The client wanted to reinvent this living room so that it would be used as a reading, gathering room. The goal for this living room was to create a calming respite by way of a transitional design aesthetic and a sophisticated appeal. I used the existing photographic art as a taking off point for the selection of some timeless updated pieces. The washed dhurrie rug, black accent tables and rattan sideboard created the sophistication that was desired. Custom throw pillows give a layer of pattern and color to finish the look. This small but very detailed space has all the wonderful accommodations needed for an urban rooftop. Flat screen TV, grill, heat lamp, fire table, and storage. We took the pattern from the chair and recreated it in the fire table. This custom table ties it all together nicely. All while siting in a lush garden that surrounds the seating area. Making it cozy and colorful.

Our poster project for The Three P's, this small midcentury home south of campus has great bones but lacked vibrancy - a je ne sais quoi that the clients were searching to savoir once and for all. SYI worked with them to nail down a design direction and furniture plan, and they decided to invest in the big-impact items first: built-ins and lighting and a fresh paint job that included a beautiful deep blue-green line around the windows. The vintage rug was an Etsy score at an awesome price, but only after the client spent months scouring options and sources online that matched the vision and dimensions of the plan. A good year later, the West Elm sofa went on sale, so the client took advantage; some time after that, they painted the kitchen, created the drop zone / bench area, and rounded out the room with occasional tables and accessories. Photographer: Rick Farmer The round wood dining table was passed down from our client's parents. It was refinished and now shines as the centerpiece of the dining area.

From the doorway of the master bedroom, the entertainment loft appears to hover over the living space below. Franklin took advantage of the existing hay track in the peak of the ceiling, using it to conceal wiring needed to run the fan and lights. In order to preserve the quality of the ceiling, the architect covered the original slats with 6" insulated panels (SIP's). While his children were younger, Franklin recognized the need to child-proof the space. "I installed Plexiglas on all the railings so the kids couldn’t climb over them when they were very small," he explains. While some of the sheeting was removed over time, Franklin laughs, " The Plexiglas on the railings by the pool table will always stay since we are so bad at pool! Too many balls fly off the table and could injure someone in the gathering room below." Adrienne DeRosa Photography
