This young family in Richmond Hill had a shallow sloping lot on a ravine with such a sharp drop that it was impractical for most backyard activities. Most family activities were restricted to the glass panelled porch, only the dog enjoyed running around on the lawn. Betz provided a solution and helped to secure conservation approval for a four-foot retaining wall to level the area for a pool and patio.

Riad Zasha: Middle Eastern Beauty at the Beach Private Residence / Alys Beach, Florida Architect: Khoury & Vogt Architects Builder: Alys Beach Construction --- “Riad Zasha resides in Alys Beach, a New Urbanist community along Scenic Highway 30-A in the Florida Panhandle,” says the design team at Khoury & Vogt Architects (KVA), the town architects of Alys Beach. “So named by the homeowner, who came with an explicit preference for something more exotic and Middle Eastern, the house evokes Moroccan and Egyptian influences spatially and decoratively while maintaining continuity with its surrounding architecture, all of which is tightly coded.” E. F. San Juan furnished Weather Shield impact-rated windows and doors, a mahogany impact-rated front door, and all of the custom exterior millwork, including shutters, screens, trim, handrails, and gates. The distinctive tower boasts indoor-outdoor “Florida room” living spaces caged in beautiful wooden mashrabiya grilles created by our team. The execution of this incredible home by the professionals at Alys Beach Construction and KVA resulted in a landmark residence for the town. Challenges: “Part of [the Alys Beach] coding, along with the master plan itself, dictated that a tower mark the corner of the lot,” says KVA. “Aligning this with the adjoining park to the south reinforces the axiality of each and locks the house into a greater urban whole.” The sheer amount of custom millwork created for this house made it a challenge, but a welcome one. The unique exterior called for wooden details everywhere, from the shutters to the handrails, mouldings and trim, roof decking, courtyard gates, ceiling panels for the Florida rooms, loggia screen panels, and more—but the tower was the standout element. The homeowners’ desire for Middle Eastern influences was met through the wooden mashrabiya (or moucharaby) oriel-style wooden latticework enclosing the third-story tower living space. Creating this focal point was some of our team’s most unique work to date, requiring the ultimate attention to detail, precision, and planning. The location close to the Gulf of Mexico also dictated that we partner with our friends at Weather Shield on the impact-rated exterior windows and doors, and their Lifeguard line was perfect for the job. The mahogany impact-rated front door also combines safety and security with beauty and style. Solution: Working closely with KVA and Alys Beach Construction on the timeline and planning for our custom wood products, windows, and doors was monumental to the success of this build. The amount of millwork produced meant our team had to carefully manage their time while ensuring we provided the highest quality of detail and work. The location south of Scenic Highway 30-A, steps from the beach, also meant deciding with KVA and Alys Beach Construction what materials should be used for the best possible production quality and looks while adhering to coding and standing the test of time in the harsh Gulfside elements such as high winds, humidity, and salt. The tower elements alone required the utmost care for building and installation. It was truly a test of skill for our team and Alys Beach Construction to create the corbels and other support pieces that would hold up the wooden oriel windows and latticework screens. Nestled perfectly along a mountainside in the North Scottsdale Estancia Community, with views of Pinnacle Peak, and the Valley below, this landscape design honors the surrounding desert and the contemporary architecture of the home. A meandering driveway ascends the hillside to an auto court area where we placed mature cactus and yucca specimens. In the back, terracing was used to create interest and support from the intense hillside. We brought in mass boulders to retain the slope, while adding to the existing terrain. A succulent garden was placed in the terraced hillside using unique and rare species to enhance the surrounding native desert. A vertical fence of well casing rods was installed to preserve the view, while still securing the property. An infinity edge, glass tile pool is the perfect extension of the contemporary home. A new homeowner of a beautiful Mediterranean style home requested a pool combining a variety of outdoor living amenities. The request included an infinity edge pool and spa that would accommodate an area for a volleyball net, bar top, and fire pit all within a natural environment; and of course, a budget. Needless to say, it was a challenging process combining all of these requests and blending them into a space dedicated for a pool that led us to the aquatic environment seen in these images. The project resulted in building a large free form pool with strong classical lines, shapes, and symmetry. The shape allows the pool to blend within the natural environment as well as continue to be a strong architectural element that compliments the beauty of the Mediterranean home. The infinity edge spa includes 14 waterway jets with the nearest possible equipment location that is more than 100’ away. The pool was not only an aesthetic design challenge but also required mutual respect for the project’s complex hydraulic and construction details. In the process of construction, the homeowner decided the infinity edge basin should also be designed to function as a secondary spa. This secondary basin/spa can be used in large entertaining situations or if the family wants to take advantage of the fire pit while soaking. The glass tile was selected to magnify the beauty of the infinity edge spa and the overall design. The vessel was carefully cleaned and sealed to minimize efflorescence and staining that typically occurs over time. The decorative pedestals and urns seen around the pool edge are equipped for irrigation and drainage to allow for ease of year around maintenance and combine the elegance of the landscape with the hardscape. Karen was an existing client of ours who was tired of the crowded and cluttered laundry/mudroom that did not work well for her young family. The washer and dryer were right in the line of traffic when you stepped in her back entry from the garage and there was a lack of a bench for changing shoes/boots. Planning began… then along came a twist! A new puppy that will grow to become a fair sized dog would become part of the family. Could the design accommodate dog grooming and a daytime “kennel” for when the family is away? Having two young boys, Karen wanted to have custom features that would make housekeeping easier so custom drawer drying racks and ironing board were included in the design. All slab-style cabinet and drawer fronts are sturdy and easy to clean and the family’s coats and necessities are hidden from view while close at hand. The selected quartz countertops, slate flooring and honed marble wall tiles will provide a long life for this hard working space. The enameled cast iron sink which fits puppy to full-sized dog (given a boost) was outfitted with a faucet conducive to dog washing, as well as, general clean up. And the piece de resistance is the glass, Dutch pocket door which makes the family dog feel safe yet secure with a view into the rest of the house. Karen and her family enjoy the organized, tidy space and how it works for them.

This august negative edge pool was built between a rock and a hard place. We built the pool on a steep topographical slope. I decided to build a radius footing under the radius weir wall prior to building the pool. We installed vertical rebar precisely where we would build the radius weir wall so that we could secure the weir wall to the footing. We used all indigenous stone on the veneers. The excavation required a fair amount of rock hammering. Every bit of rock was used on site. If you note the rim, it is composed of a field stone that was chiseled on site to produce a smooth, level and even spill. From downhill, the pool is equally spectacular in that all the walls are finished with indigenous field stone. This project was designed in house. Because of the topographical slope, the landscape begged for a negative edge. The home owner wanted a naturalistic setting. The indigenous veneer stone was used on all walls and rim coping. The patio is composed of Norwegian Buff stone, which is a natural cleft green, gold, brown hard stone but soft in color. The coping was bull nosed in order to soften the long lines. This pool is harmonious with the whole mature landscape. The vista from the pool was focused on the landscape afar and the reservoir. The home owner said to me that the project was dead if we had to cut down trees. I was forced to work around run of the mill evergreens. We were facing a wetland setback to one side, a rear yard setback to another side and a customer who insisted that we not cut down trees. I personally appeared before the Zoning Board of Appeals to argue the case that we needed relief because of constraints some real and imposed. I positioned and designed the pool on a steep slope because there were no trees. Once I committed the design to the steep slope, I incorporated all of the natural landscape settings into the poolscape.The pool is detached from the home. We build numerous natural steps to transition from house elevation to pool elevation. From the house the steps are less formal. As the walkway meanders through the wooded tree setting, the pathway was designed to be casual and inviting in order to create a garden space that was independent of the poolscape below but tangent. As you approach the pool, we built a structured all natural stone and Norwegian Buff grand stair with piers and lights that opens up to the poolscape. We incorporated a simple cabana and outdoor kitchen. We built wing walls on the far side to accentuate the rim of the negative edge and to provide a safety barrier between the patio and the elevation below. In the wing walls, there are fountains that are cascading opposite to the negative edge. The catch pool is 5 above grade and finished in indigenous stone. We specifically designed the catch pool walls to satisfy the barrier requirement into the catch pool.
