I worked closely to tweak the cabinetry and millwork designs to reflect their unique style while ensuring functionality. For this ensuite transformation, I began by meticulously planning the execution—creating a detailed budget, timeline, and schedule—and selecting the best skilled teams to deliver an upscale result. From complete demolition to rebuilding from the skeleton, I was on-site every single day, ensuring every design detail was executed to perfection.

These Hanover, MA clients came to Renovisions as they wanted a local design-build company to rework and expand their small and outdated 1980’s colonial kitchen. We collaborated and created an expanded 12’x15’ addition space to accommodate a newly designed kitchen which is now 21’x15’. Before we began with the construction process, proper structural engineering presented a challenge as the property was built on ledge. As expected, we determined that several concrete supports were necessary and needed to be built to support the expanded structure. Our plan included both creative aesthetic and functional layout modifications to transform this ordinary kitchen into a spacious, well-lit, highly functional, stylish and welcoming space to cook, gather and entertain. The bump-out allowed for more functional cabinetry and a dining table which before was placed in a corner of the previous cramped kitchen. Now, there is a wide open space from the adjacent living room and a clear path to a 5’ French door opening to the pool deck. The homeowners also elected for us to extend a new roof over their existing deck creating a nice shaded space to entertain guests. The island, which serves as the central gathering spot. is eye catching with contrasting dark cocoa colored cabinets and stunning natural looking Cambria quartz countertops. Large, easily accessible deep drawers provide much needed storage for pots, pans and lids as well as expansive countertop space for everyday prep and family get-togethers. This poolside fireplace project included the installation of multiple natural boulder retaining walls around the property. The upper walls are approximately 24″ tall, with the lower wall to be 30″-48″ tall to create level area for the pool and pool decking. This project also included rough grading of pool deck area and surrounding areas in preparation for excavation. We then constructed a custom built outdoor fireplace. The poolside fireplace has a 36″ opening and is approximately 10′ tall and about 10′ wide including wood boxes. Wood storage boxes on each side are approximately 18″ deep hearth in front of unit. Fireplace and wood boxes are raised about 18″ above patio height. 8′ long sitting walls were installed on each side approximately 18″ high. Walls, hearth, wood boxes, and top all capped with 2″ thermal Flagstone. Fireplace and walls are faced with natural thin stone veneer and brick accents that match existing brick on site. Landscape beds, plants/trees, LED lighting system, and final site grading and seeding were installed after pool completion. Lighting includes 7 path lights, 9 accent lights, 8 step/under cap lights, and low voltage transformer.

Description: In early 1994, the architects began work on the project and while in construction (demolition, grading and foundations) the owner, due to circumstances beyond his control, halted all construction of the project. Seven years later the owner returned to the architects and asked them to complete the partially constructed house. Due to code changes, city ordinances and a wide variety of obstacles it was determined that the house was unable to be completed as originally designed. After much consideration the client asked the architect if it were possible to alter/remodel the partially constructed house, which was a remodel/addition to a 1970’s ranch style house, into a project that fit into current zoning and structural codes. The owner also requested that the house’s footprint and partially constructed foundations remain to avoid the need for further entitlements and delays on an already long overdue and difficult hillside site. The architects’ main challenge was how to alter the design that reflected an outdated philosophical approach to architecture that was nearly a decade old. How could the house be re-conceived reflecting the architect and client’s maturity on a ten-year-old footprint? The answer was to remove almost all of the previously proposed existing interior walls and transform the existing footprint into a pavilion-like structure that allows the site to in a sense “pass through the house”. This allowed the client to take better advantage of a limited and restricted building area while capturing extraordinary panoramic views of the San Fernando Valley and Hollywood Hills. Large 22-foot high custom sliding glass doors allow the interior and exterior to become one. Even the studio is separated from the house and connected only by an exterior bridge. Private spaces are treated as loft-like spaces capturing volume and views while maintaining privacy. Limestone floors extend from inside to outside and into the lap pool that runs the entire length of the house creating a horizon line at the edge of the view. Other natural materials such as board formed concrete, copper, steel and cherry provides softness to the objects that seem to float within the interior volume. By placing objects and materials "outside the frame," a new frame of reference deepens our sense of perception. Art does not reproduce what we see; rather it makes us see.

Our team at Smith & Vansant transformed a diminutive 1920's J. F. Larson faculty townhouse building into Triangle House, a live & learn residence for an undergraduate community. The first floor of two townhouses was gutted, and re-designed as the central student gathering room. How to work with what we had? How to make a dormitory feel like a home? The ceiling is low. With bearing walls gone, Jason Gaddis worked with the structure that had to be added to hold up the second floor, adding pilasters, traditional trim on the new beams, and a chair rail to tie the room together. Light fixtures had to be shallow. The College wanted to use wood-grained "luxury vinyl plank", having found that it held up well in social spaces that get used for dances, meals, music and lectures. I took samples on site with large paint samples, to get a the right floor color. The real treasure of the 8 townhouses was that each had a living room fireplace. We kept them all, though none now can have fires. Pi Smith and I worked on the paint palette. We used a deep color to make this room feel cozy, and to highlight the trim and symmetry of the room. For the photo shoot, we wanted a rug. Kwachen/Inner Asia was founded by a Dartmouth alum, and had a store near campus. They loaned the pillows and this wonderful rug, perfect for a home called Triangle House. The goal was to build an oasis for the homeowners’ young children that could be enjoyed for generations while preserving the architectural integrity and historical features of their home. We designed and built the front landscaping at the home, and did the building at the back of the home. The pool and pool cabana were already existing on site. We added multiple retaining walls, a pergola, a patio, staircases and landings, walkways, privacy walls and privacy plantings, and significant gardens to this project. We re-used existing brick from the site, as well as the existing water feature. The water feature, driveway walls, and front pillars were all made of Reclaimed Brick. Indiana Limestone was used for the water feature cap, wall copings, front walkway, and front stepping stones. The profile of the coping stone was custom-made for this project to mimic the molding details on the exterior of the home. All backyard retaining walls were made of Ebel Riada Natural Walling Stone, and Owen Sound Brown Flagstone was used for all backyard walkways, patios, and stepping stones. The joints in the flagstone pool patio were filled with artificial turf. We built a new pergola, which we installed below the Wisteria before removing the existing pergola. Lifting the plant and structure opened up the back-patio doors of the home, transforming the view inside and out.

Located on a sprawling 50-acre equestrian estate in Bucks County, Pennsylvania, a historic barn ruin was meticulously transformed into a luxurious, one-of-a-kind residence. This exquisite home beautifully marries the rustic charm of traditional post-and-beam construction with the elegance of modern luxury. Central to the design is a deep respect for the site’s heritage. The home incorporates reclaimed wood and stone salvaged from the property alongside new materials, carefully integrated into the architecture to preserve the narrative of a Pennsylvania bank barn. Expansive Media kitchen renovation. Chris Seeger at Chester County Kitchen & Bath and clients designed and built a totally new kitchen showpiece in this Media Pennsylvania ranch home. The whole space was transformed. We raised the ceiling height in the kitchen to 10 foot, removed walls, and widened existing openings. This opened up the space to allow it to become the center stage this family and home needed. New window were also installed to allow for the central range and hood. New solid oak flooring was installed and finished to match the homes original wood floors. The foyer was transformed with new 2 ½” x10” tile flooring set in a herringbone pattern. Inset Fieldstone Cabinetry in the Charlaine Door in a white painted finish were installed on the perimeter with tall cabinetry to the new shiplap board ceiling. The central island was a great choice in Fieldstone Cabinetry’s new finish Homestead Fog. New tile backsplash with focal point behind the new range and Polar Stone countertops in Calacatta Vagli make the space. The lead carpenter on site Steve McHenry did a great job on everything especially including the blending of the new space perfectly into the original home with trims and finishes. From the new sliding barn door to the pantry, the open shelving above the farm sink, and the great fixtures and appliances this project has too much to list.

An Arts & Crafts Bungalow is one of my favorite styles of homes. We have quite a few of them in our Stockton Mid-Town area. And when C&L called us to help them remodel their 1923 American Bungalow, I was beyond thrilled. As per usual, when we get a new inquiry, we quickly Google the project location while we are talking to you on the phone. My excitement escalated when I saw the Google Earth Image of the sweet Sage Green bungalow in Mid-Town Stockton. "Yes, we would be interested in working with you," I said trying to keep my cool. But what made it even better was meeting C&L and touring their home, because they are the nicest young couple, eager to make their home period perfect. Unfortunately, it had been slightly molested by some bad house-flippers, and we needed to bring the bathroom back to it "roots." We knew we had to banish the hideous brown tile and cheap vanity quickly. But C&L complained about the condensation problems and the constant fight with mold. This immediately told me that improper remodeling had occurred and we needed to remedy that right away. The Before: Frustrations with a Botched Remodel The bathroom needed to be brought back to period appropriate design with all the functionality of a modern bathroom. We thought of things like marble countertop, white mosaic floor tiles, white subway tile, board and batten molding, and of course a fabulous wallpaper. This small (and only) bathroom on a tight budget required a little bit of design sleuthing to figure out how we could get the proper look and feel. Our goal was to determine where to splurge and where to economize and how to complete the remodel as quickly as possible because C&L would have to move out while construction was going on. The Process: Hard Work to Remedy Design and Function During our initial design study, (which included 2 hours in the owners’ home), we noticed framed images of William Morris Arts and Crafts textile patterns and knew this would be our design inspiration. We presented C&L with three options and they quickly selected the Pimpernel Design Concept. We had originally selected the Black and Olive colors with a black vanity, mirror, and black and white floor tile. C&L liked it but weren’t quite sure about the black, We went back to the drawing board and decided the William & Co Pimpernel Wallpaper in Bayleaf and Manilla color with a softer gray painted vanity and mirror and white floor tile was more to their liking. After the Design Concept was approved, we went to work securing the building permit, procuring all the elements, and scheduling our trusted tradesmen to perform the work. We did uncover some shoddy work by the flippers such as live electrical wires hidden behind the wall, plumbing venting cut-off and buried in the walls (hence the constant dampness), the tub barely balancing on two fence boards across the floor joist, and no insulation on the exterior wall. All of the previous blunders were fixed and the bathroom put back to its previous glory. We could feel the house thanking us for making it pretty again. The After Reveal: Cohesive Design Decisions We selected a simple white subway tile for the tub/shower. This is always classic and in keeping with the style of the house. We selected a pre-fab vanity and mirror, but they look rich with the quartz countertop. There is much more storage in this small vanity than you would think. The Transformation: A Period Perfect Refresh We began the remodel just as the pandemic reared and stay-in-place orders went into effect. As C&L were already moved out and living with relatives, we got the go-ahead from city officials to get the work done (after all, how can you shelter in place without a bathroom?). All our tradesmen were scheduled to work so that only one crew was on the job site at a time. We stayed on the original schedule with only a one week delay. The end result is the sweetest little bathroom I've ever seen (and I can't wait to start work on C&L's kitchen next). Thank you for joining me in this project transformation.
