Lacking street presence and an inability to enjoy the natural beauty of the surrounding landscape, this 1940’s hipped roof bungalow sat unassumingly on its site in the prairie west of Junction City.
The vision of this renovation was to transform and bring new life into the bungalow, keeping within regional vernacular styles, by establishing a more prominent street presence, building a three-story addition to the original house, and bringing in more light to allow for expansive views of the surrounding prairie.
The renovation of the existing bungalow required removing overbuilt layers of gypsum board and plaster and lath to reveal the original dimensional 2x4 wall studs. The basement was structurally reinforced to adequately support load bearing walls. The house became more functional by resizing two bedrooms with a relocated Jack and Jill expanded bathroom and expanding and reconfiguring the living room and kitchen to create an open floor plan. A storm shelter was added underneath a new front porch to give protection and peace of mind during Kansas severe weather. The street presence was dramatically improved with new windows, updated siding, and a new gabled roof extending over a front porch.
A three story addition to the rear of the house improves function on the first floor with the addition of a dining room directly off the kitchen with large wrap around windows to the south and east. A second full bathroom and adjacent laundry room was added to the first floor. A second floor master suite and full bathroom includes a balcony and expansive windows to the south and east. The stair tower connecting all levels of the house culminates in a 360° viewing room on the third floor allowing for unobstructed views of the natural landscape and passing thunderstorms.

We've watched this neighborhood transform itself over the last few years and we are so thankful that we had the opportunity to facilitate the sale of this very special property. It's a great addition to this great neighborhood.

At roughly 1,600 sq.ft. of existing living space, this modest 1971 split level home was too small for the family living there and in need of updating. Modifications to the existing roof line, adding a half 2nd level, and adding a new entry effected an overall change in building form. New finishes inside and out complete the alterations, creating a fresh new look. The sloping site drops away to the east, resulting in incredible views from all levels. From the clean, crisp interior spaces expansive glazing frames the VISTA.

Internationally recognized as an “innovative green project,” the award-winning Urban Reserve transformed a 10-acre site that had been an illegal landfill for more than 50 years into an exquisite Modernist community. In 2004, Urban Edge Developers in Dallas purchased the tract to construct a sustainable community, engaging landscape architect Kevin Sloan Studio and architects including Tod Williams and Billie Tsien. The refined aesthetics and careful grooming are equaled by environmentally sensitive details: the main street is a continuous biofilter; storm water is conveyed into rain gardens, separated by parking; cypress and reed plants filter water to sedimentation ponds for low-velocity drip irrigation. Concrete fragments and steel beams left over from its previous use as a landfill have been repurposed as “bricolage” for pavements and terraces. As part of the Dialogue, attendees will visit the landscapes of several private residences.

This transformation came at an unexpected time. Hurricane Harvey left this family, like so many others in Houston, with feet of water in their home and nothing else to do than rebuild and get their lives back together. This whole home remodel was about being fresh, new and livable. Whites, creams, warm greys and soft tan colors throughout the home gave lightness to the the previous home which was a little on the darker side. Natural materials, such as marble, granite and a solid white oak flooring that was hand stained on site, gave a natural feeling and a softness to some of the other materials used. Storage is another important part especially in kitchens and bathrooms. The new custom kitchen cabinets we designed to reach the ceiling to gain as much useful space as we could get. The bathrooms we designed for our client's needs, drawers were a great choice in this case! We added a little color on the walls in the the guest baths and laundry room which has its own sink set in a suede finish granite.

What a joy to bring this exciting renovation to a loyal client: a family of 6 that has called this Highland Park house, “home” for over 25 years. This relationship began in 2017 when we designed their living room, girls’ bedrooms, powder room, and in-home office. We were thrilled when they entrusted us again with their kitchen, family room, dining room, and laundry area design. Their first floor became our JSDG playground…
Our priority was to bring fresh, flowing energy to the family’s first floor. We started by removing partial walls to create a more open floor plan and transformed a once huge fireplace into a modern bar set up. We reconfigured a stunning, ventless fireplace and oriented it floor to ceiling tile in the family room. Our second priority was to create an outdoor space for safe socializing during the pandemic, as we executed this project during the thick of it. We designed the entire outdoor area with the utmost intention and consulted on the gorgeous outdoor paint selections. Stay tuned for photos of this outdoors space on the site soon!
Overall, this project was a true labor of love. We are grateful to again bring beauty, flow and function to this beloved client’s warm home.

In our Malvern project, we tackled flooring issues by installing new red oak hardwood floors in the kitchen to address water damage and refinishing the entire first floor, excluding the kitchen area. We also repainted the baseboards and shoe molding for a polished look. The kitchen underwent a significant transformation, with the removal of lower cabinets, relocation of the stove, and installation of new white shaker cabinets and handles. Existing countertops, sink, faucet, and stove were seamlessly reinstalled, and a new Bosch 800 series dishwasher was added. This comprehensive update ensured a refreshed and functional kitchen space for our client.

In this two story addition and whole home remodel, NEDC transformed a dark and cramped single family home in to a large, light filled, and fully functional home.

This room went through a total transformation. The client asked that we repurpose existing furniture and create a warmer and more polished look in this large guest bedroom. We moved the bed from the original master bedroom to this space after adding rough sawn beams to the ceiling, a coordinated valance, a bench for luggage and seating under the window. We purchased the hides from a local business owned by “Erin Chaskey”. It is called Wheelhouse Market (989) 306-2633. The storefront is at 20361 State Street, Onaway, Michigan. You can see some of her finds at www.wheelhousemarket@hotmail.com. Her company specializes in repurposed and antique one of a kind pieces that she searches for in the most unusual places. Erin frequents demolition sites, garage sales, estate sales and old homes looking for unique and well suited pieces. She has a great eye and I highly recommend contacting her if you are in the market for structural pieces as well as furnishings from the past that emit character and charm. She actually went to the heart of Texas for these hides. The bedding is by Ann Gish. The dust ruffle is from Grandin Road. The log chair is the clients and was repurposed from the previous living room. All of the map art belongs to the client and we clustered it above the bed for uniformity and interest. The painted book shelf is an antique piece that remains in the room. The lamps are all from the client and are conversation pieces. The teepee lamp next to the bed has a flickering bulb inside to emulate a bonfire. It’s very special as this land was once occupied by American Indians as the postcards also reflect. At first glance we thought it might be too juvenile for the space, but as the room came together we felt it had a place.

This traditional 4,000 square-foot home is located on a quiet cul de sac in Alamo, California. It served as a family home for San Francisco city professionals, but it was due for a remodel following a change in the lives of the owners. The homeowners are now empty nesters and came to Yoko Oda Interior Design to update their home. Our aim was to create a sophisticated timeless modern environment for this large estate in the San Francisco Bay Area. We were excited to take on the challenge and give the home a new lease of life now their children have grown up and left home.
Our sophisticated clients were drawn to traditional architectural details, global influences (i.e., Yoko’s Japanese modern aesthetics), contemporary clean lines, and neutral sophisticated color palettes. We have incorporated these interior design elements throughout the home, helping to maximize the space and features available to them while creating a more adult-friendly space to live. Neutral colors allow our clients to continue adding to the home in the future without committing to any colors that they may get tired of after some time. They are a classy option to add to any space and act as the backdrop for any artwork or home accessories that may be added later on.
Yoko’s design inspiration came from the clients’ personalities and the color palettes in their wardrobe. Our wardrobes say so much about us, and it’s a great way to learn more about the clients we are working with. A home needs to reflect the personalities of those living there, giving them a space to come back and relax in Alamo after a busy day.
We utilized the architectural features in their home such as a 22’ high ceiling, the large windows with natural light and the beautiful gardens outside. We incorporated each of these elements in an intentional way, with the goal of creating a home that was distinctive, layered and that felt collected over time. Yoko created a calm, global, understated city vibe in this family home, which is something that can be a challenge to cultivate in the San Francisco Bay Area. We hope the family will enjoy many more years of living in this beautiful property during this new stage in their lives.
Make sure you check out the other remodel projects we’ve completed on our site, to give you more inspiration for how we could help transform your home in the future.

Ann Lowengart Interiors took a dated Lafayette Tuscan-inspired villa and transformed it into a timeless Californian ranch. The 5,045 Sq. Ft gated estate sited on 2.8-acres boasts panoramic views of Mt. Diablo, Briones Regional Park, and surrounding hills. Ann Lowengart dressed the modern interiors in a cool color palette punctuated by moody blues and Hermès orange that are casually elegant for a family with tween children and several animals. Unique to the residence is an indigo-walled library complete with a hidden bar for the adults to imbibe in.

What a transformation! These clients wanted a beautiful, bright, clean kitchen with more storage and efficient use of space. By removing the wall dividing the dining room to the kitchen, we were able to gain more cabinet and counter space too.
Selections/Materials included:
Cristallo Iceberg Quartzite - Suede finish.
Decor frameless pained maple cabinets - Color - Chantilly Lace.
Thermador 30" built in fridge/freezer.
Site finished Oak floor with water base coating.
Kraus Kore workstation sink.

We designed the garden for the residents of this multi-flat Rockridge building to enable them to comfortably share the site together. The stylish and sophisticated patio transforms the space and takes advantage of the Heritage Oak natural ceiling. The Bluestone patio, in a random ashlar pattern, offers two distinct spaces for people to gather. A native Vine Maple, Oakleaf Hydrangeas, and Oregon Grape will grow to offer textural interest and vibrant color changes throughout the year. A Basalt stone birdbath attracts many birds to the garden. (Installed by Andrew Packer, Acorn Landscaping acorn-landscaping.com)

This landscape took on new life with a complete transformation into a French-country style retreat. On this smaller site, an existing pool was removed and the new one situated so as to maximize space. Sheer descent fountains add an elegant touch, and a hidden pool cover protects without detracting from the aesthetic. We created an upper terrace for dining, with staircases that flow out into the lower level, to a central fountain and a path that leads to a garden room with fire pit, terracotta accents, and dwarf olive trees. The sense of calm and enclosure is enhanced by tall hedges and custom screening arbors, and plantings of roses and lavender add to the Provençal charm.

This stylish above ground family plunge pool is the highlight of this beautiful Balinese-styled backyard.
Fully lined with deep-blue glass mosaic tiles and incorporating a wet-edge spill-over wall, the overall look and finish is a wonderful balance of clean lines and complimentary aesthetics.
A play ledge for the kids runs the length of the pool, and the ascending steps are finished in Travertine tiles. Unobtrusive glass fencing and Asian-inspired garden plants enhance the visual appeal. This wonderful family plunge pool is very low maintenance, incorporating the convenience of a jet back pool cleaner, as well as the comfort of gas heating for year-round enjoyment.
Mini excavators were used to ensure minimal disruption to this small and difficult-to-access site. Construction was also challenging, with a lot of rain during excavation. However, the result has thrilled this family and transformed the backyard into a focal point of relaxation and enjoyment.
