For the homeowners, this house held decades of memories, and our goal was to honor its legacy while creating a space ready for the next chapter. This meant every decision, from the layout to the materials, had to strike the perfect balance. We rebuilt the upstairs including reconstruction of the existing bathroom to make an impressive master bathroom and dressing room, and refinished the hardwood floors to preserve the details that tied back to the home’s 1937 roots. The major kitchen renovation of this old country farmhouse was a task of love, one that had been planned for many years by these Barrington seasoned homeowners. After interviewing no less than five companies, the homeowners chose the design team at Advance Design Studio to make the transformation they had long planned for. “They had an understanding of the right design for the space almost from the instant they walked in the room”, says Sharon Scott of the design team of Nicole Ryan at Todd Jurs at Advance Design Studio. “They were the only designers who laid out ideas in the first meeting at the house that we really loved”, she says. “It was obvious that they understood the house, and understood us - and from then on the decision to hire them literally made itself”. The original kitchen had a dividing “wall” of cabinetry…that made the rather large space seem very small, and cut off the kitchen from the eating area that has a beautiful garden view completely hidden from the main kitchen. Circulation was poor, leaving family members on top of one another when entertaining family and friends. The new kitchen design nearly doubles the kitchen size within the original space; opening it up completely and enjoying an expansive island containing a new Kohler Whitehaven Smart Divide farm sink, a dishwasher, and pull out double trash receptacle. The great new gathering space accommodates four pull out stools beckoning grandchildren and friends alike. Removing the range from the island and relocating it to create a dramatic “feature” wall, completely out of the way of guests; it is now crowned with a beautiful completely customized wood hood designed to ventilate much more efficiently than the original island range containing a limited downdraft system. The much more efficient use of the space after removing a pantry closet made way for a fully functional “tall wall” housing a double oven and refrigerator, out of the way of guests. Removing the restrictive cabinetry wall now allowed for an expansive floor to ceiling pantry cabinet with full extension pull out shelving, and an elegant display area complete with a beautiful furniture detailed buffet. Fitting perfectly into the farmhouse charm of the old estate, Medallion Silver Lancaster cabinetry was chosen in a soft white Maple Divinity paint finish lining the perimeter. The stunning island hints to this old home’s past with Medallion Gold’s Maple Devonshire style graced with a Carriage Black Heirloom painted finish. The rubbed off black paint finish reveals the soft wood tones beneath, mimicking furniture you’d see in your grandmother’s home that has lovingly been polished for years to reveal a soft, subtly rubbed-off sheen. Counter tops reverse contrast with perimeter tops of black “Raven” granite possessing a subtle honed finish, and a shift to Quartz Difinity Viareggio - resembling white Carrera marble on the island. A simple herringbone detail completes the decorative range wall, and subtle porcelain subway tiles grace the backsplash throughout. The design is finished off with crisp Thermador and Bosch stainless steel appliances, and bright brushed cup pull and handle combination hardware. A pull down Kohler Bellaria faucet makes cleanup a breeze, and soft under-cabinet LED lighting throughout makes every work surface shine softly, and highlights the cabinetry display area with grace. One special detail was created to make the dramatic ceiling transition to a vaulted area above the breakfast nook extra special. A tongue and groove solid wood ceiling was hung above, and a subtle greenish-grey distressed paint finish was hand developed on site by the talented crew, complementing the new kitchen with a completely unique surface that appears as if it’s been there for many, many years. It’s just one standout feature in the amazing new space that is sure to be in every conversation as newcomers enjoy the newest best hangout in this old home renewed! The only change was adding a trash cabinet between the fridge and the sink. A french door fridge allows someone in a wheelchair to easily access frozen and cold foods, while the water and ice dispenser on the outside of the door make it easy to stay hydrated rather than using the sink each time. She can roll up to the kitchen sink due to the recessed cabinetry under the sink or stand at counter height to put away dishes from the dishwasher. The dishwasher is ADA and very simple to use , and is raised off the floor so whether she is sitting or standing it's easier to reach. The gas cooktop has controls at the front making it easy to reach from the wheelchair and the exhaust fan above also has a control at the front. All cabinet door handles are D-shape, which makes them easy to grasp and there is plenty of electric outlets for charging phones, computers and small appliances. The kitchen island is table height at 30" so meal prep can be easily done in a wheelchair while guests and can be seated in a chair or wheelchair around the island. The dining chairs can also be turned around to add extra seating in the living room area. Pendant lights above the kitchen island light up the space, while recessed lighting in the kitchen and living room provide overall room lighting. There is also under cabinet lighting which makes the room glow at night! Wainscoting made of commercial grade material is strategically placed on sharp corners and exposed walls to reduce and minimize damage from the wheel chair, while creating a finished and complete look! We selected a free standing microwave to sit below the island, which is easy to use and is the same style as in her previous apartment. The island is 48" from the appliance wall, leaving ample space to open doors and maneuver around in the wheelchair and has easy access to the laundry area as well. We eliminated the pocket doors that had been in front of the laundry area for easy access, and since it was exposed, dressed it up with coordinating tile to the kitchen with additional cabinets above. There is a coordinating quartz counter on top of the washer and dryer for folding laundry or storing additional supplies.

McKeesport Downtown Housing, formerly a YMCA, is an 84-unit SRO for people at risk of homelessness. The old brick and terracotta building was important historically for McKeesport. The decision to design the project to Passive House criteria actually went a long way to making the pro-forma work. This project was the first large scale retrofit to be designed to meet Passive House Standards in the US. Another major concern of the project team was to maintain the historic charm of the building. Space was at a premium and a reorganization of space allowed for making larger resident rooms. Through a community process with various stakeholders, amenities were identified and added to the project, including a community room, a bike storage area, exterior smoking balconies, single-user rest rooms, a bed bug room for non-toxic treatment of bed bugs, and communal kitchens to provide healthy options for food. The renovation includes new additional lighting, air-conditioning, make-up air and ventilation systems, an elevator, and cooking facilities. A cold-weather shelter, 60-day emergency housing, bridge housing, and section 8 apartment rentals make up the housing programs within the shelter. Thoughtful Balance designed the interiors, and selected the furniture for durability and resistance to bed bugs. The project team worked closely with Zola Windows to specify a unique uPVC window that not only offers passive house performance levels at an affordable cost, but also harmonizes with the building’s historic aesthetic. Zola’s American Heritage SDH (simulated double hung) from the popular, budget-friendly Thermo uPVC line was specified for the project. The windows implemented in this project feature a lower tilt & turn window and a fixed upper for maximum airtightness and thermal performance. Mark Twain said it best, "If the world were to end today I'd move to Kentucky because they are 20 years behind everyone else." There is some truth to that because Kentuckians believe that 'if it aint broke dont fix it'. We designed and built Kentucky's first LEED Platinum Net Zero Energy Net Zero Water home in the private sector. We named the home 'My Green Kentucky Home' playing off the state song 'My Old Kentucky Home'. Our take on a home should have people and the planet in mind. We found LEED to be the best most credible third-party green certification program to address these important challenges today. The envelope of the home was designed to minimize energy losses and maximize inside comfort by using Insulated Concrete Form walls from the footers to the roof, spray foam and blown in cellulose in the attic, rigid foam beneath the Lower Level basement slab and triple-pane fully insulated casement windows. The home was oriented with the back facing south to maximize daylighting, passive heating in the winter and solar production. Our HVAC is geothermal with a storage tank to preheat domestic water. A fresh air system was installed in the return side of the HVAC system to filter and then mix with supply air to the home. All paints were zero VOC. The reclaimed KY horse farm fencing turned into beautiful hardwood floors was finished with a low VOC sealer. Carpets were low VOC and the 100% recycled padding was zero VOC. The custom cabinets for the kitchen and baths were made locally and built with FSC certified plywood with no added formaldehyde. The home collects 100% of the rainwater that hits the roof into a 3,300 gallon rainwater collection tank. The primary use of the collected water is to irrigate the lawns, landscaped beds and supply the hose bibs. When the tank is low it automatically shuts the tank valve and opens the city water valve to operate with city water pressure until the tank fills past a certain level, saving electricity and wear and tear on the pump. The cistern is designed to service all the homes domestic water needs when KY State Plumbing code will allow it in the future. All appliances are Energy Star and locally made by GE. The counter tops on all cabinets are recycled materials and durable without requiring sealers or maintenance. We went a step further for indoor air quality and installed AirRenew drywall by Certainteed which works like trees do in the environment by pulling in VOC's into the drywall and making it inert. The Florida Tile was made in Kentucky with recycled content. We monitor all utility usage per electrical circuit and monitor the amount of energy produced by the solar panels as well helping the owners make more informed decisions. The home was such a hit that it was the catalyst that sparked development in a dormant neighborhood of vacant lots. We had the home open for three months to the public where hundreds of folks toured it as it was laid out like an art museum. We had actual walls open all the way to the outside layer of ICF insulation where they saw the concrete and steel inside the walls. We also had the lower level basement slab cut open to show how we insulate beneath the concrete and how we drain and mitigate radon. It was a super inspirational project that made people think about people and the planet much differently than before. McKeesport Downtown Housing, formerly a YMCA, is an 84-unit SRO for people at risk of homelessness. The old brick and terracotta building was important historically for McKeesport. The decision to design the project to Passive House criteria actually went a long way to making the pro-forma work. This project was the first large scale retrofit to be designed to meet Passive House Standards in the US. Another major concern of the project team was to maintain the historic charm of the building. Space was at a premium and a reorganization of space allowed for making larger resident rooms. Through a community process with various stakeholders, amenities were identified and added to the project, including a community room, a bike storage area, exterior smoking balconies, single-user rest rooms, a bed bug room for non-toxic treatment of bed bugs, and communal kitchens to provide healthy options for food. The renovation includes new additional lighting, air-conditioning, make-up air and ventilation systems, an elevator, and cooking facilities. A cold-weather shelter, 60-day emergency housing, bridge housing, and section 8 apartment rentals make up the housing programs within the shelter. Thoughtful Balance designed the interiors, and selected the furniture for durability and resistance to bed bugs. The project team worked closely with Zola Windows to specify a unique uPVC window that not only offers passive house performance levels at an affordable cost, but also harmonizes with the building’s historic aesthetic. Zola’s American Heritage SDH (simulated double hung) from the popular, budget-friendly Thermo uPVC line was specified for the project. The windows implemented in this project feature a lower tilt & turn window and a fixed upper for maximum airtightness and thermal performance. We recently worked on a remarkable 1937 home in Palomar Park, California. The project involved reimagining the second floor to create a master bedroom with a walk in closet and master bathroom while preserving the home’s traditional charm. For the homeowners, this house held decades of memories, and our goal was to honor its legacy while creating a space ready for the next chapter. The Challenge: Balancing Tradition and Modernity The homeowners wanted their remodeled space to feel fresh and functional without losing its historic character. This meant every decision, from the layout to the materials, had to strike the perfect balance. We rebuilt the upstairs including reconstruction of the existing bathroom to make an impressive master bathroom and dressing room, and refinished the hardwood floors to preserve the details that tied back to the home’s 1937 roots. The kitchen was originally planned to mimic the location of appliances in her current kitchen to minimize re-learning of appliance locations. The only change was adding a trash cabinet between the fridge and the sink. A french door fridge allows someone in a wheelchair to easily access frozen and cold foods, while the water and ice dispenser on the outside of the door make it easy to stay hydrated rather than using the sink each time. She can roll up to the kitchen sink with recessed cabinetry or stand at counter height to put away dishes from the dishwasher. The dishwasher is ADA and very simple to use , and is raised off the floor so whether she is sitting or standing it's easier to reach. The gas cooktop has controls at the front making it easy to reach from the wheelchair and the exhaust fan above also has a control at the front. All cabinet door handles are D-shape, which makes them easy to grasp and there is plenty of electrical outlets for charging phones, computers and small appliances. The kitchen island is table height at 30" so meal prep can be easily done in a wheelchair while guests and can be seated in a chair or wheelchair around the island. The dining chairs can also be turned around to add extra seating in the living room area. Pendant lights above the kitchen island light up the space, while recessed lighting in the kitchen and living room provide overall room lighting. There is also under cabinet lighting which makes the room glow at night! Wainscoting made of commercial grade material is strategically placed on sharp corners and exposed walls to reduce and minimize damage from the wheel chair, while creating a finished and complete look! We selected a free standing microwave to sit below the island, which is easy to use and is the same style as in her previous apartment. The island is 48" from the appliance wall, leaving ample space to open doors and maneuver around in the wheelchair and has easy access to the laundry area as well. We eliminated the pocket doors that had been in front of the laundry area for easy access, and since it was exposed, dressed it up with coordinating tile to the kitchen with additional cabinets above. There is a coordinating quartz counter on top of the washer and dryer for folding laundry or storing additional supplies.

Designed by Lauren Hunt of Reico Kitchen & Bath in Charlotte NC, this transitional style inspired kitchen design with small bar area features Ultracraft Cabinetry in the Avon door style with two finishes. The perimeter kitchen design is in the Simply White finish with the finish Black on the kitchen island. The kitchen countertops are MSI Q Calacatta Laza. The kitchen also features a Best Tile Soho Rumba Diamond Gris 4x8 tile backsplash. “Remodeling a kitchen during COVID was certainly a challenge given the delays in the supply chain and while this did extend our timeline, the finished result was well worth it,” said the client. “Lauren had so many great suggestions to make the kitchen work better for us, such as making the most of the lower cabinet areas by adding drawers and selecting a frameless cabinet line that provided more additional space. Cooking and entertaining have never been so much fun! Lauren and our Project Manager Eric are both such great people to work with. I really appreciated their patience as we were trying to make decisions and for their efforts in ensuring all details were addressed. “The clients were so great to work with and incredibly patient,” said Lauren. “We didn't make any significant layout changes from their existing floor plan, so our goal was to maximize functionality using accessories like a lazy susan, spice pullout, and knife/utensil pullout, and to update the cabinetry to match the rest of their beautiful home. We wanted to keep everything very clean and streamlined, so the appliances were flush installed and we tried to minimize the number of stiles and rails on the cabinetry so the kitchen didn't look too busy. **Check out the video of this transformation on our website** This small kitchen was way too small for this 2 bedrooms, 2 bathrooms apartment. Not only was it a very small kitchen, but the physical location of it made it very difficult to make it any bigger. There wasn't much that could have been done without incurring astronomical cost, which would get little or no return on the investment. The client wanted a kitchen that can be optimized in its current location to add a ton of value for resale. This was difficult to do, because there was no moving of any mechanical around in the kitchen and even if we wanted to, the management of the building would not allow. For those of you who live in condos, co-ops or apartment building, you know how difficult it is to rework these foot prints. When we showed up, we saw the problems, but we also saw a huge opportunity where we can achieve those goals in the small space. This was accomplished by making some key changes and to incorporate some new things that was not possible when this kitchen was built years ago. The crucial part of the design that would drive the entire new layout, was selecting the only appliance; that was the Refrigerator. Once we nailed down that refrigerator, we then proceeded to design the kitchen around it. We moved it to the other side of the wall where the sink was so that we can tap into the water line from the sink plumbing. It was crucial that it stays exactly 24" deep, not an inch more because we had to keep the entry as open as possible. Also, it was going to be directly in front of another big storage unit - The pantry. It is not ideal in most cases, but we needed the rest of the space to ramp up the design and open feel towards the side where all of the activities would take place, which happend to be the dining room and the view. Once all that was figured out, we re-positioned the sink, dishwasher and the range and proceeded to wrap the cabinets around the columns to integrate them into the space. Thirty- six inches cabinets height was used so that they can be installed higher towards the ceiling height to give more room rather than the standard 18" required height between the counter tops. This was done to make the room feel a lot bigger than it really was. Not to mention, we also didn't want the faucet to be buried under the cabinets so that was also a necessary design detail for the space. We then lowered both knee walls so that the counter top can sit on top of them, by removing that stop point that would have otherwise defined the kitchen area. This allowed us to pick up that extra footprint into the room for added prep space and enabled us to create the illusion of a kitchen that is looking longer than it really is. Every inch mattered when designing this kitchen and we made a conscious decision to use every one of that inch. White cabinets were selected to do just what white cabinets are design to do; make a small or dark room appear bigger, brighter and more open. In this kitchen, this was amplified the more because of the kitchen location. It was perfect! We knew we did justice to the space because while we were there taking some photos, a few potential buyers walked in and went straight for the kitchen! They said its design just to fit the apartment. Pantry roll out shelving, Double recycle bin, fancy handles, LED lighting, Quartz counter top, beautiful backslash tiles and grey linen floors finished off the kitchen which looked over a beautiful view of the George Washington Bridge from the top of this lovely 4th floor apartment. The major kitchen renovation of this old country farmhouse was a task of love, one that had been planned for many years by these Barrington seasoned homeowners. After interviewing no less than five companies, the homeowners chose the design team at Advance Design Studio to make the transformation they had long planned for. “They had an understanding of the right design for the space almost from the instant they walked in the room”, says Sharon Scott of the design team of Nicole Ryan at Todd Jurs at Advance Design Studio. “They were the only designers who laid out ideas in the first meeting at the house that we really loved”, she says. “It was obvious that they understood the house, and understood us - and from then on the decision to hire them literally made itself”. The original kitchen had a dividing “wall” of cabinetry…that made the rather large space seem very small, and cut off the kitchen from the eating area that has a beautiful garden view completely hidden from the main kitchen. Circulation was poor, leaving family members on top of one another when entertaining family and friends. The new kitchen design nearly doubles the kitchen size within the original space; opening it up completely and enjoying an expansive island containing a new Kohler Whitehaven Smart Divide farm sink, a dishwasher, and pull out double trash receptacle. The great new gathering space accommodates four pull out stools beckoning grandchildren and friends alike. Removing the range from the island and relocating it to create a dramatic “feature” wall, completely out of the way of guests; it is now crowned with a beautiful completely customized wood hood designed to ventilate much more efficiently than the original island range containing a limited downdraft system. The much more efficient use of the space after removing a pantry closet made way for a fully functional “tall wall” housing a double oven and refrigerator, out of the way of guests. Removing the restrictive cabinetry wall now allowed for an expansive floor to ceiling pantry cabinet with full extension pull out shelving, and an elegant display area complete with a beautiful furniture detailed buffet. Fitting perfectly into the farmhouse charm of the old estate, Medallion Silver Lancaster cabinetry was chosen in a soft white Maple Divinity paint finish lining the perimeter. The stunning island hints to this old home’s past with Medallion Gold’s Maple Devonshire style graced with a Carriage Black Heirloom painted finish. The rubbed off black paint finish reveals the soft wood tones beneath, mimicking furniture you’d see in your grandmother’s home that has lovingly been polished for years to reveal a soft, subtly rubbed-off sheen. Counter tops reverse contrast with perimeter tops of black “Raven” granite possessing a subtle honed finish, and a shift to Quartz Difinity Viareggio - resembling white Carrera marble on the island. A simple herringbone detail completes the decorative range wall, and subtle porcelain subway tiles grace the backsplash throughout. The design is finished off with crisp Thermador and Bosch stainless steel appliances, and bright brushed cup pull and handle combination hardware. A pull down Kohler Bellaria faucet makes cleanup a breeze, and soft under-cabinet LED lighting throughout makes every work surface shine softly, and highlights the cabinetry display area with grace. One special detail was created to make the dramatic ceiling transition to a vaulted area above the breakfast nook extra special. A tongue and groove solid wood ceiling was hung above, and a subtle greenish-grey distressed paint finish was hand developed on site by the talented crew, complementing the new kitchen with a completely unique surface that appears as if it’s been there for many, many years. It’s just one standout feature in the amazing new space that is sure to be in every conversation as newcomers enjoy the newest best hangout in this old home renewed! After 30 years of renovating homes, this now content homeowner sips a cup of tea enjoying her new garden view, and reminisces projects of past – and lastly reports their experience with Advance Design Studio culminating with their amazing new kitchen to be the most enjoyable and satisfying home experience yet.
