The custom-built sofa faces toward an ultra-efficient wood-burning fire place. The living area is designed to be open and flexible, and is a great place for yoga, relaxing, or enjoying the warmth of the fire.

The Expansive Bel Air Open-Concept Living Room Transformation is a stunning remodel that seamlessly merges indoor and outdoor spaces to create an airy, inviting atmosphere. The design revolves around a massive sliding glass window that opens up to the patio, allowing natural light to flood the room while offering beautiful views of the surrounding landscape. This indoor-outdoor feel was exactly what the homeowners envisioned for their Bel Air residence, where entertaining guests and enjoying the California sunshine were top priorities. We complemented the space with wide-plank wood flooring and a sleek, minimalistic fireplace, enhancing the modern yet warm ambiance. By incorporating a neutral color palette and carefully curated furnishings, we maintained a spacious and sophisticated aesthetic that flows effortlessly into the adjoining kitchen area. Throughout the project, we worked closely with the homeowners to select elements that aligned with their vision of a luxurious yet functional living area. Our team sourced high-quality materials locally to ensure a finish that not only looks beautiful but also stands up to the demands of everyday use. The result is an open-concept living room that perfectly embodies the Bel Air lifestyle.

The soaring living room ceilings in this Omaha home showcase custom designed bookcases, while a comfortable modern sectional sofa provides ample space for seating. The expansive windows highlight the beautiful rolling hills and greenery of the exterior. The grid design of the large windows is repeated again in the coffered ceiling design. Wood look tile provides a durable surface for kids and pets and also allows for radiant heat flooring to be installed underneath the tile. The custom designed marble fireplace completes the sophisticated look.

Everyone deserves to end the day in a comfortable, tranquil home. And for those with children, it can seem impossible to reconcile the challenges of family life with the need to have a well-designed space. Our client—a financial executive and her family of four—had not considered a design makeover since moving into their apartment, which was more than ten years ago. So when she reached out to Decor Aid, she asked us to modernize and brighten her home, in addition to creating a space for her family to hang out and relax. The apartment originally featured sunflower-yellow walls and a set of brown suede living room furniture, all of which significantly darkened the space. The living room also did not have sufficient seating options, so the client was improvising seating arrangements when guests would come over. With no outward facing windows, the living room received little natural light, and so we began the redesign by painting the walls a classic grey, and adding white crown molding. As a pathway from the front door to the kitchen, the living room functions as a high-traffic area of the home. So we sourced a geometric indoor-outdoor area rug, and established a layout that’s easy to walk through. We also sourced a coffee table from Serena & Lily. Our client has teenage twins, and so we sourced a sturdy sectional couch from Restoration Hardware, and placed it in a corner which was previously being underused. We hired an electrician to hide all of the cables leading to the media console, and added custom window treatments. In the kitchen, we painted the cabinets a semi-gloss white, and added slate flooring, for a clean, crisp, modern look to match the living room. The finishing touches included a set of geometric table objects, comfortable throw rugs, and plush high-shine pillows. The final result is a fully functional living room for this family of four.

Although originally intended as an outdoor piece, the bench is at home in the couple's living room. Porter found the bench at High Point and adorned it with custom pillows. This simplicity of design defines a new direction for the Bryan home, proving that minimal decor needn't mean cool and austere. The homeowners of this California Cottage wanted a beach vibe in their 1700 sq. ft. home. They wanted to make the most of their spaces by widening doorways, adding wood floors throughout the house, and adding a skylight. The family room opens up from the kitchen and then again onto the back, screened in porch for an open floor plan that makes a cottage home seem wide open. The gray walls with transom windows and white trim are soothing; the brick fireplace with white surround is a stunning focal point. The hardwood floors set off the room. And then we have the ceiling - wow, what a ceiling - washed butt board and coffered. What a great gathering place for family and friends.

The Portoghesi design features Italianate architecture with picturesque detailing and bountiful amenities. The first floor includes generously sized common areas, a bowed window bay and an owner’s suite for convenient one-level living. The paneled study, conveniently located off the foyer, connects to a full bath and easily converts to a second suite if necessary. The second floor features three bedrooms, two full baths and a loft complete with kitchenette. The outdoor rooms are a focal point throughout the house: the second floor has sweeping views from the front deck and side balcony while the first floor has multiple access points to the streetscape via the living room, dining room and owner’s suite.

The Parkgate was designed from the inside out to give homage to the past. It has a welcoming wraparound front porch and, much like its ancestors, a surprising grandeur from floor to floor. The stair opens to a spectacular window with flanking bookcases, making the family space as special as the public areas of the home. The formal living room is separated from the family space, yet reconnected with a unique screened porch ideal for entertaining. The large kitchen, with its built-in curved booth and large dining area to the front of the home, is also ideal for entertaining. The back hall entry is perfect for a large family, with big closets, locker areas, laundry home management room, bath and back stair. The home has a large master suite and two children's rooms on the second floor, with an uncommon third floor boasting two more wonderful bedrooms. The lower level is every family’s dream, boasting a large game room, guest suite, family room and gymnasium with 14-foot ceiling. The main stair is split to give further separation between formal and informal living. The kitchen dining area flanks the foyer, giving it a more traditional feel. This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet. This Houston kitchen remodel turned an outdated bachelor pad into a contemporary dream fit for newlyweds. The client wanted a contemporary, somewhat commercial look, but also something homey with a comfy, family feel. And they couldn't go too contemporary, since the style of the home is so traditional. The clean, contemporary, white-black-and-grey color scheme is just the beginning of this transformation from the previous kitchen, The revamped 20-by-15-foot kitchen and adjoining dining area also features new stainless steel appliances by Maytag, lighting and furnishings by Restoration Hardware and countertops in white Carrara marble and Absolute Black honed granite. The paneled oak cabinets are now painted a crisp, bright white and finished off with polished nickel pulls. The center island is now a cool grey a few shades darker than the warm grey on the walls. On top of the grey on the new sheetrock, previously covered in a camel-colored textured paint, is Sherwin Williams' Faux Impressions sparkly "Striae Quartz Stone." Ho-hum 12-inch ceramic floor tiles with a western motif border have been replaced with grey tile "planks" resembling distressed wood. An oak-paneled flush-mount light fixture has given way to recessed lights and barn pendant lamps in oil rubbed bronze from Restoration Hardware. And the section housing clunky upper and lower banks of cabinets between the kitchen an dining area now has a sleek counter-turned-table with custom-milled legs. At first, the client wanted to open up that section altogether, but then realized they needed more counter space. The table - a continuation of the granite countertop - was the perfect solution. Plus, it offered space for extra seating. The black, high-back and low-back bar stools are also from Restoration Hardware - as is the new round chandelier and the dining table over which it hangs. Outdoor Homescapes of Houston also took out a wall between the kitchen and living room and remodeled the adjoining living room as well. A decorative cedar beam stained Minwax Jacobean now spans the ceiling where the wall once stood. The oak paneling and stairway railings in the living room, meanwhile, also got a coat of white paint and new window treatments and light fixtures from Restoration Hardware. Staining the top handrailing with the same Jacobean dark stain, however, boosted the new contemporary look even more. The outdoor living space also got a revamp, with a new patio ceiling also stained Jacobean and new outdoor furniture and outdoor area rug from Restoration Hardware. The furniture is from the Klismos collection, in weathered zinc, with Sunbrella fabric in the color "Smoke."

Situated on one of the most prestigious streets in the distinguished neighborhood of Highland Park, 3517 Beverly is a transitional residence built by Robert Elliott Custom Homes. Designed by notable architect David Stocker of Stocker Hoesterey Montenegro, the 3-story, 5-bedroom and 6-bathroom residence is characterized by ample living space and signature high-end finishes. An expansive driveway on the oversized lot leads to an entrance with a courtyard fountain and glass pane front doors. The first floor features two living areas — each with its own fireplace and exposed wood beams — with one adjacent to a bar area. The kitchen is a convenient and elegant entertaining space with large marble countertops, a waterfall island and dual sinks. Beautifully tiled bathrooms are found throughout the home and have soaking tubs and walk-in showers. On the second floor, light filters through oversized windows into the bedrooms and bathrooms, and on the third floor, there is additional space for a sizable game room. There is an extensive outdoor living area, accessed via sliding glass doors from the living room, that opens to a patio with cedar ceilings and a fireplace.

A lovely French Provencal styled home adorned with reclaimed antique limestone floors.
