Set within one of Mercer Island’s many embankments is an RW Anderson Homes new build that is breathtaking. Our clients set their eyes on this property and saw the potential despite the overgrown landscape, steep and narrow gravel driveway, and the small 1950’s era home. To not forget the true roots of this property, you’ll find some of the wood salvaged from the original home incorporated into this dreamy modern farmhouse. Building this beauty went through many trials and tribulations, no doubt. From breaking ground in the middle of winter to delays out of our control, it seemed like there was no end in sight at times. But when this project finally came to fruition - boy, was it worth it! The design of this home was based on a lot of input from our clients - a busy family of five with a vision for their dream house. Hardwoods throughout, familiar paint colors from their old home, marble countertops, and an open concept floor plan were among some of the things on their shortlist. Three stories, four bedrooms, four bathrooms, one large laundry room, a mudroom, office, entryway, and an expansive great room make up this magnificent residence. No detail went unnoticed, from the custom deck railing to the elements making up the fireplace surround. It was a joy to work on this project and let our creative minds run a little wild!

Shed - eclectic shed idea in Dallas

This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. When a young professional couple approached us to decorate the main floor of their brand new modern townhouse in Port Coquitlam, we were very excited. Having moved from a Gastown condo, the couple was eager to infuse this suburban location with a funky yet sophisticated downtown vibe. They were also looking for a neutral backdrop with some hits of colour and asked us to incorporate wallpaper. The statement artwork that we selected above the fireplace set the tone for this project. We started with a pair of sleek neutral leather sofas to maximize seating in the small living space and layered them with a variety of toss pillows in blues, teals & turquoise then added a few pops of orange. We defined the front entrance and dining area with a stunning marbleized grey and white wallpaper by Graham and Brown. The dark wood furniture in the dining area adds contrast and sophistication balancing the dark stained kitchen cabinets opposite. The resulting look is clean, modern and playful. Oasis in the Desert You can find a whole lot of fun ready for the kids in this fun contemporary play-yard in the dessert. Theme: The overall theme of the play-yard is a blend of creative and active outdoor play that blends with the contemporary styling of this beautiful home. Focus: The overall focus for the design of this amazing play-yard was to provide this family with an outdoor space that would foster an active and creative playtime for their children of various ages. The visual focus of this space is the 15-foot tree placed in the middle of the turf yard. This fantastic structure beacons the children to climb the mini stumps and enjoy the slide or swing happily from the branches all the while creating a touch of whimsical nature not typically found in the desert. Surrounding the tree the play-yard offers an array of activities for these lucky children from the chalkboard walls to create amazing pictures to the custom ball wall to practice their skills, the custom myWall system provides endless options for the kids and parents to keep the space exciting and new. Rock holds easily clip into the wall offering ever changing climbing routes, custom water toys and games can also be adapted to the wall to fit the fun of the day. Storage: The myWall system offers various storage options including shelving, closed cases or hanging baskets all of which can be moved to alternate locations on the wall as the homeowners want to customize the play-yard. Growth: The myWall system is built to grow with the users whether it is with changing taste, updating design or growing children, all the accessories can be moved or replaced while leaving the main frame in place. The materials used throughout the space were chosen for their durability and ability to withstand the harsh conditions for many years. The tree also includes 3 levels of swings offering children of varied ages the chance to swing from the branches. Safety: Safety is of critical concern with any play-yard and a space in the harsh conditions of the desert presented specific concerns which were addressed with light colored materials to reflect the sun and reduce heat buildup and stainless steel hardware was used to avoid rusting. The myWall accessories all use a locking mechanism which allows for easy adjustments but also securely locks the pieces into place once set. The flooring in the treehouse was also textured to eliminate skidding.

Our clients needed a small dining table only for special occasions. They had a brilliant idea to create a pedestal coffee table for every day use that could be transformed into a dining table. By adding two half-circle shaped leaves and raising the steel swivel base to the right height, the coffee table becomes a dining table for four. Inspiration for an eclectic kitchen remodel in Louisville

As the original plan started to take shape, some water damage provided the impetus to remodel a small upstairs hall bath. Once this bath was complete, the homeowners enjoyed the result so much that they decided to set aside the kitchen and complete a large master bath remodel. Once that was completed, we started planning for the kitchen! Doing the bump out also allowed the opportunity for a small mudroom and powder room right off the kitchen as well as re-arranging some openings to allow for better traffic flow throughout the entire first floor. The result is a comfortable up-to-date home that feels both steeped in history yet allows for today’s style of living. Inspiration for a mid-sized timeless master beige tile and porcelain tile drop-in bathtub remodel in Seattle with dark wood cabinets and beige walls

Door Style: Parkside Inset Construction: Flush Inset Wood Type: HDM Paint: Showplace Paints - Black After purchasing this modern style ranch home built in the 1980's the homeowners wanted to open up the floor plan and modernize the look and feel. Creating a functional space that met the cooking needs of a large active family while supporting entertaining large parties with ease was very important. With good bones and many appealing architectural details already in place, the home just needed a make over with good design to become the next better version of itself. One of the first hurdles in developing this design was creating a contemporary Scandinavian feel without upper wall cabinets, so special attention needed to be placed on storage needs. This was addressed through the use of multiple sets of wide, large drawer banks, tray divider cabinets, and storage on the back side of the island's counter top overhang. This created the necessary space to ensure every pot and pan had a home, and in the correct place for its intended purpose. Entertainment needs were addressed by creating a separate space dedicated to wine columns, a coffee station, and associated glassware. The homeowners came into the project with a desire for black painted shaker style cabinetry with large gold hardware; this was an appealing challenge for the design team at Haggard Home Cabinetry & Design, who loved the unique opportunity to "color outside of the lines" and stretch their creative talents. A combination of sky lights and large windows flood the space with natural light and enhance the dark painted choice in cabinetry. In the end, the homeowners brought their tasteful vision of a great design to this project which became beautiful reality in a space they will love for years to come. Completed by Haggard Home Cabinetry & Design in Norcross, GA, this beautiful project was a 2019 Showplace Cabinetry National Award Winner – Best Kitchen Design for a New Showplace Dealer.

This oversized multilevel island is made of solid walnut and features large 6” hand turned furniture legs. The flooring is made of an hand hewn Asian Walnut with striking features adding both warmth and durability. The high ceiling are outfitting with a beautiful open beam design. Beams have been uniquely designed to integrate into full height pullout shelving pieces. Above the stove and refrigerator are unique specialty moldings. Lighting of both the interior and lower under cabinets provide a warm touch and excellent task lighting. All cabinets are topped with a nicely fitted granite and stone and glass backsplash. The details of this kitchen are never ending. What would be would beauty be without the function. Cooking on this 60”Wolf charbroiled/griddle cook top would be any chefs dream. Overhead remote fan venting is not only quiet, put powerful. Recessed condiments ledge and on the spot water supply makes this a very efficient spot to be creative.
