Renovation is stressful. Wouldn’t it be nice to let someone else oversee product selections, manage day-to-day issues, and bring your project to a successful completion? The owners of a two-family in Arlington recently did just that, flying off to Florida just as we began renovating their first floor unit. Of course, before they left we thoroughly discussed all aspects of the work order, which included renovating the kitchen and bathroom, painting the bedroom, and adding a laundry closet. We reviewed color and material selections, and set up a schedule for regular briefings. A handful of issues did come up. But because we had planned ahead, we were able to resolve them with very little stress for our clients. For instance, the client had chosen a bright yellow paint color for the kitchen walls, but once the new cabinets, countertop, and flooring had been installed, it was clear that yellow would clash. We suggested a more complementary Benjamin Moore Lancaster Whitewash shade instead. In the bathroom, the clients had selected a deep inset mirrored medicine cabinet. But when the wall behind the vanity was opened, it revealed a pipe running up the wall, too close for the inset model. In this small space, a bump-out medicine cabinet would be awkward, so instead we placed a mirror over the sink and two smaller inset cabinets on either side – a solution that pleased the homeowners, who now have his-and-hers storage spaces. Finally, the homeowners had resigned themselves to the fact that the laundry closet would be too small for storing detergent and other needs. Kitchen Over 150K If you ever found yourself shopping for a new home, finding a model home, falling in love with this model home and immediately signing on the dotted line. Yet after a few months of moving into your new home you realize that the kitchen and the layout of main level will not work out for your lifestyle. The model home you fell in love with was furnished with beautiful furniture distracting you from concentrating on what is really important to you. This is what happened to this couple in Ashburn, VA, after purchasing their dream home. The kitchen lacked natural light, while its location was not ideal and was disrupting their daily routine. After a careful review of the kitchen design, a plan was formed to upgrade the kitchen. Their kitchen was moved to a location between the two-story family room and front dining room. To the left of the family room there was a breakfast eating area that was not serving any purpose. Our design incorporated the breakfast area placed along a couple feet from an adjacent pantry space to create this new dream kitchen. By knocking down a few bearing walls, we have placed the main sink area under large backside windows. Now the kitchen can look into their beautiful backyard. A major load bearing wall between the old breakfast room and adjacent two-story family was taken down and a big steel beam took the place of that, creating a large seamless connection between the new kitchen and the rest of the home. A large island was implemented with a prep sink, microwave, and with lots of seating space around it. Large scale professional appliances along with stunning mosaic backsplash tiles complement this amazing kitchen design. Double barn style door in front of the pantry area sets off this storage space tucked away from rest of the kitchen. All the old tile was removed and a matching wide plank distressed wood floor was installed to create a seamless connection to rest of the home. A matching butler pantry cabinet area just outside of dining room and a wine station/drink serving area between family room and main foyer were added to better utilize the multi-function needs of the family. The custom inset cabinetry with double layers and exotic stone counter top, distressed ceiling beams, and other amenities are just a few standouts of this project.

Realizing the potential of this truly massive space, we created a design that utilizes every inch of the kitchen and creates functional cooking and prep space as well as pantry storage and work nooks. Our first order of business was to demo out the blocky corner that separated the kitchen from the living room. This involved removing an existing fireplace, re-structuring a wall, and having an entirely new furnace installed in the basement to eliminate a duct running right through the corner we hoped to eliminate. After opening up the space, we focused on highlighting and brightening the room. New NuCore flooring was installed to give the kitchen a fresh look while offering optimal function and cleanability. Two-toned cabinets in a honey maple and painted silk were used to create a warm and comfortable balance throughout the space. New quartz countertops in MSI's canvas were installed, and butcher block was installed on the two desk areas to offer a warm visual relief and casual work surface. The color palette for the kitchen is reminiscent of a cozy apothecary; we utilized fresh greens with Sherwin Williams paint on the walls and Treviso Gray Sage glazed subway tiles on the backsplash. Over the sink, we designed a playful highlight with counter-to-ceiling mini brick mosaic in a dark crackle green. We introduced additional lighting throughout including new recessed lights, over-sink light, and under-cabinet lights. New appliances were introduced to the space as well, and we complimented the stainless steel of these fixtures to the transitional nickel hardware on the cabinets. This space now feels open and inviting, and is visible from the second you enter the front door! We are so proud of this result and so happy that our clients can enjoy this gorgeous kitchen for years to come.

This kitchen was for a residential builder’s own home. The family had lived in the home he built himself for 21 years but realized a year ago that the kitchen was dated and they decided to turn to a kitchen expert to update it. After meeting with Fabrice Garson from Bilotta’s Mamaroneck showroom they came up with a design that was as functional as it was beautiful. They went from a cherry paneled kitchen to a painted one – the only thing they kept the same, and unobstructed, is the magnificent view from the dining nook. They selected Bilotta’s custom line, the Bilotta Collection Cabinetry with Super White paint on the perimeter and Baltic Grey on the island with Grigio Verona marble tops from Eastern Stone. The backsplash is made up of three different glass tiles, the Oceanside Collection from Walker Zanger. In order to break up the expansive space, Fabrice designed a drop ceiling that is a mirror image of the island below in the same Baltic Grey paint. The cobalt blue glass light fixtures are from Euro Lighting, and the table and chairs from Tom Faulkner, a custom furniture shop in England. The custom hood is wood in Baltic Grey with brushed stainless inserts. Directly across from it in one direction is the sink, a stainless steel farmhouse; in the other direction is a focal point of the room – the glass front cabinets where the client displays her beautiful hand blown glass pieces. Fabrice also added a desk area where the client can check her emails while having coffee – this area is accented with beautiful silver checkered wall paper.
