This project, in the Phinney Ridge neighborhood of Seattle, added a backyard office / guest room above an existing garage and workshop. The owners wanted their new cottage to match the style of the existing house.
There were several challenges. The garage was nonconforming on the rear and side, i.e. the existing structure was too close to the property lines. The new second story had to conform to the setback requirements, so on both the side and back it had to be offset from the garage walls below. The design balances this asymmetry by means of a “false front” on the north side of the garage, through which the stairs to the new upstairs DADU are accessed.
The existing garage had some structural issues, and had to be reinforced to support its new upper story.
The site was small, and the buildable area limited – for this reason the backyard cottage had to be very compact. And because it was limited by code to 800 s.f., including the existing garage and new exterior stairs, there wasn’t much space to work with. In the end the design met the owners’ goals, and is functioning well as a home office (and occasional guest bedroom). Incidentally the limited size also helped keep the project within a tight budget. The total square footage is 658 s.f. (378 s.f. garage, 280 s.f. upper unit).
By the way “Carriage House” originally meant a small outbuilding to house horse-drawn carriages. Today it generally means an accessory structure which contains a garage below, and a living unit above.

The existing cedar ceiling was re-finished. Beams and boards divide up the ceiling to add detail and interest. The beams run into custom brackets with black metal detailing that reflect the slope of the ceiling on the sides of the room. The existing fireplace was re-finished with non-grouted vineyard granite ashlar and a new oak mantel. Custom cabinets were built on both sides of the fireplace to provide storage and conceal the entertainment system.

Our clients and their three teenage kids had outgrown the footprint of their existing home and felt they needed some space to spread out. They came in with a couple of sets of drawings from different architects that were not quite what they were looking for, so we set out to really listen and try to provide a design that would meet their objectives given what the space could offer.
We started by agreeing that a bump out was the best way to go and then decided on the size and the floor plan locations of the mudroom, powder room and butler pantry which were all part of the project. We also planned for an eat-in banquette that is neatly tucked into the corner and surrounded by windows providing a lovely spot for daily meals.
The kitchen itself is L-shaped with the refrigerator and range along one wall, and the new sink along the exterior wall with a large window overlooking the backyard. A large island, with seating for five, houses a prep sink and microwave. A new opening space between the kitchen and dining room includes a butler pantry/bar in one section and a large kitchen pantry in the other. Through the door to the left of the main sink is access to the new mudroom and powder room and existing attached garage.
White inset cabinets, quartzite countertops, subway tile and nickel accents provide a traditional feel. The gray island is a needed contrast to the dark wood flooring. Last but not least, professional appliances provide the tools of the trade needed to make this one hardworking kitchen.

DEANE Inc’s dedicated team works side by side with their clients in designing their homes and working creatively with their space. Some of the highlights in this slope side kitchen are its stainless steel vent hood, modern kitchen appliances, the two toned cabinetry and chic tiled backsplash.

The unique layout of this laundry room required cabinets of varying depths to maximize storage. Shallow depth cabinets were used around a bump out. Drawer storage was added on one side and tall storage was added on the other. Laminate countertops were used on the left side and a matching wood countertop was used above the side by side washer and dryer. Slate tile was used on the floor and green glass subway tile was used on the backsplash.

Entertaining and enjoying the views were a primary design goal for this project. The project includes a large camaru deck with built-in seating. The concrete steps and pavers lead down to the water's edge. I included a sunken patio on one side and a beautiful Buddha statue on the other, surrounded by succulents and other low-water, contemporary plantings. Integrated appliances serve to unify a relatively small kitchen. To the left of the built-in refrigerator is an appliance garage housing a small microwave oven. The minimal slide out range hood helps maintain a furniture-like aesthetic in this very visible kitchen.

This stately townhouse underwent a full renovation from both the DHD Architecture and Interiors team to provide a young family with rooms to grow into. Spaces were updated with contemporary furnishings and refined architectural details, while still honoring the classic, formal elements of the historic home. The expansive outdoor space is framed by the dining area’s floor to ceiling windows and bold window treatment. DHD’s interiors team aimed to transform the room into an inviting and livable space for the family, designing a custom kitchen banquette and using playfully bright, warm color tones. While the master bedroom keeps to a soft, muted palette incorporating deep shades of purples, the children’s rooms are extravagantly fun, complete with fuchsia bedding and oversized Lucite table lamps.

Although the TV is at the centre of the room, the backyard views and wall of decorative shelving serve as alternative viewpoints directing attention away from the TV when it is not in use.
