Nobody would be foolish enough to knowingly purchase PIZZA using a third party call-center middleman.But every day, thousands of people do exactly that when they purchase flowers for delivery! That’s because a NEW TYPE of “florist” has appeared on the scene. And that means most flower buyers pay as much as 50% MORE than they should pay! Finding A Floral Supplier When a prospective flower buyer wants to buy flowers, his first stop is usually the internet. The author’s flower shop is in Charlotte, NC and the two most widely used search terms in this area are: “Charlotte flowers” and “Charlotte florist.” When the customer searches for either of these terms, he will get a list of results. Paid results (advertising) are usually shown first. Organic (website) results come after the advertisements. When a customer clicks on an advertisement, he is usually taken to a beautiful website owned by a call-center floral middleman offering beautiful flowers, hand-delivered by a LOCAL florist. And the products are sales TAX FREE. But what is not revealed is that the middle man does not actually have a flower shop in Charlotte! The Difference Between Toasters and Flowers With “durable” products like toasters and sweaters, the location of the seller isn’t terribly important. That’s because the products will be shipped from a warehousevia USPS, UPS or FedEx. But flower arrangements are *fragile* and cannot be shipped that way! Instead, they must be locally custom-hand-crafted and hand-delivered! And this means that if a customer orders from a middleman’s website, the order must – somehow – be passed from the middleman’s company to a REAL local florist in, for example, Charlotte, NC. This “order transfer” is done by one of the three florist-to-florist networks: FTD, Teleflora and Bloomnet (1-800-Flowers). Too Many FEES and COMMISSIONS Membership in these networks is not free, so the middleman always adds a “handling charge” – typically about $15 -- to the customer’s bill to help pay for hiscosts to access to the network. Please note that the $15 handling charge usually far exceedsany TAX FREE “savings!” But the “handling charge” only helps pay for *access* to the network. The florist-to-florist network also takes a 7% commission, and also credits a 20% selling commission back to the middleman! What this means is that, for a typical online floral purchase, just under HALF of the customer’s money vanishes in unnecessary FEES and COMMISSIONS. By comparison, when a customer buys a toaster from an independent business listing it on Amazon, only a few percent of the purchase price goes to fees and commissions. With this huge profit potential available to third party floral marketers, it is not surprising that these middlemen spend huge sums on advertising and sales promotion. A few years back, one even took an ad during the Super Bowl! Buy Direct For Better Value Clearly, the consumer will always get His Best Floral Value by placing his floral order DIRECT with a Real Florist n the City where the flowers will be delivered. Sometimes it may be difficult to tell whether a Flower Supplier is located “in town.”Here are three easy ways to separate a “real” florist from a floral middleman: 1. Look for the street address, city and state on the website. Often this will be found on a tab labeled “About Us” or “Contact Us.” If you cannot find an address at all, then this is almost certainly a middleman! 2. Look at the telephone number. If the only number on the website is a TOLL FREE “800” number, then the floral supplier is probably not local. 3. Look at the invoice (before you click the BUY NOW button!) for any “Handling” or “Service” charges. A REAL florist will never add these charges to your bill! For this project, the entire kitchen was designed around the “must-have” Lacanche range in the stunning French Blue with brass trim. That was the client’s dream and everything had to be built to complement it. Bilotta senior designer, Randy O’Kane, CKD worked with Paul Benowitz and Dipti Shah of Benowitz Shah Architects to contemporize the kitchen while staying true to the original house which was designed in 1928 by regionally noted architect Franklin P. Hammond. The clients purchased the home over two years ago from the original owner. While the house has a magnificent architectural presence from the street, the basic systems, appointments, and most importantly, the layout and flow were inappropriately suited to contemporary living. The new plan removed an outdated screened porch at the rear which was replaced with the new family room and moved the kitchen from a dark corner in the front of the house to the center. The visual connection from the kitchen through the family room is dramatic and gives direct access to the rear yard and patio. It was important that the island separating the kitchen from the family room have ample space to the left and right to facilitate traffic patterns, and interaction among family members. Hence vertical kitchen elements were placed primarily on existing interior walls. The cabinetry used was Bilotta’s private label, the Bilotta Collection – they selected beautiful, dramatic, yet subdued finishes for the meticulously handcrafted cabinetry. The double islands allow for the busy family to have a space for everything – the island closer to the range has seating and makes a perfect space for doing homework or crafts, or having breakfast or snacks. The second island has ample space for storage and books and acts as a staging area from the kitchen to the dinner table. The kitchen perimeter and both islands are painted in Benjamin Moore’s Paper White. The wall cabinets flanking the sink have wire mesh fronts in a statuary bronze – the insides of these cabinets are painted blue to match the range. The breakfast room cabinetry is Benjamin Moore’s Lampblack with the interiors of the glass cabinets painted in Paper White to match the kitchen. All countertops are Vermont White Quartzite from Eastern Stone. The backsplash is Artistic Tile’s Kyoto White and Kyoto Steel. The fireclay apron-front main sink is from Rohl while the smaller prep sink is from Linkasink. All faucets are from Waterstone in their antique pewter finish. The brass hardware is from Armac Martin and the pendants above the center island are from Circa Lighting. The appliances, aside from the range, are a mix of Sub-Zero, Thermador and Bosch with panels on everything.

Committing to a kosher kitchen is quite a daunting undertaking and when you are also taking on a complete remodel, it can be overwhelming. It does not, however, have to be insurmountable. There are many resources to help guide you through the experience. Check out the internet and magazines to guide you. Once you have done the initial research, contact your Rabi with questions and for clarification on a kosher kitchen. Kosher requirements can vary differently between Orthodox, Conservatism, Ultra Orthodox and Reform Judaism. Your Rabi most likely will have a list of rules and guidelines. Also, hire a professional kitchen designer. They will not only be able to design the needs of a kosher kitchen but also make it personal to your needs and beautiful too. If the space and the budget allow, two distinct kitchens within one space is a possibility. A kosher kitchen requires stringent separation of meat and dairy items. Depending on the sect of Judaism you practice ------ Storage: The Storage areas need space for two sets of dishes, pots and pans, flatware, cups and utensils. You can combine the storage areas as long as there is a separation and that you do not mix service ware. A good recommendation is to color code your plates, flatware, table linen, pots. For example, red plates, gold-colored flatware, copper pots for meat items while dairy items have white plates, stainless flatware, stainless pots. You may want to label each area so when you have your new sister-in-law help in the kitchen; everything stays in the correct place. Appliances: When selecting appliances look for the STAR-K logo. This will help you determine to what extent an appliance is Kosher. Some ovens will have Sabbath modes where they will turn on automatically at a predetermined time. Once the oven is open, the oven turns off. Some refrigerators also have Sabbath modes where the ice maker turns off on the Sabbath and back on the following day. One refrigerator is usually sufficient provided all foods stay on the proper container in the proper section of the refrigerator. Having an immaculately clean refrigerator is a must if this is the case. You do not want spills from one food source contaminating food from the other. If you decide on two refrigerators, one can be full size while the other is smaller. A good kitchen designer can help assess your family’s needs to determine which is best for you. Dishwashers cannot be Kosher in most cases. You either need two dishwashers, separate compartment dishwashers as in dishwasher drawers or wash by hand. Look at Fisher Pikel or Kitchen Aid for dishwasher drawers. Each drawer is on separate controls. You can dedicate the top drawer for dairy while the bottom drawer is for meat service ware. If you have space and decide to have two dishwashers, you can get two 24” wide dishwashers. Another option is to have one full size dishwasher and supplement it with a small 18” wide dishwasher. Miele makes an 18” wide dishwasher that is super quiet and cleans dishes very well. You may also opt for a single dishwasher drawer in addition to a full sized dishwasher. A single Microwave oven can be used for milk and meat provided that a complete cover is used around the food. You will also need separate plastic plate’s places on the bottom or glass turn table. Keeping the unit clean is very important. Counter tops: Counter tops may or may not be able to be koshered depending on your sect. Simply having sets of trivets for dairy, meat and pareve (not meat or dairy) will provide adequate separation of foods. Sinks: If you can’t have two separate sinks, include three separate tubs to be places in the sink. Color code the tubs for meat, dairy and pareve. If you have one sink or a single divided sink, you will need to be cautious about splashing, to keep the meat and dairy particulates apart. You will also need space for separate dish cloths or sponges and dish towels. Again, color coding is extremely helpful and highly suggested. We did this by edging the beds with boxwoods, adding white hydrangeas throughout the beds for constant colour, and subtle pops of purple and yellow. This beautiful North Vancouver home belongs to a nature-loving and health-conscious couple, Emma and Vince (names changed), their two young children, and their dog, Jasper. When they contacted us about renovating and furnishing their kitchen and family room, we walked in and saw a world of potential waiting to be uncovered. Before: Larkhall Crescent Home: Like many original North Vancouver homes, the interior was definitely dated. We encountered late ‘80s finishes in powder pink and teal green, old carpet, and a kitchen that wasn’t maximized to suit this family’s modern-day lifestyle. However, the size of the rooms offered us a ton of space with which to get creative. Knowing our clients’ love of cooking, need for work spaces (Emma and Vince both work remotely), and growing family, we developed a design concept that would increase usable space, optimize storage, and create intimacy in this large area. As for the style, we were inspired by their European roots, inventing a new and modern take on “Belgian Farmhouse” style. Now, the home is truly one-of-a-kind. After: Warm & Cozy Family Room: Fresh, bright, and comfortable, this living area has been transformed! We started with the fireplace as a focal point, selecting aged brick tiles for added texture and a crisp wood mantle. The taupe-coloured sectional infuses the room with visual warmth and serves the added purpose of separating the family room from the kitchen. Emma and Vince were also keen on using non-toxic materials in their home, and we were happy to oblige. To meet their needs, we sourced natural wood elements and sought out Canadian-made products - that adhere to high health standards - whenever possible. Look closer at the elements of this space, and you will find this stunning, honeycomb-patterned rug in earthy gold, beige, and charcoal tones. It’s plush to the touch and full of visual texture that brings this room’s colour palette together. We sourced these two-tone chairs with caning, petrified wood side table, black sconces, and botanical prints in greyscale from local artist, Heather Johnston. We topped off the space with this dark wood and rattan console that offers storage facing the kitchen and presents an opportunity to display cherished items. The result is a cozy lounging space brimming with comfort and functionality. It’s perfect for enjoying quality family time, or Emma can simply slide the coffee table away to make room for her morning yoga practice. Now, let’s turn around and give some attention to the kitchen. Do you remember what the original kitchen looked like? If not, scroll back up, because the transformation is shocking… Moody & Welcoming Kitchen for Healthy Living: This kitchen looks very different from how it started, right? Though we didn’t touch any walls, the kitchen has almost doubled in usable space! We created a long, extended island with storage, an outlet for small appliances, and seating for comfortable prep, after-school snacking, or mingling among friends. On the other side of the island, the family has even more storage and an integrated dishwasher within easy reach of the sink, perfect for quick clean-up. From this angle, you can also see the expansive custom Shaker cabinetry in white and the integrated double ovens. These facilitate their cooking experience and gave us the opportunity to add an additional surprise… A coffee garage station and more hidden storage! Keeping these items located along the perimeter allows them to be accessed by the family or their guests without someone getting under the cook’s feet. These are the little details that make everyday life easier and more enjoyable. Moving deeper into the kitchen, the seamless induction cooktop topped with a freestanding concealed hood fan commands attention in a soft yet prominent way. The natural wood accent mirrors the fireplace mantle, and the choice of off-black wood-grain cabinets not only continues our black-and-white colour palette but adds a sense of depth and contrast. The corner sink is located to the right and perfectly positioned with a view of their thriving backyard. To invite more of this family’s character into the space, we mixed metals for interest — matte black, dark pewter, and warm brass — and created open shelves in white oak for their plants and decor. You can also glimpse the tumbled edge of the backsplash tile, which echoes the rustic brick of the fireplace. It adds that farmhouse charm while still feeling timeless and sophisticated. Last but not least, we designed this dining banquette in the bay window (with integrated bench storage, of course), where the family can share a meal together, the kids can do homework, or Emma and Vince can work and enjoy a change of scenery from their offices. Like the other spaces in the home, it was designed to be beautiful, multi-functional, and long-lasting. ELIMINATING ECHOS IN A LUXURY POOL HOUSE Innovative & Unobtrusive Acoustic Treatments Engaged By WSDG-Brasil BELO HORIZONTE, BRASIL: How do you keep your pool house from reverberating like a gymnasium? For the owners of a luxurious villa set amidst of one of Brasil’s most breathtaking landscapes, the views and the pastoral silence were priceless. A wide expanse of windows surrounding the infinite lap pool draw attention to the spectacular mountains and gardens framing this opulent weekend residence. Intrusive echoes of laughter and music were unacceptable. The critical acoustical designs devised by WSDG Brasil for the villa’s home theater and other living spaces were inspired by the firms’ professional recording studio expertise. Inhibiting sound from invading or escaping sensitive listening areas is a WSDG specialty. The enclosed pool and spa area, however presented uniquely troubling waters. Especially challenging was the requirement that the acoustical treatments unobtrusively compliment the sumptuous custom finishes. In addition to the 46’ long, 10’ wide lap pool, the 2100 sq. ft structure includes a gym, Jacuzzi and wet bar, bounded by three walls of double height windows. A movable glass sealing system was installed to maintain interior warmth during the cool, mountain region evenings. Prognosis? Warm, but noisy. Here, professional recording studio design techniques provided solutions. Each window, including an expansive skylight grid comprised of 24 individual 7’x5’motorized Italian glass panels, was fitted with two layers of Clearsorber™ Foil special micro-perforated transparent foil with 1” of air space separating the layers. Mounting the foil layers 2” below the glass skylight insured optimal sound absorption. Developed in Germany, these innovative translucent plastic sheets absorb medium and high frequency reverberation to resolve sonic reflection issues. “We have hung panels of this material in front of glass windows in recording studios,” explains WSDG Brasil, GM Renato Cipriano. “They have proved very effective in helping us ‘tune’ rooms without obstructing views. Now they are proving equally helpful in this residential application.” The foil’s full transparency insures unimpeded views and eliminates traditional pool house reverberation. Happily, the product also serves as a UV ray filtering system. Cipriano reports that special attention was also devoted to the pool house floor which is situated over a large machine room. “A number of generators, pumps and air conditioning units live beneath the pool,” he says. “Thanks to our acoustic treatments, they hum away doing their jobs without making their presence known to the guests.” Morro do Chapeau was designed by celebrated Brasilian architect Eduarda Correa.
