transFORM had the honor of designing, manufacturing and installing a crisp new walk-in closet at The Chatsworth - a historic Beaux Art building located in the heart of Manhattan's charming Upper West Side. Built in 1904, The Chatsworth was reintroduced in 2015 with expanded floor plans, incredible amenities and a private club-like atmosphere. transFORM’s Senior Design Manager Rozalia Kiss, worked with the HFZ Capital Group to create a striking bedroom sized walk-in closet, which was recently featured in the New York Times article : Closets as Big as Some Apartments. The article identifies spacious closets as the latest must-have in some of the city’s most expensive condominiums. Quickly becoming an essential part of the modern home, a walk-in closet adds style and convenience to your daily routine. Designed in a clean white finish and tastefully accented with complementing polished chrome hardware, this custom walk-in closet delivers tons of functional and accessible space. All-white cabinetry offers a crisp look that allows your clothing to steal the spotlight. The high-contrast shaker style doors, create an elegant backdrop for your clothing. Light also pours through the big windows, drawing your eye to the iconic views of the Hudson River. It creates a feeling of brightness and positivity that energizes and enlivens. It’s a walk-in closet where you can look and feel your best as you begin your day. For added visual appeal, the unit was accented with crown and base molding. The elegant detailing was inspired by the pre-war era building’s architectural features. The moldings add a retro geometric touch that matches the apartments beamed ceilings and traditional herringbone floors that were all the rage during the period and make a striking comeback in this beautiful renovation. This unit was specifically designed with a variety of open shelves, hanging sections, and shoe storage. Hanging sections provide enough elevation to conveniently organize items based on size. From blazers and blouses to maxi skirts and evening gowns, all of your clothing is easily accessible. By using the same color hangers, your space will appear even more collected and composed. You can also arrange your clothing so that the colors compliment each other and appear as the favorable options they really are. For the shoe enthusiast, we included numerous sets of shoe shelves and cubbies that attractively organize and showcase your finest footwear. This type of system allows you to identify and grab your favorite pair as you mix and match the perfect ensemble. Shelving provides many of the same storage functions as drawers or baskets, but at a more economical price point. Items on open shelves are easier to recognize as a match for an outfit than items inside drawers. Top shelves are best for large, lightweight and seldomly-used items like your favorite floppy beach hat. Middle shelves, which tend to be the units focal point can be personalized with photos and home decor. This house was built in 1994 and our clients have been there since day one. They wanted a complete refresh in their kitchen and living areas and a few other changes here and there; now that the kids were all off to college! They wanted to replace some things, redesign some things and just repaint others. They didn’t like the heavy textured walls, so those were sanded down, re-textured and painted throughout all of the remodeled areas. The kitchen change was the most dramatic by painting the original cabinets a beautiful bluish-gray color; which is Benjamin Moore Gentleman’s Gray. The ends and cook side of the island are painted SW Reflection but on the front is a gorgeous Merola “Arte’ white accent tile. Two Island Pendant Lights ‘Aideen 8-light Geometric Pendant’ in a bronze gold finish hung above the island. White Carrara Quartz countertops were installed below the Viviano Marmo Dolomite Arabesque Honed Marble Mosaic tile backsplash. Our clients wanted to be able to watch TV from the kitchen as well as from the family room but since the door to the powder bath was on the wall of breakfast area (no to mention opening up into the room), it took up good wall space. Our designers rearranged the powder bath, moving the door into the laundry room and closing off the laundry room with a pocket door, so they can now hang their TV/artwork on the wall facing the kitchen, as well as another one in the family room! We squared off the arch in the doorway between the kitchen and bar/pantry area, giving them a more updated look. The bar was also painted the same blue as the kitchen but a cool Moondrop Water Jet Cut Glass Mosaic tile was installed on the backsplash, which added a beautiful accent! All kitchen cabinet hardware is ‘Amerock’ in a champagne finish. In the family room, we redesigned the cabinets to the right of the fireplace to match the other side. The homeowners had invested in two new TV’s that would hang on the wall and display artwork when not in use, so the TV cabinet wasn’t needed. The cabinets were painted a crisp white which made all of their decor really stand out. The fireplace in the family room was originally red brick with a hearth for seating. The brick was removed and the hearth was lowered to the floor and replaced with E-Stone White 12x24” tile and the fireplace surround is tiled with Heirloom Pewter 6x6” tile. The formal living room used to be closed off on one side of the fireplace, which was a desk area in the kitchen. The homeowners felt that it was an eye sore and it was unnecessary, so we removed that wall, opening up both sides of the fireplace into the formal living room. Pietra Tiles Aria Crystals Beach Sand tiles were installed on the kitchen side of the fireplace and the hearth was leveled with the floor and tiled with E-Stone White 12x24” tile. The laundry room was redesigned, adding the powder bath door but also creating more storage space. Waypoint flat front maple cabinets in painted linen were installed above the appliances, with Top Knobs “Hopewell” polished chrome pulls. Elements Carrara Quartz countertops were installed above the appliances, creating that added space. 3x6” white ceramic subway tile was used as the backsplash, creating a clean and crisp laundry room! The same tile on the hearths of both fireplaces (E-Stone White 12x24”) was installed on the floor. The powder bath was painted and 12x36” Ash Fiber Ceramic tile was installed vertically on the wall behind the sink. All hardware was updated with the Signature Hardware “Ultra”Collection and Shades of Light “Sleekly Modern” new vanity lights were installed. All new wood flooring was installed throughout all of the remodeled rooms making all of the rooms seamlessly flow into each other. The homeowners love their updated home! Nobody would be foolish enough to knowingly purchase PIZZA using a third party call-center middleman.But every day, thousands of people do exactly that when they purchase flowers for delivery! That’s because a NEW TYPE of “florist” has appeared on the scene. And that means most flower buyers pay as much as 50% MORE than they should pay! Finding A Floral Supplier When a prospective flower buyer wants to buy flowers, his first stop is usually the internet. The author’s flower shop is in Charlotte, NC and the two most widely used search terms in this area are: “Charlotte flowers” and “Charlotte florist.” When the customer searches for either of these terms, he will get a list of results. Paid results (advertising) are usually shown first. Organic (website) results come after the advertisements. When a customer clicks on an advertisement, he is usually taken to a beautiful website owned by a call-center floral middleman offering beautiful flowers, hand-delivered by a LOCAL florist. And the products are sales TAX FREE. But what is not revealed is that the middle man does not actually have a flower shop in Charlotte! The Difference Between Toasters and Flowers With “durable” products like toasters and sweaters, the location of the seller isn’t terribly important. That’s because the products will be shipped from a warehousevia USPS, UPS or FedEx. But flower arrangements are *fragile* and cannot be shipped that way! Instead, they must be locally custom-hand-crafted and hand-delivered! And this means that if a customer orders from a middleman’s website, the order must – somehow – be passed from the middleman’s company to a REAL local florist in, for example, Charlotte, NC. This “order transfer” is done by one of the three florist-to-florist networks: FTD, Teleflora and Bloomnet (1-800-Flowers). Too Many FEES and COMMISSIONS Membership in these networks is not free, so the middleman always adds a “handling charge” – typically about $15 -- to the customer’s bill to help pay for hiscosts to access to the network. Please note that the $15 handling charge usually far exceedsany TAX FREE “savings!” But the “handling charge” only helps pay for *access* to the network. The florist-to-florist network also takes a 7% commission, and also credits a 20% selling commission back to the middleman! What this means is that, for a typical online floral purchase, just under HALF of the customer’s money vanishes in unnecessary FEES and COMMISSIONS. Buy Direct For Better Value Clearly, the consumer will always get His Best Floral Value by placing his floral order DIRECT with a Real Florist n the City where the flowers will be delivered. Sometimes it may be difficult to tell whether a Flower Supplier is located “in town.”Here are three easy ways to separate a “real” florist from a floral middleman: 1. Look for the street address, city and state on the website. Often this will be found on a tab labeled “About Us” or “Contact Us.” If you cannot find an address at all, then this is almost certainly a middleman! 2. Look at the telephone number. If the only number on the website is a TOLL FREE “800” number, then the floral supplier is probably not local. 3. Look at the invoice (before you click the BUY NOW button!) for any “Handling” or “Service” charges. A REAL florist will never add these charges to your bill! Jackie and Sean loved the Algonquin neighborhood they lived in with the peaceful neighborhood and the close proximity to work and school. What they didn’t love was how outdated their home had become. With a cramped kitchen and an unused dining room, they decided a remodel was the perfect solution to their problem. They would be able to continue to live in the area they loved, while at the same time they could have the dream home they envisioned. After a thorough search, Jackie came across Advance Design Studio. She was impressed by all of the positive reviews she saw on the internet and saw herself identifying with all of the project stories she saw on the website. Once they met with designer Scott Christensen and owner Todd Jurs, they knew Advance Design was the right company to make their dreams a reality. The project consisted of four main areas: the kitchen/dining/powder room, the laundry room, the master bathroom, and the kid’s bathroom. They wanted to expand the kitchen into the seldom used dining room and add a large island for hosting parties and family gatherings. They also wanted new hardwood flooring throughout the first level. The laundry room needed to be more functional, and all three bathrooms were in dire need of updating. The closed off kitchen was opened up to create a sweeping space between the new eating area and the much larger kitchen. A handsome dry bar complete with a beverage refrigerator and lighted glass door cabinetry makes an elegant transition across from a peninsula area filled with storage. An additional decorative cabinet lighting up elegant dishware through the mullioned glass sits directly across from the drybar. An expansive island was critical to the kitchen plans. Jackie, Sean and Scott worked closely together to create just the right details for their design. They wanted the island to be functional in addition to being the centerpiece of the room. Added storage for the kid’s school supplies was hidden behind cabinet doors so the children could do their schoolwork right at the island, and a microwave drawer glides open with the touch of a finger hidden inconspicuously within the island space. The easy to care for Cambria Britannica Quartz island top with its sweeping grey and white marble look perched atop hand-carved Craftsman corbels was absolutely what they were hoping for, blending both beauty and function perfectly. Adding a nice contrast to the brightness of the quartz and the white cabinetry, Kodiak - Leather granite countertops were used to balance the light and dark tones of the space. Dura Supreme Classic White painted cabinets grace the perimeter, while Maple Poppy Seed stained cabinets with a beautiful soft grey woodgrain were used in the beverage center and island. The two tones compliment the large space balancing it out nicely creating interest and elegance with the simple Craftsman style full overlay doors. A deep warm Barnwood White Oak flooring was added throughout the lower level. The new floor brings additional contrast to the bright kitchen and provides unity with the now open floorplan as it rolls in to the foyer and family room. Final details like the show-stopping lunar like duo light fixtures complete the space and intermix expertly with crisscross details of the glass door mullions, the island bar seating and even accessories in the space. The small cluttered laundry room needed more space and more storage. With a busy family it seemed to overflow daily and did not have anywhere to hide the families “in and out stuff.” Scott designed the new space with a stackable washer and dryer and much more efficiently organized cabinetry. Doing laundry is now (almost!) a pleasure and keeping everyone’s “stuff” hidden, but readily accessible is now a snap. The master bath was not a place where the couple enjoyed spending time getting ready for their day. The tub almost never was used, so removing it made it possible to build an extra-large shower, replacing the small cramped cube of the previous shower they hated. Clean, horizontal lines softly draw your eye around the space with porcelain tile called Driftwood Sea spray. Full overlay cabinetry in a soft white vanity with double sinks makes getting ready for the day much more convenient for the busy couple. Long floor planks made of porcelain tile mimic real hardwood floors in a soft grey to compliment the shower, but with the ease and care of a tile surface. Cambrian Black Granite counters with a matte finish and under mount porcelain sinks with handsome brushed chrome hardware complete the handsome space. A real bonus in any master bath; a custom built in storage nook was tucked in the corner of the space for linens and heavenly storage. The kid’s bath was in sad shape because it was original to the house. To keep the budget in control, the tub which was in great condition was retained, but focus was on the new large brick style porcelain charcoal tile on the floor, crisp white new Craftsman style cabinetry with pretty furniture details on the corner base, a striking granite top with white under mount porcelain sinks and fresh hardware and faucets. Some beautiful soft grey wood mirrors to match mom and dads were custom sized and placed under new lighting, and 4 hooks were smartly arranged down the wall for kids’ towels. This couple was determined not to move, and made their house their dream home. Not only does their home function greatly now, but Jackie says, “When the neighbors come to visit, they’re asking if they can “steal” the design”! Contemporary but synergistic with heritage setting — contemporary detailing with a scale (height, setbacks) in keeping with the historic “Flower’s Building” and materials/colour selections (face brick, boarded cladding, stone) that complements, not competes with, its heritage, seaside setting. Streetscape and contextual fit: The Ewing Avenue frontage and northern neighbour are addressed by a darker, quieter core element, clad in metal and light coloured, boarded features that extend from the ground to its flat parapeted roof. The darker, northern side anchors the lighter and more open, glazed southern side that overlooks Bob A Day Park and sits beneath a flat planar roof. External walls are layered horizontally with boarded cladding to the first floor, flat rendered wall at the ground floor and a face brick basement. Multi-layered complex approval process From the outset, there were numerous multi-layered approval stages through which to navigate. This ensured a vigorous, disciplined design approach. Stages included: The Prince Henry Design Review Panel (PHDRP) — appointed by Landcom to monitor the historic Prince Henry development site Randwick City Council — Development Application NSW State Heritage Department — approval required given the project’s proximity to the historic “Flowers” building. Randwick Council — the Construction Certificate was particularly involved with difficulties around strict adherence to; setbacks, height and floor space ratios and alignments with the southern setback of the “Flowers” Building, a flat roof geometry and guides around the use of external colour and materials. The master bath was not a place where the couple enjoyed spending time getting ready for their day. The tub almost never was used, so removing it made it possible to build an extra-large shower, replacing the small cramped cube of the previous shower they hated. Clean, horizontal lines softly draw your eye around the space with porcelain tile called Driftwood Sea spray. Full overlay cabinetry in a soft white vanity with double sinks makes getting ready for the day much more convenient for the busy couple. Long floor planks made of porcelain tile mimic real hardwood floors in a soft grey to compliment the shower, but with the ease and care of a tile surface. Cambrian Black Granite counters with a matte finish and under mount porcelain sinks with handsome brushed chrome hardware complete the handsome space. A real bonus in any master bath; a custom built in storage nook was tucked in the corner of the space for linens and heavenly storage. The kid’s bath was in sad shape because it was original to the house. To keep the budget in control, the tub which was in great condition was retained, but focus was on the new large brick style porcelain charcoal tile on the floor, crisp white new Craftsman style cabinetry with pretty furniture details on the corner base, a striking granite top with white under mount porcelain sinks and fresh hardware and faucets. Some beautiful soft grey wood mirrors to match mom and dads were custom sized and placed under new lighting, and 4 hooks were smartly arranged down the wall for kids’ towels. This couple was determined not to move, and made their house their dream home. Not only does their home function greatly now, but Jackie says, “When the neighbors come to visit, they’re asking if they can “steal” the design”! This beautiful North Vancouver home belongs to a nature-loving and health-conscious couple, Emma and Vince (names changed), their two young children, and their dog, Jasper. When they contacted us about renovating and furnishing their kitchen and family room, we walked in and saw a world of potential waiting to be uncovered. Before: Larkhall Crescent Home: Like many original North Vancouver homes, the interior was definitely dated. We encountered late ‘80s finishes in powder pink and teal green, old carpet, and a kitchen that wasn’t maximized to suit this family’s modern-day lifestyle. However, the size of the rooms offered us a ton of space with which to get creative. Knowing our clients’ love of cooking, need for work spaces (Emma and Vince both work remotely), and growing family, we developed a design concept that would increase usable space, optimize storage, and create intimacy in this large area. As for the style, we were inspired by their European roots, inventing a new and modern take on “Belgian Farmhouse” style. Now, the home is truly one-of-a-kind. After: Warm & Cozy Family Room: Fresh, bright, and comfortable, this living area has been transformed! We started with the fireplace as a focal point, selecting aged brick tiles for added texture and a crisp wood mantle. The taupe-coloured sectional infuses the room with visual warmth and serves the added purpose of separating the family room from the kitchen. Emma and Vince were also keen on using non-toxic materials in their home, and we were happy to oblige. To meet their needs, we sourced natural wood elements and sought out Canadian-made products - that adhere to high health standards - whenever possible. Look closer at the elements of this space, and you will find this stunning, honeycomb-patterned rug in earthy gold, beige, and charcoal tones. It’s plush to the touch and full of visual texture that brings this room’s colour palette together. We sourced these two-tone chairs with caning, petrified wood side table, black sconces, and botanical prints in greyscale from local artist, Heather Johnston. We topped off the space with this dark wood and rattan console that offers storage facing the kitchen and presents an opportunity to display cherished items. The result is a cozy lounging space brimming with comfort and functionality. It’s perfect for enjoying quality family time, or Emma can simply slide the coffee table away to make room for her morning yoga practice. Now, let’s turn around and give some attention to the kitchen. Do you remember what the original kitchen looked like? If not, scroll back up, because the transformation is shocking… Moody & Welcoming Kitchen for Healthy Living: This kitchen looks very different from how it started, right? Though we didn’t touch any walls, the kitchen has almost doubled in usable space! We created a long, extended island with storage, an outlet for small appliances, and seating for comfortable prep, after-school snacking, or mingling among friends. On the other side of the island, the family has even more storage and an integrated dishwasher within easy reach of the sink, perfect for quick clean-up. From this angle, you can also see the expansive custom Shaker cabinetry in white and the integrated double ovens. These facilitate their cooking experience and gave us the opportunity to add an additional surprise… A coffee garage station and more hidden storage! Keeping these items located along the perimeter allows them to be accessed by the family or their guests without someone getting under the cook’s feet. These are the little details that make everyday life easier and more enjoyable. Moving deeper into the kitchen, the seamless induction cooktop topped with a freestanding concealed hood fan commands attention in a soft yet prominent way. The natural wood accent mirrors the fireplace mantle, and the choice of off-black wood-grain cabinets not only continues our black-and-white colour palette but adds a sense of depth and contrast. The corner sink is located to the right and perfectly positioned with a view of their thriving backyard. To invite more of this family’s character into the space, we mixed metals for interest — matte black, dark pewter, and warm brass — and created open shelves in white oak for their plants and decor. You can also glimpse the tumbled edge of the backsplash tile, which echoes the rustic brick of the fireplace. It adds that farmhouse charm while still feeling timeless and sophisticated. Last but not least, we designed this dining banquette in the bay window (with integrated bench storage, of course), where the family can share a meal together, the kids can do homework, or Emma and Vince can work and enjoy a change of scenery from their offices. Like the other spaces in the home, it was designed to be beautiful, multi-functional, and long-lasting.
