The new owners were looking forward to living in their new home with an open floor plan, tall vaulted ceilings, and great views. It featured a large Great Room with two big French Doors separating the Dining Room from the Master Bedroom. But after only a few months they identified a major design flaw: Each of the French Doors had ten glass windows with two large windows above each door. (Check out our before and after designs, traffic flow diagrams and photos of this project.) Glass windows and doors allowed sound and light from guests or the TV in the great room to easily sneak into the bedroom. With unique work and sleep schedules (he’s a pilot, she’s a registered nurse) this design wasn’t working. Then there was a traffic flow design flaw: The Master Bedroom had a second entrance from a hallway. To get into the bedroom from the hallway you needed to walk down another claustrophobic hallway. To get from the Master Bedroom to the Master Bath begin at the most remote corner of the bedroom and down a hallway between two closets. Once inside the bath, a huge triangular Jacuzzi dominating the space. So, from a privacy and traffic flow perspective, this home had some major design issues. When Craig Weber first met with the owners, he listened to their ideas and concerns. The owners trusted Craig to come up with the most efficient and most effective solution to this design dilemma. He offered a solution that resolved the bed-bath traffic flow problem, offered some bedroom room privacy, and updated the bath. First, the two French Doors and windows were removed. A new wall was built with sound-absorbing materials, making the Great Room and Dining Room more comfortable spaces for entertaining while creating the bedroom privacy the owners craved. Solving the Bedroom/Bath traffic flow problem began with removing the two existing closets. The bath door was relocated next to the hall entrance, and then a new walk-in closet was added adjacent to the hallway entrance. The solution offered easy access to and from the bath, closet and hallway without a hint of claustrophobia. The Master Bath underwent a major transformation designed for convenience and comfort – especially during long, cold Minnesota winters. Most everything from the former bath was torn out, beginning with the giant Jacuzzi. A new bathtub that is wider and deeper than the standard size was installed with brushed Nickel fixtures. It’s the perfect place to relax with a glass of wine and candles. Warm floors are a Minnesota “must have.” The bath’s new ceramic floor features in-floor electric heat. Getting in and out of the tub is easy and comfortable. The new walk-in shower again features in-floor heating and a place to sit. The most interesting feature of this shower may the custom ceramic tile installed with unique patterns. A new vanity Cambria Bradshaw countertops features two under-hung ceramic sinks with matching brushed Nickel fixtures. Tall ceilings and three glass windows near the ceiling flood the room with natural light. A new energy-efficient window frames an ornamental stained glass window created by the owner’s father – a great personal touch. A quiet place to sleep. A private dining room for entertaining. A Master Bath to die for. And easy traffic flow. The owners couldn’t have been more delighted with the outcome. And Lilly, their cat, loves it too.

CONTACT These home owners initially contacted their Designer to identify the reason that the floor in their upstairs bedroom suffered from a noticeable slant. The floor problem actually impacted a small bathroom and adjoining study also. Early on, the decision was made to re-design the footprint for the 3 rooms in conjunction with repairing the uneven floor. The approach was to gut all three spaces of walls and floors and start from scratch. The new spaces were designed with the clients needs for accessibility in mind. DESIGN The design effort included identifying the products to be used throughout the spaces. This included everything from the flooring to the wall paint. Kohler plumbing fixtures and Adelphi cabinetry were decided on first. A radiant heat grid was included for the bathroom floor. Lighting, paint and tile soon followed. Wood flooring was installed throughout the adjoining spaces. The master bedroom was redesigned to allow for entry from the study or the master bath via pocket doors. The study was given an access to the master bath also. The hardwood flooring ties the bedroom and study together and gives each room a very spacious feel. The original master bedroom was changed to incorporate a large walk-in closet that features custom storage throughout. The study that also doubles as the IT center for the home was updated with custom book cases and cabinetry from Adelphi Cabinets. When discussing the reapportioning of the entire space for the individual rooms the bathroom was given priority. The previous small bathroom did not include a window for natural light. The new design corrected that in a big way by incorporating an existing bedroom window into the new space. The decision was made early on to allow for the inclusion of a large shower with full granite walls and custom plate glass surround. The shower system includes both fixed and hand held shower heads. A thermostatic control system was included to eliminate scalding. A large bench seat of matching granite allows for relaxing while getting squeaky clean. A separate air massage tub from Kohler centered under the new windows allows for a relaxed moment while being caressed by all those tiny bubbles. His and her side by side vanity sinks allows for efficient use of the space. The Caxton sinks and coordinated toilet were selected to match the color of the tub and do so beautifully! CONSTRUCTION We started the project not knowing what we were going to find. The slanting floor upstairs was not evident in the ceiling of the first floor Once the demolition had been completed it was evident that the floor joists were at the heart of the problem. The home had been framed with floor joists that had been strung together to increase their length. Over time and with the house settling, the strung together joists started to droop from their connection point. This was concealed on the first floor by a large HVAC duct running through the garage. This was corrected by the addition of two laminated beams in the ceiling of the first floor (luckily in the garage) that re-supported the offending joists. THE END The project was a huge success in terms of problem solving and designing with budget and time frame in mind. The overall impact of the new space is impressive both visually and from a practicality point of view. The new master suite with upscale bathroom and study adds significant value to the home and the home owners quality of life!

Richard and Monica of Huntley, IL, needed to make better use of their kitchen as well as more storage for pots, pans, and countertop appliances. Their space was laid out unconventionally, making cooking a challenge. A triangular nook held their refrigerator, hard-to-reach cabinets, and a cramped pantry. They needed to find a solution, so they searched Facebook for home remodeling companies in their area. Soon they found Advance Design Studio’s profile and were immediately impressed. “Advance Design was the first and last studio I contacted,” Richard said. Richard called Advance Design and felt an immediate connection with Project Designer Nicole. She was knowledgeable and thorough and offered many unique solutions to their kitchen layout problem. A week later, Nicole came out to their home to meet the couple. They talked about their kitchen remodeling project and told Nicole what they wanted in their dream kitchen. Nicole saw that the kitchen had weird angles that hindered the cabinets you could use. She knew that designing a space that met both the client’s needs and dreams would be challenging. Nicole worked with Richard and Monica to create an innovative design. When the couple came out to Advance Design Studio in Gilberts, they were blown away by the 3D illustrations Nicole showed them. “I incorporated a hidden pantry cabinet to not only be a cool feature but also allowed me to square off the walls to gain more cabinet space,” Nicole said. The hidden pantry added storage and squared off the strange triangular nook, creating a more traditional and functional kitchen layout. With the layout problems solved, they worked together to select materials. Richard and Monica wanted something brighter than their previous dark brown kitchen. They chose a combination of blue and white cabinetry with a white subway tile backsplash and white quartz countertops. The design was finalized, the materials were selected. It was time to begin construction. One fear most homeowners have when beginning a home remodel is dust. Advance Design uses BuildClean HEPA filters to eliminate dust throughout the house while construction is going on. Project Manager Jason and his crew created temporary walls and cleaned up after every day of work. “We were very impressed with how clean and organized the crew kept things while the remodeling process was underway,” Richard said. The result is just what Richard and Monica envisioned when they began the process. Richard’s love for cooking can be explored through all-new Thermador appliances, featuring an easy-to-use induction cooktop, built-in double oven, and spacious refrigerator. Matte black hardware contrasts the bright white backsplash, countertops, and cabinets, while the stunning blue cabinets complement the dark hardwood floor and stainless-steel appliances. The dual pendant light fixtures over the reconfigured island are eye-catching and add necessary lighting. This Huntley kitchen renovation turned out better than Richard and Monica hoped. Designer Sarah Robertson of Studio Dearborn helped a neighbor and friend to update a “builder grade” kitchen into a personal, family space that feels luxurious and inviting. The homeowner wanted to solve a number of storage and flow problems in the kitchen, including a wasted area dedicated to a desk, too-little pantry storage, and her wish for a kitchen bar. The all white builder kitchen lacked character, and the client wanted to inject color, texture and personality into the kitchen while keeping it classic.

Working in small or awkward spaces is often the most rewarding because the problem solving required calls on one’s creativity. The slanted ceiling nook in this tween bedroom is a great example of how to turn a demerit into an asset. Instead of trying to ignore it, the feature is played up here with the bold stripe treatment. The nook’s utility is maximized by using a corner desk and creating custom wood shelves affixed to the wall using plumbing piping. Storage space remained a challenge in the room, and if we added a tall storage unit to the wall where one could fit, we would be blocking the light and views of the windows. The solution was to create a long, built-in bench with drawer storage below and two long wooden shelves, higher up the wall, for books and personal items. To bring in an industrial vibe and complement the iron bed, we distressed the wood and used plumbing pipes and fixtures for shelf support. Our client asked for a more functional and visually pleasing backdrop to his outdoor patio space. The result incorporates lighting, fresh paint, and touches of aged wood trim, to give an old-world European feel. The feature of the design solves a problem our client did not realize he had. A broken and leaking downspout led to deterioration of the home’s stucco finish. To solve this problem and route the water away from the outdoor entertaining space, we constructed a large scupper which also serves as a gateway/arbor. Rainwater harvesting and use of thermally modified wood add points for sustainability.

The daughter of an existing client relocated to Tulsa and purchased a home with a dated interior and multiple structural problems. Our work included adding a hobby room and totally renovating the utility room, master bathroom, kitchen, play room, bedrooms, two additional bathrooms and living room. One of the major structural issues that had to be addressed was the tendency of the house to flood during major rain storms. By creating a landscaped stream both in front and on the side of the house we were able to eliminate the flooding problem and provide a rather unique landscape feature. With its completion the owner could with the flick of a switch create a bubbling stream that went under a large natural stone bridge around the perimeter of the house. Once the flooding problems were solved strategically placed piers stabilized the home and allowed us to complete the balance of the renovations.

The goal of this master suite remodel was to design a luxurious yet simple environment that was not only beautiful but also comfortable, and designer Lori Wiles brought the transformation to life. The remodel was a transformation of the unused storage area in the bottom level of the clients’ home. Wiles' creative problem solving did more than just hide basement remodel problems like low ductwork and poorly located pipes. Instead, these obstacles served as a source of inspiration for some of the most interesting aspects of her design, such as the angular wood-paneled headboard wall with built-in nightstands. Following a stone, fire, water, and wood theme, the materials used in this master suite strongly relate to nature. Water flows to the tub from the stone accent wall in the bathroom, and an opposing stone wall in the bedroom creates a dramatic backdrop for a seating area. Both walls contain candle-filled niches and Cherry wood is employed throughout, creating warmth and continuity. To further achieve the natural look and feel of the bathroom, Wiles incorporated a variety of stones. The shower and immediate area around the freestanding tub feature pebble accent flooring that complement the surrounding large, rectangular tile floors. Eldorado Stone’s Black River Stacked Stone was chosen because it offered different textures and dimensions of the black, rugged, stacked stone, resulting in an organic environment that provides relief from the flat surfaces. By using quality materials such as Eldorado Stone, designer Lori Wiles was able to create a zen-like space that exceeded her client’s expectations. This playroom features multiple distinct zones for a 4-year-old and a 6-year-old, including a Lego area where the 6-year-old enjoys building Lego creations while sharpening his problem-solving skills, a glam dress up station where the 4-year-old can fully express herself, and a gross motor area with a foam pit, monkey bars, a cargo net tunnel, and a climbing wall.
