Abbaté Designs laid out the front yard to create a beautiful and useful front yard for their growing family. The site has significant slopes that required retaining walls that helped maximize the useful area as a play and entertaining space for the family.

The grounds surrounding the hilltop home required substantial regrading and selective site clearing. Topography changes created a much needed private backyard and a new vehicular arrival courtyard. Architectural improvements reinforced the focal elements of the new site design. A new detached three-car garage and in-laws apartment is designed as a harmonious reflection of the adjacent home that reinforces the entry courtyard.

When full-time Massachusetts residents contemplate building a second home in Telluride, Colorado the question immediately arises; does it make most sense to hire a regionally based Rocky Mountain architect or a sea level architect conveniently located for all of the rigorous collaboration required for successful bespoke home design. Determined to prove the latter true, Siemasko + Verbridge accompanied the potential client as they scoured the undulating Telluride landscape in search of the perfect house site. The selected site’s harmonious balance of untouched meadow rising up to meet the edge of an aspen grove and the opposing 180 degree view of Wilson’s Range spoke to everyone. A plateau just beyond a fork in the meadow provided a natural flatland, requiring little excavation and yet the right amount of upland slope to capture the views. The intrinsic character of the site was only enriched by an elk trail and snake-rail fence. Establishing the expanse of Wilson’s range would be best served by rejecting the notion of selected views, the central sweeping curve of the roof inverts a small saddle in the range with which it is perfectly aligned. The soaring wave of custom windows and the open floor plan make the relatively modest house feel sizable despite its footprint of just under 2,000 square feet. Officially a two bedroom home, the bunk room and loft allow the home to comfortably sleep ten, encouraging large gatherings of family and friends. The home is completely off the grid in response to the unique and fragile qualities of the landscape. Great care was taken to respect the regions vernacular through the use of mostly native materials and a palette derived from the terrain found at 9,820 feet above sea level. This project consisted of renovating an existing 17 stall stable and indoor riding arena, 3,800 square foot residence, and the surrounding grounds. The renovated stable boasts an added office and was reduced to 9 larger stalls, each with a new run. The residence was renovated and enlarged to 6,600 square feet and includes a new recording studio and a pool with adjacent covered entertaining space. The landscape was minimally altered, all the while, utilizing detailed space management which makes use of the small site, In addition, arena renovation required successful resolution of site water runoff issues, as well as the implementation of a manure composting system for stable waste. Inspiration for a mediterranean deck remodel in Naples

The comfortable elegance of this French-Country inspired home belies the challenges faced during its conception. The beautiful, wooded site was steeply sloped requiring study of the location, grading, approach, yard and views from and to the rolling Pennsylvania countryside. The client desired an old world look and feel, requiring a sensitive approach to the extensive program. Large, modern spaces could not add bulk to the interior or exterior. Furthermore, it was critical to balance voluminous spaces designed for entertainment with more intimate settings for daily living while maintaining harmonic flow throughout. The result home is wide, approached by a winding drive terminating at a prominent facade embracing the motor court. Stone walls feather grade to the front façade, beginning the masonry theme dressing the structure. A second theme of true Pennsylvania timber-framing is also introduced on the exterior and is subsequently revealed in the formal Great and Dining rooms. Timber-framing adds drama, scales down volume, and adds the warmth of natural hand-wrought materials. The Great Room is literal and figurative center of this master down home, separating casual living areas from the elaborate master suite. The lower level accommodates casual entertaining and an office suite with compelling views. The rear yard, cut from the hillside, is a composition of natural and architectural elements with timber framed porches and terraces accessed from nearly every interior space flowing to a hillside of boulders and waterfalls. The result is a naturally set, livable, truly harmonious, new home radiating old world elegance. This home is powered by a geothermal heating and cooling system and state of the art electronic controls and monitoring systems.

The owners requested that their home harmonize with the spirit of the surrounding Colorado mountain setting and enhance their outdoor recreational lifestyle - while reflecting their contemporary architectural tastes. The site was burdened with a myriad of strict design criteria enforced by the neighborhood covenants and architectural review board. Creating a distinct design challenge, the covenants included a narrow interpretation of a “mountain style” home which established predetermined roof pitches, glazing percentages and material palettes - at direct odds with the client‘s vision of a flat-roofed, glass, “contemporary” home. Our solution finds inspiration and opportunities within the site covenant’s strict definitions. It promotes and celebrates the client’s outdoor lifestyle and resolves the definition of a contemporary “mountain style” home by reducing the architecture to its most basic vernacular forms and relying upon local materials. The home utilizes a simple base, middle and top that echoes the surrounding mountains and vegetation. The massing takes its cues from the prevalent lodgepole pine trees that grow at the mountain’s high altitudes. These pine trees have a distinct growth pattern, highlighted by a single vertical trunk and a peaked, densely foliated growth zone above a sparse base. This growth pattern is referenced by placing the wood-clad body of the home at the second story above an open base composed of wood posts and glass. A simple peaked roof rests lightly atop the home - visually floating above a triangular glass transom. The home itself is neatly inserted amongst an existing grove of lodgepole pines and oriented to take advantage of panoramic views of the adjacent meadow and Continental Divide beyond. The main functions of the house are arranged into public and private areas and this division is made apparent on the home’s exterior. Two large roof forms, clad in pre-patinated zinc, are separated by a sheltering central deck - which signals the main entry to the home. At this connection, the roof deck is opened to allow a cluster of aspen trees to grow – further reinforcing nature as an integral part of arrival. Outdoor living spaces are provided on all levels of the house and are positioned to take advantage of sunrise and sunset moments. The distinction between interior and exterior space is blurred via the use of large expanses of glass. The dry stacked stone base and natural cedar cladding both reappear within the home’s interior spaces. This home offers a unique solution to the client’s requests while satisfying the design requirements of the neighborhood covenants. The house provides a variety of indoor and outdoor living spaces that can be utilized in all seasons. Most importantly, the house takes its cues directly from its natural surroundings and local building traditions to become a prototype solution for the “modern mountain house”. Dealing with such a steep slope can be a real problem, but this is where modular retaining wall blocks are a great option. With minimal over-excavation required, this provides the opportunity to complete construction without disturbing more of the site than necessary. As a bonus, the product looks great, is available in a wide variety of colors and blends, and doesn't require much maintenance.

Holly Hill, a retirement home, whose owner's hobbies are gardening and restoration of classic cars, is nestled into the site contours to maximize views of the lake and minimize impact on the site. Holly Hill is comprised of three wings joined by bridges: A wing facing a master garden to the east, another wing with workshop and a central activity, living, dining wing. Similar to a radiator the design increases the amount of exterior wall maximizing opportunities for natural ventilation during temperate months. Other passive solar design features will include extensive eaves, sheltering porches and high-albedo roofs, as strategies for considerably reducing solar heat gain. Daylighting with clerestories and solar tubes reduce daytime lighting requirements. Ground source geothermal heat pumps and superior to code insulation ensure minimal space conditioning costs. Corten steel siding and concrete foundation walls satisfy client requirements for low maintenance and durability. All light fixtures are LEDs. Open and screened porches are strategically located to allow pleasant outdoor use at any time of day, particular season or, if necessary, insect challenge. Dramatic cantilevers allow the porches to project into the site’s beautiful mixed hardwood tree canopy without damaging root systems. Guest arrive by vehicle with glimpses of the house and grounds through penetrations in the concrete wall enclosing the garden. One parked they are led through a garden composed of pavers, a fountain, benches, sculpture and plants. Views of the lake can be seen through and below the bridges. Primary client goals were a sustainable low-maintenance house, primarily single floor living, orientation to views, natural light to interiors, maximization of individual privacy, creation of a formal outdoor space for gardening, incorporation of a full workshop for cars, generous indoor and outdoor social space for guests and parties.

Two book-matched slabs were required with a precise layout, in order to match the veins on the center seam, as well as the waterfall mitered panels. Our teams also took great care to not chip those very brittle mitered edges when we transported the stone to the job site.
