This horse barn conversion was Joyce Cole’s dream. It represented her vision to create a cozy home and office as close as possible to her beloved horses.
Old Saratoga Restorations completed the conversion in the middle of winter, repouring the concrete floor, repairing the roof and rotted beam foundation, replacing windows and using reclaimed oak and hemlock beams from the barn to create a staircase. Resawn beams were used for stair treads, shelves, railings and cabinets.
The barn’s innovative touches include plate glass viewing windows into the horse stalls from the kitchen and the mudroom.
OSR also created a custom mahogany door, utility room, new high-end kitchen, 2 bathrooms, a stable room and a mudroom with a Dutch door.

This ski-in, ski-out condo features a strong Arts and Crafts influence. The interiors feature reclaimed oak floors, mortise-and-tenon carpentry, stone, and custom period details.

An historic estate in the Hamptons, this project called for style-appropriate long-lasting hardware. The arched gates were outfitted with solid bronze gate latches, hinges, and cane bolts. Gates were hung with 4” Solid Bronze Heavy Duty Button Tip Hinges. Solid Bronze 20” Cane Bolts hold the fixed gate in place. The gates had relatively narrow stiles (vertical members) and so the box latch was used. The box latch has a shorter latching arm, which means it can be used on gates with narrow stiles. On the other side is a 5” plate with octagonal handle.
NB: These site photos were taken from an active construction site in the midst of winter. Gates and hardware show rain and dirt.

Unlike the raw custom wine racking, the ladder was finished, allowing it to blend nicely with the exterior wine cabinets. It is attached to a railing to provide ease when moving from one section to another section in the racking. There's no need to lift the ladder. All in all, the wine cellar design is a sight to behold.
We installed a ducted split wine refrigeration system to ensure optimum conditions in the cellar.
