Packing a lot of function into a small space requires ingenuity and skill, exactly what was needed for this one-bedroom gut in the Meatpacking District. When Axis Mundi was done, all that remained was the expansive arched window. Now one enters onto a pristine white-walled loft warmed by new zebrano plank floors. A new powder room and kitchen are at right. On the left, the lean profile of a folded steel stair cantilevered off the wall allows access to the bedroom above without eating up valuable floor space. Beyond, a living room basks in ample natural light. To allow that light to penetrate to the darkest corners of the bedroom, while also affording the owner privacy, the façade of the master bath, as well as the railing at the edge of the mezzanine space, are sandblasted glass. Finally, colorful furnishings, accessories and photography animate the simply articulated architectural envelope. Our clients had a clear wish list for their home’s landscape: enviable curb appeal in the front and a private space out back for entertaining, dining, and relaxing. The home’s entrance is welcoming, with lovely plantings for color and variety. The stepping-stones leading behind the house create an irresistible invitation to explore. The limited footprint in the side and rear yards called for a clever solution in the form of a steel retaining wall. This low-profile wall expanded the level outdoor living space without claiming valuable inches of the garden, as traditional walls would have. Additional privacy comes from custom cedar screens planted with English ivy, creating a cozy living wall. The client’s wish for a fire pit inspired another innovative solution: a seat wall and sunken fire pit with a flagstone cover. It’s an ideal spot for enjoying the fire or dining al fresco. We took a small and seemingly limited footprint and were able to build an intimate, tranquil outdoor space.

This new house respectfully steps back from the adjacent wetland. The roof line slopes up to the south to allow maximum sunshine in the winter months. Deciduous trees to the south were maintained and provide summer shade along with the home’s generous overhangs. Our signature warm modern vibe is made with vertical cedar accents that complement the warm grey metal siding. This small home for empty-nest owners of Showcase Renovation represents the epitome of collaboration between architect and builder. Compact single level living with a panoramic lake view was the catalyst for design. Primary living spaces align under a vaulted profile that draws light from above, while ceiling heights and floor levels vary to introduce drama and intimacy in just over 1300 square feet. This client felt lost as far as design and selection. She'd already received my counsel regarding refinishing and the color of her kitchen cabinets. When she reached out to me again to assist with organizing her home and suggesting a few new pieces I was elated. A majority of the project consisted of relocating existing furniture and accessories as well as purging items that didn't work well with the design style. The guest room was transformed when we painted a lovely green color over the orange walls. The room that saw the most change was the dining room as it got all new furniture, a rug and wall color. The Watermill House is a beautiful example of a classic Hamptons wood shingle style home. The design and renovation would maintain the character of the exterior while transforming the interiors to create an open and airy getaway for a busy and active family. The house comfortably sits within its one acre lot surrounded by tall hedges, old growth trees, and beautiful hydrangeas. The landscape influenced the design approach of the main floor interiors. Walls were removed and the kitchen was relocated to the front of the house to create an open plan for better flow and views to both the front and rear yards. The kitchen was designed to be both practical and beautiful. The u-shape design features modern appliances, white cabinetry and Corian countertops, and is anchored by a beautiful island with a knife-edge marble countertop. The island and the dining room table create a strong axis to the living room at the rear of the house. To further strengthen the connection to the outdoor decks and pool area of the rear yard, a full height sliding glass window system was installed. The clean lines and modern profiles of the window frames create unobstructed views and virtually remove the barrier between the interior and exterior spaces. The open plan allowed a new sitting area to be created between the dining room and stair. A screen, comprised of vertical fins, allows for a degree of openness, while creating enough separation to make the sitting area feel comfortable and nestled in its own area. The stair at the entry of the house was redesigned to match the new elegant and sophisticated spaces connected to it. New treads were installed to articulate and contrast the soft palette of finishes of the floors, walls, and ceilings. Devereux Beach House Our client presented Flavin Architects with a unique challenge. On a site that previously hosted two houses, our client asked us to design a modestly sized house and separate art studio. Both structures reduce the height and bulk of the original buildings. The modern concrete house we designed is situated on the brow of a steep cliff overlooking Marblehead harbor. The concrete visually anchors the house to stone outcroppings on the property, and the low profile ensures the structure doesn’t conflict with the surround of traditional, gabled homes. Three primary concrete walls run north to south in parallel, forming the structural walls of the home. The entry sequence is carefully considered. The front door is hidden from view from the street. An entry path leads to an intimate courtyard, from which the front door is first visible. Upon entering, the visitor gets the first glimpse of the sea, framed by a portal of cast-in-place concrete. The kitchen, living, and dining space have a soaring 10-foot ceiling creating an especially spacious sense of interiority. A cantilevered deck runs the length of the living room, with a solid railing providing privacy from beach below. Where the house grows from a single to a two-story structure, the concrete walls rise magisterially to the full height of the building. The exterior concrete walls are accented with zinc gutters and downspouts, and wooden Ipe slats which softly filter light through the windows.

As seen on DIY Network’s “The Ultimate Crash”, designer Misha of Design by Misha chose Eldorado Stone’s Sanibel CoastalReef to add a rustic yet refined touch to the space, complimenting the raw steel beams and glass catwalk structure. “This project was meant to stand out and be striking while maintaining a sense of calm. The natural look of the CoastalReef conjured thoughts of an old wine cave in Tuscany but with a modern twist,” says Misha. Floor to ceiling use of Eldorado Stone provides interest to the focal wall of the fireplace, glass catwalk, and wine storage.
