Designer Janet Villafane of Villafane Design, LLC of Chester, New Jersey designed and executed this contemporary kitchen with Aston Smith of Bilotta Kitchens of New York. According to Villafane, “from the moment you meet this family you understand their priority in life is family and friends. We were looking for a design that, first and foremost, emphasized the occupants’ request to have a home that was inviting to all that entered. We continued to focus on that request throughout the design phase.” In addition, the design team needed to satisfy the needs of a disabled family member. They wanted him to be able to flow through all areas of the space and feel as if he could comfortably use the open kitchen and family room without any hindrance.
The clients were inspired by clean lines and simplicity. When they spoke about their modern Florida home, one could hear and see their enthusiasm and excitement to bring that simplicity into their new home. It became evident early on that their new space should be contemporary but the home’s exterior, as well as the neighboring community, had an old world, traditional charm. The goal was to avoid competing aesthetics while respecting both looks. The resulting interior design incorporated slab doors with both semi-gloss white lacquer and grey stain on horizontal grained oak. The rich dark oak base cabinets perfectly balanced the ceiling beams. The use of a stainless channel system, in place of traditional hardware, and the stainless toe kick completed the design. The Bertazzoni cooktop and wall ovens in stainless steel, Sub-Zero refrigeration paneled in white semi-gloss, and a stainless steel chimney hood enhanced the clean, uninterrupted lines. The island countertop is Thunder White granite in a leathered finish; the perimeter is Super White Quartz; and the nook table is Virginia Mist honed granite. The backsplash is a frosted glass tile.
The clients hope for quality, simplicity and functionality were beautifully achieved by the designers. Closed, solid front cabinets provide a “home” for everything in the kitchen. A seating nook with a large screen TV, as well as additional TVs visible throughout the kitchen and family room, satisfied the demand of watching multiple sporting events at one time. To finish it all off decorative lighting was carefully selected to make a “wow” statement.

In one established community in Fairfax County, a new home stands out from the rest. It was designed with an observatory tower built atop, and we had the opportunity to bring the architect's unique, artistic and cohesive design to life. We also provided the contractor with a satisfying building experience and a beautiful, safe and durable wooden spiral-treads system; fully customized white oak treads combine solid strength, a curved smooth look and clean look (white oak tread to metal structure connections). From the basement level to the second floor a large space and open feeling was accomplished with an attractive/supported straight stair system; all components (stringers, white oak treads, risers and handrail) were customized at our shop to satisfy required code and construction details. In the world of property management, fostering positive relationships with tenants, prospects, and landlords is key to ensuring a thriving rental community. One of the most fundamental aspects of tenant satisfaction is ensuring that their living spaces are equipped with functional appliances. Imagine the frustration of a tenant with a malfunctioning refrigerator or a broken washing machine. It's in such moments that the role of property managers becomes crucial. By offering fast and timely appliance repair and maintenance services, property managers can not only address the immediate needs of their tenants but also build lasting trust and loyalty. In this blog, we will explore the importance of reliable appliance repair services for property managers and how they can strengthen their bonds with tenants, prospects, and landlords.
Understanding the Tenant's Perspective:
For tenants, a well-maintained and fully functional home is not just a luxury but a necessity. Appliances like refrigerators, ovens, washing machines, and HVAC systems are integral to their daily lives. When these appliances break down, it can disrupt their routine and cause significant inconvenience. Tenants appreciate property managers who promptly address these issues, demonstrating a commitment to their comfort and well-being.
Meeting Prospective Tenants' Expectations:
When prospects are searching for a new rental property, they evaluate not only the space and location but also the level of service provided. A property managed by professionals who offer reliable appliance repair services stands out in the competitive rental market. Prospective tenants are more likely to choose a property where their potential issues, including appliance repairs, will be promptly resolved.
Earning the Trust of Landlords:
Landlords entrust property managers with their investments, expecting them to maintain the property and keep the tenants satisfied. Providing efficient appliance repair services not only ensures tenant retention but also earns the trust of landlords. A property manager who can handle repairs swiftly and cost-effectively protects the landlord's investment, leading to a positive and enduring partnership.
Benefits of Reliable Appliance Repair Services:
⦁ Tenant Satisfaction: Fast and reliable appliance repairs lead to satisfied tenants, enhancing their overall living experience.
⦁ Reduced Vacancy Rates: Properties with a reputation for excellent maintenance and quick issue resolution attract and retain tenants, minimizing vacancy periods.
⦁ Positive Word-of-Mouth: Happy tenants are more likely to recommend the property to others, increasing the likelihood of attracting new tenants through referrals.
⦁ Enhanced Property Value: Well-maintained properties retain their value and appeal, ensuring a steady stream of income for landlords.
⦁ Improved Tenant-Landlord Relations: Proactive property managers who promptly address repair issues strengthen their relationships with both tenants and landlords, creating a harmonious living environment.
In the competitive world of property management, offering reliable appliance repair services isn't just a service; it's a testament to a property manager's commitment to their tenants, prospects, and landlords. By promptly addressing repair needs and ensuring the smooth functioning of appliances, property managers not only resolve immediate problems but also lay the foundation for enduring, trust-based relationships. After all, in the eyes of tenants, prospects, and landlords, a property manager who can keep the appliances running smoothly is a valuable partner worth keeping. Building strong bonds through reliable appliance repair services isn't just a strategy – it's a pathway to long-lasting success and mutual satisfaction in the realm of property management.

Here’s a quick example of an interesting tiled shower cubicle at a property in Edinburgh that was well overdue for a refresh, including deep cleaning and recolouring do the grout lines that had become stained and mouldy. This is a problem that the majority of property owners experience due to the simple fact that shower cubicles come into contact with damaging acid-based shampoos and soaps on a daily basis.
The short-term solution for this is to wash the shower cubicle down with water after each use, however busy people do not always remember to do so! The prognosis is bad discolouration, mould growth and staining if the problem if proper care isn’t taken. In this case, the problem had worsened to the point that the property owner decided to contact Tile a Doctor to provide a thorough refresh of the tiles.
Our process for refreshing shower cubicles in a similar state to this one is simple, but highly effective. I started by mixing a strong solution of our high alkaline cleaner, known as Tile Doctor Pro Clean (diluted to an appropriate level with water), before applying it directly to the tile and grout.
Next, I worked it in using specialised handheld grout brushes , with the alkaline in the Pro Clean neutralising the acidic staining and mould growth had leaving the area clean and fresh. Pro Clean is suitable for use on all kinds of natural stone, and on both verticals and horizontal surfaces. Once satisfied the grout had been cleaned to the best of my abilities, I quickly dried the entire area using a heat gun.
To restore the appearance of the installation back to it’s optimal appearance I chose to recolour the grout lines with our Light Grey grout colourant, which matched in very nicely. This is just one of ten different colours of grout colourant we offer. The colourant was left to dry for a short period before I cleaned off any excess. The final stage of the refresh involved stripping off the old discoloured silicone from around the bath and replacing it with fresh silicone.
The customer was very impressed by the speed and efficiency of the refresh. With the work completed to a high standard in just a few hours, she now has one less problem to worry about – and a very smart looking shower cubicle! Another satisfied customer.

This useful modern bathroom has done by ERA Kitchen And Bath company. You can see the color harmony of the whole bathroom. And we have another satisfied customer. We pride ourselves on satisfying our customers. We have new white cabinets, mirrors, tiles, sink, marble and shower in this bathroom style. Are there any thoughts you'd like to share? Please write comment.

I recently helped a homeowner from my home town of Dursley who got in touch about her kitchen Flagstone floor. The problem revolved around an accident she had with raspberries which had stained the flagstones and the problem became compounded when a house hold clearing product was applied neat to clean up the mess. If you follow any of our Tile Doctor blogs, you will know that using strong household cleaning products can damage the sealer and, in this case, it had left white marks on the floor.
I called round to the property to survey the floor as was surprised to find out that the floor had been cleaned and sealed only four months prior by another company. I don’t like to comment on other people’s work, but I found the grout lines and flagstones were still badly ingrained with dirt, so it wasn’t a through job.
I completed by survey and demonstrated the process I would follow to resolve the issues on one of the flagstone tiles. She could not believe the difference I was able to make and booked me in straight away to restore the entire floor.
My first task was to protect the wooden kitchen units from splashing that can happen when cleaning the floor. Once that was done, I set about stripping the sealer from the floor and deep cleaning the tile and grout with a strong dilution of Tile Doctor Pro-Clean. Pro-Clean is a concentrated, multi-purpose high-alkaline cleaner, stripper and degreaser which is safe to use on all types of tile, stone and grout including natural stone.
Working in sections across the Kitchen and adjacent dining room I diluted one part Pro-Clean to two parts water and mopped it onto the flagstones and grout where I left it to soak in for roughly fifteen minutes. Then using a rotary floor buffer fitted with a black scrubbing pad I scrubbed the solution into the floor into the old sealer and trapped dirt came away turning the cleaning fluid black in the process. The soil was then rinsed off with water and then extracted with a powerful 3,000 watt wet and dry vacuum. This process was repeated until I was satisfied the floor was clean and I ran a stiff grout brush along the grout lines to ensure they also received a good scrub. After I was satisfied the section was clean it was rinsed thoroughly with water to neutralise the floor and remove any trace of product and then dried with the wet and dry vacuum.
The cleaning process took up the whole day, but the flagstones would need to be dry before sealing so after giving the owner an update I left the floor for two days, so it could dry out thoroughly.
On my return I tested the floor was dry in multiple places with a damp meter to ensure it was ready to be sealed. The readings showed that the wet and dry vacuum had done a good job in removing the moisture, so all was well. To seal I applied several coats of Tile Doctor Seal and Go allowing each coat to dry before applying the next however with such a large area to cover I was able to work in sections around the floor.
Seal and Go works really well on Flagstones and leaves a very appealing sheen finish, also being water based it doesn’t leave a smell as it dries.
The results were amazing, and the customer thanked me for making such a massive improvement on her floor. Before leaving I made sure to discuss after-care and to avoid the use of hash cleaning products.

The task of keeping these white Ceramic Kitchen and Conservatory tiles clean was proving very challenging for this customer, who lives in the town of Somerton in Somerset. Somerton is known for its bustling market, which has supposedly been run on a weekly basis since the Middle Ages, and its famous ‘Market Cross’ at the centre of the beautiful marketplace is a popular tourist attraction for visitors to the West Country.
It probably comes as no surprise to anyone that white tiles are often more difficult to keep clean than others. However, in this case, rather than being badly marked or damaged, these Ceramic tiles had become dirty due to the surface being pitted rather than smooth which trapped ground in marks from spills and dirty footprints etc. The pitted rough surface is very characteristic and provides better grip however they do trap dirt are therefore more difficult to keep clean.
The grout had also suffered over the years, losing a lot of its colour in the process so as well as cleaning the tiles we agreed to give the grout a really deep clean and also to colour the grout to make it more uniform.
To clean the tiles, I firstly created a strong diluted of Tile Doctor Pro Clean and applied it liberally across the entire floor, leaving it to dwell and soak into the tile for a short period in order to soften the ingrained dirt. I then used my heavy weight rotary machine fitted with a black scrubbing pad to agitate the solution and break down the muck.
Once satisfied with the condition of the tiles I turned my attention to the grout lines, cleaning them carefully by hand using a stiff tile cleaning brush and the same solution of Pro Clean and water. This provided a deep, penetrating that clean that left the grout lines clean and free from the dirt and grease that had dulled their appearance for so long.
With some great results achieved through the cleaning, I rinsed the whole floor to wash away any leftover Pro-Clean and left it to dry fully overnight.
I returned to the property the next day to check on the floor and after ensuring the floor was completely dry, proceeded to recolour the grout lines using Tile Doctor’s Grout Colourant. Our Grout Colourants are a waterborne epoxy that recolours, seals and rejuvenates existing grout joints and is available in ten different colours ranging from white to dark greys. The scrubbing with Pro-Clean the day before would also ensure the surface of the grout was clean and would make a good surface for the colourant to bond with.
Since in the past the grout lines had undergone a number of repairs, the existing colour was a mix of different greys. It made most sense then that they picked our ‘Natural Grey’ Grout Colourant for me to use. I painted the Colourant on carefully and waited for 30 minutes before removing any excess, leaving the grout lines perfectly covered in a uniform colour.
The difference was really noticeable and the property owner was really happy with the results. As you can see from the photos, the new grey Colourant really made the grout lines stand out against the clean white Ceramic tiles. Another satisfied customer.

2014 PLNA Awards for Landscape Excellence Winner
Category: Commercial $75,000 & Over
Award Level: Silver
Project Description:
Located in a highly commercialized area of lower Bucks County, the property that was once a declining horse track is now revitalized as Pennsylvania's #1 casino. Parx Casino is owned and operated by Greenwood Gaming & Entertainment, Inc. and includes high stakes
gaming, horse racing, premium entertainment and multiple restaurants and amenities. It's doors are open 24 hours a day. In the midst of an economic downturn, Parx brought in many much needed jobs, stimulating the local economy.
The construction of the Parx Casino project began in 2008. The main portion our landscape installation ran the course of 2009 and into 2010. We originally were contracted to install a landscape that was already designed. The owner however was not totally satisfied with the design that he had commissioned, so we made a few recommendations to them. We took a leap of faith and installed one section of the landscape as a mock-up for a concept that we envisioned. Hoping to stir some interest and excitement and help the client draw in huge numbers of patrons, our concept included a high energy, formal and contemporary layout based upon low hedging and bright panels of color to match the Parx Casino logo. Lines were clean to compliment the building theme and layout. We were given the owners blessing right away and proceeded to redesign the majority of the newly re-developed site.
There were a number of demanding deadlines and site related challenges. The site is very windy and open. Large volumes of vehicular and pedestrian traffic pulse through the site's veins continuously. The scale of the building and property is immense. In order to complete a project of this magnitude, a large labor force was utilized. Overnight and overtime hours were sometimes a necessity. Our veteran supervisory team ensured a good quality product on demand. Great quantities of the highest quality plant materials were needed to soften the huge expanse of asphalt, concrete and building facade. Massive 20 foot evergreen trees were brought in as a wind break, softening the building and obscuring the view to the valet security areas. Views were kept open from the main road to allow visitors a clear view of building entrances and mega-sized digital signage. A hardy mix of evergreen, deciduous and herbaceous plant materials were used to stir seasonal interest year round. Bright colors light the way down the main boulevard, drawing in the masses toward the casino entrances. We installed an automatic overhead and drip irrigation system to help keep the windy site from drying out. To supply the expansive landscape with water, we provided a large pump, which pushed thousands of gallons of water through a 4” main. The two-wire system features a smart controller and pressure regulating heads.
The installation project as a whole was very successful. We took a plan that was given to us, made it our own, and turned our vision into reality. The client so satisfied that they've contracted us to maintain the landscape we implemented ever since. The casino shows no signs of slowing down. Thousands of patrons test their luck daily at Parx. The local economy, strengthened. The Lower Bucks strip is once again the place to be.
