This modern traditional home's fireplace had no mantel. Ordinarily, we would remove some of the tile to attach everything and recess the edges of the mantel inside, but with the way it had been installed cutting into the tile would have caused the whole thing to crumble and collapse. We had to scribe a hanging ledger and fit the mantel to the tile and secure it in a way that would wear for many years to come.

Custom-built in the early eighties, this contemporary home was cloaked in all brown board siding with brown windows and a cumbersome street-facing carport. The current owners had raised their family there on property that borders serene conservation land. Now they were ready for a new, brighter exterior look that would include all new windows to take in the exquisite view, unobscured by the fog of failing window seals; new siding that wouldn’t be subject to woodpecker wear and tear; a refinished screen porch; a new garage to replace the undersized carport; and new entry access. On the interior, they wanted the new, fresh vibe to extend to the design of three renovated modern bathrooms. In response, KHS proposed black-framed windows throughout in simpler configurations; fiber-cement (and PVC) exterior cladding in three textures to differentiate functions and features; a unifying light-gray and white palette teamed with clear-finished mahogany/sapele to carry across the exterior as well as the bathroom renovations; a stream-lined screen porch with cable rails; a new shed-roofed garage to resolve the exterior massing; and a new covered walkway entrance delivering those arriving into a repurposed interior space. Once the overall design was resolved, the owners elected to complete the work in phases over several years. Next came constructing the new garage and entry, which on the interior included new floor tile and a new entry wall-paneling system to conceal electrical, solar, and security panels/controls. Phase III involved installing the rest of the new windows and completing the comprehensive new exterior cladding and palette to tie the earlier phases together. To cap it off, KHS worked with the owners to select new clean-lined furnishings for the living area in colors inspired by their coastal view.

Through a comprehensive design-build renovation, this Portland metro whole-house remodel transformed a conventional suburban residence into a richly layered retreat inspired by global travel, natural materials, and timeless craftsmanship. The result is a warm, sophisticated home designed to showcase treasured artifacts and collectibles gathered from years abroad while providing modern functionality for everyday living. From the moment you enter, the home's new character unfolds through a carefully curated palette of wood, stone, and metal. Rich ebony-stained knotty alder millwork draws the eye through the entry, where a newly created mudroom replaces the former office space. Beyond a set of dramatic barn doors, a striking stone fireplace becomes the focal point of the living room, anchored by a reclaimed wood mantel and rustic ceiling beams that add warmth and architectural depth. Additional unfinished crawlspace and storage areas were reclaimed to create a private home gym, maximizing every square foot of the home's footprint. This modern-style executive home takes full advantage of the views and rocky terrain. The homeowners are retirees whose goal was to build a home that they could age in place in. Taking their needs into consideration, we created a large open concept design that takes advantage of the natural light and scenery while enabling the owners full accessibility throughout. All the primary rooms are located on the main floor with guest and additional spaces on lower floors. All door widths were increased and a roll thru shower was installed to allow for wheelchair accessibility if required in the future. The entire house is controlled by a state of the art iPad home automation system controlling media, mechanical systems, lighting & security. "Light & Bright" are the items our client wanted us to focus on, with "Light" we wanted to capture as much as natural light from the large windows as possible. As for "Bright" we kept most of the finishes grey and white and clean. Pops of colour and warm hardwood flooring tie the entire space together.
