Major renovation to a beautiful old Victorian outside of Boston. We opened up the kitchen to expose the original pantry, restored the old wood cabinets and painted the interiors a beautiful shade of navy blue. Exposed brick and added on a much needed mudroom and new entry to the kitchen, we were able to expose the back stair case and added batten and board on the walls. Beautiful.

Inspiration for a farmhouse white two-story exterior home remodel in Charleston

Originally a nearly three-story tall 1920’s European-styled home was turned into a modern villa for work and home. A series of low concrete retaining wall planters and steps gradually takes you up to the second level entry, grounding or anchoring the house into the site, as does a new wrap around veranda and trellis. Large eave overhangs on the upper roof were designed to give the home presence and were accented with a Mid-century orange color. The new master bedroom addition white box creates a better sense of entry and opens to the wrap around veranda at the opposite side. Inside the owners live on the lower floor and work on the upper floor with the garage basement for storage, archives and a ceramics studio. New windows and open spaces were created for the graphic designer owners; displaying their mid-century modern furnishings collection. A lot of effort went into attempting to lower the house visually by bringing the ground plane higher with the concrete retaining wall planters, steps, wrap around veranda and trellis, and the prominent roof with exaggerated overhangs. That the eaves were painted orange is a cool reflection of the owner’s Dutch heritage. Budget was a driver for the project and it was determined that the footprint of the home should have minimal extensions and that the new windows remain in the same relative locations as the old ones. Located near Ennis, Montana, this cabin captures the essence of rustic style while maintaining modern comforts. Jack Watkins’ father, the namesake of the creek by which this home is built, was involved in the construction of the Old Faithful Lodge. He originally built the cabin for he and his family in 1917, with small additions and upgrades over the years. The new owners’ desire was to update the home to better facilitate modern living, but without losing the original character. Windows and doors were added, and the kitchen and bathroom were completely remodeled. Well-placed porches were added to further integrate the interior spaces to their adjacent exterior counterparts, as well as a mud room—a practical requirement in rural Montana. Today, details like the unique juniper handrail leading up to the library, will remind visitors and guests of its historical Western roots.

When Cummings Architects first met with the owners of this understated country farmhouse, the building’s layout and design was an incoherent jumble. The original bones of the building were almost unrecognizable. All of the original windows, doors, flooring, and trims – even the country kitchen – had been removed. Mathew and his team began a thorough design discovery process to find the design solution that would enable them to breathe life back into the old farmhouse in a way that acknowledged the building’s venerable history while also providing for a modern living by a growing family. The redesign included the addition of a new eat-in kitchen, bedrooms, bathrooms, wrap around porch, and stone fireplaces. To begin the transforming restoration, the team designed a generous, twenty-four square foot kitchen addition with custom, farmers-style cabinetry and timber framing. The team walked the homeowners through each detail the cabinetry layout, materials, and finishes. Salvaged materials were used and authentic craftsmanship lent a sense of place and history to the fabric of the space. The new master suite included a cathedral ceiling showcasing beautifully worn salvaged timbers. The team continued with the farm theme, using sliding barn doors to separate the custom-designed master bath and closet. The new second-floor hallway features a bold, red floor while new transoms in each bedroom let in plenty of light. A summer stair, detailed and crafted with authentic details, was added for additional access and charm. Finally, a welcoming farmer’s porch wraps around the side entry, connecting to the rear yard via a gracefully engineered grade. This large outdoor space provides seating for large groups of people to visit and dine next to the beautiful outdoor landscape and the new exterior stone fireplace. Though it had temporarily lost its identity, with the help of the team at Cummings Architects, this lovely farmhouse has regained not only its former charm but also a new life through beautifully integrated modern features designed for today’s family. This young family has a great house on a great street in a great location. The kitchen was a large space with ample room and great view to the backyard. The dated cabinets and large peninsula layout however were not working for them, so they came in looking for a fresh start. Goals for the project included adding a large island with seating for four and a bright, open and cheerful space for daily meals and entertaining. Our clients also wanted to keep the existing breakfast table, but the original space did not allow for an island and breakfast table. Our solution was to create banquette seating which gave us the extra inches necessary to accomplish both. The larger awning window over the kitchen sink allows for ample light in the new space. The wall between the kitchen and family room was partially removed to provide the more open feeling our clients desired. The work triangle is centered on the island which serves as a big open prep space conveniently located across from the large pro style range. The island also houses the microwave and a 2nd oven for larger gatherings. A new counter depth fridge and beverage center provide options for refrigeration. A simple pallet of white cabinetry, Carrera marble countertops and polished nickel fixtures will be a timeless look and provide a lovely backdrop for entertaining and spending time with family.
