McKeesport Downtown Housing, formerly a YMCA, is an 84-unit SRO for people at risk of homelessness. The old brick and terracotta building was important historically for McKeesport. The decision to design the project to Passive House criteria actually went a long way to making the pro-forma work. This project was the first large scale retrofit to be designed to meet Passive House Standards in the US. Another major concern of the project team was to maintain the historic charm of the building. Space was at a premium and a reorganization of space allowed for making larger resident rooms. Through a community process with various stakeholders, amenities were identified and added to the project, including a community room, a bike storage area, exterior smoking balconies, single-user rest rooms, a bed bug room for non-toxic treatment of bed bugs, and communal kitchens to provide healthy options for food. The renovation includes new additional lighting, air-conditioning, make-up air and ventilation systems, an elevator, and cooking facilities. A cold-weather shelter, 60-day emergency housing, bridge housing, and section 8 apartment rentals make up the housing programs within the shelter. Thoughtful Balance designed the interiors, and selected the furniture for durability and resistance to bed bugs. The project team worked closely with Zola Windows to specify a unique uPVC window that not only offers passive house performance levels at an affordable cost, but also harmonizes with the building’s historic aesthetic. Zola’s American Heritage SDH (simulated double hung) from the popular, budget-friendly Thermo uPVC line was specified for the project. The windows implemented in this project feature a lower tilt & turn window and a fixed upper for maximum airtightness and thermal performance. This property was in theLadbroke Grove area of West London near Kensington. The client had found an old and probably original black and white checkered pattern Victorian tiled floor under their cork tiled flooring. They also reported that it was badly damaged so I thought it would be best if I paid them a visit first to see how extensive the damage was and whether it was repairable. The floor was in a quite a state, the tiles were covered in glue from the cork and had several areas had been back filled with cement. I reassured them that the damage could be rectified, and that it would be possible to completely restore the floor back to a good standard. I would have to remove the glue, remove the cement that had been used to level the floor and replace with reclaimed tiles to match. They were relieved to find out it could be done and happy with my quote I was instructed to go ahead with the work. We started by taping up the skirting boards to protect the woodwork. With this done attention was turned to the glue which was softened using a strong dilution of Tile Doctor Remove and Go so it could be carefully scraped off. Multiple techniques and tools were needed to remove the glue including hand-held scrappers and a black pad fitted to a buffing machine. For the stubborn areas steam was applied to help lift the adhesive out the tile. Once all the glue was removed the floor was rinsed and the alkaline cleaner neutralised with Tile Doctor Grout Clean Up which further cleaned the tiles and removed old traces of grout from the floor. Old floors like this generally don’t have a damp proof membrane underneath so the acids in the Grout Clean-up also counter any efflorescent salts trapped in the tile. Once this was completed the slurry was removed with a wet vacuum and left to fully dry out overnight. The following day focus turned to repairing the areas of the floor where the tiles were missing or broken. The main issue being the cemented areas, we see this a lot with Victorian Hallways and generally what happens is a heating engineer digs out the floor to install pipework. Not being tilers, your average plumber then repairs the floor with a self-levelling cement that brings the level up to the surface of the tile so it can be covered with lino, carpet of in this case cork. The sub floor was then rebuilt with rapid setting self-levelling compound but this time to below the level of the tile. Once the new base was dry it was a just a question of re-tiling with the replacement tiles to match the original checkered pattern. The replacement reproduction tiles were sourced from Original Features in Crouch End North London. After grouting we left the floor to dry out over the weekend. When we returned to seal the floor our first step was to check the floor was dry using a moisture meter. This is critical as the sealant will not cure correctly if there is too much moisture in the floor. In this case the extra two days we had allowed had done its job and the test had confirmed it was ready to accept a sealer. The client wanted the floor finish not to be too shiny once sealed so we opted to seal with two coats of Tile Doctor Seal and Go Extra. This is good choice for old Victorian floors such as this example as it’s special acrylic-based formula allows for moisture vapour transmission which as mentioned previously is a concern where no damp proof membrane has been installed. I’m please to confirm my clients were delighted with the result, as you can see from the pictures the black and white floor restoration makes for a dramatic entrance well in keeping with the style of the property. This home was built in the 1930s with few upgrades done over the years: some required updates were visible, but it was clear that some nuances that could affect the remodel might not be visible until the demo. Unique vintage features such as ceiling finishes & moldings needed to be addressed with the planned removal of walls which was needed in order to open up the space. It was decided to match the existing vintage molding throughout the open space; the ceiling was upgraded to contemporary standards and tall, shallow pantry cabinets on one side of the kitchen provided a more open visual space with ample storage! To address the kitchen seating concerns, an entrance into the kitchen from the back stairway was closed off; and a new entrance into the dining/kitchen was created, which provided the space needed for a 2-seat island with storage.

The homeowners of this Marblehead residence wished to remodel their master bathroom, which had been redone only a few years prior. The previous renovation, however, was not a pleasant experience and they were hesitant to dive-in again. After an initial conversation, the homeowners agreed to meet with me to discuss the project. listened to their vision for the room, paid close attention to their concerns, and desire to create a tranquil environment, that would be functional and practical for their everyday lifestyle. In my first walk-through of the existing bathroom, several major issues became apparent. First, the vanity, a wooden table with two vessel sinks, did not allow access to the medicine cabinets due to its depth. Second, an oversized window installed in the shower did not provide privacy and had visible signs of rot. Third, the wallpaper by the shower was peeling and contained mold due to moisture. Finally, the hardwood flooring selected was impractical for a master bathroom. My suggestion was to incorporate timeless and classic materials that would provide longevity and create an elegant environment. I designed a standard depth custom vanity which contained plenty of storage. We chose lovely white and blue quartzite counter tops, white porcelain tile that mimic the look of Thasos marble, along with blue accents, polished chrome fixtures and coastal inspired lighting. Next, we replaced, relocated, and changed the window style and shape. We then fabricated a window frame out of the quartzite for protection which proved to give the shower a lovely focal point. Lastly, to keep with the coastal theme of the room, we installed shiplap for the walls. The homeowners now look forward to starting and ending their day in their bright and relaxing master bath. It has become a sanctuary to escape the hustle and bustle of everyday life.
