ZeroEnergy DesignThis modern green home offers both a vacation destination on Cape Cod near local family members and an opportunity for rental income.
FAMILY ROOTS. A West Coast couple living in the San Francisco Bay Area sought a permanent East Coast vacation home near family members living on Cape Cod. As academic professionals focused on sustainability, they sought a green, energy efficient home that was well-aligned with their values. With no green homes available for sale on Cape Cod, they decided to purchase land near their family and build their own.
SLOPED SITE. Comprised of a 3/4 acre lot nestled in the pines, the steeply sloping terrain called for a plan that embraced and took advantage of the slope. Of equal priority was optimizing solar exposure, preserving privacy from abutters, and creating outdoor living space. The design accomplished these goals with a simple, rectilinear form, offering living space on the both entry and lower/basement levels. The stepped foundation allows for a walk-out basement level with light-filled living space on the down-hill side of the home. The traditional basement on the eastern, up-hill side houses mechanical equipment and a home gym. The house welcomes natural light throughout, captures views of the forest, and delivers entertainment space that connects indoor living space to outdoor deck and dining patio.
MODERN VISION. The clean building form and uncomplicated finishes pay homage to the modern architectural legacy on the outer Cape. Durable and economical fiber cement panels, fixed with aluminum channels, clad the primary form. Cedar clapboards provide a visual accent at the south-facing living room, which extends a single roof plane to cover the entry porch.
SMART USE OF SPACE. On the entry level, the “L”-shaped living, dining, and kitchen space connects to the exterior living, dining, and grilling spaces to effectively double the home’s summertime entertainment area. Placed at the western end of the entry level (where it can retain privacy but still claim expansive downhill views) is the master suite with a built-in study. The lower level has two guest bedrooms, a second full bathroom, and laundry. The flexibility of the space—crucial in a house with a modest footprint—emerges in one of the guest bedrooms, which doubles as home office by opening the barn-style double doors to connect it to the bright, airy open stair leading up to the entry level. Thoughtful design, generous ceiling heights and large windows transform the modest 1,100 sf* footprint into a well-lit, spacious home. *(total finished space is 1800 sf)
RENTAL INCOME. The property works for its owners by netting rental income when the owners are home in San Francisco. The house especially caters to vacationers bound for nearby Mayo Beach and includes an outdoor shower adjacent to the lower level entry door. In contrast to the bare bones cottages that are typically available on the Cape, this home offers prospective tenants a modern aesthetic, paired with luxurious and green features. Durable finishes inside and out will ensure longevity with the heavier use that comes with a rental property.
COMFORT YEAR-ROUND. The home is super-insulated and air-tight, with mechanical ventilation to provide continuous fresh air from the outside. High performance triple-paned windows complement the building enclosure and maximize passive solar gain while ensuring a warm, draft-free winter, even when sitting close to the glass. A properly sized air source heat pump offers efficient heating & cooling, and includes a carefully designed the duct distribution system to provide even comfort throughout the house. The super-insulated envelope allows us to significantly reduce the equipment capacity, duct size, and airflow quantities, while maintaining unparalleled thermal comfort.
ENERGY EFFICIENT. The building’s shell and mechanical systems play instrumental roles in the home’s exceptional performance. The building enclosure reduces the most significant energy glutton: heating. Continuous super-insulation, thorough air sealing, triple-pane windows, and passive solar gain work together to yield a miniscule heating load. All active energy consumers are extremely efficient: an air source heat pump for heating and cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation (ERV), and high efficiency appliances. The result is a home that uses 70% less energy than a similar new home built to code requirements.
OVERALL. The home embodies the owners’ goals and values while comprehensively enabling thermal comfort, energy efficiency, a vacation respite, and supplementary income.

Interior Changes home design & consultingLimestone tile back splash to the ceiling was the transforming material in this remodel. We also added a metallic laminate to the back of all the glass upper cabinets that repeated the stainless elements. By painting out the base cabinets and leaving the uppers wood~ the marriage between old and new felt seamless.

Durham Designs & Consulting, LLCThe floors are white marble and the marble is brought up to wainscot height in the water closet with a heavy chair rail in a matching white marble. Above the chair rail is a gorgeous tone on tone damask wallpaper. The freestanding tub sits in front of a custom designed floor length mirror. White marble chair rail pieces were used to craft the outer portion of the frame and mother of pearl mosaics were used for the inner frame and then completed with a small piece of chair ail. The mosaic tile is repeated behind the vanities in lieu of the standard 4” marble backsplash and topped with a pencil rail out of marble. The double cabinets on each end of the vanities allow for plentiful storage and offer the opportunity to create a valance connecting the two. The depth allows for recessed lighting to be tucked out of site and just a sliver of trim finishes off the edges of the mirror.
The barrel tray is magically transformed into a soft pearlized finish with just a hint of color swirled magically, reflecting beautifully with the enhancement of rope lighting hidden by the cove molding. Architectural designer,
Schonbek crystal chandeliers and sconces adorn the bath and quality of the crystal is noted by the colors created by the prisms dancing so gloriously around the room.
The silk rug is from Stark and the ottoman was brought from their previous home and is from the Baker furniture line. A beautiful inlay tray from BoJay designs holds multiple bath products. Rohl towel hooks, tissue holders and robe hooks are tipped with Swarovski crystal ends.

Corinthian Fine HomesThis homeowner lived on a very prominent golf course and wanted to feel like he was on the putting green of the 9th hole while standing at his family room window. The existing layout of the home had the garage enjoying that view with the outdated dining room, family room and kitchen further back on the lot. We completely demoed the garage and a section of the home, allowing us to design and build with that view in mind. The completed project has the family room at the back of the home with a gorgeous view of the golf course from two large curved bay windows. A new fireplace with custom cabinetry and shelf niches and coffered high ceilings makes this room a treasure. The new kitchen boasts of white painted cabinetry, an island with wood top and a 6 burner Wolf cooktop with a custom hood, white tile with multiple trim details and a pot filler faucet. A Butler’s Pantry was added for entertaining complete with beautiful white painted cabinetry with glass upper cabinets, marble countertops and a prep sink and faucet. We converted an unused dining room into a custom, high-end home office with beautiful site- built mahogany bookcases to showcase the homeowners book collections. To complete this renovation, we added a “friends” entry and a mudroom for improved access and functionality. The transformation is not only efficient but aesthetically pleasing to the eye and exceeded the homeowner’s expectations to enjoy their view of the 9th hole.
Mike Farley Pool Designer, SWD, ASLASoft lines were desired in a limited space surrounded by easements, building and pool setbacks. Simple architectural curves complemented the architecture of the home. This allowed the client to have a walk around the pool and provide maximum pool surface area. The spa side dry steps allowed access to the pool steps 18" lower than the patio. The spa provides a strong visual from the family room and balancing the project the fire bowl and rainfall provides a strong visual from the arbor, grill counter, bar and master bedroom. We added a door from the master bedroom to allow access directly to the fire pit on that cold winter night. The fire bow wall provides a screen for the utility transformer and location for the rainfall. Landscaping softens the lines of the hardscape fence, and house walls. The firelight along with the low voltage lighting accent the space at night. The step lights allow for safe travel over the changes in elevation to the pool. The stone veneers match the existing grill and bar counter and the flagstone coping step treads and wall caps match existing stone kitchen patio. The concrete paving pattern was selected to match the pattern of the existing stone kitchen patio as well. The trip to the city zoning board was well worth the reward of providing everything the client wanted in a limited space. Project designed by Mike Farley. Seattle Urban Farm CompanyWe worked with the owner of this Mercer Island home to completely transform his large, shady backyard and unproductive vegetable garden into a sunny productive space. The new extensive annual vegetable garden features deep raised beds, wide pathways, small production greenhouse, a tool shed, rain garden and patio for entertaining.
The site will also includes native plantings, cut-flower garden and a small farm stand that the owner will stock with the extra bounty from his garden.

House of LA traditional Georgian home receives an incredible transformation with an addition to expand the originally compact kitchen and create a pathway into the family room and dining area, opening the flow of the spaces that allow for fluid movement from each living space for the young family of four. Taking the lead from the client's desire to have a contemporary and edgier feel to their home's very classic facade, House of L worked with the architect's addition to the existing kitchen to design a kitchen that was incredibly functional and gorgeously dramatic, beckoning people to grab a barstool and hang out. Glossy macassar ebony wood is complimented with lacquered white cabinets for an amazing study in contrast. An oversized brushed nickel hood with polished nickel banding makes a presence on the feature wall of the kitchen. Brushed and polished nickel details are peppered in the landscape of this room, including the cabinets in the second island, a storage cabinet and automated hopper doors by Hafele on the refrigeration wall and all of the cabinet hardware, supplied and custom sized by Rajack. White quartz countertops by Hanstone in the Bianco Canvas colorway float on all the perimeter cabinets and the secondary island and creates a floating frame for the Palomino Quartzite that is a highlight in the kitchen and lends an organic feel to the clean lines of the millwork. The backsplash area behind the rangetop is a brick patterned mosaic blend of stone and glass, while surrounding walls have a layered sandstone tile that lend an incredible texture to the room. The light fixture hanging above the second island is by Wells Long and features faceted metal polygons with an amber gold interior. Woven linen drapes at window winks at the warmer tones in the room with a lustrous sheen that catches the natural light filtering in. The rift and sawn cut white oak floors are 8" planks that were fitted and finished on site to match the existing floor in the family and dining rooms. The clients were very clear on the appliances they needed the kitchen to accommodate. In addition to the vast expanses of wall space that were gained with the kitchen addition the larger footprint allowed for two sizeable islands and a host of cooking amenities, including a 48" rangetop, two double ovens, a warming drawer, and a built-in coffee maker by Miele and a 36" Refrigerator and Freezer and a beverage drawer by Subzero. A fabulous stainless steel Kallista sink by Mick De Giulio's series for the company is fitted in the first island which serves as a prep area, flanked by an Asko dishwasher to the right. A Dorenbracht faucet is a strong compliment to the scale of the sink. A smaller Kallista stainless sink is centered in the second island which has a secondary burner by Miele for overflow cooking.

Epic WatershapesThis 82-square-foot residential pool project in Parkland, FL, breathes new life into an existing pool, transforming it into a modern masterpiece.
The remodeled spa, now adorned with luxurious full glass tile, and the sundeck create a sophisticated and inviting atmosphere. Key features include a salt chlorinator system, bubblers, spa jets, LED lights for pool and spa, and a pool heater for year-round enjoyment.

Alair Homes EdmontonThis Beautiful 5,931 sqft home renovation was completely transformed from a small farm bungalow. This house is situated on a ten-acre property with extensive farmland views with bright open spaces. Custom beam work was done on site to add the “rustic” element to many of the rooms, most specifically the bar area. Custom, site-built shelving and lockers were added throughout the house to accommodate the homeowner’s specific needs. Space saving barn doors add style and purpose to the walk-in closets in the ensuite, which includes walk-in shower, private toilet room, and free standing jet tub; things that were previously lacking. A “great room” was created on the main floor, utilizing the previously unusable living area, creating a space on the main floor big enough for the family to gather, and take full advantage of the beautiful scenery of the acreage.
RenovisionsThese Hanover, MA clients came to Renovisions as they wanted a local design-build company to rework and expand their small and outdated 1980’s colonial kitchen.
We collaborated and created an expanded 12’x15’ addition space to accommodate a newly designed kitchen which is now 21’x15’. Before we began with the construction process, proper structural engineering presented a challenge as the property was built on ledge. As expected, we determined that several concrete supports were necessary and needed to be built to support the expanded structure.
Our plan included both creative aesthetic and functional layout modifications to transform this ordinary kitchen into a spacious, well-lit, highly functional, stylish and welcoming space to cook, gather and entertain. The bump-out allowed for more functional cabinetry and a dining table which before was placed in a corner of the previous cramped kitchen. Now, there is a wide open space from the adjacent living room and a clear path to a 5’ French door opening to the pool deck. The homeowners also elected for us to extend a new roof over their existing deck creating a nice shaded space to entertain guests.
The island, which serves as the central gathering spot. is eye catching with contrasting dark cocoa colored cabinets and stunning natural looking Cambria quartz countertops. Large, easily accessible deep drawers provide much needed storage for pots, pans and lids as well as expansive countertop space for everyday prep and family get-togethers.
Overall, the clients were thrilled with their Renovision and cannot wait to throw a party to show off their stunning kitchen.

Chester County Kitchen & BathExpansive Media kitchen renovation. Chris Seeger at Chester County Kitchen & Bath and clients designed and built a totally new kitchen showpiece in this Media Pennsylvania ranch home. The whole space was transformed. We raised the ceiling height in the kitchen to 10 foot, removed walls, and widened existing openings. This opened up the space to allow it to become the center stage this family and home needed. New window were also installed to allow for the central range and hood. New solid oak flooring was installed and finished to match the homes original wood floors. The foyer was transformed with new 2 ½” x10” tile flooring set in a herringbone pattern. Inset Fieldstone Cabinetry in the Charlaine Door in a white painted finish were installed on the perimeter with tall cabinetry to the new shiplap board ceiling. The central island was a great choice in Fieldstone Cabinetry’s new finish Homestead Fog. New tile backsplash with focal point behind the new range and Polar Stone countertops in Calacatta Vagli make the space. The lead carpenter on site Steve McHenry did a great job on everything especially including the blending of the new space perfectly into the original home with trims and finishes. From the new sliding barn door to the pantry, the open shelving above the farm sink, and the great fixtures and appliances this project has too much to list.
