The young couple, with their two daughters, have settled here. For the wide experience husband, the most important aspect of a home is that it carries the "depth of love." His wife's preferences and the children's interests were frequently mentioned during this project. "I hope the design can break through conventions and avoid falling into the trap of popular but clichéd styles. Kyle and I resonate deeply on this point; we both pursue a 'more personal expression.' Family life should be relaxing, natural, and bringing joy to my family members." This residence features a square layout and excellent natural lighting, with a practicality rate of nearly 90%. However, its over 40-year-old structure poses numerous constraints on renovations. Adhering to the existing structure and the wisdom of geomancy, Karv One Design has re-examined the relationship among the landscape, windows, and functional flow within the home. Whether it's solo time or family moments, day or night, everyone has a comfortable place to be. The "Estoril Court" project is a full-service case that last for 12 months. We had hundreds of communications and exchanges with the home owner, and continuously coordinated and collaborated with the property management, on-site construction and installation workers, manufacturers, and various suppliers, striving for perfection in craftsmanship and meticulous attention to detail in execution. Finally, seeing the satisfied expressions of the home owner and their family, we felt that it was an ideal conveyance.

We received a request to renovate Victorian tiled hallway floor at a house in the London borough of Harlesden NW10. My client had modernised the heating system and this unfortunately required a section of the tiled flooring to be dug up so new pipework could be laid. After speaking on the phone, I arranged an initial visit to the property so I could properly assess the work required and provide a price for restoring the floor. During my visit I could see there was another section of missing tiles at one of the door thresholds which would need attention. Except for the missing sections of floor I could see that the tiles themselves were in good condition for their age and would respond well to a deep clean and fresh seal. I was confident on being able to source matching replacements for the missing tiles and reassured my client that we would be able not only repair the floor but also renovate it to a good standard. I gave them a price to do the restoration which they were happy to accept, and the work was booked. After some research I managed to source replacement tiles from the Vintage Floor Tile Company in Kent; Victorian tiles are still popular so there a few companies that keep stock so we can usually find a match. With the replacements in hand, work started by removing the cement and loose material from the missing sections of flooring and backfilling with self-levelling compound to bring the exposed base up to the right level for tiling. The tiles were then cut to shape as required to match the existing patten and fixed into place with a quick setting adhesive and then grouted. The floor was left to overnight to allow the adhesive to harden fully, and I returned the next day to deep clean the whole floor. To give the tiles are deep clean a strong dilution of Tile Doctor Remove and Go was sprayed onto the floor and left to soak in for ten minutes. It was then scrubbed into the floor using a rotary machine fitted with a with a black pad. This action lifted the dirt out of the tiles and the resulting slurry was removed with the wet vacuum. It turned out that the pores of the tiles were holding a lot of dirt, so the process was repeated until I was satisfied. Due to the age of the property, there was no damp-proof membrane installed so I do try to minimise the amount of water I use in this process as there is always a chance of exacerbating any latent efflorescence issues. Efflorescence occurs where moisture rises through the tile bringing with it salts from underneath the floor as it evaporates on the surface. This can lead to unsightly white marks appearing on the tile. To counteract this potential problem the cleaning was followed by an acid wash using Tile Doctor Acid Gel applied with a 100 then 200-grit pad, before finishing on a 400-grit burnishing pad. The floor was again rinsed with water after the application of each pad to remove the slurry and extracted with a wet vacuum. Once I was satisfied the floor was as clean as possible, we left site and the area was left to dry over the weekend ready for application of a new sealer. I returned on the Monday and started by taking a few moisture readings to check the floor was dry. The floor was in an acceptable range, so I applied the first of 4 coats of sealer. For this floor I chose Tile Doctor Seal and Go Extra which is specially formulated product that provides stain resistance with a hard wearing low-sheen finish. This product is also breathable which is an important feature for old floors, anything that blocks moisture from rising through the tile will cause it to become trapped underneath where it will pool and eventually reach out to the walls and result in rising damp. Once complete the floor looked brand new and I’m pleased to say with the deep clean and a fresh sealer applied it was impossible to tell the difference between the original and repaired sections of flooring. For the aftercare of sealed Victorian tiled floors, I recommend Tile Doctor Neutral Cleaner, it’s a mild day to day cleaner with a neutral pH that won’t damage the sealer. We partnered up with Furtado Contracting to update the kitchen in this stunning 100 year old house in Vancouver. The vision was to freshen up the dated cabinetry and countertops to a style that would lend well to the age of the home, while providing more storage and new appliances. Layout: The gas range was previously hidden from the dining room by a pony wall. It was decided early on to remove the pony wall, opening the space visually while providing added counter space behind the range. The removal of the pony wall also allowed us to add additional storage on the dining room side of the kitchen. The fridge was the next item to be relocated. Previously encroaching into the walkway, the fridge was previously placed where our new microwave lives. The fridge now sits in the perfect spot, next to a narrow open-self cabinet which was another wish list from the client, to display bottles and decorative items. Storage in this kitchen increased by mounting the upper cabinets to the ceiling and improving the lower cabinets by adding more drawers and interior accessories like pullouts, spice storage and a super-susan in the base-corner cabinet. Materials: The materials used were extra important to this renovation to ensure we complimented the age of the home. To achieve the right look, shaker doors were used on all cabinets. The painted white cabinets were constructed of a Maple species and painted in Benjamin Moores ‘Silver Satin’. On the base cabinets, a Cherry species was used in a warm stain. To brighten up the room, Caesarstone countertops in ‘Frosty Carrina’ were paired with a white tile in a subway pattern from Olympia Tile. The details on the crown moulding, door-style panels, cabinetry hardware, kitchen faucet and pendant light fixture are what made this space feel warm and welcoming for the 21st century.

No greater compliment of a material is possible than when stone is selected for a historic property renovation within a home rich in tradition and with a celebrated past. This new feature stair addition to a private residence in Toronto, Canada, has an equally compelling story to tell. Originally envisioned as a wall-supported, cantilevered stone stair, the owner boldly accepted a unique solution for their showpiece element. The 19-tread stair would be designed with 550 lb. solid stone treads, and fully liberated from traditional supports and the adjacent rubble wall. To say, “it would float” is not an exaggeration. The stair would be designed as a monolithic beam spanning 16.5 feet, 10 feet high and 41 inches wide. Aesthetically bold, with a reduced tone from pure black, the basalt stone was the perfect contrast for the white modern interior of the home. The 3-1/2" tension cables played the most important role by resisting the large bending moment generated by the stone load and stair geometry. Fabrication required precise coordination and care to ensure perfect alignment of the interlocking key, and the corresponding cable holes. The fabrication challenge was achieving the highest level of accuracy in notching, coring, and replicating each tread identically. Expert precision and skill were key to nesting each tread in sequence and simultaneously with the strands. Meticulous alignment and exacting tolerance assured the true performance and aesthetics were delivered. Hydraulic post-tensioning pulled each cable to 120 kiloNewtons or 27,000 lbs, infusing strength and structural integrity. Removing the temporary support and testing was the last critical step—it was the first time the stone stair would be self-supporting. The “floating” stair is an ultimate achievement and example of innovation, material strength, fabrication quality, installation precision, and expert coordination. A perfect final chapter to a historical journey and modern ode to stone as structure.

Most people who have lived in Auckland for a long time remember The Heritage Grand Tearoom, a beautiful large room with an incredible high-stud art-deco ceiling. So we were beyond honoured to be a part of this, as projects of these types don’t come around very often. Because The Heritage Grand Tea Room is a Heritage site, nothing could be fixed into the existing structure. Therefore, everything had to be self-supporting, which is why everything was made out of steel. And that’s where the first challenge began. The first step was getting the steel into the space. And due to the lack of access through the hotel, it had to come up through a window that was 1500x1500 with a 200 tonne mobile crane. We had to custom fabricate a 9m long cage to accommodate the steel with rollers on the bottom of it that was engineered and certified. Once it was time to start building, we had to lay out the footprints of the foundations to set out the base layer of the mezzanine. This was an important part of the process as every aspect of the build relies on this stage being perfect. Due to the restrictions of the Heritage building and load ratings on the floor, there was a lot of steel required. A large part of the challenge was to have the structural fabrication up to an architectural quality painted to a Matte Black finish. The last big challenge was bringing both the main and spiral staircase into the space, as well as the stanchions, as they are very large structures. We brought individual pieces up in the elevator and welded on site in order to bring the design to life. Although this was a tricky project, it was an absolute pleasure working with the owners of this incredible Heritage site and we are very proud of the final product.

Quax does not use self-rotating screws because they obstruct the dismantling and re-assembly of furniture. The lacquer finish also gets our full attention : we only work with international quality suppliers such as Akzo Nobel and not with local producers. These suppliers are responsible for the certificates for their products, for example EN 71-3 with attention for the migration of harmful components.
