FineLine Kitchens, Inc.Hi everyone, I'm Sarah and Ogun we are here with fine line kitchens. So we are a couple working together. I do the interior design and remodeling of the space material selection meeting with the clients. And I handled operations outside, you know meaning all the construction work that is taking place the inside. The houses that we work in. I handle all the aspects of the construction, so today's project is very special. We're in Vienna and the client had a very big family. It's a family of seven that lives here. So we had a few aspects that we needed to keep in mind while designing this one. Having everybody be able to sit on the island. So we wanted plenty of seating all the way around. We didn't want anybody standing or anything like that. So what we did is we maximize the space. The center island is the biggest part of the kitchen. We use a natural stone to kind of give it a beautiful texture versus quartz. It's kind of standard white or kind of fabricated, so I wanted something very natural. We did this because I took my inspiration from the outside, so the inspiration if you look at the view right in front of me is there are so many greens there's a lot of brass accents and I wanted to bring this. Into this kitchen while designing it for my clients. She is very warm very. She wanted a very homey, comfy kind of look for the kitchen. So that's what we did today. As you can see, the cabinets are sage green, very light, so I still think it's a neutral, but it's a lighter color that again brings the outside in and we combine that with the oak right behind me so it's a slightly warm oak. It's not very dark. It's not very light. It's a medium brown and the same color went on the island. To kind of tie these two in and the backsplash, my favorite part is where you can see a little bit of design. It is, in my opinion still classic, but includes a pattern so the outside part is as we said in the beginning, is handled by my husband. I'd like him to speak a little bit about that. Thanks, Sarah, I want to talk to you guys a little bit about the construction part of this project. Originally this kitchen was located mostly in this area. They had their stove there sing. It was more of a peninsula layout in Sarah's and the customer vision they wanted. They wanted to get rid of the peninsula and they want to be able to have a huge island that can at least sit seven people because they're familiar with seven. So we wanted to make sure that we can achieve this design and bring it to life so that they can be happy with this layout. Some of the challenges we had, the house, the home being, you know, old home. There were a lot of you know the older electrical and plumbing that had to be replaced. We had to relocate the stove from here to this area. Over here we had put a nice foot fan that we had to relocate all the ductwork and the plumbing. Was being on the peninsula area. We had to relocate it to the center islands. So we achieved all this and kind of like bring it to bring in this kitchen up to date it looks beautiful. That's true, so yes, the old layout did not function for my clients because everything was kind of gathered on one side of the kitchen. So there was like a peninsula right there. So the end of this island kind of continued straight. And that was just the L shape. Kind of where everything was and there used to be another big table here, so they were using only kind of half of the space. So like I said at the beginning, our vision was to kind of feed everybody at the island, create some symmetry. 'cause I love that. So as you can see behind me, this is kind of the focal point symmetrical. Everything is kind of even we wanted to also panel the fridge here so it mimics the pantry and another size. So when you're looking at it, it is bringing again that symmetry back again. I hope you enjoyed this kitchen and this video and I'll see you soon. So how do you think this project turned out? JRP Design & RemodelFor three years this Westlake Village couple lived in a house that didn't quite fit their needs. With frequent houseguests staying for weeks at a time, the family needed more space, particularly in the cramped kitchen. So began their search for a new home. Though the couple viewed several residences, they realized nothing compared to the space and location of the house they already owned. The family knew JRP by reputation from friends who were JRP clients. After consulting with our team, the couple agreed a whole-home renovation was the way to the dream home they had been searching for. Inspired by top architectural magazines, the couple had a clear vision of how their home should look and feel: a clean, open, modern space with a mix of details that played to the family's lively spirit.
The highlight of this new, open floorplan home is the gorgeous kitchen perfect for hosting. The unified palette is soft and beautiful. Clean, bright surfaces underpin strong visual elements such as polished quartz countertops, brushed oak floors, and glass tiles set in a herringbone pattern. A center-island breakfast bar now sits opposite a giant picture window and a show-stopping view of the Santa Monica mountains. Upstairs, the redesigned master bath is what dreams are made of. The double vanity and freestanding tub were rearranged to maximize space while the wood tile floors and stunning rock backsplash add an elemental feel. Now completely transformed, every detail of this transitional home creates the perfect atmosphere for relaxing and entertaining.

This Glen Ellyn homeowner came to us, frustrated with the layout and size of their current kitchen, looking for help generating ideas for how to maximize functionality within the constraints of the space. After visiting with them and seeing the home’s layout, I realized that looking at the bigger picture of how they used the entire first floor might bring us some dramatic solutions. We ended up flipping the kitchen and family room and taking down the wall separating the two creating one big open floor plan for the family to enjoy. There is still a visual separation between the rooms because of their different lengths and the overall space now relates nicely to the dining room which was also opened up to both rooms.
The new kitchen is an L-shaped space that is no longer cramped and small and is truly a cook’s dream. The fridge is on one end, a large cooktop and sink are located along the main perimeter and double ovens located at the end of the “L” complete the layout. Ample work surface along the perimeter and on the large island makes entertaining a breeze. An existing door to the patio remains, floods the room with light and provides easy access to the existing outdoor deck for entertaining and grilling.
White cabinetry with quartz countertops, Carrera marble backsplash tile and a contrasting gray island give the space a clean and modern feel. The gray pendant lights and stainless appliances bring a slight industrial feel to the space letting you know that some serious cooking will take place here.
Once we had their Dream Kitchen design completed, the homeowners decided to tackle another project at the same time. We made plans to create a master suite upstairs by combining two existing bedrooms into a larger bedroom, bathroom and walk-in closet. The existing spaces were not overly large so getting everything on the wish list into the design was a challenge. In the end, we came up with a design that works. The two bedrooms were adjoined, one wall moved back slightly to make for a slightly larger bedroom, and the remaining space was allotted to the new bathroom and a walk in closet.
The bathroom consists of a double vanity and a large shower with a barn door shower door. A skylight brings light into the space and helps make it feel larger and more open. The new walk-in closet is accessible through the bathroom, and we even managed to fit in a small entry vestibule that houses some additional storage and makes a nice transition from the hallway. A white vanity, Carrera tops and gray floor tile make for a serene space that feels just right for this home.

As you can see, the cabinets are sage green, very light, so I still think it's a neutral, but it's a lighter color that again brings the outside in and we combine that with the oak right behind me so it's a slightly warm oak. To kind of tie these two in and the backsplash, my favorite part is where you can see a little bit of design. We had to relocate the stove from here to this area. Over here we had put a nice foot fan that we had to relocate all the ductwork and the plumbing. Was being on the peninsula area. We had to relocate it to the center islands. So we achieved all this and kind of like bring it to bring in this kitchen up to date it looks beautiful. That's true, so yes, the old layout did not function for my clients because everything was kind of gathered on one side of the kitchen. So there was like a peninsula right there. So the end of this island kind of continued straight. And that was just the L shape. Kind of where everything was and there used to be another big table here, so they were using only kind of half of the space. So like I said at the beginning, our vision was to kind of feed everybody at the island, create some symmetry. 'cause I love that. So as you can see behind me, this is kind of the focal point symmetrical. Everything is kind of even we wanted to also panel the fridge here so it mimics the pantry and another size. This Glen Ellyn homeowner came to us, frustrated with the layout and size of their current kitchen, looking for help generating ideas for how to maximize functionality within the constraints of the space. After visiting with them and seeing the home’s layout, I realized that looking at the bigger picture of how they used the entire first floor might bring us some dramatic solutions. We ended up flipping the kitchen and family room and taking down the wall separating the two creating one big open floor plan for the family to enjoy. There is still a visual separation between the rooms because of their different lengths and the overall space now relates nicely to the dining room which was also opened up to both rooms.
The new kitchen is an L-shaped space that is no longer cramped and small and is truly a cook’s dream. The fridge is on one end, a large cooktop and sink are located along the main perimeter and double ovens located at the end of the “L” complete the layout. Ample work surface along the perimeter and on the large island makes entertaining a breeze. An existing door to the patio remains, floods the room with light and provides easy access to the existing outdoor deck for entertaining and grilling.
White cabinetry with quartz countertops, Carrera marble backsplash tile and a contrasting gray island give the space a clean and modern feel. The gray pendant lights and stainless appliances bring a slight industrial feel to the space letting you know that some serious cooking will take place here.
Once we had their Dream Kitchen design completed, the homeowners decided to tackle another project at the same time. We made plans to create a master suite upstairs by combining two existing bedrooms into a larger bedroom, bathroom and walk-in closet. The existing spaces were not overly large so getting everything on the wish list into the design was a challenge. In the end, we came up with a design that works. The two bedrooms were adjoined, one wall moved back slightly to make for a slightly larger bedroom, and the remaining space was allotted to the new bathroom and a walk in closet.
The bathroom consists of a double vanity and a large shower with a barn door shower door. A skylight brings light into the space and helps make it feel larger and more open. The new walk-in closet is accessible through the bathroom, and we even managed to fit in a small entry vestibule that houses some additional storage and makes a nice transition from the hallway. A white vanity, Carrera tops and gray floor tile make for a serene space that feels just right for this home.

Benson Homes LLCMany families ponder the idea of adding extra living space for a few years before they are actually ready to remodel. Then, all-of-the sudden, something will happen that makes them realize that they can’t wait any longer. In the case of this remodeling story, it was the snowstorm of 2016 that spurred the homeowners into action. As the family was stuck in the house with nowhere to go, they longed for more space. The parents longed for a getaway spot for themselves that could also double as a hangout area for the kids and their friends. As they considered their options, there was one clear choice…to renovate the detached garage.
The detached garage previously functioned as a workshop and storage room and offered plenty of square footage to create a family room, kitchenette, and full bath. It’s location right beside the outdoor kitchen made it an ideal spot for entertaining and provided an easily accessible bathroom during the summertime. Even the canine family members get to enjoy it as they have their own personal entrance, through a bathroom doggie door.
Our design team listened carefully to our client’s wishes to create a space that had a modern rustic feel and found selections that fit their aesthetic perfectly. To set the tone, Blackstone Oak luxury vinyl plank flooring was installed throughout. The kitchenette area features Maple Shaker style cabinets in a pecan shell stain, Uba Tuba granite countertops, and an eye-catching amber glass and antique bronze pulley sconce. Rather than use just an ordinary door for the bathroom entry, a gorgeous Knotty Alder barn door creates a stunning focal point of the room.
The fantastic selections continue in the full bath. A reclaimed wood double vanity with a gray washed pine finish anchors the room. White, semi-recessed sinks with chrome faucets add some contemporary accents, while the glass and oil-rubbed bronze mini pendant lights are a balance between both rustic and modern. The design called for taking the shower tile to the ceiling and it really paid off. A sliced pebble tile floor in the shower is curbed with Uba Tuba granite, creating a clean line and another accent detail.
The new multi-functional space looks like a natural extension of their home, with its matching exterior lights, new windows, doors, and sliders. And with winter approaching and snow on the way, this family is ready to hunker down and ride out the storm in comfort and warmth. When summer arrives, they have a designated bathroom for outdoor entertaining and a wonderful area for guests to hang out.

FineLine Kitchens, Inc.Hi everyone, I'm Sarah and Ogun we are here with fine line kitchens. So we are a couple working together. I do the interior design and remodeling of the space material selection meeting with the clients. And I handled operations outside, you know meaning all the construction work that is taking place the inside. The houses that we work in. I handle all the aspects of the construction, so today's project is very special. We're in Vienna and the client had a very big family. It's a family of seven that lives here. So we had a few aspects that we needed to keep in mind while designing this one. Having everybody be able to sit on the island. So we wanted plenty of seating all the way around. We didn't want anybody standing or anything like that. So what we did is we maximize the space. The center island is the biggest part of the kitchen. We use a natural stone to kind of give it a beautiful texture versus quartz. It's kind of standard white or kind of fabricated, so I wanted something very natural. We did this because I took my inspiration from the outside, so the inspiration if you look at the view right in front of me is there are so many greens there's a lot of brass accents and I wanted to bring this. Into this kitchen while designing it for my clients. She is very warm very. She wanted a very homey, comfy kind of look for the kitchen. So that's what we did today. As you can see, the cabinets are sage green, very light, so I still think it's a neutral, but it's a lighter color that again brings the outside in and we combine that with the oak right behind me so it's a slightly warm oak. It's not very dark. It's not very light. It's a medium brown and the same color went on the island. To kind of tie these two in and the backsplash, my favorite part is where you can see a little bit of design. It is, in my opinion still classic, but includes a pattern so the outside part is as we said in the beginning, is handled by my husband. I'd like him to speak a little bit about that. Thanks, Sarah, I want to talk to you guys a little bit about the construction part of this project. Originally this kitchen was located mostly in this area. They had their stove there sing. It was more of a peninsula layout in Sarah's and the customer vision they wanted. They wanted to get rid of the peninsula and they want to be able to have a huge island that can at least sit seven people because they're familiar with seven. So we wanted to make sure that we can achieve this design and bring it to life so that they can be happy with this layout. Some of the challenges we had, the house, the home being, you know, old home. There were a lot of you know the older electrical and plumbing that had to be replaced. We had to relocate the stove from here to this area. Over here we had put a nice foot fan that we had to relocate all the ductwork and the plumbing. Was being on the peninsula area. We had to relocate it to the center islands. So we achieved all this and kind of like bring it to bring in this kitchen up to date it looks beautiful. That's true, so yes, the old layout did not function for my clients because everything was kind of gathered on one side of the kitchen. So there was like a peninsula right there. So the end of this island kind of continued straight. And that was just the L shape. Kind of where everything was and there used to be another big table here, so they were using only kind of half of the space. So like I said at the beginning, our vision was to kind of feed everybody at the island, create some symmetry. 'cause I love that. So as you can see behind me, this is kind of the focal point symmetrical. Everything is kind of even we wanted to also panel the fridge here so it mimics the pantry and another size. So when you're looking at it, it is bringing again that symmetry back again. I hope you enjoyed this kitchen and this video and I'll see you soon. So how do you think this project turned out? It's nice. I like the color. I think it turned out nice. It's kind of like a little bit different color than what we always do. So I realize. But, despite living in this house for quite a few years, our client did not realize the full potential of their space. That is, of course, until we came in.
We demolished some existing walls to create an open space. New walls were built, adding a custom walk-in pantry. We relocated some existing appliances and installed a new fridge, hood vent and a gorgeous Wolf stove. We completely reworked the lighting by adding ambient pot lights, decorative pendants and under-cabinet task lights.
The original kitchen did not have any open shelves or glass cabinets. We featured both in a gorgeous display wall, lit by channeled LED strip lights. We included a hidden walk-in pantry and a floor-to-ceiling wine rack to ensure that a celebratory bottle of cabernet sauvignon is never more than a few steps away.
