Looking for an upgrade to their typical beige, builder kitchen this family was desired a timeless look reflecting their style and love of blue. White beadboard and rich knotty alder are complemented by beautiful granite with hints of blue, silver and bronze. High on the homeowners list of wants was a kitchen with room to seat five, beautiful wood floors, enhanced lighting, and a cozy desk area. In addition, two tall pantries were added in place of the old wall oven which was swapped with an efficient range/microwave hood combination. To dress up the area above the microwave, the panel has been left smooth and allows for a revolving display of photos and artwork. A reconfigured desk area becomes a focal point instead of an add-on at the end of a run and makes the refrigerator much more accessible. Improved task lighting as well as decorative lights add a flair that was lacking. Charming details, from farm sink to bridge faucet to bulletin board nailheads, bring a lovely ambiance to the room when entertaining family and friends.

Featured in Dwell, Hacienda Granada is an eclectic modern residence designed by Working Holiday Studio that subtly combines the Spanish influences of a Mexican hacienda with Scandinavian minimalism and features All Weather Architectual Aluminun custom windows and doors.
Carlos Nuade and Whitney Brown run Working Holiday, a multi disciplinary creative studio based in Los Angeles that boasts a portfolio of several renovation projects across Southern California.
Originally built in 1962, the 2,762-square-foot residence with 4 bedrooms and 2.5 baths was not the couple’s dream home but they saw potential in its vaulted ceilings, ample-sized kitchen, backyard pool and large garage and more importantly, they found a space where they could infuse with their own personal history and distinct taste. "Our style is very modern and minimalist," Carlos explains. "But we still wanted to include some of the warmth, accents, and tones from traditional Spanish architecture."
Carlos and Whitney chose All Weather Series 5000 casement and fixed windows with SDL's to infuse the home with the Hacienda vibe. They replaced the existing patio entry door with expansive Series 8100 Multi Slide Doors that connect to the living and dining room. The couple opened up the kitchen by adding an All Weather Series 7000 French Doors and repositioned the island so you can see into the house when they are cooking. They also reshaped most of the interior doorways, creating arches to enhance the Spanish-Mexican vibe.
All Weather was honored to be selected for Hacienda Granada because Carlos and Whitney treat their projects like showrooms and they only bring on brands they like and curate the space accordingly.

When Joe Germann founded Motorhead Extraordinaire in 2005, his shop was your typical motorhead shop – lots of hand-me-downs, "way too many" piles of junk, and always too much work going on. Joe used the shop for full frame-up restorations that involved engine work, body work, painting, etc. – your typical hard-core home based restoration shop.
The shop was a 24' x 32' building with a cathedral ceiling and was carved up into two car bays (one with a lift), and a bay for the workshop area. The office was located in a spare room in the house, only big enough for one person to work in at a time. Typical of 15 year old shops, it had a collection of everything in every corner – "your basic junk shop."
Joe knew he needed a shop and home office to better meet his needs and to be a reflection of his business philosophies. His goals were simple:
1. Upgrade the workshop to the 21st century and make it more efficient for the space he had and the type of work he likes to do in there
2. Add a new office to run the business out of
3. Make it an enjoyable place to hang out to swill a few beers and smoke a few good cigars!
Mission accomplished.
Joe added a 12' x 22' office addition and remodeled the existing garage/workshop area. (Trying to simultaneously work on restorations – a '71 Corvette and a Raven – as well as doing engine work on his Wild Child drag car was a challenge, to say the least.) Both the new shop and office are fully furnished with a host of Lista storage and workspace products.

Joe raves, "The Lista workspaces are simply awesome and work out so well for us. The desks are at a 35-1/2" workbench height so they are comfortable to use either standing up or sitting down in a Lista work chair. My workspace uses a Nexus frame system with 16" overhead cabinets and a large double hinged door storage cabinet with roll-out trays, which we use to store product catalogs and other heavy stacks of literature. In my wife Isabelle's work area, we used 12' of standard overhead cabinets fastened directly to the wall and a large 12' long double workspace. She has two heavy-duty Lista file cabinets, and believe me they are loaded up and work flawlessly!"

The Broome Street Loft is a beautiful example of a classic Soho loft conversion. The design highlights its historic architecture of the space while integrating modern elements. The 14-foot-high tin ceiling, metal Corinthian columns and iconic brick wall are contrasted with clean lines and modern profiles, creating a captivating dialogue between the old and the new.
The plan was completely revised: the bedroom was shifted to the side area to combine the living room and kitchen spaces into a larger, open plan space. The bathroom and laundry also shifted to a more efficient layout, which both widened the main living space and created the opportunity to add a new Powder Room. The high ceilings allowed for the creation of a new storage space above the laundry and bathroom, with a sleek, modern stair to provide access.
The kitchen seamlessly blends modern detailing with a vintage style. An existing recess in the brick wall serves as a focal point for the relocated Kitchen with the addition of custom bronze, steel and glass shelves. The kitchen island anchors the space, and the knife-edge stone countertop and custom metal legs make it feel more like a table than a built-in piece.
The bathroom features the brick wall which runs through the apartment, creating a uniquely Soho experience. The cove lighting throughout creates a bright interior space, and the white and grey tones of the tile provide a neutral counterpoint to the red brick. The space has beautiful stone accents, such as the custom-built tub deck, shower, vanity, and niches.

This single family home sits on a tight, sloped site. Within a modest budget, the goal was to provide direct access to grade at both the front and back of the house.
The solution is a multi-split-level home with unconventional relationships between floor levels. Between the entrance level and the lower level of the family room, the kitchen and dining room are located on an interstitial level. Within the stair space “floats” a small bathroom.
The generous stair is celebrated with a back-painted red glass wall which treats users to changing refractive ambient light throughout the house.
Black brick, grey-tinted glass and mirrors contribute to the reasonably compact massing of the home. A cantilevered upper volume shades south facing windows and the home’s limited material palette meant a more efficient construction process. Cautious landscaping retains water run-off on the sloping site and home offices reduce the client’s use of their vehicle.
The house achieves its vision within a modest footprint and with a design restraint that will ensure it becomes a long-lasting asset in the community.

In general, Bryan and Connie Rellinger loved the charm of the old cottage they purchased on a Crooked Lake peninsula, north of Petoskey. Specifically, however, the presence of a live-well in the kitchen (a huge cement basin with running water for keeping fish alive was right in the kitchen entryway, seriously), rickety staircase and green shag carpet, not so much. An extreme renovation was the only solution. The downside? The rebuild would have to fit into the smallish nonconforming footprint. The upside? That footprint was built when folks could place a building close enough to the water to feel like they could dive in from the house. Ahhh...
Stephanie Baldwin of Edgewater Design helped the Rellingers come up with a timeless cottage design that breathes efficiency into every nook and cranny. It also expresses the synergy of Bryan, Connie and Stephanie, who emailed each other links to products they liked throughout the building process. That teamwork resulted in an interior that sports a young take on classic cottage. Highlights include a brass sink and light fixtures, coffered ceilings with wide beadboard planks, leathered granite kitchen counters and a way-cool floor made of American chestnut planks from an old barn.
Thanks to an abundant use of windows that deliver a grand view of Crooked Lake, the home feels airy and much larger than it is. Bryan and Connie also love how well the layout functions for their family - especially when they are entertaining. The kids' bedrooms are off a large landing at the top of the stairs - roomy enough to double as an entertainment room. When the adults are enjoying cocktail hour or a dinner party downstairs, they can pull a sliding door across the kitchen/great room area to seal it off from the kids' ruckus upstairs (or vice versa!).

This large half-acre back yard was predominantly grass with a high water planter around the edges. It was converted to a large, low maintenance, low water garden with permeable gravel paths meandering throughout. The paths running through the garden create a park- like effect

Although our empty nester clients were still enjoying their custom home they had lived in for nearly 30 years, they had outgrown their once state-of-the-art 1980s master bathroom.
Our master bathroom facelift transformed a bathroom with carpet, wallpaper, glass block tiles, and a 30 year old Jacuzzi. It transformed into a clean lined, yet warm and inviting space that still worked with the home’s contemporary architecture. Our selections started with a natural stone for the vanity, and selecting Sapele wood cabinetry for both it’s textured lines and color qualities. Our next step was our hardware and fittings – knowing we wanted both function and visual appeal.
We relocated the double vanities at the center of the room, and installed the shower on the other side of the wall creating a circular passage for flow. The integrated sinks make a statement at the vanity – as well as the large apron of stone surrounding the face of the cabinetry. Wall mount faucets, and matte textured tile running vertically complete the look.
The free-standing vessel tub leaves a lasting impression against the windows. Corner cabinetry and shelves add both storage and visual appeal. Tucked in the corner an upholstered bench, yet more storage and built in jewelry organization.
Large format porcelain floor tiles were installed with a smooth skimstone application on the shower floor. Amenities and special touches in the bathroom include radiant heating, LED lighting under the cabinets and behind the vanity mirrors, a large format thermostat controlled towel bar, a linear drain in the shower, and a wall mounted energy efficient toilet.

As a previous client of Blackline Renovations, we welcomed a third remodeling project with this homeowner. We were tasked with remodeling their boys’ two bathrooms—both located back-to-back and with identical layouts. To accommodate their sons’ growing needs, our clients wanted to remove the existing bathtubs and replace them with stand-alone showers. They also wanted new fixtures and finishes to match the classic-style look of the rest of their home.
OUR CREATIVE SOLUTION
Because the existing layout of each small bathroom had efficient space, there were minor adjustments needed to accommodate the new showers. By slightly reducing the size of the vanity cabinets and shifting the toilets closer to the vanities, we were able to install the new showers in place of the original bathtubs. Half inch frameless glass was used to enclose each shower to make the spaces feel even larger and more open.
To carry out a traditional classic look that the homeowners wanted, we installed classic 3×6 white subway tile in a traditional running bond pattern on the shower walls and as a tile wainscot throughout the bathroom. Polished nickel fixtures and hardware was used to further infuse the space with timeless design details.

The main level is further elevated by stunning interior brick walls finished with a timeless German Schmear construction technique, mimicking the look of irregular stones and heavy mortar joints to add rich texture and classic design. Overlooking the main floor is a massive second-story loft designed for ultimate versatility. This expansive upper bonus area doubles as a dedicated learning center and study hub, complete with a custom built-in desk that is perfectly tailored for homeschooling, remote work, or creative projects.

Constructed within a rare five acre plot of forested land in Bothell, this house design stemmed from an interest in both creating connections to the surrounding environment as well as carving out an area for communal gathering for this family of 6 to come together with their extended family, friends and community. In response to this desire, the main residence was broken into three separate structures arranged roughly into a “C” confirguration, which formed an inner courtyard where communal gatherings could take place that was adjacent to but felt distinct from the surrounding forest. All three structures support different uses for the residence, but all have views toward and open onto this inner court.
Since the residence was located at the low point of a shallow ravine that runs through the site, the two side structures were built into the surrounding hillsides with boardformed concrete retaining walls that are exposed at both the interior and exterior of the house. The central structure that houses the main interior living spaces, bridges over a small stream that flows during the wet season, allowing the site’s natural drainage patterns to remain intact. The spanning portion of this central structure is supported off of two cast in place board-formed concrete chimneys, which also act to define the edges of the main interior spaces and include large double sided fireplaces. This central structure was designed to be very transparent to be as inviting as possible and provide views through the structure to the inner courtyard and into the forest beyond.
The simple gabled forms are typical of traditional Pacific Northwest homes and cabins found in forested settings like this, and are preferred for their structural efficiency, and their ability to shed rain, snow and tree debris. The roof forms are vaulted at the interior as well, creating an increased sense of spaciousness. The exterior materials used are extremely durable and will remain maintenance free for many years, with corten standing seam metal roofs, corrugated pre-finished siding, exposed board-formed concrete and powder coated steel.

Since moving into their home 10 years ago, the lady of the house has been unhappy with her kitchen, dining room and entryway. The layout wasn’t efficient and the formal dining room was rarely used. With two children and a dog, a mud room made more sense for their lifestyle.
To make best use of the space, the design team at Michael Nash Design, Build & Homes removed the dining room altogether. Four feet of that space went to the kitchen to make it more spacious and functional. The rest went to creating a mud room for the kids with locker style storage.
The highlight of the renovation is, however, the new kitchen. Featuring a large center island with distressed curved wood countertop, it provides an anchor around which the rest of the room flows. Stark white cabinets run along two walls, providing significant kitchen storage, as well as several display cabinets for the homeowner’s fine china.
A white farmer’s sink sits below a large window looking out over the backyard and the counters are topped with complementary stone counter and tile backsplash. Stainless steel appliances include a gas cooktop with custom wood hood that matches the cabinets. Matching crown molding tops the flush-to-the-ceiling cabinets.
In addition to natural light from the windows, the kitchen features pendant lights over the island, under-cabinet lighting and LED lights. The added lighting along with the white cabinets make the room look even more spacious.
Being a gourmet cook, the homeowner enjoys her time in kitchen while the mud room makes her daily chores a lot simpler.
