This city penthouse in San Francisco required a complete renovation to create a sleek,sophisticated urban abode for a successful, busy bachelor. We designed and executed many custom built in elements including a built in sofa which also houses a hidden television that rises with a touch of a button. A floating bench suspends diners in the dining room. Layers of subtle luxury swath this penthouse including silk rugs, wood veneer wall covering, and silk velvet fabrics. A luxurious and contemporary setting that reflects the home owner’s needs and desires.

Many people can’t see beyond the current aesthetics when looking to buy a house, but this innovative couple recognized the good bones of their mid-century style home in Golden’s Applewood neighborhood and were determined to make the necessary updates to create the perfect space for their family.
In order to turn this older residence into a modern home that would meet the family’s current lifestyle, we replaced all the original windows with new, wood-clad black windows. The design of window is a nod to the home’s mid-century roots with modern efficiency and a polished appearance. We also wanted the interior of the home to feel connected to the awe-inspiring outside, so we opened up the main living area with a vaulted ceiling. To add a contemporary but sleek look to the fireplace, we crafted the mantle out of cold rolled steel. The texture of the cold rolled steel conveys a natural aesthetic and pairs nicely with the walnut mantle we built to cap the steel, uniting the design in the kitchen and the built-in entryway.
Everyone at Factor developed rich relationships with this beautiful family while collaborating through the design and build of their freshly renovated, contemporary home. We’re grateful to have the opportunity to work with such amazing people, creating inspired spaces that enhance the quality of their lives.

This gem of a house was built in the 1950s, when its neighborhood undoubtedly felt remote. The university footprint has expanded in the 70 years since, however, and today this home sits on prime real estate—easy biking and reasonable walking distance to campus.
When it went up for sale in 2017, it was largely unaltered. Our clients purchased it to renovate and resell, and while we all knew we'd need to add square footage to make it profitable, we also wanted to respect the neighborhood and the house’s own history. Swedes have a word that means “just the right amount”: lagom. It is a guiding philosophy for us at SYH, and especially applied in this renovation. Part of the soul of this house was about living in just the right amount of space. Super sizing wasn’t a thing in 1950s America. So, the solution emerged: keep the original rectangle, but add an L off the back.
With no owner to design with and for, SYH created a layout to appeal to the masses. All public spaces are the back of the home--the new addition that extends into the property’s expansive backyard. A den and four smallish bedrooms are atypically located in the front of the house, in the original 1500 square feet. Lagom is behind that choice: conserve space in the rooms where you spend most of your time with your eyes shut. Put money and square footage toward the spaces in which you mostly have your eyes open.
In the studio, we started calling this project the Mullet Ranch—business up front, party in the back. The front has a sleek but quiet effect, mimicking its original low-profile architecture street-side. It’s very Hoosier of us to keep appearances modest, we think. But get around to the back, and surprise! lofted ceilings and walls of windows. Gorgeous.

We love the contemporary aesthetic inside this New England colonial home. White semi-gloss cabinetry is balanced with natural rift cut white oak. Large full-view windows frame the artistic sculptural hood. This sleek kitchen features a Miele induction cooktop, a white gloss Miele wall oven & speed oven, and 48” Sub-Zero refrigerator freezer. Seating for 4 at island adds a pop of color and plenty of room for family.

The owners of this home, purchased it from an architect, who converted an old factory, in downtown Jersey City, into a house. When the family grew, they needed to either move, or extend this house they love so much.
Being that this is a historical-preservation building, the front had to remain 'as is'.
Owners hired Fogarty Finger architects to redesign the home and Kuche+Cucina, for the kitchen, closets and the party kitchenette.
Pedini cabinets were chosen, for their sleek, minimal look, in both matte glass and matte lacquer, for different textures.
The work countertop, was done in durable quartz, while the island and the backsplash are real marble.

The photo captures an open-concept dining room that boasts stunning views of a ravine through expansive 24' wide sliding doors. The doors are the standout feature of the room, providing a seamless connection between the indoor and outdoor spaces and allowing natural light to flood the dining room.
The dining room is spacious and airy, with not-so-high ceilings and a neutral color scheme that adds to the feeling of openness.
The flooring is a sleek and modern herringbone wood floor that adds to the sophisticated vibe of the space. An oversized pendant light hangs above the dining table, providing a stylish and functional lighting element that complements the natural light coming through the sliding doors.
The ravine beyond the doors is a stunning backdrop, with lush greenery and trees providing a serene and peaceful view. The sliding doors also lead to a spacious outdoor deck, providing the perfect spot for alfresco dining or simply relaxing and enjoying the natural surroundings.
Overall, the open-concept dining room is a beautiful and inviting space that seamlessly blends indoor and outdoor living, creating a peaceful and relaxing atmosphere that is perfect for entertaining or simply unwinding after a long day.

This is a modern style kitchen design using a blend of rolled edged white doors and square edged Moroso Milan Ravine finished feature for one entire wall of cabinetry. Using the Piatra Grey Caesarstone for the boxed mitred feature pillars compliments the feature wall and ties the whole kitchen together.
