Custom made mail table using wood beams from a 1913 Church Hill house Piperbear had previously restored. Mailboxes are 1920s steel and would have been seen in Richmond at the time. Beadboard and molding added to far wall adds color and dimension to the lobby space.
About the project:
Originally a single family home, this four unit apartment building was broken up in a way that each apartment has a different layout. The challenge for Piperbear Designs was how to reimagine each space to conform with the needs of the modern tenant – while also adding design flourishes that will make each unit feel special.
Located on historic West Grace in Richmond, Virginia, the property is surrounded by a mix of attractive single family homes and small historic apartment buildings. Walking distance to the Science Museum of Virginia, Monument Ave, many hip restaurants, this block is a sought after location for young professionals moving to Richmond.
Piperbear wanted to restore this building in a manner that respects the history of the area while also adding a design aesthetic that is in touch with the change happening in Richmond.

Efficient Two-Story Living
This 1,500-square-foot, two-story custom home is thoughtfully organized for comfort and flow. The main level includes a bedroom and full bathroom, along with an open kitchen and living area and a conveniently placed powder room. A light-filled, open stairwell leads to the second floor, which houses an additional bedroom and bathroom, creating a balanced and flexible layout well suited for urban living.
High-Performance Building Envelope
The exterior walls are constructed using Hebel Block (Autoclaved Aerated Concrete)—a high-performance building system that combines structural strength with excellent insulation. By incorporating air into the concrete matrix, Hebel Block delivers superior thermal performance while remaining lightweight and durable, contributing to the home’s overall energy efficiency.
Energy-Efficient Comfort Systems
Heating and cooling loads are intentionally minimized through envelope performance and system design. The home features in-floor radiant heating as the primary heat source, complemented by mini-split systems for supplemental heating and cooling. The result is a comfortable, efficient living environment with low operational demands.

The Austin St. Build exemplifies Seven Rivers Design + Build’s design/build philosophy: integrating architecture, materials, and systems into a cohesive whole. By pairing traditional finishes with modern building science, this project delivers a refined, efficient custom home that feels both contemporary and enduring.

When the owner and engineer at High Fidelity Mastering in Albuquerque, NM began building his ultimate dream home-studio, he called on ListenUp to help.
The 1,260-square-foot facility was designed from the ground up as a dual use room - an audio mastering/restoration facility, and a 9.1.4 Dolby Atmos private theater. The building was constructed by General Contractor Tom Nelson of T-Squared Construction. All acoustic treatments were installed by Jeff Matasso of Specialty Acoustical Solutions out of Dallas, TX, using special acoustical materials and diffusor panels by pArtScience (another Russ Berger company).
The analog and digital mastering equipment is by Legendary Audio, TC Electronic, Manley and Weiss. The customer already owned two Bowers & Wilkins 800 Series floorstanding speakers, as well as a McIntosh preamp/processor and amps previously purchased from ListenUp. For this project we did all the wiring and installed an Epson LS10000 laser projector, a 135-inch Stewart Screen, a new B&W 800 D3 Series center channel and CCM 8.5 speakers for all the surround and overhead speakers, as well as motorized shades from HunterDouglas.

This collage illustrates most of the elements we incorporate into natural water features, garden ponds and water falls. Of course it begins with the scientific design for natural low maintenance that supports a wide spectrum of hues in wild flowers.
These images also feature submerged drama in the form of natural rock and underwater plantings that provide food and shelter for any fish desired. Small submerged cliffs add much to the environment in the form of suggesting very complex habitats such as deep river pools into small spaces afforded by landscapes and gardens. They effect a habitat that appears so much more dramatic when done with artful eyes that have traveled many miles in the wild to bring back very natural images crafted into these waters. While it was science that developed our techniques, it was nature that perfected the image.

Situated on Lake Austin, we knew that this was going not going to be a simple remodel. From the start we planned that we had to leave the original home in place so that we could be grandfathered at it's location for the new addition and benefit to the close proximity that the home was to the lake. New regulations required that the home be set back further from the lake. It became clear during the design process that our owners were 100% committed to making this home not only environmentally friendly but also energy efficient by incorporating many high performance and up to date science into the design. Using Geo Thermal is one of them. They didn't want airconditioners to pollute the environment with their noise. They preferred to hear the trill of the birds instead. The resulting new build was designed with the original structure and added onto. The owners entertain but didn't want formal living spaced. The resulting structure is simultaneously freshly modern and comfortingly familiar. Awarded the Texas Association of Builders, Remodel/Renovation/ Addition of the Year STAR Award. Paola took astronomy in college and enjoyed that course a lot. For a long while now, she's been wanting to create a scheme centered around astronomy, knowing a nursery or child’s bedroom would be the ideal spaces for this. Our approach for themed spaces is to introduce the “elements” in a subtle way as to give the hint that indeed this room is “celestial themed” but it‘s not obvious. First we chose the awesome shagreen wallpaper, not a conventional choice, but works so well in imitating that “rocky” feel of the moon. From there, we added the geometric prints, which reference science, math, planets? We just didn’t want to add actual planet prints because we still wanted the room to feel sophisticated. All the little details like the moon throw pillow and stary velvet fabric on the ottoman are genius.
