Kitchen Over 150K If you ever found yourself shopping for a new home, finding a model home, falling in love with this model home and immediately signing on the dotted line. Yet after a few months of moving into your new home you realize that the kitchen and the layout of main level will not work out for your lifestyle. The model home you fell in love with was furnished with beautiful furniture distracting you from concentrating on what is really important to you. This is what happened to this couple in Ashburn, VA, after purchasing their dream home. The kitchen lacked natural light, while its location was not ideal and was disrupting their daily routine. After a careful review of the kitchen design, a plan was formed to upgrade the kitchen. Their kitchen was moved to a location between the two-story family room and front dining room. To the left of the family room there was a breakfast eating area that was not serving any purpose. Our design incorporated the breakfast area placed along a couple feet from an adjacent pantry space to create this new dream kitchen. By knocking down a few bearing walls, we have placed the main sink area under large backside windows. Now the kitchen can look into their beautiful backyard. A major load bearing wall between the old breakfast room and adjacent two-story family was taken down and a big steel beam took the place of that, creating a large seamless connection between the new kitchen and the rest of the home. A large island was implemented with a prep sink, microwave, and with lots of seating space around it. Large scale professional appliances along with stunning mosaic backsplash tiles complement this amazing kitchen design. Double barn style door in front of the pantry area sets off this storage space tucked away from rest of the kitchen. All the old tile was removed and a matching wide plank distressed wood floor was installed to create a seamless connection to rest of the home. A matching butler pantry cabinet area just outside of dining room and a wine station/drink serving area between family room and main foyer were added to better utilize the multi-function needs of the family. The custom inset cabinetry with double layers and exotic stone counter top, distressed ceiling beams, and other amenities are just a few standouts of this project.

This customer from Stroud was soon to be re-letting her house but the Ceramic tiled floor and especially the grout had been left in a poor and dirty condition by the previous tenant. The ceramic tiled floor was installed throughout the Kitchen and through into the adjacent conservatory. Conscious this would affect future lettings she contacted Tile Doctor to see if we could help. I paid a visit to the property to survey the floor and discuss how we would restore the Ceramic tiles and get them looking clean again. She was happy to hear we could help and agreed to my quote and we booked the work in for the following week. It would only take a day which suited her perfectly as she was keen to get the property back on the market. Stroud is a lovely market town and in the centre of Gloucestershire. It is the main town in Stroud District and forms the centre for numerous surrounding market towns. The Cotswold Area of Outstanding Natural Beauty surrounds the town, and the Cotswold Way path passes by it to the west, so it really is a desirable place to live with lots of lovely walks. The first job was to protect all the walls and units to ensure they did not get splashed by the products we would be using. I then sprayed Tile Doctor Remove and Go all over the floor and the grout lines, this was left for a short time to dwell and get to work breaking down the dirt. The floor was then scrubbed using a black buffing pad fitted to a buffing machine finishing off by scrubbing the grout lines with a stiff brush. The soil released from the floor was then rinsed off with water and extracted with a wet vacuum. Once I was happy with the result the floors were speed dried with a blow heater. The alternative was to leave the floor overnight, but as time was of the essence speed drying was the best option. Later that day the floor was dry, and I was able to seal the grout lines with Tile Doctor Ultra Seal. I used a pipette to apply the sealer directly to the grout to ensure maximum coverage. The tiles themselves did not require any sealant as ceramic tiles are sealed at the factory when they are produced. Grout being cementitious however does attract dirt and so sealing it will keep it looking fresh for some time to come and make it easier to clean. The client was very pleased with the results and relieved she could re-let the house again. Now the floor was clean and much more attractive it would ensure she could achieve the best rental value. I suggested she left a bottle of Tile Doctor Neutral Tile Cleaner for the new tenants as this would be the best product to keep the floor clean moving forward, you only need a small amount to dilute and it has a pleasant fresh fragrance. At least if the product is on site the tenant is more likely to keep the floor looking good and not resort to everyday household cleaners which eventually break down the grout and its’ seal. This house was designed for a couple and their son. One of the design program requirements was to have two master suites on the main level. They enjoy cooking and entertaining so the public and food prep. areas are functional, attractive and conducive to people gathering around. Consequently, the square footage of the main level is large. The house is also on a very steep slope which didn't help with the required footprint. In order to minimize the related costs of building with this site condition, the footprint of the house is long and not deep as it reaches down the slope. The scale of the existing homes in the neighborhood are unimposing. In order to play down the size as viewed from the street, the facade is broken up into several different masses with low sloping roofs. Once you're inside, the house opens up with 14 foot ceilings in the entry and living areas. The ceiling height of other spaces on the main level are 10 feet. Universal design was implemented on the main level to provide inherent accessibility for everyone. The lower level accommodates several guest rooms and baths, an exercise room, a guest den with wet bar and a man cave. Another design program requirement was to make the house as maintenance-free as possible. Exterior materials include stucco, Pennsylvania Blue Stone and a new aluminum siding product called Longboard. The siding comes in many wood grain finishes and to everyone that has seen it, they think it's real wood. It's also made from heavy gauge aluminum so it doesn't ding like traditional aluminum siding. The roofs are metal standing seam. The house is energy efficient. It's fully insulated with spray foam insulation-lots of it. The exterior walls were designed with 2x6 studs and roof rafters are 2x12 to provide plenty of space for the insulation, exceeding the required R-values. Windows and doors of course are energy efficient as well. All lighting is LED. The decking around the exterior is locust, a very hard native wood which is naturally insect and rot resistant. The best part of the whole project are the owners who love their new home. They initially had plans to live in this house during the summer months and Florida during the winter. They are now seriously considering living here full-time.

The bones of this 1908 Glen Park home had been compromised by years and years of awkward remodels. The front door led directly to the private bedroom level, while the public gathering spaces were one-level down, with the main staircase nearly dropping you into the existing kitchen. Potentially spectacular views of an existing mature redwood tree and broad city views beyond were entirely ignored and inaccessible. We first unraveled the knot of the plan with a new split-level entryway and connecting stair. We then opened up the rear of the home to the views, using the huge backyard conifer as design inspiration for a perforated steel guardrail connecting the new interior and exterior space seamlessly. A lower expansion connects the home to the yard and alleyway garage entry. The Pinales House is indicative of the scale of remodel many young families can consider; a scale at which strategic design choices are key to discovering the unrealized potential of the home and site.

Every now and again, I get a call from a client located on the small peninsula of Sandbanks, Poole. Sandbanks, sometimes referred to as ‘Britain’s Palm Beach’, is known for its fantastic beach and high value property. My client asked me to take a look at a Travertine floor in his kitchen which was, in fact, more highly polished than he had wanted. The polished finish had worn off the travertine tiles where they had been walked on, leaving a dull trackway running down the centre of the kitchen. With its distinct characteristics, travertine is a popular choice for kitchen flooring, although it is also quite often used in bathrooms. In any case Travertine tiles will need regular maintenance to keep them looking their best. Unfortunately, the kitchen floor must have experienced some sort of settlement or shrinkage as a long crack has appeared, which ran along the same line as the dull trackway. It is not uncommon for Travertine tiles to crack due to wear over time, or even bad fitting in some cases. While the exact cause of the crack was unclear, the homeowner concluded that the floor was certainly in need of restoration. Repairing a crack in a Travertine tiled floor Replacing the Travertine tiles was not an option due to a lack of spare tiles, so I opted instead to fill the crack in the floor using Harbro Stone Filler, an epoxy stone filler, matching the colour of the tile as closely as possible. I left this to set, before sanding down the excess filler. My next action was to use a set of Tile Doctor Diamond burnishing pads to sand out any scratches and restore a more even shine to the floor, as per the client’s request. For polished stone, I recommend using a set of four burnishing pads applied in order: Coarse, Medium, Fine, and Very Fine. I used these one after the other with a little water to lubricate and restore the surface polish to the desired level. Sealing a Travertine tiled floor The next day, I returned to seal the floor with a couple of coats of Tile Doctor Colour Grow sealer. Colour Grow is a colour enhancing, impregnating sealer which penetrates deeply into the pores of the stone, thereby preventing dirt from becoming ingrained within. This particular sealer also enhances the natural colours within the Travertine tile, whilst also providing long term durable protection. Although the crack could not be made to disappear completely, its appearance was much improved. The customer was also very pleased with the long-lasting lower sheen provided, describing it as “the finish I had wanted in the first place when the tiles were fitted”.

Two years before this photo shoot, a Bloomington couple came to SYI wondering whether to renovate their dated bi-level or upgrade to a new house entirely: the classic love-it-or-list-it dilemma. The whole house needed to be touched, really: bathrooms and kitchen, lighting and flooring and paint everywhere, not to mention new furniture to fill in and improve the living spaces. We spent a year with this family, considering options that were less transformative but allowed for the whole house to be upgraded, as well as options that dramatically changed the main living space but meant the rest of the house would have to wait. Meanwhile, they kept an eye out for better digs in town: a house at their price point, that met their family's needs and matched their aesthetic without major construction. After a year of hunting, hemming and hawing: they pulled the trigger. Give us the whole enchilada in the kitchen and main living space, they said. There's no other house for us. The bathrooms and basement can wait. Make this space, where we spend all our time, a place we love to be. Walls and ceilings came down; clerestory windows went in. A stunning 4-panel sliding door-cum-window wall replaced two separate doors in two separate rooms, and the sun streaming in now gives this house in Indiana a California-like access to the outdoors. The central custom screen does triple duty: displaying the client's objets d'art, hiding an HVAC chase, and holding up the ceiling. The gas fireplace is completely new, with custom shelving on either side. Of course, in 2017, the kitchen anchors everything. Family Central, it features custom cabinetry, honed quartz, a new window wall, and a huge island. Materials are earthy and natural, lending a warm modern effect to the space. The medium stain of the wood and overall horizontality of the design are a nod to the home's era (1967), while white cabinetry and charcoal tile provide a neutral but crisp backdrop for the family's stunning and colorful art collection. This custom home in heart of Great Falls Village, has been an elder couple's home for years. Since moving to this large home, they had a different vision for the main level of the home, specifically the kitchen, sunroom and laundry area. The wife loves modern arts, modern cabinets, sleek counter tops and floors. The breakfast room was separated by a bearing wall from the kitchen space. The kitchen was confined with surrounding walls and disconnected from rest of the main level. Tall eleven foot ceiling with large scale coved crown molding was a signature mark of this home and she wanted to continue that look throughout the new remodeled area. We took down the middle bearing wall by inserting structural beams, moved the back wall into the laundry space to create a pantry and a space for wall cabinets, and on the opposite side created space for a desk area. We implemented two large scale islands with all kinds of amenities such as an espresso maker, warming drawer, steam oven all wrapped in waterfall quartz. We relocated major soil stack and duct chases to allow taller cabinetry and open the flow between the two new spaces, Our expert designers cleverly implemented French doors and used long plank porcelain tile for seamless connections among all new space. Modern style glossy white cabinetry with exquisite selection of hardware and carefully selected quartz top brightens up this new kitchen. A new and modern laundry room was designed and got added to front side of the kitchen. Clever placement of LED lighting, pendent lights and under cabinet lights, brightens up this kitchen. The new kitchen space is perfectly suited for friendly gatherings.

Our busy Silicon Valley clients asked us to convert their tight-quartered 1960’s ranch house to a gracious family home that would meet their long term needs. Ease of living was paramount, both in functionality and in ordered design. The project was completed on a moderate budget.While retaining most of the structure of the existing house to avoid costly structural changes, we opened walls to improve the sight lines and flow of the house and bring in more light. We made small additions at the front and back bedrooms to gain space for the family and relatives. An existing underused patio area was improved with a simple outdoor kitchen and overhang to extend the living space to the outside. Costs were kept down with choices of modest materials. Everything was made to be functional. Ample storage has been built into the right places. The details of the kitchen were carefully worked out to accommodate all the wishes of the various cooks in the family. The house is set up to be easy to keep clean. Acoustic walls separate living from bedroom spaces so adults can enjoy time together while children sleep. The outdoor kitchen has easy access to the indoor kitchen and the garage, and its setup promotes socializing while cooking outdoors. A large part of the narrow back yard was previously unusable space due to a steep slope up to a neighbor’s higher fence. With a new retaining wall and some re-grading we took back more of the yard for the patio and play space on a new lawn. The remodeled house is a mix of contemporary and traditional elements. Cool colors have a calming effect. Traditional items such as prairie style windows, trellis, mosaic tiles, and Shaker style cabinets, break down the scale in an otherwise streamlined, contemporary design. A new gabled roof with a broad arch at the front of the house marks the entry and resolves a challenging form where the central entry is set back from walls on both sides.
