Kitchen from condo renovation in Upper West Side, Manhattan.
ABOUT THE RENOVATION
Very often, getting what you want is simply about timing. After years of owning her Upper West Side co-op in Lincoln Square and making various small renovations along the way, our client decided to go all-out and advance with her dream renovation after being eased into the significant decision by our full-service design-build approach, extensive pre-planning process, out of the box design strategy, and thorough estimate. The results of this stunning renovation speak for themselves.
SPACIOUS CENTERPIECE KITCHEN
With many condos in Manhattan, the kitchen is the home’s focal point. In this case, the client’s goal was to reinvigorate this critical space via a classic interior design style with modern and contemporary touches. Beyond introducing updated appliances and pendant lighting, we added immaculate natural stone countertops and backsplash, along with opaque Tribeca shaker cabinets throughout the space.
TWO BATHROOMS, TWICE AS NICE
When the opportunity to add a bathroom to your Manhattan condo presents itself, you take advantage. Part of our renovation of this USW condo included an additional bathroom, in addition to a total overhaul of the ensuite bathroom. For the main bath, we turned the dreary old space into a soft and elegant sanctuary that’s warming as the sunlight beaming in, thanks to the sleek nickel-finish fixtures and custom marble tile. In the newly-created guest bathroom, we delivered an upscale, timeless design incorporating gleaming subway tiles, bold brass fixtures, and exquisite deco hexagon flooring.
PERMA-WFH OFFICE WITH CUSTOM MURPHY BED & STORAGE
After being thrust into a permanent work from home schedule due to the pandemic, our client decided to incorporate more of a formal home office space into her guest bedroom - a space where she also required additional storage. The problem was she didn't want to give up the practicality of a spare bedroom. To maintain the added bedroom availability and also provide a proper office space, we created a custom Murphy bed and desk area with custom millwork for enhanced organization with a perfectly narrow personal desk area nestled to the left of the large built-in.

Built in 2023 by Cutuli Homes, this custom detached accessory dwelling unit was designed as a true mother-in-law home—a private, beautifully finished residence that allows three generations of one family to live close together while maintaining their own individual spaces.
The DADU was built as a companion to the homeowners' main residence, which Cutuli Homes had extensively remodeled and expanded two years earlier. Rather than treating the new structure as an afterthought, the goal was to create a home that felt architecturally connected to the existing property. Its traditional exterior, white siding, steeply pitched roof, generous windows and carefully proportioned trim give the small residence the character of an established home.
The project was created for the homeowners' mother, who downsized from her large lakefront home in the Midwest to move closer to her family and young grandchild. The result captures one of the greatest advantages of multigenerational living: family and shared community just steps away, balanced with the independence, privacy and comfort of a home of her own.
Inside, every inch was carefully considered. The compact footprint feels remarkably open thanks to a vaulted, white-paneled ceiling, abundant natural light, tall windows and an open vertical design that draws the eye upward. A loft level expands the usable living space without sacrificing the airy feeling of the main floor.
Traditional white Shaker-style cabinetry provides extensive built-in storage throughout the home and gives the interior a clean, timeless architectural character. In the kitchen, cabinetry extends upward to take advantage of the available height, while warm neutral countertops and a textured herringbone-pattern backsplash introduce subtle depth and contrast. Stainless-steel appliances are thoughtfully incorporated into the compact layout, creating a highly functional kitchen without overwhelming the living space.
One of the home's most charming features is the intimate living area tucked beneath custom built-in cabinetry. A built-in upholstered window-seat-style sofa with drawers below transforms what could have been unused space into a comfortable place to read, relax or visit. Across from it, a contemporary fireplace is integrated into a compact feature wall, with a wood display ledge above providing space for artwork, plants and personal collections.
Warm wood accents soften the predominantly white interior. Natural wood ledges, shelving, flooring and the loft ladder bring warmth and texture to the rooms, while greenery and personal furnishings give the home the comfortable character of a full-size residence rather than a conventional accessory dwelling unit.
The private sleeping area demonstrates the same emphasis on intelligent space planning. Built-in cabinetry surrounds the bed and continues overhead, providing substantial storage without requiring bulky freestanding furniture. A softly textured wall treatment, warm wood shelving and abundant natural light make the compact bedroom feel inviting and finished.
Above, the loft takes advantage of the dramatic roofline with a white tongue-and-groove style paneled ceiling extending from wall to wall. Built-in storage is incorporated beneath the sloped portions of the ceiling, turning otherwise difficult spaces into useful cabinetry while preserving an open central area for a desk, music, hobbies or additional flexible living space.
Even the exterior reflects the home's attention to detail. Large windows bring daylight deep into the interior, while the private patio extends the living space outdoors. Traditional siding and trim allow the DADU to complement the architecture of the main residence while still having an identity of its own.
At every turn, this project demonstrates that downsizing does not have to mean compromising on craftsmanship, beauty, storage or individuality. Through custom cabinetry, creative built-ins, vertical space planning and carefully considered architectural details, Cutuli Homes transformed a modest footprint into an elegant and highly personalized residence.
More than simply a DADU, this is a thoughtfully designed multigenerational home—close enough for grandparents, parents and grandchildren to share everyday life, while giving everyone the privacy and independence of having a place of their own

Our latest project in Glenmont was a remarkable transformation of an existing kitchen with the addition of a stunning sunroom and bathroom. Led by our talented Project Manager, Anthony Mulligan, and brought to life by our exceptional designer, Justina Auer, and our Bennett crew, this project was a true labor of love. Our clients had a clear vision: they wanted a space that would not only welcome guests, but also serve as a hub for precious family time. The sunroom was designed to be the perfect gathering spot for the entire family, whether it’s playing games, sharing a delicious meal or simply hanging out after a relaxing day at the pool. We installed two-tone cabinetry on either side, providing ample storage for pool essentials like towels, items for entertaining friends and overflow from the kitchen. The addition of French doors truly opened up the space, allowing the refreshing summer breeze the flow through the house and seamlessly connecting the sunroom to the outdoors. Along with the breeze, blues and whites were carried in to maintain the serene spa-like atmosphere adding to the harmonious transition.
The added bathroom offers guests the utmost privacy during their stay. Moreover, it serves as a convenient spot for quick changes or rinsing off after a delightful day spent by the pool. To promote a more interactive dining experience, we extended the island and added a lower “table” area for everyone to gather, replacing the need for a traditional kitchen table. We’re so proud of this space that celebrates both family and guests by fostering a sense of togetherness, allowing everyone to bond over meals, conversations and laughter.

With two small children and a third on the way, the owners of an original eighteenth century Cape were quickly out-growing it, but they had no desire to move away from the Cape Cod home and location they loved. They simply needed a reconfigured layout and more space. Their goals included repurposing some existing rooms, adding a new kitchen/family area plus screen porch on the first level, and creating a master suite and roof deck with an outdoor shower on the second level, connected by a new stair.
Our challenge was to improve the flow between existing spaces, and design the two-story addition without overwhelming the pint-sized original Cape. We took advantage of the lower grade at the rear of the property to step the first floor of the addition down two steps from the existing main level. This allowed us to align the second floor in the addition with the existing second floor, while gaining ceiling height in the new first-floor kitchen/family area. We composed a cross-gabled form for the addition to improve the second floor headroom, while maintaining the existing eave line. We then extended some existing shed dormers to gain headroom and enhance function. We also expanded the outdoor living area with privacy walls along the roof deck.
New, larger, double–hung windows that match the lite configuration of the existing windows, along with new side-wall shingles and trim which resemble the existing exterior treatment help to tie the new addition to the old Cape. Though there’s no mistaking the new for the old, the two are simpatico.

Main Line Kitchen Design is a unique business model! We are a group of skilled Kitchen Designers each with many years of experience planning kitchens around the Delaware Valley. And we are cabinet dealers for 8 nationally distributed cabinet lines much like traditional showrooms.
Appointment Information
Unlike full showrooms open to the general public, Main Line Kitchen Design works only by appointment. Appointments can be scheduled days, nights, and weekends either in your home or in our office and selection center. During office appointments we display clients kitchens on a flat screen TV and help them look through 100’s of sample doorstyles, almost a thousand sample finish blocks and sample kitchen cabinets. During home visits we can bring samples, take measurements, and make design changes on laptops showing you what your kitchen can look like in the very room being renovated. This is more convenient for our customers and it eliminates the expense of staffing and maintaining a larger space that is open to walk in traffic. We pass the significant savings on to our customers and so we sell cabinetry for less than other dealers, even home centers like Lowes and The Home Depot.
We believe that since a web site like Houzz.com has over half a million kitchen photos, any advantage to going to a full kitchen showroom with full kitchen displays has been lost. Almost no customer today will ever get to see a display kitchen in their door style and finish because there are just too many possibilities. And the design of each kitchen is unique anyway. Our design process allows us to spend more time working on our customer’s designs. This is what we enjoy most about our business and it is what makes the difference between an average and a great kitchen design. Among the kitchen cabinet lines we design with and sell are Jim Bishop, 6 Square, Fabuwood, Brighton, and Wellsford Fine Custom Cabinetry. Links to these lines can be found at the bottom of this and all of our web pages. Simply click on the logos of each cabinet line to reach their web site.

This laundry room and mudroom remodel was designed to create a clean, efficient, and welcoming space with elevated style. What was once a purely utilitarian area is now an organized, joyful, and multifunctional room that supports everyday routines and reduces clutter from the family’s frequent use of the garage entry. Thoughtful cabinetry, improved organization, durable work surfaces, and dedicated areas for air-drying, sorting, and folding make the room feel like a practical extension of the home rather than simply a utility space.
Functional Features
• A custom fold-down drying rack provides a beautiful and practical solution for air-drying delicate clothing.
• The tall drawer stack between the washer and dryer includes an oversized lower drawer that functions as a built-in hamper.
• A custom built-in bench with storage lockers keeps coats and shoes tidy yet accessible, while motion-sensor lighting in the shoe cubbies makes everyday use convenient at any time of day.
• Cabinetry extends to the ceiling, maximizing vertical storage and concealing bulk items such as paper goods, detergents, cleaning supplies, outdoor clothing, and other household essentials.
Materials and Finishes
Durable materials were selected to withstand frequent use while maintaining a cohesive, elevated look. Large-format dark floor tile helps conceal dirt tracked in from the garage, while a combination of warm white and deep cherry cabinetry adds richness and contrast. Stain-resistant white quartz was used for both the folding counter and bench top, and a 2 ½-inch round mosaic tile backsplash complements the palette. Brushed gold hardware adds warmth and visual appeal.
Lighting
Lighting enhancements further improve both function and atmosphere. Under-cabinet lighting at the folding counter adds task illumination, while motion-sensor lighting in the shoe cubbies increases convenience. An oversized statement ceiling fixture brings warmth, personality, and a finished designer touch to the space.

This client has existing exposed pebble concrete. Rescrete and the client came up with the solution to modernize the space without demo. We applied a smooth custom color micro-cement concrete overlay to all the borders and trim to create a more custom looking concrete. For the remaining exposed pebble concrete, Rescrete simply pressure washed and applied a light masonry sealer to maintain a natural patina with a refreshed look.

THE SETUP
Senior Designer Diana Burton’s client loved her sixties-era home – it just needed some work. The cozy galley kitchen was narrow and mostly closed off from the family room. A pass-through window served as a limited pipeline for treats and chatter. The appliances were failing, too. It was simply time for an overhaul.
Design Objectives:
Remove load bearing wall and open kitchen to the family room
Omit large unused fireplace in family room
Increase work surfaces and overall storage solutions
Dedicated small countertop appliance storage
Seating for 3 or 4 at island
Add pantry storage
Offer solution for lack of mudroom
Upgrade all appliances
THE REMODEL
Design Challenges:
Finding a location to hide structural support for new beam
Reworking awkward configuration of existing walls
Adding a walk-in pantry
Creating mudroom storage
Allowing room for large sectional in family room
Design Solutions:
Add a discreet column by the fridge to hide essential support
Flush out wall by bath to be even with the range wall, where the new walk in pantry exists
Use void space behind new wall for large appliance garage
Create combination walk in pantry/mudroom by adding bench with shoe storage and hooks
Maintain island depth for comfortable seating without infringing on space for the sectional
THE RENEWED SPACE
This cramped, dated kitchen has a new lease on life! Opening it to the family room dramatically transformed the space. Diana’s client now has plenty of storage, a big island for food prep, and an open-concept space that’s perfect for entertaining and hanging out with friends and family.

The Santa Cruz is our most popular surface mount sink. This rectangular copper sink is hand hammered from recycled copper by master artisans. Through years of skill and experience passed down from previous generations, the end result is a one-of-a-kind work of art. Made from 16 gauge copper, the beautiful Santa Cruz has a warm antique finish with an apron allowing for quick drop-in installation. Copper is amazingly easy to maintain. Fingerprints do not show as they will on stainless steel and other metals. For basic cleaning, simply use soap and water. Laboratory testing has shown that, when cleaned regularly, a copper surface continuously kills disease-causing bacteria, achieving 99.9% reduction within two hours of exposure. Copper has a "living finish" and its patina will continue to develop character over time, meaning it will become a richer, darker color. The patina creates a unique look of light and dark tones complementing each other. Made with the highest standards of quality and creative design, Novatto sinks add art and function to any bath or powder room.

Every custom piece we create begins with a conversation, and this table is a perfect example of how thoughtful design can balance beauty and everyday practicality.
Our client was immediately drawn to the natural character of a live edge black walnut table. The organic lines, rich grain, and unique silhouette bring a sense of warmth and artistry that simply cannot be replicated. However, with young children at home, safety quickly became an important consideration. The client shared their concern that the original live edge, while beautiful, might be too sharp for a family setting.
After carefully discussing their needs, our team proposed a refined solution. We preserved the essence of the live edge, maintaining its natural flow and character, while softening the overall form. The corners were gently rounded, and the edges were skillfully smoothed and reshaped to eliminate sharpness without losing the authentic, organic look.
From material selection to final finishing, every step was handled with precision. We selected premium black walnut slabs with deep, consistent grain and carefully paired them to create a harmonious surface. The resin was poured seamlessly to enhance the wood’s natural beauty, resulting in a clean, elegant river that complements rather than overpowers the walnut.
The final result is a 98” x 40” dining table that feels both sophisticated and welcoming. It retains the charm of a live edge design while offering a safer, more comfortable experience for everyday family use. This project reflects our commitment to not only craftsmanship and quality, but also to truly understanding how our clients live and use their furniture.
A table should do more than look beautiful, it should fit seamlessly into life.

Relocating from San Francisco, this young family immediately zeroed in on the wonderful historic homes around downtown Chicago. Most of the properties they saw checked a lot of wish list boxes, but none of them checked every box. The house they landed on had beautiful curb appeal, a dramatic entry with a welcoming porch and front hall, and a really nice yard. Unfortunately, it did not have a kitchen that was well set-up for cooking and entertaining. Reworking the kitchen area was the top priority.
The family had met with a few other designers and even had an architect take a crack at the space, but they were not able to come up with a viable solution. Here’s how Senior Designer Diana Burton approached the project…
Design Objectives:
Respect the home’s vintage feel while bringing the kitchen up to date
Open up the kitchen area to create an open space for gathering and entertaining
Upgrade appliances to top-of-the-line models
Include a large island with seating
Include seating for casual family meals in a space that won’t be a replacement for the adjacent formal dining room
THE REMODEL
Design Challenges:
Remove a load-bearing wall and combine smaller rooms to create one big kitchen
A powder room in the back corner of the existing kitchen was a huge obstacle to updating the layout
Maintain large windows with views of the yard while still providing ample storage
Design Solutions:
Relocating the powder room to another part of the first floor (a large closet under the stairs) opened up the space dramatically
Create space for a larger island by recessing the fridge/freezer and shifting the pantry to a space adjacent to the kitchen
A banquette saves space and offers a perfect solution for casual dining
The walnut banquette table beautifully complements the fridge/freezer armoire
Utilize a gap created by the new fridge location to create a tall shallow cabinet for liquor storage w/ a wine cubby
Closing off one doorway into the dining room and using the “between the studs” space for a tall storage cabinet
Dish organizing drawers offer handy storage for plates, bowls, and serving dishes right by main sink and dishwasher
Cabinetry backing up to the dining room offers ample storage for glassware and functions both as a coffee station and cocktail bar
Open shelves flanking the hood add storage without blocking views and daylight
A beam was required where the wall was removed. Additional beams added architectural interest and helped integrate the beams into the space
Statement lighting adds drama and personality to the space
THE RENEWED SPACE
This project exemplifies the transformative power of good design. Simply put, good design allows you to live life artfully. The newly remodeled kitchen effortlessly combines functionality and aesthetic appeal, providing a delightful space for cooking and spending quality time together. It’s comfy for regular meals but ultimately outfitted for those special gatherings. Infused with classic finishes and a timeless charm, the kitchen emanates an enduring atmosphere that will never go out of style.

Welcome to one of the most prestigious addresses in Rockliffe. While the exterior frontage looks narrow, it is surprising spacious on the inside. Being anxious to view the space, the interior was disappointingly dated. Clearly a home that was well loved, but never maintained. Renovations were not in the budget, so with fresh paint and a new look, we truly transformed this property into an up and coming space. Simply lovely with an outstanding view of the pond!
