This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet. The main level at this modern farmhouse has a great room and den bookended by stone fireplaces. The kitchen is at the center of the main living spaces where we designed multiple islands for smart base cabinet storage which still allows visual connection from the kitchen to all spaces. The open living spaces serve the owner’s desire to create a comfortable environment for entertaining during large family gatherings. There are plenty of spaces where everyone can spread out whether it be eating or cooking, watching TV or just chatting by the fireplace. The Cocktail Courtyard is accessed via sliding doors which retract into the exterior walls of the dining room. The courtyard features a stone corner fireplace, antique french limestone fountain basin, and chicago common brick in a traditional basketweave pattern. A stone stairway leads to guest suites on the second floor of the residence, and the courtyard benefits from a wonderfully intimate view out into the native desert, looking out to the Reatta Wash, and McDowell Mountains beyond. Boasting views of the Museum of Natural History and Central Park, the Beaux Arts and French Renaissance style building built in 1900 was once home to a luxury hotel. Over the years multiple hotel rooms were combined into the larger apartment residences that exist today. The resulting units, while large in size, lacked the continuity of a single formed space. StudioLAB was presented with the challenge of re-designing the space to fit a modern family’s lifestyle today with the flexibility to adjust as they evolve into their tomorrow. Thus, the existing configuration was completely abandoned with new programmatic elements being relocated in each and every corner of the space. For clients that are big wine connoisseurs, the focal point of entry and circulation lies in a 400 bottle, custom built, blackened steel and glass, temperature controlled wine cabinet. The once enclosed living room was demolished to create one main entertaining space that includes a new dining area and open kitchen. Hafele bi-folding pocket door slides were used in the Living room wall unit to conceal the television, bar and display shelves when not in use. Posing as kitchen cabinetry, a hidden integrated door opens to reveal a guest bedroom with an en suite bathroom. Down the hallway of wide plank ebony stained walnut flooring, a compact powder room was built to house an original Paul Villinski installation of small butterflies cut from recycled aluminum cans, entitled Mistral. Continuing down the hall, and through one of the walnut veneered doors, is the shared kids bedroom where a custom-built bunk bed with integrated storage steps and desk was designed to allow for play space and a reading corner. The kids bathroom across the hall is decorated with custom Lego inspired hand cast concrete tiles and integrated pull-out footstools residing underneath the floating vanity. The master suite features a bio-ethanol fireplace wrapped in blackened steel and integrated into the Tabu veneered built-in. The spacious walk-in closet serves several purposes, which include housing the apartment’s new central HVAC system as well as a sleeping spot for the family’s dog. An integrated URC control system paired with Lutron Radio RA lighting keypads were installed to control the AV, HVAC, lighting and solar shades all by the use of smartphones.

Inspiration for a mid-sized transitional marble floor kitchen remodel in New York with recessed-panel cabinets, white cabinets, paneled appliances, a farmhouse sink, white backsplash and stone slab backsplash

Our clients came to us wanting to maximize the space they had. They were not planning on moving anytime soon, as they loved their neighborhood. They wanted to renovate the front of their house, which included the front atrium, living room, kitchen, and powder bath. They hated their kitchen because it was completely closed off, had low ceilings, was dark and outdated, not to mention the floors were different in each of these rooms! The pantry was in the breakfast area and the kitchen table became a junk catcher, being the first thing you see when coming in from the garage/laundry room. In their living room, they wanted the spaces on either side of the fireplace to be symmetrical, whether that be bookshelves, a wet bar or closed off. Both parents are working professionals with no time and/or desire to design, create and figure this out on their own. They needed help figuring out how to reconfigure their current space in order to maximize what they already had, as they could not see an obvious solution. They could not envision how it would look so the fact that our designers were able to show them their new kitchen in 3D was pertinent. We removed the pass-through windows that surrounded the atrium and front dining room, as well as the entire kitchen wall, completely opening up those two rooms. We removed a hall that used to lead between the kitchen and the living room since it was a complete waste of space! The ceilings were raised to 10’ in the kitchen and we were able to leave the skylight, letting in that natural light they wanted. We were able to give them a much larger pantry with tons of shelving and increase the size of their laundry room by utilizing the space of their old breakfast nook. We relocated the door to the garage into their new elongated laundry room, built a wet bar across from their new larger pantry (with a pocket door) and the flow and functionality of these new spaces is just perfect! All new Waypoint cabinets were installed one two main kitchen surrounding walls painted Linen. Calacatta Bianco Polished Porcelain Tile 4x12 was used for the backsplash. A large eat-at island was installed, painted Stone, where the family can now gather for homework, meals, and mingling. The soft champagne bronze hardware and accent lighting really give this white and gray kitchen a soft classic look. In the living room, we removed the built-in bookshelves to the left of the fireplace and closed off the wet-bar on the other side, giving them more space in their master suite. White Oak wood flooring, stained Putney, was installed throughout the entire new space, giving it the continuity they were looking for. In the guest bathroom, Carrara white herringbone marble mosaic 12x12 tile was used on the shower floor and niche, while basic marble Bianco polished 12x24 porcelain tile was used on the walls. Luxart polished chrome traditional hardware gives this timeless bathroom the perfect shine. Our clients are so happy with the new functionality and look of their space. It has definitely changed their lives in a way they could have never imagined!
