This Victorian tiled hallway at a house in the Forest of Dean had a very interesting pattern, consisting of an array of different colours, including shades of red, yellow and blue. Unfortunately, as you can see from the first photograph below, the tiles had lost all life, with the colours largely masked by months’ – or maybe even years’ – worth of ingrained dirt and muck. The floor as a whole was also suffering from a number of loose tiles that needed to be reset before it could be cleaned. The property owner was keen to employ some professional assistance to restore the appearance of the floor and prevent it from getting in an even wrote state, and so contacted Tile Doctor who have a lot of experience working with Victorian tiled floors. As mentioned, the loose tiles had to be repaired before the cleaning process could be started. I removed the tiles and extracted excess grout and old adhesive from the exposed concrete substrate using a vacuum, before putting the original tiles back into place and fixing them back into position carefully using fresh adhesive and matching grout. Once happy the replaced tiles had set, I started the process of cleaning the entire area of hallway tiles using a combination of Tile Doctor Remove and Go to strip away the old sealer and Tile Doctor NanoTech HBU (formerly Ultra Clean) remover to get the tiles as clean as possible. The latter product contains nano-sized cleaning particles (hence the name) to reach difficult areas of trapped dirt, making it more effective than your run-of-the-mill tile cleaner. These two products were scrubbed into the tiles using a rotary machine fitted with a black scrubbing pad. The floor was then rinsed with water and the soiled residue was extracted with a wet vacuum. I then paid particular attention to the grout, applying our alkaline-based multi-purpose cleaner Tile Doctor Pro-Clean to the grout lines, before scrubbing them with a narrow grout brush. This quickly had the grout looking clean again: I’d even go as far as to say that it matched it seamlessly with the fresh grout that had just been laid. With the tile and grout as clean as it was possible to get it, I gave the whole floor a final rinse to neutralise the excess chemicals. I extracted as much water as possible with a wet vacuum and left the floor to dry overnight. My first task upon returning to the property the next day was to check for any dampness. If you neglect to remove all excess moisture from the surface of the tiles before sealing it is more than likely going to cloud the sealer, rendering it less effective I’m protecting the stone against ingrained dirt and stains. Once satisfied that the floor was completely dry, I proceeded to seal the tiles using multiple costs of Tile Doctor Seal and Go. Seal and Go is what we would classify as a topical sealer, meaning it rests on the surface of the tiles to act as a durable layer of protection against all kinds of muck. While providing surface protection, Seal and Go also adds a nice subtle sheen to the tiles, as per the customer’s request. The customer was quite amazed at how quickly the appearance of the tiles had been restored. It was fantastic to see the colours we both knew were hidden in the tiles come to life once again. It's doors are open 24 hours a day. In the midst of an economic downturn, Parx brought in many much needed jobs, stimulating the local economy. The construction of the Parx Casino project began in 2008. The main portion our landscape installation ran the course of 2009 and into 2010. We originally were contracted to install a landscape that was already designed. The owner however was not totally satisfied with the design that he had commissioned, so we made a few recommendations to them. We took a leap of faith and installed one section of the landscape as a mock-up for a concept that we envisioned. Hoping to stir some interest and excitement and help the client draw in huge numbers of patrons, our concept included a high energy, formal and contemporary layout based upon low hedging and bright panels of color to match the Parx Casino logo. Lines were clean to compliment the building theme and layout. We were given the owners blessing right away and proceeded to redesign the majority of the newly re-developed site. There were a number of demanding deadlines and site related challenges. The site is very windy and open. Large volumes of vehicular and pedestrian traffic pulse through the site's veins continuously. The scale of the building and property is immense. In order to complete a project of this magnitude, a large labor force was utilized. Overnight and overtime hours were sometimes a necessity. Our veteran supervisory team ensured a good quality product on demand. Great quantities of the highest quality plant materials were needed to soften the huge expanse of asphalt, concrete and building facade. Massive 20 foot evergreen trees were brought in as a wind break, softening the building and obscuring the view to the valet security areas. Views were kept open from the main road to allow visitors a clear view of building entrances and mega-sized digital signage. A hardy mix of evergreen, deciduous and herbaceous plant materials were used to stir seasonal interest year round. Bright colors light the way down the main boulevard, drawing in the masses toward the casino entrances. We installed an automatic overhead and drip irrigation system to help keep the windy site from drying out. To supply the expansive landscape with water, we provided a large pump, which pushed thousands of gallons of water through a 4” main. The two-wire system features a smart controller and pressure regulating heads. The installation project as a whole was very successful. We took a plan that was given to us, made it our own, and turned our vision into reality. The client so satisfied that they've contracted us to maintain the landscape we implemented ever since. The casino shows no signs of slowing down. Thousands of patrons test their luck daily at Parx. The local economy, strengthened. The Lower Bucks strip is once again the place to be. It’s always a great surprise to find old tiled flooring hidden underneath carpet or linoleum which appears especially common with 19th century properties where it’s not unusual for the owners to uncover fantastically patterned, original Victorian tiled floors and, naturally, they want to restore them to their former glory. If you have a property of this type you might want to look under the carpets. The majority of the time, however, these tiles have been covered up for decades, allowing for thick layers of muck to build-up and are invariably damaged carpet grippers, surface glue and adhesive tape. This was pretty much the case with this customer who lives in the town of Warminster and was keen to have her own newly discovered Victorian hallway brought back to life, and called me down to see what could be done. Upon arrival at the property, I determined that the tiles would definitely require a very deep clean, including the remove of numerous glue stains, followed by the application of a new seal. Before I could begin the deep cleaning process, I needed to remove the carpet grippers and surface glue, attempting to remove as much as possible by hand using a scraper. For the particularly stubborn areas, I applied Tile Doctor Remove & Go, a powerful stripper specially designed to break down adhesives and solvents, and left it to dwell for 20 minutes to eat through the glue deposits. I then attached a black pad to a rotary machine and scrubbed the area thoroughly to clean the affected areas, before removing the resulting slurry using a wet vacuum and rinsed with clean water. Once I was satisfied that all of the glue had been removed, I proceeded to soak the floor using a solution of the high alkaline cleaner known as Tile Doctor Pro Clean. This is a versatile product that can be used on a wide range of natural stone floors to deal with heavy soil build-up. I left the Pro-Clean to dwell for ten minutes, and then scrubbed it into the tiles to remove the ingrained dirt and also to break down any old and ineffectual seals. The floor was then once again rinsed thoroughly with clean water which was then extracted using a wet vacuum before being left to dry for a couple of days. Upon our return to the property I immediately tested the floor for damp using a damp meter. This is an extremely important test to carry out before sealing any kind of tiled flooring, due to the fact that excess moisture left over from cleaning can cloud the sealer and damage its ability to protect against dirt and stains. Thankfully, the damp test revealed no excess moisture, and I was able to proceed with sealing the tiles. My choice of sealer was Tile Doctor Seal and Go, a water-based topical sealer that simultaneously provides both a stain resistant surface seal and a durable and aesthetically pleasing low sheen finish, also being water based it doesn’t give off a smell as it dries. This is a very cost effective product that is highly suitable for use on Victorian and Quarry tiles, I applied five costs to achieve the desired finish. The customer was very pleased with the final results. It’s always satisfying to restore original Victorian tiled floors to looking their best once again – and this one was no exception. Just last year, in order to give visitors the best shopping and entertainment experience, the official Westfield Valencia Town Center in California announced a $100-million investment to add features, including a new Costco, luxury cinema and fitness center, dramatically transforming the site of one of the mall’s original anchor stores，and planed to be completed by mid- to late-2020. Designer Janet Villafane of Villafane Design, LLC of Chester, New Jersey designed and executed this contemporary kitchen with Aston Smith of Bilotta Kitchens of New York. According to Villafane, “from the moment you meet this family you understand their priority in life is family and friends. We were looking for a design that, first and foremost, emphasized the occupants’ request to have a home that was inviting to all that entered. We continued to focus on that request throughout the design phase.” In addition, the design team needed to satisfy the needs of a disabled family member. They wanted him to be able to flow through all areas of the space and feel as if he could comfortably use the open kitchen and family room without any hindrance. The clients were inspired by clean lines and simplicity. When they spoke about their modern Florida home, one could hear and see their enthusiasm and excitement to bring that simplicity into their new home. It became evident early on that their new space should be contemporary but the home’s exterior, as well as the neighboring community, had an old world, traditional charm. The goal was to avoid competing aesthetics while respecting both looks. The resulting interior design incorporated slab doors with both semi-gloss white lacquer and grey stain on horizontal grained oak. The rich dark oak base cabinets perfectly balanced the ceiling beams. The use of a stainless channel system, in place of traditional hardware, and the stainless toe kick completed the design. The Bertazzoni cooktop and wall ovens in stainless steel, Sub-Zero refrigeration paneled in white semi-gloss, and a stainless steel chimney hood enhanced the clean, uninterrupted lines. The island countertop is Thunder White granite in a leathered finish; the perimeter is Super White Quartz; and the nook table is Virginia Mist honed granite. The backsplash is a frosted glass tile. The clients hope for quality, simplicity and functionality were beautifully achieved by the designers. Closed, solid front cabinets provide a “home” for everything in the kitchen. A seating nook with a large screen TV, as well as additional TVs visible throughout the kitchen and family room, satisfied the demand of watching multiple sporting events at one time. To finish it all off decorative lighting was carefully selected to make a “wow” statement. We received a request to renovate Victorian tiled hallway floor at a house in the London borough of Harlesden NW10. My client had modernised the heating system and this unfortunately required a section of the tiled flooring to be dug up so new pipework could be laid. After speaking on the phone, I arranged an initial visit to the property so I could properly assess the work required and provide a price for restoring the floor. During my visit I could see there was another section of missing tiles at one of the door thresholds which would need attention. Except for the missing sections of floor I could see that the tiles themselves were in good condition for their age and would respond well to a deep clean and fresh seal. I was confident on being able to source matching replacements for the missing tiles and reassured my client that we would be able not only repair the floor but also renovate it to a good standard. I gave them a price to do the restoration which they were happy to accept, and the work was booked. After some research I managed to source replacement tiles from the Vintage Floor Tile Company in Kent; Victorian tiles are still popular so there a few companies that keep stock so we can usually find a match. With the replacements in hand, work started by removing the cement and loose material from the missing sections of flooring and backfilling with self-levelling compound to bring the exposed base up to the right level for tiling. The tiles were then cut to shape as required to match the existing patten and fixed into place with a quick setting adhesive and then grouted. The floor was left to overnight to allow the adhesive to harden fully, and I returned the next day to deep clean the whole floor. To give the tiles are deep clean a strong dilution of Tile Doctor Remove and Go was sprayed onto the floor and left to soak in for ten minutes. It was then scrubbed into the floor using a rotary machine fitted with a with a black pad. This action lifted the dirt out of the tiles and the resulting slurry was removed with the wet vacuum. It turned out that the pores of the tiles were holding a lot of dirt, so the process was repeated until I was satisfied. Due to the age of the property, there was no damp-proof membrane installed so I do try to minimise the amount of water I use in this process as there is always a chance of exacerbating any latent efflorescence issues. Efflorescence occurs where moisture rises through the tile bringing with it salts from underneath the floor as it evaporates on the surface. This can lead to unsightly white marks appearing on the tile. To counteract this potential problem the cleaning was followed by an acid wash using Tile Doctor Acid Gel applied with a 100 then 200-grit pad, before finishing on a 400-grit burnishing pad. The floor was again rinsed with water after the application of each pad to remove the slurry and extracted with a wet vacuum. Once I was satisfied the floor was as clean as possible, we left site and the area was left to dry over the weekend ready for application of a new sealer. I returned on the Monday and started by taking a few moisture readings to check the floor was dry. The floor was in an acceptable range, so I applied the first of 4 coats of sealer. For this floor I chose Tile Doctor Seal and Go Extra which is specially formulated product that provides stain resistance with a hard wearing low-sheen finish. This product is also breathable which is an important feature for old floors, anything that blocks moisture from rising through the tile will cause it to become trapped underneath where it will pool and eventually reach out to the walls and result in rising damp. Once complete the floor looked brand new and I’m pleased to say with the deep clean and a fresh sealer applied it was impossible to tell the difference between the original and repaired sections of flooring. For the aftercare of sealed Victorian tiled floors, I recommend Tile Doctor Neutral Cleaner, it’s a mild day to day cleaner with a neutral pH that won’t damage the sealer. When you discover an old Victorian tiled floor underneath carpet, the first question that will probably pop into your mind is: can it be restored? The answer, in the majority of cases, is yes. In fact, Tile Doctor has completed hundreds of Victorian tiled floor restorations. Victorian tiles have a timeless quality about them and are still popular for residential use even in the twenty first century. What you can usually expect upon lifting your carpet is for the tiles to be covered in carpet adhesives and grippers, as was the case with this particular example of a Victorian Tiles hallway floor at a property in Bedford. Sometimes you might also find paint splashes or other staining left over from decoration work. And, of course, the tiles will be dirty and in much need of a deep clean. These issues spoil the original appearance of the tiles, but with the right methods and products, a complete restoration can be achieved quickly and cost-effectively. My first task upon arriving at the proper was to carry out a site survey to address the condition of the tiles, before running a quick test clean on a small area of the floor. The result was good and so I was confident that I could achieve a high-quality restoration for the client. A quote was issued and accepted, and the work was booked in at a date that was convenient for the customer. Returning to the property, my first course of action was to mix a strong dilution of Tile Doctor Pro Clean, which is a powerful alkaline cleaner safe to use on natural stone, with hot water. This cleaning solution was sprayed along all edges of the floor loosen the glue securing the carpet grippers. I then successfully removed the adhesive carefully using handheld tools to avoid damaging any tiles. Once this was done, I applied Tile Doctor Remove and Go, scrubbing it into the tiles with a rotary machine. This product is designed to remove heavy soiling, paint splashes and old waxes and sealers. The soiled solution was then extracted using a wet vacuum and stubborn areas re-treated until I was satisfied the floor was clean. The entire floor was then given a thorough rinse with water to remove any trace of cleaning products and extracted using a wet vax machine. The floor was allowed to dry for several days before I was able to return to seal the tiles. It’s always important to leave significant time for the floor to dry because any moisture left over can impact the performance of the sealer. The choice of sealer was Tile Doctor Seal and Go Extra, which provides robust protection against dirt and stains, with a light sheen finish. I chose this sealer not only because the customer wanted a light sheen finish, but also because this particular sealer is fully breathable. Dampness can sometimes be an issue with old Victorian and Quarry tiles which were installed before damp proof membranes became standard.
