Progressive Design Build
Challenge
After living in their home for ten years, these Bonita Bay homeowners were ready to embark on a complete home makeover. They were not only ready to update the look and feel, but also the flow of the house.
Having lived in their house for an extended period of time, this couple had a clear idea of how they use their space, the shortcomings of their current layout and how they would like to improve it.
After interviewing four different contractors, they chose to retain Progressive Design Build’s design services. Already familiar with the design/build process having finished a renovation on a lakefront home in Canada, the couple chose Progressive Design Build wisely.
Progressive Design Build invested a lot of time during the design process to ensure the design concept was thorough and reflected the couple’s vision. Options were presented, giving these homeowners several alternatives and good ideas on how to realize their vision, while working within their budget. Progressive Design Build guided the couple all the way—through selections and finishes, saving valuable time and money.

The interior remodel included a beautiful contemporary master bathroom with a stunning barrel-ceiling accent. The freestanding bathtub overlooks a private courtyard and a separate stone shower is visible through a beautiful frameless shower enclosure. Interior walls and ceilings in the common areas were designed to expose as much of the Southwest Florida view as possible, allowing natural light to spill through the house from front to back.
Progressive created a separate area for their Baby Grand Piano overlooking the front garden area. The kitchen was also remodeled as part of the project, complete with cherry cabinets and granite countertops. Both guest bathrooms and the pool bathroom were also renovated. A light limestone tile floor was installed throughout the house. All of the interior doors, crown mouldings and base mouldings were changed out to create a fresh, new look. Every surface of the interior of the house was repainted.
This whole house remodel also included a small addition and a stunning outdoor living area, which features a dining area, outdoor fireplace with a floor-to-ceiling slate finish, exterior grade cabinetry finished in a natural cypress wood stain, a stainless steel appliance package, and a black leather finish granite countertop. The grilling area includes a 54" multi-burner DCS and rotisserie grill surrounded by natural stone mosaic tile and stainless steel inserts.
This whole house renovation also included the pool and pool deck. In addition to procuring all new pool equipment, Progressive Design Build built the pool deck using natural gold travertine. The ceiling was designed with a select grade cypress in a dark rich finish and termination mouldings with wood accents on the fireplace wall to match.
During construction, Progressive Design Build identified areas of water intrusion and a failing roof system. The homeowners decided to install a new concrete tile roof under the management of Progressive Design Build. The entire exterior was also repainted as part of the project.

For many, extra time at home during COVID left them wanting more from their homes. Whether you realized the shortcomings of your space or simply wanted to combat boredom, a well-designed and functional home was no longer a want, it became a need. Tina found herself wanting more from her Old Irving Park home and reached out to The Kitchen Studio about adding function to her kitchen to make the most of the available real estate.
At the end of the day, there is nothing better than returning home to a bright and happy space you love. And this kitchen wasn’t that for Tina. Dark and dated, with a palette from the past and features that didn’t make the most of the available square footage, this remodel required vision and a fresh approach to the space. Lead designer, Stephanie Cole’s main design goal was better flow, while adding greater functionality with organized storage, accessible open shelving, and an overall sense of cohesion with the adjoining family room.
The original kitchen featured a large pizza oven, which was rarely used, yet its footprint limited storage space. The nearby pantry had become a catch-all, lacking the organization needed in the home. The initial plan was to keep the pizza oven, but eventually Tina realized she preferred the design possibilities that came from removing this cumbersome feature, with the goal of adding function throughout the upgraded and elevated space. Eliminating the pantry added square footage and length to the kitchen for greater function and more storage. This redesigned space reflects how she lives and uses her home, as well as her love for entertaining.
The kitchen features a classic, clean, and timeless palette. White cabinetry, with brass and bronze finishes, contrasts with rich wood flooring, and lets the large, deep blue island in Woodland’s custom color Harbor – a neutral, yet statement color – draw your eye.
The kitchen was the main priority. In addition to updating and elevating this space, Tina wanted to maximize what her home had to offer. From moving the location of the patio door and eliminating a window to removing an existing closet in the mudroom and the cluttered pantry, the kitchen footprint grew. Once the floorplan was set, it was time to bring cohesion to her home, creating connection between the kitchen and surrounding spaces.
The color palette carries into the mudroom, where we added beautiful new cabinetry, practical bench seating, and accessible hooks, perfect for guests and everyday living. The nearby bar continues the aesthetic, with stunning Carrara marble subway tile, hints of brass and bronze, and a design that further captures the vibe of the kitchen.
Every home has its unique design challenges. But with a fresh perspective and a bit of creativity, there is always a way to give the client exactly what they want [and need]. In this particular kitchen, the existing soffits and high slanted ceilings added a layer of complexity to the lighting layout and upper perimeter cabinets.
While a space needs to look good, it also needs to function well. This meant making the most of the height of the room and accounting for the varied ceiling features, while also giving Tina everything she wanted and more. Pendants and task lighting paired with an abundance of natural light amplify the bright aesthetic. The cabinetry layout and design compliments the soffits with subtle profile details that bring everything together. The tile selections add visual interest, drawing the eye to the focal area above the range. Glass-doored cabinets further customize the space and give the illusion of even more height within the room.
While her family may be grown and out of the house, Tina was focused on adding function without sacrificing a stunning aesthetic and dreamy finishes that make the kitchen the gathering place of any home. It was time to love her kitchen again, and if you’re wondering what she loves most, it’s the niche with glass door cabinetry and open shelving for display paired with the marble mosaic backsplash over the range and complimenting hood. Each of these features is a stunning point of interest within the kitchen – both brag-worthy additions to a perimeter layout that previously felt limited and lacking.
Whether your remodel is the result of special needs in your home or simply the excitement of focusing your energy on creating a fun new aesthetic, we are here for it. We love a good challenge because there is always a way to make a space better – adding function and beauty simultaneously.

This project consists of a garage/studio and a main house. The space between the buildings is defined by an existing apple and pear orchard. On the landward side of the house, the south-facing porch is protected from the prevailing northerly winds onshore. The house looks out over the water through the long row of windows on its north face, wearing its roof like a baseball cap on backwards. The house is symmetrically arranged with bedrooms, bathrooms, study, entry, and loft spaces placed on either side of the great room. Natural light is introduced through the wall of French doors and transom lights facing the water, transoms at all interior and exterior doors, double hung windows, and clerestory windows.

The view from this wooded, west facing site is dramatic, from the eastern tip of Long Island on the south to the Rhode Island coast on the north. Oddly, the existing house did not take full advantage of the view; only a single set of sliding glass doors faced the ocean. It was determined that the most sustainable strategy was to renovate the existing house, despite its shortcomings, and add a wing that would maximize the views and provide access to an existing grassy clearing in the woods to the south.
The expansive view is slowly revealed as one moves along the relocated driveway to the entry porch, into the house and then onto the west and south-facing decks. To encourage leisurely socializing, the plan concentrates the public spaces where the view, both from inside and on the decks, is most compelling.

This project was a retrofit and expansion of an existing house in San Francisco's Noe Valley Neighborhood. The original house, built in 1910, had been insensitively remodeled in the 1950’s to mimic the Spanish Mediterranean style. Located on a typical narrow San Francisco lot, the interior of the existing house consisted of a series of disconnected rooms, lacking daylight and lacked daylight and open “flow”. The homeowners had lived in the house for nearly 20 years, becoming familiar with its shortcomings, and wanted to overhaul the majority of the building. The new design includes an enlarged 2 car garage and garden master bedroom suite on the ground level, and a 400 square foot addition with two bedrooms and a full bath at the third floor. While enlarging the home the new design strategically incorporates several small courtyard spaces which are carved into the footprint to bring daylight and views to all areas of the house. These spaces create much needed relief to the interior of the long narrow footprint so that every space has a connection, actual or visual, to the outside. The narrow driveway at the front of the house was widened and repurposed to incorporate a covered front walkway to the elevated porch. The original entrance was trapped along the side of the house opening to a long narrow hallway. The new entrance has been relocated allowing one to enter at the center of the house rather than the corner. The new entrance opens to an implied vestibule that is contiguous with the dining and living areas. The glazing at the entry brings daylight to the interior and allows occupants visual access to the porch, sidewalk and street beyond, adding a degree of security. The mid garden court defines the boundary between the formal living areas to toward the front and the kitchen at the heart of the house. Hallways are eliminated in the new open plan replaced by a central circulation zone that terminates at the through the windows in the raised Media room at the rear. The high wall of the stair tower forms the south facing edge of the garden court, and faced in light colored stucco, reflects light into the formal living areas. The stairway walls are perforated by large translucent vertical widows bringing diffuse illumination as a backdrop to the adjacent kitchen. The stairway wraps lightly through the space around a pedestal altar-like drybar. This creates a bridge from the kitchen into the core of the circulation space which bridges spatially to the new living levels above and below. The slightly raised floor of the Media Room with its built-in window seat, and access to a private deck provide a greater sense of intimacy and create a comfortable transition zone facing the rear yard. Windows at the rear wall are strategically placed to provide “snapshot” views and to screen out the less desirable views of the neighboring buildings to the sides and rear.

After years of living with their master bathroom, our clients felt they could no longer ignore its shortcomings or the siren’s call for renovation. Their desire was for a glowing traditional bathroom with the same sophistication and cohesive architectural vocabulary found throughout their home. They also wanted the space to provide a more open and organized plan, better lighting and storage, a more luxurious bathing experience and a more defined connection with the master bedroom.
