With a unique architectural element featuring two structural beams running crosswise through the kitchen, the cabinetry needed to work to enhance the detail. On the wish list was an impressive island with seating that could replace the large kitchen table. The kitchen was designed with 33” high custom wall cabinets of varying heights, to float unobtrusively below the beams. A window was removed in order to accommodate the new beautiful focal point; a custom designed stucco hood and cooking area with a decorative ledge niche. Skylights in the vaulted area produce ample light, allowing the sink to be relocated to the large center island. The cherry glazed island conceals two dishwashers, with a soft outer arc so that diners can see one another. An elegant dinette area was created to showcase glassware and store linens. With a matching wood top and a hidden TV, this beautiful furniture piece is in direct view from the living room area, making the kitchen, at a glance, as well appointed as the rest of the home. Softly distressed ivory cabinetry with a brown glaze lightened the originally dark kitchen, creating a roomy and cheerful space. Golden tumbled travertine and crackled glass details on the backsplash accentuate the dramatic “Grand Canyon” colors of the natural stone counter tops.

Additionally, an electrical panel was relocated to be able to wrap the refrigerator with a wood veneer frame. Notable materials include eight-inch-wide ‘Esplanade’ French oak plank floors chosen to complement the reclaimed wood-wrapped ceiling beams, which feature a combination of LED downlighting and uplighting. A sleek gas fireplace with horizontal slate surround and paneled wall backing replaced an old wood-burning stove—furthering the design program. Pacheco-Robb Architects dismantled an existing spiral stair and replaced it with a cable-rail system—a nautical nod—which is noteworthy for the way it meets code; by running a contiguous oak banister for the entire length of the stair, they were able to avoid having to add a second railing, which would shrink the already narrow stairwell. Upstairs, a tight bedroom with gabled ceilings was addressed by adding a solar-operated skylight with built-in shade, plus minimalistic furnishings. Structural changes in the master bedroom included eliminating a closest to widen the room, and reconfiguring a bathroom to fit a small walk-in closet in lieu of a long, thin hallway. The formerly unfinished rooftop deck is now accessed via a six-foot door that opens more than 90 degrees. Azek decking was laid over the rubber roof, and two-inch stanchions were located around the rail’s outer edge. By opening the floor plan and streamlining the aesthetic, the place now breathes.

These clients had already remodeled their kitchen and master bath and wanted to add additional living space to their already beautiful backyard. They had plenty of space between the back of their house and the pool to fit a large outdoor kitchen and entertaining space. We demoed the overhang, rafters, shingles and decking as needed to accept new joists, frame and new roof. We framed out the trim overhang to match the existing house, so that you couldn't tell the difference. Oklahoma Flagstone was used for the new portion of deck. The outer edge of stone from the existing deck was removed to tie in with new deck, so again, the addition was seamless. A new gas line was run from the existing pool equipment to the new grill and a secondary area was made off of the pipe that can be tied on to for future use. Three GFCI plugs were installed in outdoor kitchen area; one in the back splash, one for the refrigerator and one for grill. The clients purchased two outdoor ceiling fans that we also installed to keep the area cool in the heat of the summer. End the end, the new exterior new soffit, trim, fascia and gutters were painted and the columns were stained to match the existing exterior. A pathway of concrete pads cross a dry creek bed that strives for a natural, drought-tolerant California coastal look. Large stones that function as a stairway to the pool equipment have the appearance of a waterfall that runs down the slope to the creek bed. The rocks for this feature were rescued from the stone facade removed from the front of the house.

Long Beach has incentivized residents to capture storm water and decrease urban runoff. A 50-gallon dry well was installed below the middle of a dry creek bed. Run off from the yard and the rear gutter downspouts are collected in this area before dissipating into the water table.

On the staircase we removed the outer side wall at stairs and upper hall. After this, we installed and painted new base trim, new posts rail caps, and balusters for an open concept.

We designed a U-shaped outdoor kitchen that includes a grill, sink, refrigerator and kegerator. We were able to build the kitchen structure with bricks matching those of the home’s exterior. Along the outer portion of the U-shaped kitchen, the bricks follow an exquisite diagonal herringbone pattern. The interior side of the outdoor kitchen features the same bricks but laid in a traditional running bond brick pattern. The kitchen countertops are gray Lueders stone, a very popular choice for today’s outdoor kitchens.
