The open floor plan between the living room, dining room, and kitchen in this vacation home designed by Colorado architect Dominique Gettliffe allows for this space to be used for meals, yoga, relaxing, or dancing late into the night.

Designed by Cameron Snyder, CKD and Julie Lyons. Removing the former wall between the kitchen and dining room to create an open floor plan meant the former powder room tucked in a corner needed to be relocated. Cameron designed a 7' by 6' space framed with curved wall in the middle of the new space to locate the new powder room and it became an instant focal point perfectly located for guests and easily accessible from the kitchen, living and dining room areas. Both the pedestal lavatory and one piece sanagloss toilet are from TOTO Guinevere collection. Faucet is from the Newport Brass-Bevelle series in Polished Nickel with lever handles.

A 1980's townhouse located in the Fitler Square neighborhood of Philadelphia was in need of an upgrade. The project that resulted included substantial interior renovation to the four-story townhome overlooking the Schuylkill River. The Owners desired a fresh interpretation of their existing space, more suited for entertaining and uncluttered modern living. This led to a reinvention of the modern master suite and a refocusing of architectural elements and materials throughout the home. Originally comprised of a divided master bedroom, bathroom and office, the fourth floor was entirely redesigned to create a contemporary, open-plan master suite. The bedroom, now located in the center of the floor plan, is composed with custom built-in furniture and includes a glass terrarium and a wet bar. It is flanked by a dressing room on one side and a luxurious bathroom on the other, all open to one another both visually and by circulation. The bathroom includes a free-standing tub, glass shower, custom wood vanity, eco-conscious fireplace, and an outdoor terrace. The open plan allows for great breadth and a wealth of natural light, atypical of townhouse living. The main entertaining floor houses the kitchen, dining area and living room. A sculptural ceiling defines the open dining area, while a long, low concrete hearth connects the new modern fireplace with the concrete stair treads leading up. The bright, neutral color palette of the walls and finishes contrasts against the blackened wood floors. Gut renovation of 1880's townhouse. New vertical circulation and dramatic rooftop skylight bring light deep in to the middle of the house. A new stair to roof and roof deck complete the light-filled vertical volume. Programmatically, the house was flipped: private spaces and bedrooms are on lower floors, and the open plan Living Room, Dining Room, and Kitchen is located on the 3rd floor to take advantage of the high ceiling and beautiful views. A new oversized front window on 3rd floor provides stunning views across New York Harbor to Lower Manhattan. The renovation also included many sustainable and resilient features, such as the mechanical systems were moved to the roof, radiant floor heating, triple glazed windows, reclaimed timber framing, and lots of daylighting. This elegant 2600 sf home epitomizes swank city living in the heart of Los Angeles. Originally built in the late 1970's, this Century City home has a lovely vintage style which we retained while streamlining and updating. The lovely bold bones created an architectural dream canvas to which we created a new open space plan that could easily entertain high profile guests and family alike.

A fresh and modern vision for English country living with exacting attention to custom details such as herringbone floors, lamp shades, drapery and a custom-built banquette that provides a hint of the modern in the midst of classic country refinement. From arresting open-back chairs curated for their sculptural quality to carefully rusticated wall finishes that provide a palette for aged-glass mirrors flanking the entrance to the library, no small detail is left unattended. Design inspiration for this petite living room emerged from an emphasis on creating compelling vistas and marrying form and function between this little charmer and its adjoining library, foyer and dining room. For a client who required a fresh take on the charm and subtle sophistication of an English country living room without any of the stuffiness, only the most impeccable design choices would suffice. Within the entry is a wall of walnut paneling with a hidden door leading to a large closet. The stairs lead up to a second floor landing with a glass railing that opens onto a double height space capped with a series of five over-scaled skylights.

This brownstone, located in Harlem, consists of five stories which had been duplexed to create a two story rental unit and a 3 story home for the owners. The owner hired us to do a modern renovation of their home and rear garden. The garden was under utilized, barely visible from the interior and could only be accessed via a small steel stair at the rear of the second floor. We enlarged the owner’s home to include the rear third of the floor below which had walk out access to the garden. The additional square footage became a new family room connected to the living room and kitchen on the floor above via a double height space and a new sculptural stair. The rear facade was completely restructured to allow us to install a wall to wall two story window and door system within the new double height space creating a connection not only between the two floors but with the outside. The garden itself was terraced into two levels, the bottom level of which is directly accessed from the new family room space, the upper level accessed via a few stone clad steps. The upper level of the garden features a playful interplay of stone pavers with wood decking adjacent to a large seating area and a new planting bed. Wet bar cabinetry at the family room level is mirrored by an outside cabinetry/grill configuration as another way to visually tie inside to out. The second floor features the dining room, kitchen and living room in a large open space. Wall to wall builtins from the front to the rear transition from storage to dining display to kitchen; ending at an open shelf display with a fireplace feature in the base. The third floor serves as the children’s floor with two bedrooms and two ensuite baths. The fourth floor is a master suite with a large bedroom and a large bathroom bridged by a walnut clad hall that conceals a closet system and features a built in desk. The master bath consists of a tiled partition wall dividing the space to create a large walkthrough shower for two on one side and showcasing a free standing tub on the other. The house is full of custom modern details such as the recessed, lit handrail at the house’s main stair, floor to ceiling glass partitions separating the halls from the stairs and a whimsical builtin bench in the entry.

Situated on one of the most prestigious streets in the distinguished neighborhood of Highland Park, 3517 Beverly is a transitional residence built by Robert Elliott Custom Homes. Designed by notable architect David Stocker of Stocker Hoesterey Montenegro, the 3-story, 5-bedroom and 6-bathroom residence is characterized by ample living space and signature high-end finishes. An expansive driveway on the oversized lot leads to an entrance with a courtyard fountain and glass pane front doors. The first floor features two living areas — each with its own fireplace and exposed wood beams — with one adjacent to a bar area. The kitchen is a convenient and elegant entertaining space with large marble countertops, a waterfall island and dual sinks. Beautifully tiled bathrooms are found throughout the home and have soaking tubs and walk-in showers.
