Riad Zasha: Middle Eastern Beauty at the Beach Private Residence / Alys Beach, Florida Architect: Khoury & Vogt Architects Builder: Alys Beach Construction --- “Riad Zasha resides in Alys Beach, a New Urbanist community along Scenic Highway 30-A in the Florida Panhandle,” says the design team at Khoury & Vogt Architects (KVA), the town architects of Alys Beach. “So named by the homeowner, who came with an explicit preference for something more exotic and Middle Eastern, the house evokes Moroccan and Egyptian influences spatially and decoratively while maintaining continuity with its surrounding architecture, all of which is tightly coded.” E. F. San Juan furnished Weather Shield impact-rated windows and doors, a mahogany impact-rated front door, and all of the custom exterior millwork, including shutters, screens, trim, handrails, and gates. The distinctive tower boasts indoor-outdoor “Florida room” living spaces caged in beautiful wooden mashrabiya grilles created by our team. The execution of this incredible home by the professionals at Alys Beach Construction and KVA resulted in a landmark residence for the town. Challenges: “Part of [the Alys Beach] coding, along with the master plan itself, dictated that a tower mark the corner of the lot,” says KVA. “Aligning this with the adjoining park to the south reinforces the axiality of each and locks the house into a greater urban whole.” The sheer amount of custom millwork created for this house made it a challenge, but a welcome one. The unique exterior called for wooden details everywhere, from the shutters to the handrails, mouldings and trim, roof decking, courtyard gates, ceiling panels for the Florida rooms, loggia screen panels, and more—but the tower was the standout element. The homeowners’ desire for Middle Eastern influences was met through the wooden mashrabiya (or moucharaby) oriel-style wooden latticework enclosing the third-story tower living space. Creating this focal point was some of our team’s most unique work to date, requiring the ultimate attention to detail, precision, and planning. The location close to the Gulf of Mexico also dictated that we partner with our friends at Weather Shield on the impact-rated exterior windows and doors, and their Lifeguard line was perfect for the job. The mahogany impact-rated front door also combines safety and security with beauty and style. Solution: Working closely with KVA and Alys Beach Construction on the timeline and planning for our custom wood products, windows, and doors was monumental to the success of this build. The amount of millwork produced meant our team had to carefully manage their time while ensuring we provided the highest quality of detail and work. The location south of Scenic Highway 30-A, steps from the beach, also meant deciding with KVA and Alys Beach Construction what materials should be used for the best possible production quality and looks while adhering to coding and standing the test of time in the harsh Gulfside elements such as high winds, humidity, and salt. The tower elements alone required the utmost care for building and installation. It was truly a test of skill for our team and Alys Beach Construction to create the corbels and other support pieces that would hold up the wooden oriel windows and latticework screens. Private Residence / Alys Beach, Florida Architect: Eric Watson Builder: Hufham Farris Construction Working with Hufham Farris Construction and architect Eric Watson on this beautiful and unique Alys Beach residence, we supplied a custom E. F. San Juan front entry door, custom interior windows for the wine cellar, custom exterior gates, exterior railings, exterior paneling and trim, and the magnificent Loewen® windows and doors that make a statement the moment you see the home. Challenges: Due to our limited production capacity in the wake of Hurricane Michael, providing custom millwork for this home was challenging, but our team was happy and proud to return to work after such a disaster. The primary challenge on this gorgeous 5,050-plus-square-foot residence designed by Eric Watson was the vaulted two-story wall of windows that comprises most of the facade. Another feature of this home is the incredible 600-bottle wine cellar on the first floor. Watson wanted this amenity to be a focal point for residents and guests, with large glass windows looking into the cellar from a hallway at the front of the house. Due to the delicate nature of wine and the need to protect the bottles from sunlight, this meant creating custom windows that would block the light while still allowing a view of the cellar from the outside. E. F. San Juan provided these custom windows that filter UV light and are airtight to keep out moisture and regulate the cellar’s temperature. Solution: We worked closely with our trusted partners at Loewen to supply the large, impact-rated windows for the home’s grand facade and throughout the property, along with exterior doors leading to the courtyard, balconies, and other outdoor living spaces. The E. F. San Juan team also created the accompanying millwork and matching exterior trim, railings, and more. Providing privacy, security, and beauty, the front entry door and driveway gates were also made by E. F. San Juan. This new-build home, completed in 2020, exudes the quintessential luxury and unique design acumen of Alys Beach. It was recently sold by agent Matt McGuire of Scenic Sotheby’s International Realty for $7.2 million—a record-breaking sale for residences north of Scenic Highway 30-A in the coastal South Walton area of Northwest Florida. Choosing to abandon uniformity in your kitchen can be a great choice if you're looking to opt out of a monochrome aesthetic. Two-toned kitchen cabinets add visual interest and contrast while drawing focus to different features within the space. Designs utilizing two-toned cabinets have become very popular in recent years and it's not a trend that will be fading out any time soon. Our clients opted for a combination of Earl Grey and Macchiato Classic cabinetry in their two-toned kitchen. The large island with its second faucet, sink, microwave drawer and lower storage is the focal point of the room and a great work surface for food prep and entertaining. A vertical pull out PowerDock was installed into the top of the island for plugging in kitchen tools, phones and laptops. Dolomite Marble subway tile and Brunello quartz countertops brighten up the kitchen and balance out the tone of the cabinets creating a light and airy feel. The addition of contrasting touches such as the Honey Bronze, Flat Black hardware and Champaign Bronze faucets, accessories the room beautifully. The subdued and sophisticated style of this two-toned kitchen is exquisite and shows the various ways that two-tone cabinets can be versatile and appealing. Some of the other areas that were remodeled in this home included the complete overhaul of the existing stair well, a guest bath and laundry area. The guest bath has beautiful vanity cabinets in Celest finish, Monochrome Lotus Deco tile and very reflective Midnight Dots in the shower floor and niche. The combination of all three give a striking white, blue and black design that will inspire and show that you can use pattern and texture in small spaces. A twenty four inch wall mounted shower seat can be lifted and secured when in use and tucked away to allow access out of the shower. A pocket door from the guest bathroom provides a second access point to the hallway with the laundry that has also been revamped with the same style and finish of cabinetry.

VISION AND NEEDS: Homeowner sought a ‘retreat’ outside of NY that would have water views and offer options for entertaining groups of friends in the house and by pool. Being a car enthusiast, it was important to have a multi-car-garage. MCHUGH SOLUTION: The client sought McHugh because of our recognizable modern designs in the area. We were up for the challenge to design a home with a narrow lot located in a flood zone where views of the Toms River were secured from multiple rooms; while providing privacy on either side of the house. The elevated foundation offered incredible views from the roof. Each guest room opened up to a beautiful balcony. Flower beds, beautiful natural stone quarried from West Virginia and cedar siding, warmed the modern aesthetic, as you ascend to the front porch.

Michelle and Dominic had purchased their home in Wake Forest several years earlier with the idea in mind that it would serve as a family-centric place where they could gather with extended family. Situated in a quiet residential neighborhood with large lots, it was the perfect place for them to raise and home school their 4 children. As their family grew, the children’s daily activities were split between the 1st and 2nd floors, making it difficult to coordinate activities amongst them all. And their extended family get-togethers had become cramped and increasingly difficult to accommodate everyone comfortably. They were in need of added living space that could serve their family’s needs as well as provide extra entertaining areas to host family gatherings. With our experience in helping homeowners secure financing for their Home Improvement projects, we worked with Dominic and Michelle to prepare all of the necessary documentation required to apply for an FHA 203K Home Renovation loan. As a result, they were able to finance the full cost of the construction of their new Family Room Addition. Our solution was to add a 1st floor living space that harmonized with the existing floor plan and décor, was central to the existing Kitchen, and flexible enough to facilitate large groups and accommodate the whole family’s daily activities and access to the outdoors. As a result of their newly added flexible living area, they are now able to comfortably gather with their extended family as well accommodate the whole family’s needs, giving them the opportunity spend more quality time with their family and friends. Challenge As part-time residents of this Bonita Springs home, our clients were looking to update their outdoor entertainment area. They also planned to be away for the summer during the remodel and needed their renovation project to be finished prior to their return for the winter. Their needs included: Changing the color pallet to a monochromatic scheme, removing the yellow brick pavers, adding an outdoor kitchen area, adding an outdoor fireplace, resurfacing the pool and updating the tile, installing a new screen enclosure, and creating privacy from the neighbors, particularly the main sitting areas, pool and outdoor kitchen. Although there was already a 1,221 sq. ft. lanai under the roof, it lacked functionality needed by the homeowners. Most of its amenities were located at one end of the lanai, and lacked privacy that the homeowners valued. Solution The final project design required two additions to the lanai area adding an accumulative 265 sq. ft. to the existing space expanding their sitting area and accommodating a much-needed outdoor kitchen. The new additions also needed to blend with the home’s existing style. Addition #1—Sitting Area: The first addition added approximately 145 sq. ft. to the end of the lanai. This allowed Progressive Design Build to tie into the existing gable room for the new space and create privacy from the neighbors. Addition #2—Outdoor Kitchen: The second addition was a bump out that added approximately 120 sq. ft. to the end of the house close to the interior kitchen. This allowed the client to add an outdoor over and 52” Viking grill (with a side burner) to their outdoor living space. Other amenities included a new sink and under counter fridge, granite countertops, tumbled stone stile and Cypress cabinetry, custom-fabricated with marine grade plywood boxes and marine grade finishes to withstand moisture, common in the Bonita Bay community. Special attention was given to the preparation area on either side of the stove, the landing area next to the oven and the serving counter behind the bar. Bar seating was added to the outdoor kitchen, allowing guests to visit with the cook comfortably and easily. Brick Pavers During the design phase, we discovered that the original brick pavers were set in sand, with no concrete pad below. Consequently, the retaining wall and several pavers were starting to fail, caused by the shifting sands. To remedy the problem, we installed a new concrete deck and laid new nonslip pavers on top of the deck—ideal for wet area applications. Pool Renovations To dramatically improve the enjoyment and ambiance of their pool, Progressive Design Build completely re-plumbed it, putting in additional lighting and new water features. New decorative pool tile, coping, and a paver deck were also installed around the pool. The pool finish chosen by our clients was a nice tropical blue color. Screen Enclosure A new screen enclosure was installed in compliance with new local building codes, making it more stable and solid than the existing one. The color change from white to bronze coordinated well with the homeowners’ new color scheme; and the location of the service door and stairs provided convenient access to the new pool equipment. Results This project was completed on time and within budget before these homeowners returned for their winter holiday. They were thrilled with the weekly communication, which included two-way phone calls and email photo sharing. They always knew where their project was in the construction process and what was happening at all times—providing security and peace of mind.
