Due to its deteriorating condition, the asphalt roll roofing on this ADU required replacement before the Fall rains. Asphalt roll roofing generally lasts only 5-10 years, leading to ongoing maintenance challenges. The original 1×10 sheathing showed significant sagging in several spots, resulting in standing water not suitable for asphalt. Additionally, there was a complete absence of ventilation after improper installation of R-21 fiberglass insulation, leaving no air gap between the sheathing and insulation. A noticeable hump along the center of the roof indicated that the load-bearing wall had been supporting that section since construction, contributing to light sagging between the walls. The old roof was completely removed down to the joists, revealing a solid base for the new installation. The central hump was eliminated by shaving the high point along that line. 2×6 beams were ripped in half then nailed on top of the existing joists, creating a 1.5″ gap for insulation and providing strong attachment points for the OSB sheathing, which was secured with screws to prevent any potential issues with nail heads popping through over the roof’s expected lifespan of over 50 years. The EPDM membrane was then adhered using glue and contact cement along the edges of each sheet, with the ends folded over the roof edges and secured with termination bars. Drip edge flashing was added and taped to ensure a water-tight seal, and EPDM-safe caulking was applied over the seams for additional protection. Finally, all exposed wood was primed and painted. The bathroom cabinets are the Lanielle door style in a Whisper finish, complemented by hardware from the Jeffrey Alexander Alvar Collection. The countertop is MSI Frost White quartz, accompanied by black fixtures from the Kohler Tempered Collection. McKeesport Downtown Housing, formerly a YMCA, is an 84-unit SRO for people at risk of homelessness. The old brick and terracotta building was important historically for McKeesport. The decision to design the project to Passive House criteria actually went a long way to making the pro-forma work. This project was the first large scale retrofit to be designed to meet Passive House Standards in the US. Another major concern of the project team was to maintain the historic charm of the building. Space was at a premium and a reorganization of space allowed for making larger resident rooms. Through a community process with various stakeholders, amenities were identified and added to the project, including a community room, a bike storage area, exterior smoking balconies, single-user rest rooms, a bed bug room for non-toxic treatment of bed bugs, and communal kitchens to provide healthy options for food. The renovation includes new additional lighting, air-conditioning, make-up air and ventilation systems, an elevator, and cooking facilities. A cold-weather shelter, 60-day emergency housing, bridge housing, and section 8 apartment rentals make up the housing programs within the shelter. Thoughtful Balance designed the interiors, and selected the furniture for durability and resistance to bed bugs. The project team worked closely with Zola Windows to specify a unique uPVC window that not only offers passive house performance levels at an affordable cost, but also harmonizes with the building’s historic aesthetic. Zola’s American Heritage SDH (simulated double hung) from the popular, budget-friendly Thermo uPVC line was specified for the project. The windows implemented in this project feature a lower tilt & turn window and a fixed upper for maximum airtightness and thermal performance. In every project we complete, design, form, function and safety are all important aspects to a successful space plan. For these homeowners, it was an absolute must. The family had some unique needs that needed to be addressed. As physical abilities continued to change, the accessibility and safety in their master bathroom was a significant concern. The layout of the bathroom was the first to change. We swapped places with the tub and vanity to give better access to both. A beautiful chrome grab bar was added along with matching towel bar and towel ring. The vanity was changed out and now featured an angled cut-out for easy access for a wheelchair to pull completely up to the sink while protecting knees and legs from exposed plumbing and looking gorgeous doing it. The toilet came out of the corner and we eliminated the privacy wall, giving it far easier access with a wheelchair. The original toilet was in great shape and we were able to reuse it. But now, it is equipped with much-needed chrome grab bars for added safety and convenience. The shower was moved and reconstructed to allow for a larger walk-in tile shower with stylish chrome grab bars, an adjustable handheld showerhead and a comfortable fold-down shower bench – proving a bathroom can (and should) be functionally safe AND aesthetically beautiful at the same time.
