I love the oversized runner that we placed in this master bathroom. Something that you don't always see in a bathroom. The soft mushroom painted cabinets play off the cabinets in the kitchen and the polished nickel faucets mix lovely with the oil rubbed bronze wall sconces. Oversized mirror frames add additional interest opposed to glueing mirrors to the wall and the mosaic tiled wall in the shower adds a beautiful pattern to the room.

The kitchen was designed two years ago and was then erased and redesigned when the world became a different place a year later. As everyone attempted to flatten the curve, our goal in this regard was to create a kitchen that looked forward to a sharp curve down and of a happier time To that promise for happier times, the redesign, a goal was to make the kitchen brighter and more optimistic. This was done by using simple, primary shapes and circular pendants and emphasizing them in contrast, adding a playful countenance. The selection of a dynamic grain of figured walnut also contributes as this once-living material and its sinuous grain adds motion, rhythm, and scale.
Proud of their 1970s home, one challenge of the design was to balance a 1970's feel and stay current. However, many ‘70s references looked and felt outdated. The first step was a changed mindset. Just like the return of the ‘40s bath and the retro movement a few years ago, every era returns in some way. Chronologically, the '70s will soon be here. Our design looked to era-specific furniture and materials of the decade. Figured walnut was so pervasive in the era: this motif was used on car exteriors such as the 1970 Town and Country Station Wagon, which debuted the same year the existing home was built. We also looked at furniture specific to the decade. The console stereo is referenced not only by high legs on the island but also by the knurled metal cabinet knobs reminiscent of often-used stereo dials. Knurled metalwork is also used on the kitchen faucet. The design references the second piece of '70s furniture in our modern TV tray, which is angled to face the television in the family room. Its round pencil and mug holder cutouts follow the design of walnut consoles and dashboard of the station wagon and other elements of the time.

This walk in closet looks simple, but is demanding in its' return on space. We used a white melamine with thermofoil fronts.
We added crown molding and left a shadow line because there were different ceiling heights and clearances that we needed to be sure not to interfere with.
There are baskets behind the mirrored doors and they are hinged to function as a three-way mirror.
We measured hanging needs as well as how much space we needed for folded items. We also incorporated the clients preferences for baskets, jewelry storage, a safe, and easily changing from winter to summer wardrobe all within one closet space.

For a well-known American fashion designer, this kitchen was the heart of a complete to -the-frame renovation. In preliminary discussions, she stated that after working with a broad spectrum of colors and textiles all day, she wished for a calm, neutral palette when she returned home. The recycled glass tile backsplash includes a favorite blue-green color.
The white counter-top on the island is seamless slab of OKITE quartz.

The Pros and Cons of Fix and Flip Real Estate Investment
Last week, we covered The Pros and Cons of Buy and Hold Real Estate Investment for rental property investors. This week, we want to talk about the other most common type of real estate investment: “fix and flip.”
The Appeal of House Flipping
We all love the house flipping shows on HGTV and other reality channels. They’re great and they make the prospect of buying, renovating and flipping homes for big profits seem super sexy and fun. However, any experienced real estate investor will tell you it’s not quite as easy as they make it look. There’s a lot of work that goes into a successful fix and flip investment.
The basic premise of a fix and flip investment is pretty simple. You buy a property, usually one that needs some work and is available at a great price. You renovate the property, making the necessary repairs and upgrades to maximize its resale value. Then, you sell the property on the open market for the highest possible price. You get in and out as quickly as possible. Full-time flippers will move from property to property or will have multiple properties being worked on at the same time. Rather than the “buy and hold” strategy where you keep the house while earning rental income and equity over time, you are looking for the quick sale to earn your profits.
If you are going to explore house flipping—whether as a full-time career or just a side hustle—you will want to know exactly what you are getting into. That is why we are going to cover the pros and cons of fix and flip real estate investment in this article.
The Pros of Fix and Flip
Here are some of the pros of fix and flip investing:
Faster Return on Investment—The biggest appeal of fix and flip investing is that it gives you a quicker return on investment. Buy and hold will take you longer to see your ROI. House flipping allows you to see your full profit (hopefully) as soon as the house sells. The average house flip for an experienced investor is around six months. It may take longer for a first-timer who is just learning how to do certain things.
Fairly Safe Investment—As long as you do all your projections and calculations carefully and avoid any major problems along the way, house flipping is a relatively safe investment strategy compared to something as turbulent as the stock market. Real estate markets are generally predictable and the short time frame of a flip helps you avoid losses if the property happens to depreciate over a longer period of time.
Exciting—There is a reason why there are so many reality shows based around flipping and none based on buy and hold investing. It’s an exciting process to buy a home, gut it and completely renovate it. Then, you get the ultimate reward of selling it and collecting the profits—as long as you do things right.
The Cons of Fix and Flip
Here are some of the cons of fix and flip investing:
Upfront Expenses—A house flip will require a lot of upfront expenses. We’re not only talking about financing the house itself, but all the renovation costs and other expenses involved in the flip. You are laying out all that money at the beginning and only seeing your returns when the property sells. This can create cash flow issues and stress if you fall being schedule or go above your initial budget.
Taxes—House flips will usually create dramatic swings in income year over year, and that can increase your tax bill. You have to pace things correctly to take advantage of specific capital gains tax rules. Capital gains taxes are higher on any property owned less than a year, so you have to find that balance of how long you own any specific investment properties and how long it takes to complete the renovation and sale. Before you get too deep into fix and flip investing, you will want to talk with your tax advisor to make sure you have the right plan in place.
Surprises—All real estate investment is susceptible to surprises. You don’t always know what lies behind the walls until you start the renovation process. You cannot plan for everything as a real estate investor, but you have to be prepared for anything. It is a good idea to add some wiggle room in your budget and overestimate your renovation expenses/timeline to cover any surprises that may come up.
These are some of the biggest pros and cons of fix and flip real estate investment. Of course, there are other things you need to know as an investor, so be sure and do your homework in order to get the most out of your investment portfolio. Both fix and flip and buy and hold strategies can be highly lucrative if you do things right. There are no wrong answers, but there are wrong ways of doing things if you truly want to be successful in this field.

Scott and Janet of Elgin have had four design to build renovations with Advance Design over the last decade. We got the chance to sit down and talk with Janet about her experience working with Advance Design on so many different areas of her home. Starting with her kitchen in 2009, Janet proclaimed, “The reason we kept coming back is because our first [renovation] went so extremely well, exceeding all of my expectations.”
Since their kitchen renovation with Advance Design ten years ago, Scott and Janet have also worked with Advance to remodel their master bedroom, their power room, a wet bar, and most recently their master bath. Having renovated practically every major room in the house with the team, we asked Janet what made her experience with Advance Design so special. “We went with Advance Design because we trusted them so much more, their experience, and everything that they brought. We were confident they were giving us what we wanted for the money we were spending.”
For their most recent renovation, Scott and Janet clearly knew what to expect going into their master bath renovation. They were familiar with Advance’s step by step design process that epitomizes the “Common Sense Remodeling” philosophy applied in every project Advance creates. After once again experiencing the careful budgeting analysis, the pointed design meetings, and the clear documentation that leads up the a thoroughly managed installation, Janet’s simple summary of their experience is this; “The word I would use to describe the process is – collaboration!”
Working closely with Advance Design kitchen designer Michelle Lecinski, together they were able to develop a new master bath design that not only worked with their investment goal, but also made sense for their lifestyle. “Oh Michelle, my designer! I connected with her immediately. She spent time getting to know us, our lifestyle, even the setting of our house.” The threesome had a great experience designing and producing yet another successful project together.
When it came to their new project plans, Scott and Janet were interested in creating a relaxing “spa-like” experience in their master bath. One of the many ideas Michelle introduced during the design process was installing a Kohler Alteo series showerhead for a rain-like shower experience. This designer showerhead, mixed with the warm ambiance of the lighting and pebble accent running throughout the shower make for what Janet calls a “luxury spa essence”. From the oversized glass sliding door to the recessed niche for accessories, each special detail was considered and implemented intentionally so as to create the maximumly optimized use of the compact space. Not only was this transformation one of beauty and luxury, but special attention was given to every way possible to provide additional storage to maximize the functionality of the bath area as a whole.
Once design was complete and the bath construction project began in their home, making sure everything happened efficiently and on schedule became new priority number one. “Having a project manager made an enormous difference,” Janet said, “It was so worth it to hire professionals that knew exactly what they were doing. Even after all of these years, I wouldn’t change a thing.”
“It was a pleasure working together with Janet and Scott to create this beautiful space that will enhance their lives for many years,” says Michelle. “It is so much fun to get to do this job every day, I love that I can have this sort of impact on their lives by doing something for them [Janet & Scott] that comes so naturally to me!”

The house on this block is living a second life, a classic 100 yr. old Queenslander that was salvaged and relocated to this spectacular setting in Federal, Byron Bay. The landscaping around the house was simple, with plenty of lawn and low plantings to highlight the renovated building and not impede any views from the house. The swimming pool and surrounds were lowered, again to maintain views from within the house and to work with the lay of the land. The positioning of the pool and the classic layout were to compliment the period and orientation of the house and reinforce the outlook. The stone walling between the house and pool helps create a separation ensuring that when you are poolside you feel that you are part of this great view; part of the landscape as opposed to being an extension to the house.
