use of the compact space. Not only was this transformation one of beauty and luxury, but special attention was given to every way possible to provide additional storage to maximize the functionality of the bath area as a whole.
Once design was complete and the bath construction project began in their home, making sure everything happened efficiently and on schedule became new priority number one. “Having a project manager made an enormous difference,” Janet said, “It was so worth it to hire professionals that knew exactly what they were doing. Even after all of these years, I wouldn’t change a thing.”
“It was a pleasure working together with Janet and Scott to create this beautiful space that will enhance their lives for many years,” says Michelle. “It is so much fun to get to do this job every day, I love that I can have this sort of impact on their lives by doing something for them [Janet & Scott] that comes so naturally to me!”
After reviewing the long-term relationship with clients like Scott and Janet, owner Todd Jurs had this to say, “Clients returning and asking us to transform that next area of their home really warms my heart. This bathroom was a must for the homeowners of this 100 year old home. Having only 1 bathroom in the entire home and a growing family, things were getting a little tight.
This bathroom was part of a basement renovation which ended up giving the homeowners 14” worth of extra headroom. The concrete slab is sitting on 2” of XPS. This keeps the heat from the heated floor in the bathroom instead of heating the ground and it’s covered with hand painted cement tiles. Sleek wall tiles keep everything clean looking and the niche gives you the storage you need in the shower.
Custom cabinetry was fabricated and the cabinet in the wall beside the tub has a removal back in order to access the sewage pump under the stairs if ever needed. The main trunk for the high efficiency furnace also had to run over the bathtub which lead to more creative thinking. A custom box was created inside the duct work in order to allow room for an LED potlight.
The seat to the toilet has a built in child seat for all the little ones who use this bathroom, the baseboard is a custom 3 piece baseboard to match the existing and the door knob was sourced to keep the classic transitional look as well. Needless to say, creativity and finesse was a must to bring this bathroom to reality.
Although this bathroom did not come easy, it was worth every minute and a complete success in the eyes of our team and the homeowners. An outstanding team effort.

This remodel was a dated 1980s Cape Cod style home that desperately needed updating with the kitchen starting as the foundation for the rest of the home. The owners purchased the property in 2013 with the intent of replacing the existing kitchen installed in 2000, as well as updating most surfaces throughout the home. The space while moderately sized, felt cramped due to the L-shaped design and eat-in island that disrupted traffic flow from the mudroom, dining room and sliding doors to the patio. The owners knew they wanted to bring the light from the southern facing front of the home to the dark cave-like feeling of the kitchen. This was remedied by knocking down the wall between the existing dining room (now a lounge area), widening the entrance to the family room and creating a pathway to the existing formal living room (now the dining room). Also to create better traffic flow into the kitchen, the existing mudroom door was moved to the opposite side of the wall.
A large work island with cooktop, oven and convection/microwave was designed for efficiency and maintaining clean site lines. The work triangle allows for quick and easy meal prep and clean-up for the busy family. Space at the end of the kitchen was perfectly suited for a large kitchen table with views of the back yard, easy conversation with the cook at the island or those hanging in the newly appointed lounge area. The new doorway between the kitchen and dining room showcases the 10ft floor to ceiling bay window, allows more light to flood into the space and creates easy access between the two rooms for family gatherings. Given the home owners relocated to the area for job reasons and are not sure how long they will be in this home, we helped them achieve a balance of a design and finishes that they not only love, but would be appealing to many if another move was in their near future.

Although our empty nester clients were still enjoying their custom home they had lived in for nearly 30 years, they had outgrown their once state-of-the-art 1980s master bathroom.
Our master bathroom facelift transformed a bathroom with carpet, wallpaper, glass block tiles, and a 30 year old Jacuzzi. It transformed into a clean lined, yet warm and inviting space that still worked with the home’s contemporary architecture. Our selections started with a natural stone for the vanity, and selecting Sapele wood cabinetry for both it’s textured lines and color qualities. Our next step was our hardware and fittings – knowing we wanted both function and visual appeal.
We relocated the double vanities at the center of the room, and installed the shower on the other side of the wall creating a circular passage for flow. The integrated sinks make a statement at the vanity – as well as the large apron of stone surrounding the face of the cabinetry. Wall mount faucets, and matte textured tile running vertically complete the look.

Welcome to a newly built home in Redwood City, crafted from the ground up with over 25 years of skilled construction expertise. Original home was demolished. Every detail was thoughtfully designed to meet city standards, limitations, and requirements—resulting in a residence that feels light, crisp, and deeply connected to nature. As you enter through the clean, modern 8-foot door—perfectly aligned with the 9-foot ceiling—you’re greeted by a bright, open feel. The living room centers around a custom fireplace clad in artistic tile, paired with a built-in TV stand. Directly across, double sliding doors invite natural light and seamless indoor-outdoor living. The entire home enjoys a ceiling of 9' with a combination of vaulted ceiling in the primary bedroom.

The kitchen is the true centerpiece. Designed with an open concept and surrounded by generous windows, it features quartz on both the countertops and full-height walls for a luxurious, cohesive aesthetic. Guest and secondary bedrooms are bright and inviting, each with multiple windows framed in sleek black for a modern edge. Every bedroom enjoys its own bathroom, offering comfort and privacy. A compact but well-designed laundry room includes a sink and drying rack, making smart use of space.

The planning process also emphasized low-maintenance landscape design, using easy-care plants that enhance the home’s natural feel without demanding constant upkeep. For this Brooklyn condo renovation, Gallery Kitchen and Bath updated the entire kitchen and both bathrooms, as well as painted and laid out new flooring throughout the entire apartment. The owners wanted to unite the seeming medley of the existing space into a cohesive design more representative of their own style. With its ultra-high ceilings and exposed joints and beams, the space already lent itself to the farmhouse look. The end result is a modernized, eclectic farmhouse style that we keenly carried throughout the home.
MORE DETAILS
Compelling textures and color combos reign supreme. The kitchen features semi-custom Shaker-style stone gray cabinets, a white subway tile backsplash running all the way up the wall, and white quartz countertops. We built the island in part to create a pleasing yet efficient flow from the kitchen into the living and dining areas as the space was opened up. We also painted the plumbing stack white to not make it stand out.
We also redesigned the bathrooms, giving each a unique treatment. In the master bath, we took a Victorian-goes-modern approach with coral walls, champagne fixtures, and a clawfoot tub. In the guest bathroom, we stuck to a transitional style that approaches modern without becoming contemporary, pairing herringbone marble floor tiles with a mix of subway and penny tiles on the walls and in the shower. Both maintain elements, such as tiles, fixtures, and colors, that coordinate with the overall eclectic farmhouse look.
HOW WE COLLABORATE
Collaboration with our clients to their desired degree is one of our core pillars. In this condo renovation, the clients wanted central air and were initially considering a true central air system. We advised against it, as not only would it take away from the unique beauty of unusually tall ceilings by adding unsightly ductwork, but it would also significantly detract from the farmhouse look. Instead, we suggested a mini-split system. Our recommended units were both cost-effective and much more complementary to the comprehensive theme. Of course, we ultimately always honor the clients’ choices but it’s just as important to us that we make sure to provide all the necessary information so our clients can make educated decisions that are best for their needs.
SPACE PLANNING
Another key element of the renovation process is space planning. From this perspective, we consider the placement and positioning of objects with regard to the overall flow of space. The building where this renovation took place is U-shaped at one end, which happens to be where this particular apartment is located. Uniquely-shaped spaces naturally require more concentration than those built in the standard rectangular shape. Questions we consider include: Where will people really spend time in this space? What will the flow of foot traffic be? Is there easy access to the kitchen island? Does it flow well into the hallways? Does the island protrude into anything? Working in New York, with its variety of homes and architectural styles, has greatly developed our experience with standard spaces and unconventional ones alike.
