The 1,750-square foot Manhattan Beach bungalow is home to two humans and three dogs. Originally built in 1929, the bungalow had undergone various renovations that convoluted its original Moorish style. We gutted the home and completely updated both the interior and exterior. We opened the floor plan, rebuilt the ceiling with reclaimed hand-hewn oak beams and created hand-troweled plaster walls that mimicked the construction and look of the original walls. We also rebuilt the living room fireplace by hand, brick-by-brick, and replaced the generic roof tiles with antique handmade clay tiles. We returned much of this 3-bed, 2-bath home to a more authentic aesthetic, while adding modern touches of luxury, like radiant-heated floors, bi-fold doors that open from the kitchen/dining area to a large deck, and a custom steam shower, with Moroccan-inspired tile and an antique mirror. The end result is evocative luxury in a compact space.

This Boulder, Colorado remodel by fuentesdesign demonstrates the possibility of renewal in American suburbs, and Passive House design principles. Once an inefficient single story 1,000 square-foot ranch house with a forced air furnace, has been transformed into a two-story, solar powered 2500 square-foot three bedroom home ready for the next generation. The new design for the home is modern with a sustainable theme, incorporating a palette of natural materials including; reclaimed wood finishes, FSC-certified pine Zola windows and doors, and natural earth and lime plasters that soften the interior and crisp contemporary exterior with a flavor of the west. A Ninety-percent efficient energy recovery fresh air ventilation system provides constant filtered fresh air to every room. The existing interior brick was removed and replaced with insulation. The remaining heating and cooling loads are easily met with the highest degree of comfort via a mini-split heat pump, the peak heat load has been cut by a factor of 4, despite the house doubling in size. During the coldest part of the Colorado winter, a wood stove for ambiance and low carbon back up heat creates a special place in both the living and kitchen area, and upstairs loft. This ultra energy efficient home relies on extremely high levels of insulation, air-tight detailing and construction, and the implementation of high performance, custom made European windows and doors by Zola Windows. Zola’s ThermoPlus Clad line, which boasts R-11 triple glazing and is thermally broken with a layer of patented German Purenit®, was selected for the project. These windows also provide a seamless indoor/outdoor connection, with 9′ wide folding doors from the dining area and a matching 9′ wide custom countertop folding window that opens the kitchen up to a grassy court where mature trees provide shade and extend the living space during the summer months. This serene master bathroom design forms part of a master suite that is sure to make every day brighter. The large master bathroom includes a separate toilet compartment with a Toto toilet for added privacy, and is connected to the bedroom and the walk-in closet, all via pocket doors. The main part of the bathroom includes a luxurious freestanding Victoria + Albert bathtub situated near a large window with a Riobel chrome floor mounted tub spout. It also has a one-of-a-kind open shower with a cultured marble gray shower base, 12 x 24 polished Venatino wall tile with 1" chrome Schluter Systems strips used as a unique decorative accent. The shower includes a storage niche and shower bench, along with rainfall and handheld showerheads, and a sandblasted glass panel. Next to the shower is an Amba towel warmer. The bathroom cabinetry by Koch and Company incorporates two vanity cabinets and a floor to ceiling linen cabinet, all in a Fairway door style in charcoal blue, accented by Alno hardware crystal knobs and a super white granite eased edge countertop. The vanity area also includes undermount sinks with chrome faucets, Granby sconces, and Luna programmable lit mirrors. The historically-significant ballroom was repurposed as a family/music room, and the once-small kitchen and adjacent spaces were combined to create an open area for cooking and gathering. A compact master bath was reconfigured to maximize the use of space, and a new main floor powder room provides knee space for accessibility. The 2-Panel style interior door is strong and beautiful. Its uncomplicated style and attention to detail are reminiscent of a simpler time. It is well designed to stand up to daily use and it won’t shrink, expand or warp when exposed to the environment. This eco-friendly door is created from recycled and recovered wood fiber and also offers an especially smooth surface for painting. The stile and rail construction ensures true square corners and a field proven hardwood edge system designed to last. This interior door is built to size and is ideal for custom size openings, including hvac closets, custom cabinets and more. In addition, it is available for closets, pocket doors, barn doors and fire doors. A variety of paint choices, along with a wide selection of door knobs and levers are also available.

Our clients called us wanting to not only update their master bathroom but to specifically make it more functional. She had just had knee surgery, so taking a shower wasn’t easy. They wanted to remove the tub and enlarge the shower, as much as possible, and add a bench. She really wanted a seated makeup vanity area, too. They wanted to replace all vanity cabinets making them one height, and possibly add tower storage. With the current layout, they felt that there were too many doors, so we discussed possibly using a barn door to the bedroom. We removed the large oval bathtub and expanded the shower, with an added bench. She got her seated makeup vanity and it’s placed between the shower and the window, right where she wanted it by the natural light. A tilting oval mirror sits above the makeup vanity flanked with Pottery Barn “Hayden” brushed nickel vanity lights. A lit swing arm makeup mirror was installed, making for a perfect makeup vanity! New taller Shiloh “Eclipse” bathroom cabinets painted in Polar with Slate highlights were installed (all at one height), with Kohler “Caxton” square double sinks. Two large beautiful mirrors are hung above each sink, again, flanked with Pottery Barn “Hayden” brushed nickel vanity lights on either side. Beautiful Quartzmasters Polished Calacutta Borghini countertops were installed on both vanities, as well as the shower bench top and shower wall cap. Carrara Valentino basketweave mosaic marble tiles was installed on the shower floor and the back of the niches, while Heirloom Clay 3x9 tile was installed on the shower walls. A Delta Shower System was installed with both a hand held shower and a rainshower. The linen closet that used to have a standard door opening into the middle of the bathroom is now storage cabinets, with the classic Restoration Hardware “Campaign” pulls on the drawers and doors. A beautiful Birch forest gray 6”x 36” floor tile, laid in a random offset pattern was installed for an updated look on the floor. New glass paneled doors were installed to the closet and the water closet, matching the barn door. A gorgeous Shades of Light 20” “Pyramid Crystals” chandelier was hung in the center of the bathroom to top it all off! The bedroom was painted a soothing Magnetic Gray and a classic updated Capital Lighting “Harlow” Chandelier was hung for an updated look. We were able to meet all of our clients needs by removing the tub, enlarging the shower, installing the seated makeup vanity, by the natural light, right were she wanted it and by installing a beautiful barn door between the bathroom from the bedroom! The Entrance into this charming home on Edisto Drive is full of excitement with simple architectural details, great patterns, and colors. The Wainscoting and Soft Gray Walls welcome every pop of color introduced into this space.

This traditional primary bath is just what the client had in mind. The changes included separating the vanities to his and hers, moving the shower to the opposite wall and adding the freestanding tub. The details gave the traditional look the client wanted in the space including double stack crown, framing around the mirrors, mullions in the doors with mirrors, and feet at the bottom of the vanities. The beaded inset cabinets with glass knobs also added to make the space feel clean and special. To keep the palate clean we kept the cabinetry a soft neutral and white quartz counter and and tile in the shower. The floor tile in marble with the beige square matched perfectly with the neutral theme.
