The home was built by the parents of our clients and was only ever owned by them, making this a truly special space to the family. Our goal was to revitalize the home and to bring new energy into every room without losing the special characteristics that were original to the home when it was built. In this way, we were able to develop a house that maintains its own unique personality while offering a space of welcoming neutrality for all members of the family to enjoy over time. The renovation touched every part of the home: the exterior, foyer, kitchen, living room, sun room, garage, six bedrooms, three bathrooms, the laundry room, and everything in between. The focus was to develop a style that carried consistently from space to space, but allowed for unique expression in the small details in every room. Starting at the entry, we renovated the front door and entry point to offer more presence and to bring more of the mid-century vibe to the home’s exterior. We integrated a new modern front door, cedar shingle accents, new exterior paint, and gorgeous contemporary house numbers that really allow the home to stand out. Just inside the entry, we renovated the foyer to create a playful entry point worthy of attention. Cement look tile adorns the foyer floor, and we’ve added new lighting and upgraded the entry coat storage. Upon entering the home, one will immediately be captivated by the stunning kitchen just off the entry. We transformed this space in just about every way. While the footprint of the home ultimately remained almost identical, the aesthetics were completely turned on their head. We re-worked the kitchen to maximize storage and to create an informal dining area that is great for casual hosting or morning coffee. We removed the entry to the garage that was once in the informal dining, and created a peninsula in its place that offers a unique division between the kitchen/informal dining and the formal dining and living areas. The simple light warm light gray cabinetry offers a bit of traditional elegance, along with the marble backsplash and quartz countertops. We extended the original wood flooring into the kitchen and stained all floors to match for a warmth that truly resonates through all spaces. We upgraded appliances, added lighting everywhere, and finished the space with some gorgeous mid century furniture pieces. In the formal dining and living room, we really focused on maintaining the original marble fireplace as a focal point. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color. The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The far end of this space is completed with two oversized chaise loungers and overhead lights…the most perfect little reading nook! Just off the dining room, we created an entirely new space to the home: a mudroom. The clients lacked this space and desperately needed a landing spot upon entering the home from the garage. We uniquely planned existing space in the garage to utilize for this purpose, and were able to create a small but functional entry point without losing the ability to park cars in the garage. This new space features cement-look tile, gorgeous deep brown cabinetry, and plenty of storage for all the small items one might need to store while moving in and out of the home. The remainder of the upstairs level includes massive renovations to the guest hall bathroom and guest bedroom, upstairs master bed/bath suite, and a third bedroom that we converted into a home office for the client. Some of the largest transformations were made in the basement, where unfinished space and lack of light were converted into gloriously lit, cozy, finished spaces. Gunite swimming pool was built in Coram, NY by Gappsi. This gunite swimming pool was built in Coram, NY by Gappsi. The construction design layout, created by Giuseppe Abbrancati, consists of 10 inch walls and an 8 inch floor with 5,000 PSI dry-shot cement mix. The travertine pavers surrounding the pool were installed on 4 inches of poured concrete base and one inch of clean sand. The joints between pavers were filled with polymeric sand.This gunite swimming pool was built to accommodate the clients wishes. It measures over 1,400 sq ft of surface area, and has a depth going from 46 to 50 inches deep. The Fiorito used for the pool coping and surrounding patio is one of the most beautiful travertine patterns selected from the Gappsi Natural Stone Showroom collection. The pool design also incorporates a large sundeck that features a jet bubbler. It is entertaining for the kids and also serves as small water fountain feature in the center of the sundeck.The deep end of the gunite swimming pool contains a free form stairs and bench design. The plaster finish applied on the swimming pool walls is Diamond Brite Tahiti Blue, which is a combination of Tahoe Blue and Super Blue Diamond Brite quartz finishes. 6x6 inch tiles were installed at the water line and 3x3 inch tiles were used as markers at the edges of the steps and benches.The pool has many options starting with 3 large LED lights in the pool, one small light in the sundeck step, and the bubbler used in the sundeck has a light as well. The entire gunite swimming pool has a full automation system that works from a smart phone, allowing the customer to control the gas heater, salt chlorine generator, and Ozone system. On the outside of the pool, a wood-burning fire pit was built with firebricks and veneered with travertine. And at the deep end, a Inter-Fab X-Stream 2 pool slide was installed. Letter From Customer Our experience with Gappsi began in August., 2017 and it was purely by chance. My husband found their website, and dropped by their business after setting up an appointment with another pool builder down the block from them. Immediately upon walking into their place of business, he received a hospitable reception which gave him the “warm and fuzzy” feeling he likes to get when doing a business transaction. This is his indication of an honest, trustworthy company. And his intuition proved to be right. Having spent months prior doing research, we knew exactly what we wanted, a gunite pool to fit the existing landscape of our nice sized yard. The owner, Giuseppe Abbrancati, came out, took notes and pictures of our yard, and within a week, had computer generated renderings, which we were able to modify on the spot. Giuseppe and his son, Emanuele, did a phenomenal job at giving us exactly what we wanted, instead of trying to sell us on the expensive add-on features that we didn’t want. And what that enabled us to do was go bigger with our free-form design, one of the largest residential gunite pools they had done and at a very reasonable price. The only major hiccup was when their project manager had to be replaced, but once that hurdle was overcome, the newly assigned project manager, Tosh, made sure getting our pool, the gas lines, the electrical, the masonry, the sodding and landscaping were all completed in time for the opening of our pool in June, 2018. We are delighted and thrilled beyond measure at our resort style backyard. We would recommend Gappsi, a family-run business, to all!! This classy final product was the result of many challenging weeks and lots of changes! What started out as a pretty large scope of work turned into a massive scope of work, and we ended up designing and reworking just about every part of every space in the house. On the main level, we upgraded an existing powder room, adding a pantry to the kitchen, installed a new gas fireplace to replace the old wood burning, painted everything with a new fresh palette, scraped off the popcorn ceilings, and implemented a new lighting scheme throughout. Upstairs, we did a full upgrade remodel to the guest bathroom, and gorgeous renovation to the master bathroom. We installed new ceiling fans in every bedroom, painted the entire level, hung a new stairwell chandelier, replaced closet doors, scraped popcorn ceilings, and added recessed lights. In the basement, we added a new stair railing, remodeled the basement bathroom, completed re-faced the existing fireplace and hearth, added a new gas insert, created a gorgeous back storage wall, and scraped popcorn ceilings. We also painted and added recessed lighting here, and replaced old wood doors with fresh white ones. This whole house carries a gorgeous, fresh, elegantly traditional aesthetic now that is cohesive and beautiful!

The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The far end of this space is completed with two oversized chaise loungers and overhead lights…the most perfect little reading nook! Just off the dining room, we created an entirely new space to the home: a mudroom. The clients lacked this space and desperately needed a landing spot upon entering the home from the garage. We uniquely planned existing space in the garage to utilize for this purpose, and were able to create a small but functional entry point without losing the ability to park cars in the garage. This new space features cement-look tile, gorgeous deep brown cabinetry, and plenty of storage for all the small items one might need to store while moving in and out of the home. The remainder of the upstairs level includes massive renovations to the guest hall bathroom and guest bedroom, upstairs master bed/bath suite, and a third bedroom that we converted into a home office for the client. Some of the largest transformations were made in the basement, where unfinished space and lack of light were converted into gloriously lit, cozy, finished spaces. Our first task was to convert the massive basement living room into the new master bedroom for our clients. Gunite swimming pool was built in Coram, NY by Gappsi. This gunite swimming pool was built in Coram, NY by Gappsi. The construction design layout, created by Giuseppe Abbrancati, consists of 10 inch walls and an 8 inch floor with 5,000 PSI dry-shot cement mix. The travertine pavers surrounding the pool were installed on 4 inches of poured concrete base and one inch of clean sand. The joints between pavers were filled with polymeric sand.This gunite swimming pool was built to accommodate the clients wishes. It measures over 1,400 sq ft of surface area, and has a depth going from 46 to 50 inches deep. The Fiorito used for the pool coping and surrounding patio is one of the most beautiful travertine patterns selected from the Gappsi Natural Stone Showroom collection. The pool design also incorporates a large sundeck that features a jet bubbler. It is entertaining for the kids and also serves as small water fountain feature in the center of the sundeck.The deep end of the gunite swimming pool contains a free form stairs and bench design. The plaster finish applied on the swimming pool walls is Diamond Brite Tahiti Blue, which is a combination of Tahoe Blue and Super Blue Diamond Brite quartz finishes. 6x6 inch tiles were installed at the water line and 3x3 inch tiles were used as markers at the edges of the steps and benches.The pool has many options starting with 3 large LED lights in the pool, one small light in the sundeck step, and the bubbler used in the sundeck has a light as well. The entire gunite swimming pool has a full automation system that works from a smart phone, allowing the customer to control the gas heater, salt chlorine generator, and Ozone system. On the outside of the pool, a wood-burning fire pit was built with firebricks and veneered with travertine. And at the deep end, a Inter-Fab X-Stream 2 pool slide was installed. Letter From Customer Our experience with Gappsi began in August., 2017 and it was purely by chance. My husband found their website, and dropped by their business after setting up an appointment with another pool builder down the block from them. Immediately upon walking into their place of business, he received a hospitable reception which gave him the “warm and fuzzy” feeling he likes to get when doing a business transaction. This is his indication of an honest, trustworthy company. And his intuition proved to be right. Having spent months prior doing research, we knew exactly what we wanted, a gunite pool to fit the existing landscape of our nice sized yard. The owner, Giuseppe Abbrancati, came out, took notes and pictures of our yard, and within a week, had computer generated renderings, which we were able to modify on the spot. Giuseppe and his son, Emanuele, did a phenomenal job at giving us exactly what we wanted, instead of trying to sell us on the expensive add-on features that we didn’t want. And what that enabled us to do was go bigger with our free-form design, one of the largest residential gunite pools they had done and at a very reasonable price. The only major hiccup was when their project manager had to be replaced, but once that hurdle was overcome, the newly assigned project manager, Tosh, made sure getting our pool, the gas lines, the electrical, the masonry, the sodding and landscaping were all completed in time for the opening of our pool in June, 2018. We started with a step off the porch and onto a sloping backyard that was unusable and we transformed it into a larger, useable outdoor living space by adding a circular seat wall with built in LED low voltage lighting, a natural gas burning fire pit, 790 sq feet of Tremron pavers, custom build walls that were sunken to add a cozy atmosphere. We build a veranda style step down allowing access all across to the patio from the existing porch. we installed Low Voltage LED lighting to the steps to allow visibility at night. We graded the entire back yard to allow the kids a great spot to play football and soccer, while maintaining a proper drainage system for storm water runoff. We also fixed all of the disrupted sod areas with 8000 sq ft of Bermuda sod and built natural areas full of plant material for privacy and aesthetics.

After undertaking a few minor updates over the years, these homeowners came to us ready to tear out their kitchen and start from scratch. The existing kitchen was large, but not laid out well for the everyday use it was getting. A bulky double fireplace in the center of the living space took up a lot of room and made the dining room feel disconnected from the kitchen, despite the substantial opening between the two. We removed the oversized wood burning fireplace and replaced it with a smaller gas one with shiplap above, creating a stylish featured piece. Meanwhile the kitchen was reimagined and reorganized into a functional space for a home chef that will work better for years to come. These homeowners’ main concern was to update the style and function, as well as having quality materials that would stand the test of time. They wanted updated, gray cabinets; but didn’t want to lose any of the warm feeling of their home. Together with our design team they chose a light, warm gray for the perimeter cabinets and a darker gray to make the island a focal piece. The warm, light colored quartz countertops blend with the lighter gray and contrast nicely with the island. The textured dark blue backsplash tile adds a fun and exciting pop of color without stealing attention from any of the other pieces. To further maintain the warmth, they chose a rich walnut flooring with bold grain patterns. When the homeowners fell in love with some contemporary brass colored light fixtures, they were nervous that they would compete with their stainless steel appliances and other silver toned pieces. By keeping all the lights in the same color family, we were able to achieve a look that feels intentional and modern. The corner 3-light pendant adds light and interest to the space. Not wanting to take up wall cabinet space with a bulky microwave, they opted for one built into a base cabinet. The other small appliances are neatly hidden away behind custom appliance garages. For the fireplace, we focused on a clean, bright look that would stand out and look beautiful without competing with the neighboring kitchen. A small powder bathroom was also reorganized to better utilize the potential storage space and add counter space for guests. The style of the kitchen cabinetry was incorporated into the bathroom as well as into the dining room, which featured glass front cabinets to display dishes and mementos. The redesigned space resulted in a warm and beautiful kitchen and dining area that will be enjoyed for years to come. The main floor living space now feels as cohesive as it was always meant to.

Despite their permanent home currently being in New Jersey, these clients dedicated themselves to keeping and revitalizing the house. We were moved by the story and became immediately passionate about bringing this dream to life. The home was built by the parents of our clients and was only ever owned by them, making this a truly special space to the family. Our goal was to revitalize the home and to bring new energy into every room without losing the special characteristics that were original to the home when it was built. In this way, we were able to develop a house that maintains its own unique personality while offering a space of welcoming neutrality for all members of the family to enjoy over time. The renovation touched every part of the home: the exterior, foyer, kitchen, living room, sun room, garage, six bedrooms, three bathrooms, the laundry room, and everything in between. Situated along a narrow lot in Germantown, New York, the cottage completes a cluster of existing buildings, forming an intimate courtyard on one side. The homeowners, a young family with parents living abroad, envisioned a cozy yet modern ADU for extended stays. Designed by Lauren Cawse, AIA, architect and partner at The Art of Building, the year-round retreat draws inspiration from traditional local barns while embracing a seamless indoor-outdoor connection. Captivating Guest Cottage Design Enhances the Senses with Steel Effect Folding Patio Doors The modern ADU design started with the site itself. Positioned between residential and commercial neighbors, the elongated property required a careful balance of privacy and openness. Architect Lauren Cawse approached the layout by redefining the existing house and garage as the east and west sides of an outdoor room, with the new cottage forming its southern boundary. This arrangement created a clear courtyard near the main residence while directing the 800-square-foot guest house toward the open meadow and the distant Catskill Mountains. “The unique character of the site and its history inspired the architectural direction,” says Cawse. “The intent was to create a secondary structure in the compound in clear contrast to the modern farmhouse style of the house and garage.” A Barn-Inspired Exterior Adds Visual Flair The exterior envelope evokes a traditional barn with a simple gable shape, weathered wood siding, cedar shingles, and a foundation veneer made of local fieldstone. A large sliding barn door adds a complementary feature to the courtyard-facing side, creating a dynamic opening that maintains uninterrupted views through the cottage to the meadow beyond. The largest, spanning nearly 20 feet wide and just under eight feet tall, opens directly onto the stone patio, allowing the main gathering area to extend fully into the landscape. Along the side of the living room, a smaller 10-foot-wide system introduces more light and ventilation, nearly creating an open corner condition if not for the structural post that supports the façade and roofline. At the rear, a fourth ten-foot-wide system features a French door swing panel configuration that opens toward the courtyard, strengthening the design connection to the main residence. This well-loved 1960’s split-level home was in need of a makeover both in terms of design and function! OPEN CONCEPT Our clients wanted an open-concept layout for their Lower-Level and Main Floor spaces. This was no easy feat, given that the split-level construction of this home isolated the Kitchen and Family Room from the rest of the house. But we rose to the challenge! How did we do it?! To bring more harmony to this 1960’s closed off split-level construction, we enlarged the entryways of the Kitchen and the Dining Room across the Hallway to brighten up the two rooms and allow for better traffic flow between them. The worn out mixed flooring materials were replaced with new porcelain tiles in the Foyer and new beautiful engineered hardwood floors unified all three levels. The 3 sets of staircases were updated for safety by raising the railing to Building Code Standards. Then they were redressed with new black metal pickets, Oak treads, posts and handrails. KITCHEN The tight kitchen with a dysfunctional layout was brought back to life with the creation of new dining and working zones and plenty of counter space and concealed storage. How did we do it?! A peninsula serving as the Breakfast table was installed along shallow-depth cabinetry as you enter the Kitchen. The fridge, stove and sink were relocated to the end of the Kitchen with big windows and more counter space. A row of tall pantries and an appliance garage were installed along one side of the room to offer plenty of storage and hide frequently used small appliances. FAMILY ROOM Our Clients spent a lot of time in their Family Room but felt isolated from the rest of the house when they were in it. The room was dim and the stone-clad wood burning fireplace, which they rarely used, took up a lot of space. Here’s how we gave this Family Room a makeover Removing dated wainscoting and wallpaper and replacing it with freshly painted walls in neutral tones with an accent colour catapulted this Family Room out of the stone ages! The stone-clad fireplace in the middle of the room was removed and replaced with a slim electric fireplace at one end of the room.
