Private Residence / Santa Rosa Beach, Florida Architect: Savoie Architects Builder: Davis Dunn Construction The owners of this lovely, wooded five-parcel site on Choctawhatchee Bay wanted to build a comfortable and inviting home that blended in with the natural surroundings. They also wanted the opportunity to bring the outside indoors by allowing ample natural lighting through windows and expansive folding door systems that they could open up when the seasons permitted. The windows on the home are custom made and impact-rated by our partners at Loewen in Steinbach, Canada. The natural wood exterior doors and transoms are E. F. San Juan Invincia® impact-rated products. Edward San Juan had worked with the home’s interior designer, Erika Powell of Urban Grace Interiors, showing her samples of poplar bark siding prior to the inception of this project. This product was historically used in Appalachia for the exterior siding of cabins; Powell loved the product and vowed to find a use for it on a future project. This beautiful private residence provided just the opportunity to combine this unique material with other natural wood and stone elements. The interior wood beams and other wood components were sourced by the homeowners and made a perfect match to create an unobtrusive home in a lovely natural setting. Challenges: E. F. San Juan’s main challenges on this residential project involved the large folding door systems, which opened up interior living spaces to those outdoors. The sheer size of these door systems made it necessary that all teams work together to get precise measurements and details, ensuring a seamless transition between the areas. It was also essential to make sure these massive door systems would blend well with the home’s other components, with the reflection of nature and a rustic look in mind. All elements were also impact-rated to ensure safety and security in any coastal storms. Solution: We worked closely with the teams from Savoie, Davis Dunn, and Urban Grace to source the impact-rated folding doors from Euro-Wall Systems and create the perfect transition between nature and interior for this rustic residence on the bay. VISION AND NEEDS: Homeowner sought a ‘retreat’ outside of NY that would have water views and offer options for entertaining groups of friends in the house and by pool. Being a car enthusiast, it was important to have a multi-car-garage. MCHUGH SOLUTION: The client sought McHugh because of our recognizable modern designs in the area. We were up for the challenge to design a home with a narrow lot located in a flood zone where views of the Toms River were secured from multiple rooms; while providing privacy on either side of the house. The elevated foundation offered incredible views from the roof. Each guest room opened up to a beautiful balcony. Flower beds, beautiful natural stone quarried from West Virginia and cedar siding, warmed the modern aesthetic, as you ascend to the front porch.

The views from this Big Sky home are captivating! And can we just say, the custom Meridian Speakers are absolutely marvelous! They truly function as an anchor in the space aesthetically while delivering an exceptional listening experience.

Challenge As part-time residents of this Bonita Springs home, our clients were looking to update their outdoor entertainment area. They also planned to be away for the summer during the remodel and needed their renovation project to be finished prior to their return for the winter. Their needs included: Changing the color pallet to a monochromatic scheme, removing the yellow brick pavers, adding an outdoor kitchen area, adding an outdoor fireplace, resurfacing the pool and updating the tile, installing a new screen enclosure, and creating privacy from the neighbors, particularly the main sitting areas, pool and outdoor kitchen. Although there was already a 1,221 sq. ft. lanai under the roof, it lacked functionality needed by the homeowners. Most of its amenities were located at one end of the lanai, and lacked privacy that the homeowners valued. Solution The final project design required two additions to the lanai area adding an accumulative 265 sq. ft. to the existing space expanding their sitting area and accommodating a much-needed outdoor kitchen. The new additions also needed to blend with the home’s existing style. Addition #1—Sitting Area: The first addition added approximately 145 sq. ft. to the end of the lanai. This allowed Progressive Design Build to tie into the existing gable room for the new space and create privacy from the neighbors. Addition #2—Outdoor Kitchen: The second addition was a bump out that added approximately 120 sq. ft. to the end of the house close to the interior kitchen. This allowed the client to add an outdoor over and 52” Viking grill (with a side burner) to their outdoor living space. Other amenities included a new sink and under counter fridge, granite countertops, tumbled stone stile and Cypress cabinetry, custom-fabricated with marine grade plywood boxes and marine grade finishes to withstand moisture, common in the Bonita Bay community. Special attention was given to the preparation area on either side of the stove, the landing area next to the oven and the serving counter behind the bar. Bar seating was added to the outdoor kitchen, allowing guests to visit with the cook comfortably and easily. Brick Pavers During the design phase, we discovered that the original brick pavers were set in sand, with no concrete pad below. Consequently, the retaining wall and several pavers were starting to fail, caused by the shifting sands. To remedy the problem, we installed a new concrete deck and laid new nonslip pavers on top of the deck—ideal for wet area applications. Pool Renovations To dramatically improve the enjoyment and ambiance of their pool, Progressive Design Build completely re-plumbed it, putting in additional lighting and new water features. New decorative pool tile, coping, and a paver deck were also installed around the pool. The pool finish chosen by our clients was a nice tropical blue color. Screen Enclosure A new screen enclosure was installed in compliance with new local building codes, making it more stable and solid than the existing one. The color change from white to bronze coordinated well with the homeowners’ new color scheme; and the location of the service door and stairs provided convenient access to the new pool equipment. Results This project was completed on time and within budget before these homeowners returned for their winter holiday. They were thrilled with the weekly communication, which included two-way phone calls and email photo sharing. They always knew where their project was in the construction process and what was happening at all times—providing security and peace of mind.

Private Residence / Alys Beach, Florida Architect: Eric Watson Builder: Hufham Farris Construction Working with Hufham Farris Construction and architect Eric Watson on this beautiful and unique Alys Beach residence, we supplied a custom E. F. San Juan front entry door, custom interior windows for the wine cellar, custom exterior gates, exterior railings, exterior paneling and trim, and the magnificent Loewen® windows and doors that make a statement the moment you see the home. Challenges: Due to our limited production capacity in the wake of Hurricane Michael, providing custom millwork for this home was challenging, but our team was happy and proud to return to work after such a disaster. The primary challenge on this gorgeous 5,050-plus-square-foot residence designed by Eric Watson was the vaulted two-story wall of windows that comprises most of the facade. Another feature of this home is the incredible 600-bottle wine cellar on the first floor. Watson wanted this amenity to be a focal point for residents and guests, with large glass windows looking into the cellar from a hallway at the front of the house. Due to the delicate nature of wine and the need to protect the bottles from sunlight, this meant creating custom windows that would block the light while still allowing a view of the cellar from the outside. E. F. San Juan provided these custom windows that filter UV light and are airtight to keep out moisture and regulate the cellar’s temperature. Solution: We worked closely with our trusted partners at Loewen to supply the large, impact-rated windows for the home’s grand facade and throughout the property, along with exterior doors leading to the courtyard, balconies, and other outdoor living spaces. The E. F. San Juan team also created the accompanying millwork and matching exterior trim, railings, and more. Providing privacy, security, and beauty, the front entry door and driveway gates were also made by E. F. San Juan. This new-build home, completed in 2020, exudes the quintessential luxury and unique design acumen of Alys Beach. It was recently sold by agent Matt McGuire of Scenic Sotheby’s International Realty for $7.2 million—a record-breaking sale for residences north of Scenic Highway 30-A in the coastal South Walton area of Northwest Florida. This is a wall-mounted closet created using the Victory Closets patented, parts-based, self-locking system (US Patent No. 9,282,816). After securing a single support rail to the wall, there were no other tools or fasteners needed to assemble/install this closet system. Closet dimensions are 6 ft wide x 22 ft long. The customer wanted an affordable solution that would allow them the flexibility to adjust their layout and adapt it to future lifestyle changes, making Victory Closets the perfect fit for the customer's needs. This was a new home build, and the customer did not want a floor-mounted product that would rest on their new flooring and cover up the baseboard trim. Due to the long/narrow space and 10-foot high ceilings, we chose a white finish to help keep the closet feeling bright and spacious. The customer requested a shared his/her closet with a mix of hanging lengths, shoe storage, hamper and drawers.
