This is another favorite home redesign project. Throughout my career, I've worked with some hefty budgets on a number of high-end projects. You can visit Paris Kitchens and Somerset Kitchens, companies that I have worked for previously, to get an idea of what I mean. I could start name dropping here, but I won’t, because that's not what this project is about. This project is about a small budget and a happy homeowner. This was one of the first projects with a custom interior design at a fraction of a regular budget. I could use the term “value engineering” to describe it, because this particular interior was heavily value engineered. The result: a sophisticated interior that looks so much more expensive than it is. And one ecstatic homeowner. Mission impossible accomplished. ​ P.S. Don’t ask me how much it cost, I promised the homeowner that their impressive budget will remain confidential. In any case, no one would believe me even if I spilled the beans.

Our clients were looking for a way to update this original bathroom in their 1940's home for their twin girls. We had the challenge of keeping all of the original tile, and adding colors and frills to make the bathroom more girly. A custom roman treatment, shower curtain and sink skirt added softness to all of the tile. The sink was original to the home, and in great condition. Photos by Ehlen Creative

Download our free ebook, Creating the Ideal Kitchen. DOWNLOAD NOW The homeowners built their traditional Colonial style home 17 years’ ago. It was in great shape but needed some updating. Over the years, their taste had drifted into a more contemporary realm, and they wanted our help to bridge the gap between traditional and modern. We decided the layout of the kitchen worked well in the space and the cabinets were in good shape, so we opted to do a refresh with the kitchen. The original kitchen had blond maple cabinets and granite countertops. This was also a great opportunity to make some updates to the functionality that they were hoping to accomplish. After re-finishing all the first floor wood floors with a gray stain, which helped to remove some of the red tones from the red oak, we painted the cabinetry Benjamin Moore “Repose Gray” a very soft light gray. The new countertops are hardworking quartz, and the waterfall countertop to the left of the sink gives a bit of the contemporary flavor. We reworked the refrigerator wall to create more pantry storage and eliminated the double oven in favor of a single oven and a steam oven. The existing cooktop was replaced with a new range paired with a Venetian plaster hood above. The glossy finish from the hood is echoed in the pendant lights. A touch of gold in the lighting and hardware adds some contrast to the gray and white. A theme we repeated down to the smallest detail illustrated by the Jason Wu faucet by Brizo with its similar touches of white and gold (the arrival of which we eagerly awaited for months due to ripples in the supply chain – but worth it!). The original breakfast room was pleasant enough with its windows looking into the backyard. Now with its colorful window treatments, new blue chairs and sculptural light fixture, this space flows seamlessly into the kitchen and gives more of a punch to the space. The original butler’s pantry was functional but was also starting to show its age. The new space was inspired by a wallpaper selection that our client had set aside as a possibility for a future project. It worked perfectly with our pallet and gave a fun eclectic vibe to this functional space. We eliminated some upper cabinets in favor of open shelving and painted the cabinetry in a high gloss finish, added a beautiful quartzite countertop and some statement lighting. The new room is anything but cookie cutter. Next the mudroom. You can see a peek of the mudroom across the way from the butler’s pantry which got a facelift with new paint, tile floor, lighting and hardware. Simple updates but a dramatic change! The first floor powder room got the glam treatment with its own update of wainscoting, wallpaper, console sink, fixtures and artwork. A great little introduction to what’s to come in the rest of the home. The whole first floor now flows together in a cohesive pallet of green and blue, reflects the homeowner’s desire for a more modern aesthetic, and feels like a thoughtful and intentional evolution. The kitchen was at the top of the list for a total overhaul – the worn oak cabinets, dated appliances, and clunky layout all had to go. Removing the decorative soffits allowed us to take the new cabinetry all the way to the ceiling, adding functional storage and visually extending the room’s height. We reconfigured the layout from a modified U to an L-shape which accomplished several things – it opened up the kitchen to the dining room, redirected circulation, and most importantly, created space for an island. A brand new pantry was created for overflow food storage, bulk items, occasional dishware and small appliances, ensuring that our client’s goal of uncluttered countertops was achievable. The finish selections and clean lines give a nod to the home’s mid-century bones. The wood island provides warmth and the light quartz countertops, textured backsplash and white cabinets keep the kitchen feeling light and bright. We opted to install open shelving above the sink which provides display space and needed storage without the bulkiness of an overhead cabinet. The matte black faucet, hardware and decorative pendants add another level of visual interest to the modern kitchen. To unify the kitchen and dining room, we replaced the drab kitchen flooring with select red oak hardwoods that were expertly installed and refinished to match the gorgeous wood flooring throughout the home.

Coconut Grove is Southwest of Miami beach near coral gables and south of downtown. It’s a very lush and charming neighborhood. It’s one of the oldest neighborhoods and is protected historically. It hugs the shoreline of Biscayne Bay. The 10,000sft project was originally built 17 years ago and was purchased as a vacation home. Prior to the renovation the owners could not get past all the brown. He sails and they have a big extended family with 6 kids in between them. The clients wanted a comfortable and causal vibe where nothing is too precious. They wanted to be able to sit on anything in a bathing suit. KitchenLab interiors used lots of linen and indoor/outdoor fabrics to ensure durability. Much of the house is outside with a covered logia. The design doctor ordered the 1st prescription for the house- retooling but not gutting. The clients wanted to be living and functioning in the home by November 1st with permits the construction began in August. The KitchenLab Interiors (KLI) team began design in May so it was a tight timeline! KLI phased the project and did a partial renovation on all guest baths. They waited to do the master bath until May. The home includes 7 bathrooms + the master. All existing plumbing fixtures were Waterworks so KLI kept those along with some tile but brought in Tabarka tile. The designers wanted to bring in vintage hacienda Spanish with a small European influence- the opposite of Miami modern. One of the ways they were able to accomplish this was with terracotta flooring that has patina. KLI set out to create a boutique hotel where each bath is similar but different. Every detail was designed with the guest in mind- they even designed a place for suitcases.

The traditional end chair in the plaid fabric was an original piece. The chair needed help blending into the space. To accomplish this, the paisley pillows were added to the new sofa. In addition, the storage basket and rug adds a traditional-style flare to the room so the chair doesn't feel like the only traditional piece in the room. It's also worth mentioning that the paisley fabric in the pillows have a curvature to them which is why the wave printed draperies were used. A unique three-panel bi-fold door, separates the indoor-outdoor space; on nice days, plenty of natural ventilation flows through the house. Opening the sunroom, living room and kitchen spaces enables a free dialog between rooms. The kitchen level sits above the sunroom and living room giving it a perch as the heart of the home. Dressed in maple and white, the cabinet color palette is in sync with the subtle value and warmth of nature. The cooktop wall was designed as a piece of furniture; the maple cabinets frame the inserted white cabinet wall. The subtle mosaic backsplash with a hint of green, represents a delicate leaf.
