This is an older house in Rice University that needed an updated master bathroom. The original shower was only 36" x 36". Spa Bath Renovation Spring 2014, Design and build. We moved the tub, shower and toilet to different locations to make the bathroom look more organized. We used pure white Caeserstone countertops, Hansgrohe Metris faucet, glass mosaic tile (Daltile - City Lights), stand silver 12 x 24 porcelain floor cut into 4 x 24 strips to make the chevron pattern on the floor, shower glass panel, shower niche, rain shower head, wet bath floating tub. Custom cabinets in a grey stain with mirror doors and circle overlays. The tower in center features charging station for toothbrushes, iPADs, and cell phones. Spacious Spa Bath. TV in bathroom, large chandelier in bathroom. Half circle cabinet doors with mirrors. Anther chandelier in a master bathroom. As the original plan started to take shape, some water damage provided the impetus to remodel a small upstairs hall bath. Once this bath was complete, the homeowners enjoyed the result so much that they decided to set aside the kitchen and complete a large master bath remodel. Once that was completed, we started planning for the kitchen! The original kitchen was just large enough to accommodate an island and a separate pantry but felt a little cramped, especially during the weekends when the couple likes to entertain. The primary goal was to maintain the functionality of the current space, but to add some breathing room as well as to provide a view to the homeowner’s side yard and substantial Hosta garden. The solution was to bump out the space about 10 feet which provided ample room for large pro appliances, a large island for gathering and an upgraded pantry space. It was important to the homeowners to create a space that felt like it belonged in their historic 1866 home. Details such as matching new trim to the existing large custom profiles in the original home and re-purposing an existing door to be used for the new pantry, provided these touches. A large window at the main sink provides that view into the yard and a beautiful focal point for the room. A mix of painted wood and stained cabinetry gives the new kitchen a sense of belonging in the older home, as do the Super White quartzite that has the look of marble, subway tile backsplash, polished nickel lanterns and glass and mirrored doors. The large pantry, filled with custom shelving built to the homeowner’s specifications, stainless steel appliances and the two Galley Workstations – sinks that do double duty as prep space – ensure that not only does the kitchen look great, but also functions in a personalized manner that works perfectly for the occupants. Doing the bump out also allowed the opportunity for a small mudroom and powder room right off the kitchen as well as re-arranging some openings to allow for better traffic flow throughout the entire first floor. The result is a comfortable up-to-date home that feels both steeped in history yet allows for today’s style of living. What a gorgeous after transformation this room under went. The client's wanted a relaxing and tranquil feel to this space, and we accomplished this. The tall shower doors after taken down 2 walls makes this space larger looking. The shower has a built in seat bench the client's love and wanted. The large tiles 12 x 24 makes the floor more open and makes the space appear larger. The accessories really added that special touch to the space, giving it a welcome and inviting feeling. Mike and Michelle of Lake Barrington knew they needed extra space. Their home was becoming too crowded for their family with blossoming teenagers, so a basement renovation offered the perfect solution for more space for the kids and more room to entertain for the adults. “Our project consisted of expanding our laundry room, putting in a first floor wet bar so we had adult space upstairs, while also renovating our basement for a family-friendly and teen-functional area as well,” Michelle says. They found Advance Design Studio through a neighbor who gave a glowing recommendation, giving Michelle and Mike the confidence they needed to move forward with a major home renovation. They felt like they knew Advance Design before they even worked together. When they met with the owner Todd Jurs and designer Nicole Ryan, Mike and Michelle knew they were getting a trustworthy, dependable team that could create the project they had been dreaming about for 7 years. Having virtually no natural light to work with, one of the biggest design challenges was creating a basement that did not feel dark and depressing. The Advance team got to work creating architectural archways and custom detailed dry-stack stone columns artfully designed into the space, adding a dramatic element that made the space feel less like a basement or more like a relaxing family room. Color 3D renderings were created to portray what the space would look like so Mike and Michelle could visualize the space in advance. Detailed trim and crown moldings grace the built in buffet and wet bar making for an amazingly functional space that lacks nothing in style and visual interest. Cherry wood cabinetry by Dura Supreme is featured in the space with a “Cocoa Brown” finish and includes beautiful mirrored glass doors embellished with unique elliptical mullion details. A built-in microwave, dishwasher and mini fridge add practicality to the ample entertainment mecca. An under mounted sink finishes the space joined with a intricate mosaic tile backsplash and “Ventisca Polished” quartz countertops. The basement is absolutely perfect for hosting friends and family with expertly designed key areas such as a game space for the kids, a movie area for the family, an ample workout room with luxurious full bath, and even built in wine storage. The family absolutely loves the new basement living space, and has already enjoyed numerous family movie nights and sleep-overs with friends. While custom cabinets made by Dura Supreme were used to create unique spaces that lived up to Mike and Michelle’s expectations., heated flooring under the 16”x16” “Mongolian Spring” tile was installed giving all tiled areas of the basement a much cozier feel, eliminating that cold hard surface most of us hate in our basements! The new basement must-have requirement list included a new bath space, which was incorporated adjacent to the work out room. The sleek shower door and cabinets in the new bathroom make guests and family feel like they are in an elegant hotel. The new guest bath features 4”x36” “Silver Screen” honed marble tile in a brick pattern on the shower walls and 2”x2” “Chenille” limestone tile in a hexagon mosaic pattern on the shower floor. “I came in with very specific requirements for our three project areas,” Michelle says. “There was not one time that I felt like I was asking for something that was not going to turn out how I anticipated.” Tying in multiple rooms during a renovation if you have can do it makes a lot of sense and saves money in the long run. A fully functional laundry room as well was a must on this family’s wish list. Michelle wanted to add space to the existing cramped and awkward laundry room, and Mike wanted to make sure they could still park a car in the garage. Reconfiguring interior walls required borrowing unused space cleverly from the garage in order to enlarge the laundry room space. Drawers under the stairs added beautiful hidden storage created almost magically out of dead space. White painted Dura Supreme cabinets bring additional light into the small space; while the 16”x16” cleft slate tile flooring provides excellent contrast and the naturally earthy feel Michelle wanted. Quartz countertops with a 3”x12” “Debut Dew” subway tile backsplash add elegance to the now upliftingly bright laundry room. The extra space makes doing laundry much more pleasurable and the added storage is a great for all those little things like winter hats and gloves, umbrellas and the like. “The Advance Design project team was phenomenal to work with,” Michelle says. “They came in, shared the plans with us and walked us through the expectations. We always knew what was coming next.” Converting an existing closet space, the wet bar upstairs was challenging because they wanted a functional area that didn’t look or feel like cabinets just sticking out of a closet. So the Advance team transformed this ordinary closet space into a stunning wet bar that architecturally appears as if it’s always been there. Traditional, elegant hand carved custom molding matching the adjacent fireplace ties the new entertainment bar area in nicely with the existing family room and kitchen area. Featuring a built in wine refrigerator, Dura Supreme cabinetry in deep cherry wood elegantly displays wine bottles and etched glass mullion doors that fill with soft light in the evening hours. Cambria “Windermere” quartz countertops with a sophisticated hammered copper sink and a glimmering backsplash round out the stunning wet bar. Hosting parties and family functions has become much more enjoyable now that they have a dedicated beverage serving area large enough to include hors devours. All three projects were designed and constructed together at the same time, making for a cohesive project that was administered smoothly and easily both for the design team and for the family. When they contacted us about renovating and furnishing their kitchen and family room, we walked in and saw a world of potential waiting to be uncovered. Before: Larkhall Crescent Home: Like many original North Vancouver homes, the interior was definitely dated. We encountered late ‘80s finishes in powder pink and teal green, old carpet, and a kitchen that wasn’t maximized to suit this family’s modern-day lifestyle. However, the size of the rooms offered us a ton of space with which to get creative. Knowing our clients’ love of cooking, need for work spaces (Emma and Vince both work remotely), and growing family, we developed a design concept that would increase usable space, optimize storage, and create intimacy in this large area. As for the style, we were inspired by their European roots, inventing a new and modern take on “Belgian Farmhouse” style. Now, the home is truly one-of-a-kind. After: Warm & Cozy Family Room: Fresh, bright, and comfortable, this living area has been transformed! We started with the fireplace as a focal point, selecting aged brick tiles for added texture and a crisp wood mantle. The taupe-coloured sectional infuses the room with visual warmth and serves the added purpose of separating the family room from the kitchen. Emma and Vince were also keen on using non-toxic materials in their home, and we were happy to oblige. To meet their needs, we sourced natural wood elements and sought out Canadian-made products - that adhere to high health standards - whenever possible. Look closer at the elements of this space, and you will find this stunning, honeycomb-patterned rug in earthy gold, beige, and charcoal tones. It’s plush to the touch and full of visual texture that brings this room’s colour palette together. We sourced these two-tone chairs with caning, petrified wood side table, black sconces, and botanical prints in greyscale from local artist, Heather Johnston. We topped off the space with this dark wood and rattan console that offers storage facing the kitchen and presents an opportunity to display cherished items. The result is a cozy lounging space brimming with comfort and functionality. It’s perfect for enjoying quality family time, or Emma can simply slide the coffee table away to make room for her morning yoga practice. If not, scroll back up, because the transformation is shocking… Moody & Welcoming Kitchen for Healthy Living: This kitchen looks very different from how it started, right? Though we didn’t touch any walls, the kitchen has almost doubled in usable space! We created a long, extended island with storage, an outlet for small appliances, and seating for comfortable prep, after-school snacking, or mingling among friends. On the other side of the island, the family has even more storage and an integrated dishwasher within easy reach of the sink, perfect for quick clean-up. From this angle, you can also see the expansive custom Shaker cabinetry in white and the integrated double ovens. These facilitate their cooking experience and gave us the opportunity to add an additional surprise… A coffee garage station and more hidden storage! Keeping these items located along the perimeter allows them to be accessed by the family or their guests without someone getting under the cook’s feet. These are the little details that make everyday life easier and more enjoyable. Moving deeper into the kitchen, the seamless induction cooktop topped with a freestanding concealed hood fan commands attention in a soft yet prominent way. The natural wood accent mirrors the fireplace mantle, and the choice of off-black wood-grain cabinets not only continues our black-and-white colour palette but adds a sense of depth and contrast. The corner sink is located to the right and perfectly positioned with a view of their thriving backyard. To invite more of this family’s character into the space, we mixed metals for interest — matte black, dark pewter, and warm brass — and created open shelves in white oak for their plants and decor. You can also glimpse the tumbled edge of the backsplash tile, which echoes the rustic brick of the fireplace. It adds that farmhouse charm while still feeling timeless and sophisticated. Last but not least, we designed this dining banquette in the bay window (with integrated bench storage, of course), where the family can share a meal together, the kids can do homework, or Emma and Vince can work and enjoy a change of scenery from their offices. As the original plan started to take shape, some water damage provided the impetus to remodel a small upstairs hall bath. Once this bath was complete, the homeowners enjoyed the result so much that they decided to set aside the kitchen and complete a large master bath remodel. Once that was completed, we started planning for the kitchen! The original kitchen was just large enough to accommodate an island and a separate pantry but felt a little cramped, especially during the weekends when the couple likes to entertain. The primary goal was to maintain the functionality of the current space, but to add some breathing room as well as to provide a view to the homeowner’s side yard and substantial Hosta garden. The solution was to bump out the space about 10 feet which provided ample room for large pro appliances, a large island for gathering and an upgraded pantry space. It was important to the homeowners to create a space that felt like it belonged in their historic 1866 home. Details such as matching new trim to the existing large custom profiles in the original home and re-purposing an existing door to be used for the new pantry, provided these touches. A large window at the main sink provides that view into the yard and a beautiful focal point for the room. A mix of painted wood and stained cabinetry gives the new kitchen a sense of belonging in the older home, as do the Super White quartzite that has the look of marble, subway tile backsplash, polished nickel lanterns and glass and mirrored doors. The large pantry, filled with custom shelving built to the homeowner’s specifications, stainless steel appliances and the two Galley Workstations – sinks that do double duty as prep space – ensure that not only does the kitchen look great, but also functions in a personalized manner that works perfectly for the occupants. Doing the bump out also allowed the opportunity for a small mudroom and powder room right off the kitchen as well as re-arranging some openings to allow for better traffic flow throughout the entire first floor. The result is a comfortable up-to-date home that feels both steeped in history yet allows for today’s style of living. This second-story addition to an already 'picture perfect' Naples home presented many challenges. The main tension between adding the many 'must haves' the client wanted on their second floor, but at the same time not overwhelming the first floor. Working with David Benner of Safety Harbor Builders was key in the design and construction process – keeping the critical aesthetic elements in check. The owners were very 'detail oriented' and actively involved throughout the process. The result was adding 924 sq ft to the 1,600 sq ft home, with the addition of a large Bonus/Game Room, Guest Suite, 1-1/2 Baths and Laundry. Quinn and Paige, residents of this tired 1960’s tri-level home hated their kitchen. As a matter of fact, prior to making plans to renovate the first floor - they considered selling the home, but were reluctant because of its enviable location near the heart of downtown Barrington which was within walking distance to local stores and all their favorite places. So instead they contacted Advance Design Studio after hearing about them from a neighbor, to rescue their tired home and give it new life. The very first plan was to remove the constricting walls surrounding the original kitchen, and open the expansive first floor living room and dining area to the new heart of the space; a stunning state of the art coastal designed kitchen. Exposing attractive beams in the vaulted ceiling created an interesting structural detail that suits the open plan and salutes the original architecture of the home, further emphasizing the height of the new space enjoyed now by the family as a great room. The stage was set for the seaside feel of this kitchen by pairing crisp white painted maple cabinets with Dura Supreme’s one of kind hand weathered finish on the island in soft blue-green finish. But the authentic feeling of being on your favorite beach was supremely achieved by the matching of unique Mt. Claire marble on the island and the specialty Wareham acid washed stone on the perimeter counter tops. Pictures don’t do justice to the feel of this stone under your hand; its water-washed texture reminds instantly of summer vacations collecting rocks softly etched by hundreds of waves. Stainless steel appliances and satin nickel hardware shine brightly against the backdrop of bright white subway tiles accentuated by subtle grey grout lines contributing to the nautical feel of this comfortable kitchen. Seeded glass door cabinetry reminiscent of beach grasses dress up the space just enough, and a proud 6” stacked crown molding extends above 36” wall cabinets into the expanse of the now taller space; balancing this kitchen nicely within its newly integrated home. Features in this kitchen include a built in standard depth refrigerator, pull out spice racks, tall tray dividers and wood super Susan with double pull out trash and recycling. A cutlery divider holds sharp knives, and an angled cabinet was customized to hold a secret USB charging station. The bright white Kohler farm sink is graced by an elegant bridge faucet in brushed nickel. This now airy and spacious kitchen has room for guest and family to congregate around the large island, complete with stools and attractive hidden storage for seldom used entertainment pieces. “I was sold when I saw the drawings. My designer nailed it, down to every last storage idea and coastal detail I envisioned, it was all in there. It was unbelievable how accurate her interpretation was of what was in my head; working with her made my kitchen renovation so easy, it’s as if she literally read my mind”, said Paige enthusiastically. The woman of the house expressed upon completion not only her love for her fantastic new cooking space, but how renovating her kitchen has given new life to the entire home. Talk of moving has been relegated to the recycling bin, and instead the family is discussing plans to renovate the master bath now that they’ve decided to stay for the long term. Friends who visit the home do a double-take as they recognize the new space’s dramatic transformation from original cramped and closed spaces - to the now amazingly fresh open kitchen that has become the center of every gathering and family meal. Living Room and Family Room are one large room with a vaulted ceiling separated by a brick fireplace pillar. New skylights are double insulated with safety glass. The challenge was the technical work required to install a vaulted skylight. All new trims, baseboards and doors in the redone living room. All new, modern lighting was installed. The original kitchen was designed and built by the original homeowner, needless to say neither design nor building was his profession. Further, the entire house has hydronic tubing in gypcrete for heat which means to utilities (water, ventilation or power) could be brought up through the floor or down from the ceiling except on the the exterior walls. The current homeowners love to cook and have a seasonal garden that generates a lot of lovely fruits and vegetables for both immediate consumption and preserving, hence, kitchen counter space, two sinks, the induction cooktop and the steam oven were all 'must haves' for both the husband and the wife. The beautiful wood plank porcelain tile floors ensures a slip resistant floor that is sturdy enough to stand up to their three four-legged children. Utilizing the three existing j-boxes in the ceiling, the cable and rail system combined with the under cabinet light illuminates every corner of this formerly dark kitchen. Lincoln Farmhouse LEED-H Platinum, Net-Positive Energy OVERVIEW. This LEED Platinum certified modern farmhouse ties into the cultural landscape of Lincoln, Massachusetts - a town known for its rich history, farming traditions, conservation efforts, and visionary architecture. The goal was to design and build a new single family home on 1.8 acres that respects the neighborhood’s agrarian roots, produces more energy than it consumes, and provides the family with flexible spaces to live-play-work-entertain. The resulting 2,800 SF home is proof that families do not need to compromise on style, space or comfort in a highly energy-efficient and healthy home. CONNECTION TO NATURE. The attached garage is ubiquitous in new construction in New England’s cold climate. This home’s barn-inspired garage is intentionally detached from the main dwelling. A covered walkway connects the two structures, creating an intentional connection with the outdoors between auto and home. FUNCTIONAL FLEXIBILITY. With a modest footprint, each space must serve a specific use, but also be flexible for atypical scenarios. The Mudroom serves everyday use for the couple and their children, but is also easy to tidy up to receive guests, eliminating the need for two entries found in most homes. A workspace is conveniently located off the mudroom; it looks out on to the back yard to supervise the children and can be closed off with a sliding door when not in use. The Away Room opens up to the Living Room for everyday use; it can be closed off with its oversized pocket door for secondary use as a guest bedroom with en suite bath. NET POSITIVE ENERGY. The all-electric home consumes 70% less energy than a code-built house, and with measured energy data produces 48% more energy annually than it consumes, making it a 'net positive' home. Thick walls and roofs lack thermal bridging, windows are high performance, triple-glazed, and a continuous air barrier yields minimal leakage (0.27ACH50) making the home among the tightest in the US. Systems include an air source heat pump, an energy recovery ventilator, and a 13.1kW photovoltaic system to offset consumption and support future electric cars. ACTUAL PERFORMANCE. -6.3 kBtu/sf/yr Energy Use Intensity (Actual monitored project data reported for the firm’s 2016 AIA 2030 Commitment. Average single family home is 52.0 kBtu/sf/yr.) o 10,900 kwh total consumption (8.5 kbtu/ft2 EUI) o 16,200 kwh total production o 5,300 kwh net surplus, equivalent to 15,000-25,000 electric car miles per year. 48% net positive. WATER EFFICIENCY. Plumbing fixtures and water closets consume a mere 60% of the federal standard, while high efficiency appliances such as the dishwasher and clothes washer also reduce consumption rates. The home's ability to weather unforeseen challenges is predictable - it will fare well. The super-insulated envelope means during a winter storm with power outage, heat loss will be slow - taking days to drop to 60 degrees even with no heat source. During normal conditions, reduced energy consumption plus energy production means shelter from the burden of utility costs. Surplus production can power electric cars & appliances.
