Madison Way floor plan that we built as a speculative home to sell to a potential buyer. We took the exterior curb appeal of a home, then had the design team look over the layout of the home to make adjustments to customize to the desired layout of the team. We then had our subcontracted architect draw the plans to our specifications. Our homes are subcontracted to area professionals who work with and in conjunction with MHI and our General Contractor. Our team of design professionals work together to make interior as well as exterior selections. Dusty Waldrop of Waldrop Builders engaged Kinney & Associates to design a semi-modern 4000-square foot speculative reside-nce that is in the Verano neighborhood of Barton Creek. The program included three bedrooms in the main house (one doubling as an office) each with their own bathrooms, a Living Room, and a Family Room adjacent the Kitchen, as well as Dining Rooms. The developer also wanted a separate Guest Quarters located adjacent an Outdoor Living area and the pool. One design feature of the residence was the custom-cut limestone facade comprised of large 24" x 12" precisely cut stones arranged in a running bond pattern. This gives the facade a very modern yet warm feel. The other exterior materials chosen for the house were wood and stucco, which complement the stone dramatically.

Our Sheridian floor plan is one of MHI newest layouts. This home began as a speculative constructed home to sale, but a little over halfway through the project we had a client who opted to purchase the home. The home then turned into a custom new home sale. We had to adjust a few of the originally planned selections as well as exterior features to incorporate the clients preferences into the home. Inspiration for a country staircase remodel in Dallas

When you build a house for speculative sale, not every buyer likes the choices you make. We typically include a vented gas fireplace in our homes, and we build them in with cabinets to allow storage of electronics, etc. We recently sold a house where the client wanted a more traditional look. Since the completion of the home our company has maintained this property. Originally built by a local builder as a speculation home, it was purchased by two busy professionals. Why is this important? Let's just say the clients are particular and like it when things aren't just so. Both have high level careers, travel often and expect their landscape to be pristine. Year after year our company rises to this challenge. When originally installed, the builder wanted larger plant material to provide a full and mature look. The continued growth provides a pruning challenge, especially when the client prefers a clean, neat and "compact" landscape. We continually monitor growth and hand prune accordingly, including yearly winter pruning. The backyard is particularly difficult due to the shade, moisture run-off from neighboring properties. The turf requires constant monitoring and adjustment to the irrigation system. The trees create a mess requiring clean up along with yearly power washing of the stone. While the challenges are many, the fine maintenance has led to happy clients and numerous referrals.

This modern style house was a speculative venture creating a dynamic project which maximized the site constraints and zoning limits. The low pitched lofty roof lines focus on the site views and allow clear story windows for soft filtered light. The stained cedar trim and soffits, stone veneer and metal railings blend the modern architectural design with a northwest flair.

This build was one that we took on to discover if we could build a more cost friendly home, and still have some of the same elements as the majority of our other speculative homes. We discovered that although we came in at a lower price point. We had to remove some of the elements that we desire in our homes. We loved the interior layout of the home, but felt that the exterior curb appeal was not exactly as we would have liked. Philip Slowiak Photography
