We recently completed a development project in the Pemberton Heights area of North Vancouver. These 2 houses were built to benefit the long-term durability through the selection of efficient materials and process which will give a longer lifespan with lower maintenance and energy costs. This project was a perfect fit for us to assist in the design and execute the construction while working with some outstanding clients and consultants. A win for all of us! 
The original home was recycled hitting our target goals of 90%, leading way to a couple of stealth looking homes with performance levels right there with the best of them. Our mechanical engineer designed the mechanical systems to achieve maximum efficiency and hit our internal target goals that we have set for ourselves in accordance with our Vision here at Naikoon. These homes came in at EnerGuide score of 85% which can also be referenced in GJ with a score of 54GJ. To give you an idea of how this rating relates to an average home of this size, these 2 beauties on Mackay are about 80% more efficient. The main components in the design and equipment selection that leads to this are:
1) Space heating and Cooling
2) Water Heating
3) Lights and Appliances
4) Wall assemblies and insulation

Like all of our projects, we take pride in looking at the small details of the house. Things like, insulated water lines, domestic hot water heat recovery units, electric car plug-ins, solar power ready, extensive use of environmentally friendly materials, hot water heat pumps and stringent testing and inspection point along the way, led to a successful completion of 2 certified high-performance homes with Built Green Platinum and EnergyStar certifications. The guest bathroom features a custom vanity in Select Poplar with a River Rock finish that brings warmth against the dark green wainscoting and patterned wallpaper above. An arched frameless mirror sits between white sconces while a wall-mounted faucet in polished nickel keeps the marble countertop clear. The combination of stained wood, painted millwork and layered pattern gives this smaller bathroom its own identity within the home.

The first thing you notice about this property is the stunning views of the mountains, and our clients wanted to showcase this. We selected pieces that complement and highlight the scenery. Our clients were in love with their brown leather couches, so we knew we wanted to keep them from the beginning. This was the focal point for the selections in the living room, and we were able to create a cohesive, rustic, mountain-chic space. The home office was another critical part of the project as both clients work from home. We repurposed a handmade table that was made by the client’s family and used it as a double-sided desk. We painted the fireplace in a gorgeous green accent to make it pop. Finding the balance between statement pieces and statement views made this project a unique and incredibly rewarding experience. The Chairish Villa at The Colony is a celebration of authentic Palm Beach style, reimagined for today’s tastemaking and affluent guests. As America’s premier emporium for vintage and antique furnishings, Chairish is known for serving up historical design expertise with heaping sides of high/low chic and playful irreverence. Likewise, the Colony is celebrated the world over as a vintage mecca with a 100-year history of tastemaking residents. This spirit of play guided our design approach, and the Chairish Villa fearlessly mixes historically significant, Palm Beach specific design themes with modern additions like contemporary art, mid-century furnishings and sophisticated layering to delight The Colony’s fashionable clientele. Chinoiserie motifs, animalia details, wicker, rattan, and breezy hues abound. Palm Beach is a famed treasure trove of vintage and antique furnishings, offered by an extensive community of expert local purveyors. Almost all the furnishings selected by Chairish for the project were locally sourced from Chairish dealers within 5 miles from the hotel, making The Chairish Villa at The Colony both a fashionable and sustainable destination. We used matching archival wallpaper and fabric pairings. This approach was specifically inspired by the Yellow Roses Room at the Flagler Mansion, and we sourced our textile, wallpaper, and trim pairings exclusively from our partner Schumacher Hospitality. Schumacher’s Del Tesoro pattern, based on a 19th-century French document, served as the project’s overall jumping off point. We also used Hydrangea Drape, which was inspired by a design of Hobe Erwin. The villa features over 40 pieces of art: largely comprised of contemporary works from 20 artists from around the world, half of which were tapped to create original works specific to the space. This impressive showing is complemented by a small selection of vintage artwork as well. Noteworthy Artists include: Liz Marsh, Hope Olson, Brock DeBoer, Lia Burke Libaire, Venetia Syms, Ron Giusti, and Virginia Chamlee, among others. This uniquely designed home in Seattle, Washington recently underwent a dramatic transformation that provides both a fresh new aesthetic and improved functionality. Renovations on this home went above and beyond the typical “face-lift” of the home remodel project and created a modern, one-of-a-kind space perfectly designed to accommodate the growing family of the homeowners. Along with creating a new aesthetic for the home, constructing a dwelling that was both energy efficient and ensured a high level of comfort were major goals of the project. To this end, the homeowners selected A5h Windows and Doors with triple-pane glazing which offers argon-filled, low-E coated glass and warm edge spacers within an all-aluminum frame. The hidden sash option was selected to provide a clean and modern aesthetic on the exterior facade. Concealed hinges allow for a continuous air seal, while premium stainless-steel handles offer a refined contemporary touch.

Slab style painted and veneer kitchen in Benjamin Moore Sheeps Wool with engineered teak cabinets and quartz counter tops. The teak wall features closet cabinetry beside the back door, tall pantry with roll out shelves, narrow broom cabinet and coffee station with floating teak shelves. The shortened range wall allows natural light to into more of the space and the blue subway stacked tile adds a rich addition of colour and shine. High lift and bi-fold cabinets plus spice pull out, internal roll outs and refuse cabinet give a terrific "behind the scenes" function space.

An historic Spanish Colonial residence built in 1925 being redesigned and furnished for a modern-day Southern California family was the challenge. The interiors of the main house needed the backgrounds set and then a timeless collection created for its furnishings. Lifestyle was always a consideration as well as the interiors relating to the strong architecture of the residence. Natural colors such as terra cotta, tans, blues, greens, old red and soft vintage shades were incorporated throughout. Our goal was to maintain the historic character of the residence combining design elements and materials considered classic in Southern California Spanish Colonial architecture. Natural fiber textiles, leathers and woven linens were the predominated upholstery choices. A 7000 square foot basement was added and furnished to provide a gym, Star Wars theater, game areas, spa area and a simulator for indoor golf and other sports. Antiques were selected throughout the world, fine art from major galleries, custom reproductions fabricated in the old-world style. Collectible carpets were selected for the reclaimed hardwood flooring in all the areas. An estancia and garden over the basement were created and furnished with old world designs and materials as reclaimed woods, terra cotta and French limestone flooring.

This new construction home project in Massachusetts showcases a timeless New Colonial style with a modern twist. Partnering closely with the builder, we guided finish selections and lighting design throughout the property. Originally brought in for the exterior details, our scope expanded as the home was completely reconstructed and reimagined. From custom kitchen cabinetry and hardware to bathroom tile combinations, every design decision was made to create a cohesive and elevated look across the open-concept main floor and beyond. A key inspiration was the original river rock columns, preserved from the property’s former structure. Our interior material palette and finish selections were chosen to complement these features, grounding the new home in its historic roots while bringing fresh character to modern living.

The living room, although beautiful architecturally, needed a fresh design to modernize it both functionally and aesthetically. We began by adding a neutral yet subtle colored patterned wallpaper by Barclay Butera to set the tone for the space. We installed modern wall sconces by Visual Comfort and a statement mirror above the fireplace to highlight the existing fireplace and make it a focal point in the room. Another key design feature we added was painting the interior of the existing built in bookcases a rich blue allowing them to really pop. The blue tone ties in perfectly to the fabric we selected throughout the space. The blue and green floral Pindler window treatments are an unexpected pattern in this otherwise linear space - it is not only beautiful but adds so much personality to the space. For the seating, we selected a pair of swivel chairs that tie into the cohesiveness of the space and allows your eye to flow from one area of the room to the next seamlessly, while also allowing the family a cozy nook and additional seating. The striped velvet Camden Chair and Ottoman by Kravet provides a stylish lounge option. The dark green leather coffee table was custom designed locally and is the perfect place to set a drink down while enjoying time in the space. This living space is now beautifully updated, functional, and can accommodate many.

The Estate by Build Prestige Homes is a grand acreage property featuring a magnificent, impressively built main residence, pool house, guest house and tennis pavilion all custom designed and quality constructed by Build Prestige Homes, specifically for our wonderful client. Set on 14 acres of private countryside, the result is an impressive, palatial, classic American style estate that is expansive in space, rich in detailing and features glamourous, traditional interior fittings. All of the finishes, selections, features and design detail was specified and carefully selected by Build Prestige Homes in consultation with our client to curate a timeless, relaxed elegance throughout this home and property. The children's bathroom features a custom Victoria + Albert pink bath, pillow top subway tiles, double vanity, Perrin & Rowe tapware, heated towel rails, beveled edge mirror, wall sconces and shaker doors.

The main material selected for the bathroom walls was a tile in a graphite color with a texture that resembled burnt wood. The design of the tile layout followed a structured rhythm combining vertical and horizontal lines. The strongly saturated tile was combined with walnut to warm up the space and evoke a spa-like atmosphere. The plumbing, accessories, and decorative lighting were selected in a chrome finish to elevate the overall design almost feeling like jewelry in an environment that feels sexy intimate, and inviting.
