This dream kitchen was finished in 2018. Homeowner was very clear about the kitchen she wanted and we made sure that her vision came to life. Plain and simple - white shaker style kitchen cabinets were the perfect choice for the white counter tops. Dark handles give it a perfect contrasting balance. All new stainless steel appliances, under cabinet and pendant lights were also installed.

With three children under the age of 5, our clients were starting to feel the confines of their Pacific Heights home when the expansive 1902 Italianate across the street went on the market. After learning the home had been recently remodeled, they jumped at the chance to purchase a move-in ready property. We worked with them to infuse the already refined, elegant living areas with subtle edginess and handcrafted details, and also helped them reimagine unused space to delight their little ones.
Elevated furnishings on the main floor complement the home’s existing high ceilings, modern brass bannisters and extensive walnut cabinetry. In the living room, sumptuous emerald upholstery on a velvet side chair balances the deep wood tones of the existing baby grand. Minimally and intentionally accessorized, the room feels formal but still retains a sharp edge—on the walls moody portraiture gets irreverent with a bold paint stroke, and on the the etagere, jagged crystals and metallic sculpture feel rugged and unapologetic. Throughout the main floor handcrafted, textured notes are everywhere—a nubby jute rug underlies inviting sofas in the family room and a half-moon mirror in the living room mixes geometric lines with flax-colored fringe.
On the home’s lower level, we repurposed an unused wine cellar into a well-stocked craft room, with a custom chalkboard, art-display area and thoughtful storage. In the adjoining space, we installed a custom climbing wall and filled the balance of the room with low sofas, plush area rugs, poufs and storage baskets, creating the perfect space for active play or a quiet reading session. The bold colors and playful attitudes apparent in these spaces are echoed upstairs in each of the children’s imaginative bedrooms.

Dining Room in French Country inspired furnishings project. Project scope included selecting new flooring and refurnishing the entry, living room, and dining room of this family home. The client's heirloom dining set and some existing art and accessories was inspiration for the French Country influence. We reupholstered and refurbished the chairs. This budget friendly furnishings project needed to include a pull-out sofa for overnight guests, and curtains for light control when used for sleeping, plenty of seating for hosting gatherings, and storage for some supplies and instruments for family jam sessions.

The exterior of this stunning house was finished in 2017. The homeowners and designer did a wonderful job by selecting all the right colors, materials and accents for this project. New and freshly painted neutral siding and garage doors set the perfect backdrop for the rest of the remodeling of this exterior. The beautiful corbels on the gables, the stunning light fixture and red vibrant entry doors that coordinate perfectly with the brick on the walls makes this inspiring exterior design just perfect. The dark custom shutters and planter boxes work well with the color scheme. New windows and gutters were also installed. And let's not forget about the new multi-colored shingle roof that helped tie in all the beautiful colors of this home. It is just breathtaking!

The Objective
Develop a 3D model for retaining wall design plan meant to block the flood water from a nearby river
The Solution
Several elements as specified by client were incorporated to design a retaining wall and a detailed 3D model was developed.

An environmental consultant had to assess a site and provide a plan to the client for retaining wall design meant to block the flood water from a nearby river from entering the site. Some old hand drawn sketches of a retaining wall structure and a PPT with landscaping plans, was all that was provided. Improvising the basic design and preparing a well rendered 3D model, to facilitate the consultant to give final presentation of the design to the client, was the task.
Challenges
1. Client expected a design improvement based on a landscape PPT & some handmade designs developed in 2008.
2. Files were without any exact dimensions or additional inputs from the client
3. No plans, elevations and CAD files were given to support the team for further design revisions and 3D modeling
4. Client’s verbal explanations were to be used as a base to analyze and understand the requirements.
5. Numerous brainstorming sessions, repeated iterations and approvals.
6. Client was accessible only through email and conference call
Engineering Solution
Retaining the wall to stop flood water from a nearby river entering the area filling it with debris
1. Hi-Tech team deftly handled the communication, approvals and design development process.
2. Built a retaining wall to extend the useful area towards the flood plain of the river.
3. Retaining wall was designed as a 3 stepped structure with property (7 – 8 homes and a swimming pool) at the top.
4. Terraces with trees and shrubs were included. This design feature made the entire wall look like a natural retaining boulder covered with greenery.
5. Narrow walkways and stairs that led to the terrace were incorporated in the design
6. Subterranean garage under the flat ground surface of the property was also included as a part of the design
Benefits
1. In a short span of one month, the team managed to develop a fully fledged design and plan for the retention wall.
2. Vacant space was effectively utilized; the stepped wall not only stooped the flood water from entering the client’s property, but also created space for 7-8 homes.

This 1st Phase scope included updating 3 bathrooms, interior & exterior paint, a complete lighting plan, converting their wood-burning fireplace to an electric fireplace; adding LED-lit wood paneling to the fireplace wall, and curating, procuring and placing furnishings, linens, and some decor pieces throughout the home. After the dining room chandelier is installed, we will have our professional “after” photo session. The Client’s design vision is “Pacific Northwest Vibe” for this personal chef concept Airbnb. The 2nd Phase will include updating the flooring and kitchen.

This wall street inspired bedroom was curated for one of our most discerning clients. The 800 thread count bedding anchors the space and we added shagreen nightstands to flank the king-sized bed. The new molding at the head of the bed includes customized mirrors that we had installed. A new quartz desk space is designed for two, in those late-night work sessions. A large 65” smart television and ceiling concealed surround sound speakers ensure the client keeps a close eye on the market. A new carpet and area rug sets the tone for this contemporary bachelor space.
