Trees and shrubs are a big part of our local environment. Some are intended to bear fruit, while others are there simply for aesthetics. Of course, some trees are planted to help conserve the environment, and some started to grow on their own. Regardless, there are many facts about trees that you may not know. Trees Live Longer Than Anything Else Of all living things, trees can survive the longest on this earth. Some species of trees can survive for several thousands of years. For example, the baobab tree can thrive for thousands of years after it has reached maturity. Trees Have a Godly Connection There are many religions in the world, and in some, it is a common belief that certain trees are homes to the gods. Many of these older traditions and beliefs are currently less prevalent, but there has always been a strong connection between trees and deities. Cottonwood Seeds Stay Airborne for Days Most trees reproduce via seeds. While most tree seeds fall to the ground, or are carried off by animals, the cottonwood tree seed flies through the air for days before landing. Trees Promote Rainfall Mature trees take moisture from the ground and release it into the atmosphere. This then triggers precipitation. The result is more rain in the area where trees are abundant. The best way to prevent or derail desertification is by planting trees in an area. There are Tree Genders This may seem like a sound bite for likes and shares, but some trees have gendered scientific classifications. There are both male and female trees. One great example is the pine tree. The female trees produce seeds in the pine cones, while the male trees shed pollen from their cones to fertilize the female cones. The wind makes the magic happen, which results in a bevy of baby pine cone trees. The Rings Show Its Age Very few methods exist for pinning down the age of a tree. Carbon dating is a complex method of ageing a tree, but you can also count the rings on a cut tree to determine its age. We don’t suggest you cut down a tree just to count the rings, though! Certain Tree Parts Grow Seasonally Unlike people, trees grow in separated sections. The trunk will grow in the summer, while the foliage will thrive in the spring. The roots tend to spread during the fall and winter when the rest of the tree is dormant. Trees Have Their Own Self-Defense Methods If a tree is invaded by insects, it will flood its leaves with phenolics chemicals. This is a compound that discourages insects from eating their foliage. It’s no surprise these Hanover clients reached out to Cathy and Ed of Renovisions for design and build services as they wanted a local professional bath specialist to turn their plain builder-grade bath into a luxurious handicapped accessible master bath. Renovisions had safety and universal design in mind while creating this customized two-person super shower and well-appointed master bath so their clients could escape to a special place to relax and energize their senses while also helping to conserve time and water as it is used simultaneously by them. This completely water proofed spacious 4’x8’ walk-in curb-less shower with lineal drain system and larger format porcelain tiles was a must have for our senior client –with larger tiles there are less grout lines, easier to clean and easier to maneuver using a walker to enter and exit the master bath. Renovisions collaborated with their clients to design a spa-like bath with several amenities and added conveniences with safety considerations. The bench seat that spans the width of the wall was a great addition to the shower. It’s a comfortable place to sit down and stretch out and also to keep warm as electric mesh warming materials were used along with a programmable thermostat to keep these homeowners toasty and cozy! Careful attention to all of the details in this master suite created a peaceful and elegant environment that, simply put, feels divine. Adding details such as the warming towel rack, mosaic tiled shower niche, shiny polished chrome decorative safety grab bars that also serve as towel racks and a towel rack inside the shower area added a measure of style. A stately framed mirror over the pedestal sink matches the warm white painted finish of the linen storage cabinetry that provides functionality and good looks to this space. Pull-down safety grab bars on either side of the comfort height high-efficiency toilet was essential to keep safety as a top priority. Water, water everywhere for this well deserving couple – multiple shower heads enhances the bathing experience for our client with mobility issues as 54 soft sprays from each wall jet provide a soothing and cleansing effect – a great choice because they do not require gripping and manipulating handles yet provide a sleek look with easy cleaning. The thermostatic valve maintains desired water temperature and volume controls allows the bather to utilize the adjustable hand-held shower on a slide-bar- an ideal fixture to shower and spray down shower area when done. A beautiful, frameless clear glass enclosure maintains a clean, open look without taking away from the stunning and richly grained marble-look tiles and decorative elements inside the shower. In addition to its therapeutic value, this shower is truly a design focal point of the master bath with striking tile work, beautiful chrome fixtures including several safety grab bars adding aesthetic value as well as safety benefits.

Portland Bungalow Bath Addition

A luxurious en suite bath was created within this classic 1925 Portland bungalow by reconfiguring the second story’s original small bedrooms and tiny half bath. In this welcoming new urban boho space, eclectic finishes mingle harmoniously, integrated through subtle repetition of shapes and materials. A furniture-style vanity sets the tone for this luxurious space, introducing materials, colors, shapes, and textures that repeat throughout. Individual walnut hexagons join to create distinctive vanity doors, offset beautifully by horizontal-grain drawers. Topping the cabinetry is a simple concrete countertop with integral sinks. An expansive framed mirror above enlarges and brightens the room. Within the mirror, sconces float, their globes a nod to the hexagons below. Champagne bronze fixtures reflect the warm walnut glow. Nestled into the back corner, a stunning shower features waterjet tiles in a double herringbone pattern, each precisely cut and laid to maintain design integrity at every surface transition. Teak floor tiles and a pebbled niche hint at the classic spa experience. Across from the shower, a large hexagonal window provides a treetop view from the free-standing tub below. The gentle oval of the tub and the beaded chandelier above provide a pleasing contrast to the strong lines surrounding it, as do the softly-shaded pebbles in the full-length niche. Shiplap wainscotting wraps the room, creating an illusion of height in the compact space. Subtle flooring and soft green walls create an understated backdrop for the bold mix of materials, unifying them into a serene oasis. Asking a century-old home to accommodate a modern luxury bath is a tall order. Asbestos-laden plaster and flooring had to be abated. The subfloor had to be leveled and reinforced to increase strength and prevent deflection. Water lines and multiple electrical circuits had to be brought across and up without disturbing a beautifully-paneled ceiling, something we accomplished by firring out stair walls to hide the chases. Our client had visions of a leafy view from her tub, but the new layout eliminated existing windows. Placing a new window was complicated by deep eaves and flat soffits. By pushing the header into the roofline, however, we were able to accommodate a picture window. The flat soffit was replaced by an inverse hip lined with stained tongue and groove cedar, tying it to the bathroom finishes. Bringing materials up a narrow staircase became truly challenging when it was time to install the big items. However, strategic removal of drywall around the landing got the job done. Our attention to detail is showcased in the shower tile, where precise cuts were required at surface transitions to maintain the integrity of a complex double herringbone lay. The project was delivered on time. Savvy layout choices minimized spending on structural changes. Because we were dealing with dormer space, head height was an issue. Raising the ceiling would have been complex and expensive so our design accommodated the constraints – tub on the low outside wall, shower on the full-height interior wall. The vanity spanned the spread, accommodating our petite client on the exterior side and her taller husband on the interior side. An under-eave closet was closed off to create room for both a freestanding tub and a separate shower. Rather than building replacement storage elsewhere, we simply added a new door into the closet from the primary bedroom. This was made possible by absorbing the short hallway separating the existing bed and bathroom into the primary bedroom. This new layout also created an en suite relationship between the primary bedroom and the new bath. We saved additional dollars by selecting a furniture-style vanity rather than using custom cabinetry, and the countertop with integral sinks provided a cost savings over a more traditional quartz countertop with undermount sinks. Affordable shower tiles allowed us to put more money into a dynamic tile layout. The project was delivered within budget.

This is a stunning modern kitchen. Sometimes, contemporary design can feel cold or sterile. This kitchen sets itself apart by adding color, warmth, and custom design elements that remain true to modern aesthetic but add in character and personality. The extra tall upper cabinets add height and drama to the space. The glass inserts at the top have lighted interiors which serve as storage and display areas. The Crown molding continues over the stainless hood, bridging the nearly 4 foot gap between the two sides. The grey accent color on the wall cabinets is echoed at the large kitchen island. The soft white perimeter color serves as a great anchor for the bold grey accent. The granite stays true to the color scheme with its white base and grey and black veining. The back splash is a grey vein cut limestone. The glass inset tiles offer color and shine to the subway limestone. At the hood area, the pattern switches to herringbone, but maintains the glass accent. By using the same tile and simply changing the format, we add visual interest to the space without creating competing elements. The built in Wolf convection oven and steam oven are a superior option for any cook. The build in window seat is both practical and serves a visual purpose. An overly long counter can feel industrial or boring. The height variation added at the desk and window seat break up the long expanse while adding function. The wood plank floor is actually porcelain tile. Porcelain tile is easier to maintain than wood, and holds up better in heavy traffic or water environments, such as kitchen. There was a massive lack of counter space, and the storage that was present was awkward and bulky, and the medium cabinets and dark island were outdated and made the space seem cramped. Johnny Rhino Residential Remodelers stepped in and transformed this kitchen into a bright, airy, and totally functional space while maintaining an amazing sense of design and beauty. "I cannot say enough good things about the Innovative Construction team and work product. They remodeled our water-damaged, 1930s basement, and exceeded all of our expectations - before and after photos simply cannot do this project justice. The original basement included an awkward staircase in an awkward location, one bedroom, one bathroom, a kitchen and small living space. We had a difficult time imagining that it could be much more than that. Innovative Construction's design team was creative, and thought completely out of the box. They relocated the stairwell in a way we did not think was possible, opening up the basement to reconfigure the bedroom, bathroom, kitchenette, living space, but also adding an office and finished storage room. The end result is as functional as it is beautiful. As with all construction, particularly a renovation of an old house, there will be inconveniences, it will be messy, and plenty of surprises behind the old walls. The Innovative Construction team maintained a clean and safe work site for 100% of the project, with minimal disruption to our daily lives, even when there was a large hole cut into our main living room floor to accommodate new stairs down to the basement. The team showed creativity and an eye for design when working around some of the unexpected "character" revealed when opening the walls. The team effectively uses technology to keep everyone on the same page about changes, requests, schedules, contracts, invoices, etc. Everyone is friendly, competent, helpful, and responsive. I felt heard throughout the process, and my requests were responded to quickly and thoroughly. I recommend Innovative Construction without reservation."

Yarmouth Port Antique Cape Renovation/Addition

With two small children and a third on the way, the owners of an original eighteenth century Cape were quickly out-growing it, but they had no desire to move away from the Cape Cod home and location they loved. They simply needed a reconfigured layout and more space. Their goals included repurposing some existing rooms, adding a new kitchen/family area plus screen porch on the first level, and creating a master suite and roof deck with an outdoor shower on the second level, connected by a new stair. Our challenge was to improve the flow between existing spaces, and design the two-story addition without overwhelming the pint-sized original Cape. We took advantage of the lower grade at the rear of the property to step the first floor of the addition down two steps from the existing main level. This allowed us to align the second floor in the addition with the existing second floor, while gaining ceiling height in the new first-floor kitchen/family area. We composed a cross-gabled form for the addition to improve the second floor headroom, while maintaining the existing eave line. We then extended some existing shed dormers to gain headroom and enhance function. We also expanded the outdoor living area with privacy walls along the roof deck. New, larger, double–hung windows that match the lite configuration of the existing windows, along with new side-wall shingles and trim which resemble the existing exterior treatment help to tie the new addition to the old Cape. Though there’s no mistaking the new for the old, the two are simpatico. Ernesto Santalla was approached to create a new home for two Washington, DC lawyers wishing to downsize their living space. The move took them from a row house in Washington's historic Dupont Circle neighborhood to a two bedroom apartment in the vibrant, up-and-coming U Street Corridor. Our task was to transform a rather plain and generic apartment into a custom, sophisticated space in a few strategic moves. Ceiling details serve to define functional areas of the living space without creating divisions. Changing some doors from wood to frosted glass, creates a sense of continuity between spaces, and allows light to travel between spaces. Lighting was inserted strategically, to enhance certain functions of the home. The kitchen was partially enclosed with a plane of frosted glass to create visual separation from the main living space while still allowing natural light to filter in from the expansive wall of floor-to-ceiling windows. Color was used to reinforce the architectural intent and simplify spaces, such as the entry, which as many doors and frames. Furniture was selected to blend with the client's collection of heirloom pieces, creating a sophisticated juxtaposition. Statement pieces like a ceiling light from Viabizzuno create impact while maintaining the visual simplicity of our minimal approach.
